&lt;p&gt;Having been in the real estate brokerage business for 32 years and seeing many highs and lows, the last 30 day's I was in a dry streak.&lt;/p&gt;
&lt;p&gt;The previous month, I closed four transactions, paid bills and the realty is that I have 18 good listings and the past 30 days were the driest that I can remember.&lt;/p&gt;
&lt;p&gt;Minimal calls, inquires and this seemed to be similiar among co-workers, including some of the largest companies.&lt;/p&gt;
&lt;p&gt;Was this seasonal? was this the realty of the new market?&lt;/p&gt;
&lt;p&gt;My reaction, was to make more calls, calling expired, previewing properties, more visits to the MLS, reducing prices on properties that were not moving.&lt;/p&gt;
&lt;p&gt;The production, increased listings, the offers that did come in, the buyers and sellers are miles apart and the gap was huge.&lt;/p&gt;
&lt;p&gt;Continuance of old fashioned work ethics continued and I found myself staring at mounting bills, and multiple times I left work and went home feeling depressed.&lt;/p&gt;
&lt;p&gt;Echoed with negative news, layoffs, the daliy feed of those who are being foreclosed, I have thought of other sources of income and began reading the employment section for a part time positions.&lt;/p&gt;
&lt;p&gt;Was I the only one feeling this way?, was it me?&lt;/p&gt;
&lt;p&gt;My reaction as a seasoned small broker was both mixed from being depressed and having determination to survive.&lt;/p&gt;
&lt;p&gt;Seasoned escrow officers were being layed off, title companies were closing and the jolt of positive energy when placing a new property on the market were have been the mixed emotions that I have felt in the past 60 day's.&lt;/p&gt;
&lt;p&gt;Today, I will place in escrow a acreage sale that I have doupled ended, that will close in 30 day's. The buyer came via a telephone call at 4:45 pm one day ago.&lt;/p&gt;
&lt;p&gt;What a difference in having an escrow to build ones esteem, there ae no gurantees, but history tells me, I'm going in the right direction.&lt;/p&gt;

&lt;p&gt;Horses, bands, antique cars, fire engines and of course Santa.&lt;/p&gt;

      <title>I need your help?</title>
      <description>&lt;p&gt;Yesterday I paid visit to a home where the seller is considering relocating. She told me several times that her home's interior was not clean. Each of us have heard this comment by sellers.&lt;/p&gt;
&lt;p&gt;Upon entry I felt I was entering Noah's Boat, the home had dozens of ducks, geese, dog's, cats, turtles and she told me that she had in the past dozens and dozens of rats.&lt;/p&gt;
&lt;p&gt;She showed me kitchen drawers that were filled with droppings and her hardwood floor's, furniture were filled with droppings from roaming foal.&lt;/p&gt;
&lt;p&gt;My girlfriend suggested mental illness and our conversation about value and her move seemed to be &quot;Normal&quot;&lt;/p&gt;
&lt;p&gt;She told me that in 6 years she has not met any friends and noone wants to come to her home.&lt;/p&gt;
&lt;p&gt;She also keep the interior of the home very cool and brings the flocks in during hot periods, even though she has a avery with a pond.&lt;/p&gt;
&lt;p&gt;The home is modern and has value, however any potential buyer would be turned off by the animals, the droppings and clutter and would impact value.&lt;/p&gt;
&lt;p&gt;I turn to the Active Rain Community for any suggetions or similiar experiences.&lt;/p&gt;

