The last month I've been a busy bee with the housing market, but what can I attribute this to? Interest Rates, or Stimulus Package? Maybe and Maybe!

I've got a good idea though my sellers are helping me price their listings at fair market value and that my friend is what is moving this market!

And, as we know, price is king when buyers are looking for homes.

Remember, your results may vary depending on the home condition and the part of the country you are located in. But, the next time you’re ready to list a home, explore the option of pricing strategies. A listing price can be your most powerful marketing tool...

FHA and Conventional loans - Differences in very simple terms!

Alot of people that I have talked to in the past couple of weeks have been confused between the differences of FHA and Conventional loans. So, I hope this simple explanation helps with all of your questions dealing with mortgage loans.

FHA requires less money down - 3.5%. Conventional (Fannie Mae and Freddie Mac) loans require at least 5% down.

FHA’s monthly mortgage insurance is much cheaper than conventional loans, usually about half and much more in many cases.

FHA’s interest rate is not tied to credit score. If you have a 620 or better you are eligible for the best FHA rate. For conventional loans you need at least a 720 score for the best rate and scores less than 720 have higher rates. Or you pay more points to get best rate.

FHA loans can only be used to buy your primary residence, not second homes or rental houses. Conventional loans can be used for principal residences, second homes and investment property.

FHA loan limits are approximately $271,000 and conventional loan limits are $417,000.

FHA loans are assumable. Conventional loans are not.

FHA loans have an upfront funding fee (1.75%), which is financed into the loan amount, not paid at closing. Conventional loans do not have a funding fee.

FHA loan qualifications are governed and set by the federal agency, Federal Housing Administration, a division of the Housing and Urban Development (HUD). Underwriting guidelines and parameters for conventional loans are set forth by Fannie Mae and Freddie Mac, government sponsored entities (GSE's).

I usually recommend FHA when a buyer puts down less than 5%. I usually recommend a conventional loan when someone puts down more than 10%. Each case is different. Credit scores and down payment money play a bigger part on the type of loan chosen in today’s mortgage market.

Rates and Risk - Lenders avoiding risk like pandemic plagues

One would think after reading the newspapers and watching the news media, that very few can get mortgage loans these days, like only the Warren Buffett types. Not true. But admittedly it is tougher to qualify compared to a year ago.

Lenders have increased their requirements as a result of the housing market slump and sub-prime mortgage bust. Loans without down payments are no longer available. Only Veterans Administration and Rural Housing offer such. Also, many down payment programs (e.g. Ameridream) have ceased to operate due to regulatory rulings and tightened policies.

Fannie Mae and Freddie Mac (a.k.a. conventional loans) require money down and scores at least in the 600s. And they impose rate increases if scores fall below 740, unlike a short year ago which allowed the best rate regardless of score (albeit, one had to get an approval from the FNMA automated underwriting system). I have explained to many of my clients that Fannie Mae is giving you less and making you pay more.

Since they, being Fannie Mae, are making us pay more, it is seen as their way of playing catch up. They made poor credit and risk decisions which costs them dearly, so now they are getting back to sound risk and credit assessment and pricing it accordingly.

Considering all the credit and financial market turmoil in the past several months, mortgage rates have remained constant and steady. In fact they have dropped in December - below 6% for the national average.

The bottom line is your credit scores and down payment money rule these days. Each is telling in the risk a lender has with you. And loan risk is today is like the Black Plague in the 14th century. And that is not an overstatement.

I have so many fond memories as a child dressing up and going from home to home saying the infamous statement "Trick or Treat"! Kids look forward to dressing up in cool costumes and getting free candy. Be careful though of the intake of candy because to much at one time can cause a serious stomach ache. That is not the least of my worries for our kids though. Here are some safety tips for your kids to have a happy halloween eve!

Pick out a safe and bright costume! Reflective would be great.
Plan a safe route that is well lit and a time to return home.
Stop only at familiar houses in your neighborhood and small children shouldn't go alone. Always have an adult accompany them!
Instruct your children not to eat any treats until you can inspect them.
Instruct your children never to get a car or walk into a home of a stranger.
Always stay in a group!
Carry a flashlight!
Walk don't run, stay on sidewalks, and obey traffic signals
Approach only houses that are lit!
Wear clothes with reflective tape or bright colors!