&lt;p&gt;Today I recieved a call from an agent&amp;nbsp;Heidi Hovatter of Century 21 of Twain Harte, she said to me congratulations on being number One.&lt;/p&gt;
&lt;p&gt;I told her I was not number one but number 3 on ActiveRain.&lt;/p&gt;
&lt;p&gt;She corrected me and said not ActiveRain but for actual sales both on the listing and and sale side from January 1st to August 19th 2008 for the Tuolumne County Board of Realtors.&lt;/p&gt;
&lt;p&gt;I told her I had no idea and she stated that her Broker Kim Darr had brought it to her attention.&lt;/p&gt;
&lt;p&gt;The actual unit sales were&amp;nbsp;are at 22 and the top 49 agents averaged 8 sides of sales&amp;nbsp;year to date.&lt;/p&gt;
&lt;p&gt;This has been a soft market.&lt;/p&gt;
&lt;p&gt;I knew I was closing transactions and as I have told others, its been all the lower end prices that have been selling. $20,000, $65,000, $150,000, $30,000. $231,000&lt;/p&gt;
&lt;p&gt;It seems I'm closing 6-7 deals compared to one in the past for the same numbers.&lt;/p&gt;
&lt;p&gt;I have a pending sale of $475,000 and this is high end in the present market.&lt;/p&gt;
&lt;p&gt;What do I owe to these numbers ?. I'm equal in working with both sellers and buyers at 11 each and the number 2-3 agents have tied into the REO market with strong listings.&lt;/p&gt;
&lt;p&gt;Hard work, great sellers &amp;amp; buyers, pricing to the market and I'm also a strong dual agent representing both buyers &amp;amp; sellers.&lt;/p&gt;
&lt;p&gt;In addition the internet continues to be valuable in marketing.&lt;/p&gt;
&lt;p&gt;I look forward in finishing the year and both buyers and sellers have been great to work with and in the past I have been a strong listing broker.&lt;/p&gt;

&lt;p&gt;As each of us knows that one markets a &quot;Short Sale&quot; both the consumer and the agent takes a risk in the final outcome.&lt;/p&gt;
&lt;p&gt;I have been involved in a &quot;Short Sale&quot; since early July; today after nearly 70 day's we found out our short sale was approved subject to the investors approval.&lt;/p&gt;
&lt;p&gt;We were told know we must wait up to an additional 30 day's for the next phase.&lt;/p&gt;
&lt;p&gt;Today I talked with an MLS member who stated he has been waiting nearly 4 months, in the end the seller filed for bankruptcy. Both the agent and the buyer ending up on the loosing side.&lt;/p&gt;
&lt;p&gt;Also today I talked with a buyer who has awaited 4 months and several times during that time period he increased his offer as he did not want to loose the property.&lt;/p&gt;
&lt;p&gt;In the end that seller also filed for bankruptcy.&lt;/p&gt;
&lt;p&gt;The lesson to be learned is one of patience and in the end there are no gurantee's for the buyers or agents.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Twain Harte Rotarians ready for deep pit BBQ&amp;nbsp; (Sonora Union Democrat)&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;The Twain Harte Rotary Club will hold its annual deep pit barbecue from 5 to 7 p.m. Saturday at the Eproson Park Ball Field in Twain Harte. &quot;The featured item is slow roasted beef that is so tender you won't even need a knife,&quot; said B.J. Sibley, one of the event organizers. Rotarians gather the night before to burn one and a half cords of wood down to embers.&lt;/p&gt;
&lt;p&gt;The beef, rubbed with a secret recipe of herbs and spices and covered in burlap bags, is then stacked into the pit, sealed and slow roasted for about 15 hours. &quot;The result is tender, delicious barbecue, which will be served with salad, beans, bread and ice cream,&quot; Sibley said. A silent auction, prize drawings and old-fashioned cakewalk also will be held.&lt;/p&gt;
&lt;p&gt;Gates open at 4 p.m. Food service begins at 5 p.m. and continues until 7 p.m. or until the food runs out. For this Saturday only, the Concert in the Pines will be held one hour later than usual, beginning at 7 p.m. and taking place on the ball field rather than at the bandstand.&lt;/p&gt;
&lt;p&gt;As always there is no charge for the music, which will be provided by Silvermoon Allstars presenting classic rock and roll. Barbecue tickets are $17.50 for adults and $10 for children under 12. Advance tickets can be purchased at the Family Barbershop on Joaquin Gully Road, by calling 586-4389 or from any Twain Harte Rotarian.&lt;/p&gt;

&lt;p&gt;Hildreth shared multiple topics such as mediation,&amp;nbsp; arbitration, &amp;amp; litigation.&lt;/p&gt;
&lt;p&gt;Hildreth shared with the Hetch Hetchy Realtors the importantance of full disclosures by both the sellers and by agents themselves.&lt;/p&gt;
&lt;p&gt;He gave multiple examples of&amp;nbsp;agents and sellers who had gone throughr mediation.&lt;/p&gt;

&lt;p&gt;Today, I worked on a Sonora estate and found a Sonora Daily Union Democrat Newspaper from October 16 1959.&lt;/p&gt;
&lt;p&gt;I was 9 years old at the time and I entered the real estate profession in 1976.&lt;/p&gt;
&lt;p&gt;There was an article about the &quot;Top man in California Real Estate, Mr. James B Clayton&quot; who talked of the future of real estate.&lt;/p&gt;
&lt;p&gt;His topic was that California was going to explode with labor having shorter hours, higher pay and earler retirement.&lt;/p&gt;
&lt;p&gt;A demand for housing was going to increase as industry was expanding, financing would be available with new FHA loans and applications of 5,000 per week.&lt;/p&gt;
&lt;p&gt;I loved reading the classified ads and this was one of my favorites.&lt;/p&gt;

&lt;p&gt;I have worked on a Sonora listing since August 3 2007 and today the home went as a Pending Sale after 372 day's.&lt;/p&gt;
&lt;p&gt;The home is special has it was on 2 serene acres and the home is 4 bedrooms, 3 baths with 2652 s.f of living space, plus a 3 car detached garage.&lt;/p&gt;
&lt;p&gt;The starting price was $519,900 and the home was an expired listing with another Sonora Broker&lt;/p&gt;
&lt;p&gt;The owners purchased the home in 2006.&lt;/p&gt;
&lt;p&gt;Our present price was $499,900&lt;/p&gt;
&lt;p&gt;Many prospective buyers loved the home and location, however with the California market dropping we had multile buyers who could not sell there own homes or we had multiple buyers who would not quaify.&lt;/p&gt;
&lt;p&gt;We have been in the counter offer stage for the past 2 weeks and today we finally had a match between seller, buyer and broker cooperation.&lt;/p&gt;
&lt;p&gt;What I have learned on this transaction is the market does not lie and market value is set between the consumers and with this being a buyers market, the buyers were in full control.&lt;/p&gt;
&lt;p&gt;The good news is the sale will close in 35 day's in early September and being late on Sunday, I'm a very happy Broker.&lt;/p&gt;

&lt;p&gt;Have you ever entered a business that at the front door it clearly says &quot;No Solicitors&quot;?&lt;/p&gt;
&lt;p&gt;Have you entered a Real Estate Brokerage with the same message?&lt;/p&gt;
&lt;p&gt;I have seen both over the years and I have thought to myself, is this not what we do for a living, introducing ourselves, knocking on doors, going door to door on a new listing or as an old timer once told me is &quot;Get out there and Farm&quot;&lt;/p&gt;
&lt;p&gt;Any contractor, handyman, painter who takes the time to stop at my office, I have always kept there individual flyer's, business cards, brochures and make every attempt to send them business.&lt;/p&gt;
&lt;p&gt;I'm old fashioned and I feel that if anyone makes an effort, I will do my best to give them 100% support.&lt;/p&gt;
&lt;p&gt;About six month ago, a young 20 something stopped at my office, he was from a neighboring county and he was in the excavation business. I liked him from the start and I was in the middle of selling 8 acres.&lt;/p&gt;
&lt;p&gt;The buyer was looking to clear some land and open some views of Melones Lake outside of Jamestown, Tuolumne County. I had heard that the young contractor did indeed get the job and I called him this evening to see if I could preview the property as I wanted to see the panoramic views.&lt;/p&gt;
&lt;p&gt;He told me to come down anytime as his equipment was still there and in the next breath, he said,&quot; I will be calling you to list a residential lot&quot;.&lt;/p&gt;
&lt;p&gt;In the past few day's I have been visited by a cleaning service and a painting contractor another contractor from out of county.&lt;/p&gt;
&lt;p&gt;Its my belief that construction and real estate are seeing a slow period&amp;nbsp; and these services are out &quot;Farming&quot; for future business.&lt;/p&gt;
&lt;p&gt;I told the painting contractor that I had a rental in his county and I soon was going to have a vacancy do to the California economy and if he would give me a bid for his painting services.&lt;/p&gt;
&lt;p&gt;Within an hour he gave me his bid and then he stated &quot;Jim if you have the original paint, I will do it for you for Free&quot;&lt;/p&gt;
&lt;p&gt;We can do the job in about 30 minutes.&lt;/p&gt;
&lt;p&gt;If I had taken the position of &quot;No Solicitors&quot; or I'm a real estate Broker and I do not have the time, I believe that these rewards would have not come my way. A new listing and painting of a commercial rental.&lt;/p&gt;