We are so thankful to have the opportunity to live in the safest city in Mississipp, Madison the Cityi! This is attributed to a wonderful task force of dedicated police officers and city officials that care about what they do with a passion. To show our thanks to these fine men and women my local church, Parkway Pentecostal Church, put on a law enforcement appreciation lunch! We had a wonderful turnout of well over 100 law enforcement personnel. I think that was in part by having four cooks from, Jerry's fishouse, that attend our church to cook over 100 pounds of catfish filet! It was so yummy! While there I was able to talk to some of the officers, and I didn't realize that each applicant has to have 60 hours of college credit and some were even working toward there masters degree. They also utilize a combination of citizen programs and proactive police presence to keep crime to a minimum level. Wow, what a great place to live! 5 Surefire Ways to Turn Off a Buyer

Remember when you prepared to go out on a first date? You made darn sure your clothes were ironed, your shoes polished, your teeth brushed and flossed (maybe twice), and perhaps you dabbed on a bit of cologne or perfume. In the middle of dinner, you might have even snuck into the bathroom for a spray of Binaca (do they still sell that?)

All of this was done in an attempt to impress your date, or at the very least to not turn them off. First impressions matter.

They matter when you are selling your home too. Not everyone owns the most beautiful move-in ready home with granite counters, stainless steel appliances, a perfect paintjob, and clean, stain-free carpets. So, while you may not be able to sweep every potential buyer off their feet, at a minimum, you can most certainly avoid the following

5 SUREFIRE WAYS TO TURN OFF A BUYER:

Ferocious Dogs: Nothing against pets. To many people, their dogs and cats are a part of the family. However, when you're trying to sell your home, Mr. Pit Bull or Mr. Rottweiler may make potential buyers skip your home. There have been times that I've been with clients who wouldn't even allow me to open the door when they heard loud barking inside.

When you are selling your home, it's often best to take the pets with you while your your home is being shown, leave the animals with friends or family while your home is on the market, or put Fido in a cage in the basement.

Outdated furniture and decorations: You may love the flowery wallpaper and pink carpeting, but it's unlikely that the new buyer of your home will. Most buyers understand that they'll redecorate after they buy your home, but strange colors and ugly appliances or furniture and bizarre wallhangings can certainly be a turnoff. Rooms overstuffed with clutter can also make it hard for a buyer to imagine the home without "all the stuff"

You may consider some quick, simple and inexpensive fixes such as repainted with neutral colors, storing excess clutter in a garage or storage facility. Another option is to hire a professional stager to really make your home shine.

Smelly!: There's a reason you put on cologne or perfume before that first date. Our sense of smell is very strong. Can you imagine walking into a beautiful home only to turn around after catching the first whiff? Pet odors, mildew, strong cooking smells, cigarette smoke can be the strongest odor offenders.

Take some time to thoroughly clean your home. Air fresheners can help but don't fully cover up these scents. Additionally, overdoing the air fresheners can make potential buyers suspicious of lingering odors.

Darkness: Darkness was one of the Ten Plagues that were inflicted upon the Egyptians in the Bible. Don't plague your home sale -- "Let There Be Light!" Dimly lit rooms appear gloomy. Buyers are attracted to homes and rooms with lots of natural light. Darkness may work for haunted houses, but it doens't work to help sell your house.

Make sure you replace or repair lights that don't work, keep the shades up, and clean the windows to let in the maximum amount of light into your home.

Wet Basements: In Florida, there's no such thing as a basement -- it's called a pool! In Virginia and D.C., many, if not most, homes have basements. Signs of current or past water damage are a certain turnoff for homebuyers. I've had some clients who only want to view homes after a big rainstorm to make sure that the basements do not get wet.

If you get water in your basement, get your foundation inspected for damage. You may also need to install a dehumidifier or sump pump.

If a homebuyer is going to make it past the first date and enter into a relationship with your home, you've got to make sure that your home makes a good first impression and doesn't turn them off.

Yes, that's right it's your time to put up or shut up Jackson, Ms! Boom or Bust!

Yesterday I attended a session at the new Telcom Center on the development and progress of the downtown area. This event was sponsored by our local Jackson Association of Realtors and "DJP" Downtown Jackson Partners. DJP is working very hard on restoring old Jackson to what it needs to be for a downtown area that thrives not only from 9 - 4 but 24 hrs. a day!

How are they trying to do this you say? Well, they have put together a team of local economic development agencies, area property owners and existing building management companies to retain and expand Downtown businesses, as well as, to attract new ones. This totals over 1 Billion Dollars of development flowing into Jackson!

Downtown Jackson is becoming a world-class neighborhood. Developers have converted warehouse space to incredible loft apartments. Office buildings have become extraordinary examples of mixed-use developments with luxury apartments on the top floors. More residential units continue to come online with several projects on the drawing boards.

Downtown offers residents an assortment of entertainment within walking distance. Whether it’s watching a Broadway Show, listening to the symphony, viewing world-class art or dining at one of the 30 restaurants in the area, you can find it Downtown.