&lt;p&gt;The following article is in today's California news that Financial Title Co closed the door's of 57 California offices.&lt;/p&gt;
&lt;p&gt;This news reflects the sour real estate economic climate. If orders are not being placed, the business is not occuring said Jim W Hildreth.&lt;/p&gt;
&lt;p&gt;Beyond Financial Title, offices are downzising and employee's are being laid off.&lt;/p&gt;
&lt;p&gt;&quot;What concerns me said Jim W Hildreth is that we have are now into August and the fall market is generally slower&quot;.&lt;/p&gt;
&lt;p&gt;&quot;Our sellers are asking where are the buyers&quot;&lt;/p&gt;
&lt;p&gt;The ripple effect of 57 offices closing there doors is not good news for any Active Rain Member.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Financial Title Co. shut down all of its California offices Wednesday, including six in Sonoma County, after the escrow company's corporate parent reportedly lost its line of credit.&lt;/p&gt;
&lt;p&gt;A recorded message at several Financial Title offices in Sonoma County said the company is no longer in business and referred callers to its insurance underwriter, First American Title.&lt;/p&gt;
&lt;p&gt;&quot;We regret that current market conditions have forced them into this very unfortunate situation,&quot; First American said in a formal statement Wednesday.&lt;/p&gt;
&lt;p&gt;The state Department of Insurance, which regulates the escrow industry, had examiners at Financial Title's locations on Wednesday to make sure escrow funds were handled properly, said Darrel Ng, a spokesman for the department.&lt;/p&gt;
&lt;p&gt;&quot;We're not aware of any funds being misappropriated,&quot; he said. The closure was not a result of a state enforcement action, he said.&lt;/p&gt;
&lt;p&gt;The company closed all of its 57 offices in California, he said. It was unclear how many employees worked at Financial Title's locations in Santa Rosa, Petaluma, Sonoma, Healdsburg and Sebastopol.&lt;/p&gt;
&lt;p&gt;Customers with pending transactions at Financial Title should call First American Title at 925-249-2819 for instructions.&lt;/p&gt;
&lt;p&gt;&quot;If you're a customer with Financial Title, there may be a slight delay in processing escrow,&quot; Ng said.&lt;/p&gt;

&lt;p&gt;I listed a Sonora home several months ago a pre-foreclosure. The sellers of the home are about 8 months behind in payments and the sellers were told by the bank that rather than accepting a Deed in Lieu of foreclosure that would prefer seeing the home listed.&lt;/p&gt;
&lt;p&gt;The sellers have limited income, the husband was off for about a year due to a job injury. The sellers did not want a foreclosure on their record.&lt;/p&gt;
&lt;p&gt;We listed the home to get the attention of the open market and our office has recieved 18 offers.&lt;/p&gt;
&lt;p&gt;The sellers owe $325,000 and are about 14,000, behind in payments.&lt;/p&gt;
&lt;p&gt;Our listing price was at $150,000.&lt;/p&gt;
&lt;p&gt;We have offers over $200,000 subject to approval of the sellers and a &quot;Short Sale&quot; by the bank.&lt;/p&gt;
&lt;p&gt;We write and call the bank, several times per week, we give them constant updates and we&lt;/p&gt;
&lt;p&gt;recieve zero communications in return.&lt;/p&gt;
&lt;p&gt;My advise that as a potential buyer or as a buyers agent, one must have extreme patience and there is no gurantee that your offer will be accepted.&lt;/p&gt;
&lt;p&gt;In our case, the bank has now said, its up to Fannie Mae.&lt;/p&gt;
&lt;p&gt;The waiting came continues.&lt;/p&gt;
&lt;p&gt;The losses mount for all parties involved.&lt;/p&gt;

      <title>Your Not My Boyfriend</title>
      <description>&lt;p&gt;Several weeks ago I wrote about a true campaign story while I walked door to door running for the Sonora City Council. The story talked about a woman who would not vote for me because I was a Realtor and I told her I cared about the community and as a volunteer fireman, when I got out of bed at 3:00am, it was not because I wanted a listing. The story that I shared with you is that&amp;nbsp;her home had a fire the next morning and I took off my helmet and in a sweeping motion said. &quot;Good morning your Realtor is Here&quot; and she blurted out. &quot;You got my Vote&quot;&lt;/p&gt;
&lt;p&gt;The second true story &quot;Your Not my Boyfriend&quot; started out with a knock on the door of an apartment complex. I heard this female voice say &quot;Come on in&quot;&lt;/p&gt;
&lt;p&gt;I knew better and knocked again. The sexy voice said once again, &quot;Come on in&quot;&lt;/p&gt;
&lt;p&gt;I knocked a thrid time and once again the female invited me in.&lt;/p&gt;
&lt;p&gt;I stepped into the living room and before my eyes was a woman in a sheer night gown.&lt;/p&gt;
&lt;p&gt;She looked at me and said &quot;Your Not my Boyfriend&quot;&lt;/p&gt;
&lt;p&gt;I quickly said &quot;No I'm Jim Hildreth I'm running for City Council&quot;&lt;/p&gt;
&lt;p&gt;Over the years, I have seen the woman in the community and we both still chuckle.&lt;/p&gt;

      <title>Sonora CA 95370 a Special Community</title>

&lt;p&gt;Last evening my sister visited from San Francisco and her friend made comment while sitting in the living room that she never hears &quot;spriklers&quot; and she loved the sound.&lt;/p&gt;
&lt;p&gt;I started to think about what I love about Sonora.&lt;/p&gt;
&lt;p&gt;For those who do not know where Sonora is located its about 125 east of San Francisco and generally a 2.5 to 3 hour road-trip.&amp;nbsp; I go 580 to 205 to Hwy 120, past Oakdale and then another 30 minutes to Sonora, Tuolumne County.&lt;/p&gt;
&lt;p&gt;I love and live in downtown Sonora. I live on just shy of an acre, we have loads of wildlife and over the years from daily deer grazing, nightly foxes and yes an occasional stray horse and a few mountain Lyons.&lt;/p&gt;
&lt;p&gt;The home is one of Sonor's vintage homes built in the early 1900's and it was built by Attorney Melvin Belli's mother. Attorney Belli moved to San Francisco and was famous in Tort Law.&lt;/p&gt;
&lt;p&gt;The community is friendly, it is close to shops, a variety of restaurants and its always within 20 minutes of places such as Murphy's, Pincecrest, Twain Harte.&lt;/p&gt;
&lt;p&gt;I love the vintage tree's and I pride on the old growth Redwoods in my yard.&lt;/p&gt;
&lt;p&gt;Almost from every corner of the community are views like the photo below.&lt;/p&gt;
&lt;p&gt;Sonora makes a nice visit a great day trip or like many other have turned their enjoyment to full time living.&lt;/p&gt;
&lt;p&gt;Another big plus is the Arts from live music, paintings, live theater.&lt;/p&gt;
&lt;p&gt;Sonora is a great place to call home.&lt;/p&gt;
