Celebration of Life!

Bob Harding the owner of Meadowbrook US Cellular Pavilion in Gilford, NH hosted a party on Sunday at Meadowbrook in celebration of his life. You see, Bob was diagnosed lung cancer a year ago. He thought "What good is it to come see me when I'm in the ground and can't talk to you?" He also said that the Irish have a tradition of doing things like this. The concert venue he built over 10 years ago was filled with over 300 family, friends and business associates. Some that attended included Citadel Radio VP Bob Adams, South Shore Music Circus and Cape Cod Melody Tent GM Vince Longo, as well as Verizon Wireless Arena GM Tim Bechert.

Since 1995, the venue has brought in some big names for all the Lakes Region to enjoy. Some of the performers have been Emmylou Harris, Boston Pops, Tim McGraw, Sugarland, Clay Aiken, and Reba McIntyre just to name a few. Annalee Dolls, Inc. in Meredith NH will be auctioning off original dolls on June 12 starting at 10 am. The dolls are orignial, hand-painted dolls that were on display in their museum in Meredith, NH. Some of the pieces being auctioned are the 1950s Girl Scout, 1960s Friar and the 1960s Oil Tycoon. They will all go to the highest bidder. Annalee Dolls is located in Meredith, NH and was founded in the 1950s by Annalee Thornkike. This small home based business grew to outlet stores, florist and department stores. Designers would come and be personally trained by Annalee herself.

Annalee Thorndike passes away on April 7, 2002. She was 87 years old.

South Down Shores & Long Bay in Laconia NH

South Down Shores in Laconia is one of the few gated communities in the Lake Winnipesaukee area. It is located in Laconia, NH with 4,000 feet of shoreline on Lake Winnipesaukee's Paugus Bay. It is a community made up of 450 properties. There is a combination of single family homes, condominium villages and still some remaining buildable lots. Their 4,000 feet of shore front consist of sandy beaches, a beach house, and the South Down Boat Club. The boat club houses 40 boat slips, 10 of which are dedicated to the Boat Club, and 40 moorings and 218 dry berths. For those that do not know what a dry berth is, it is a rack system in which boats are stored. When owners decide to take a spin in their boats, all they need to do is call down to the Boat Club where the dock master will pick up the boat from the dry berth and launch the boat into the lake. They will even fill the boat's tank with gas to make sure it is ready to go when you arrive.

Within the community you will also find two tennis courts, walking trails, and children's playgrounds. All owners must be members of the South Down Recreation Association. The 2008 annual dues for a single family home and lot owners are $920 if paid in full in January. If paid quarterly, they are $230 and are due in January, April, July and October. These dues go towards maintainence of the common grounds, tennis courts, beach, walking trails and playgrounds. In addition to the South Down Recreation Association dues, there is also a fee for the village in which your property is located. Each village sets their own fees. The fees mainly cover grounds maintenance but may also include additional amenities like a pool that would only be available for owners of that particular village.

If you like the sense of security that a gated community can offer, the amenities of the lake and a sense of community then South Down Shores may just be your neighborhood. Currently there are 42 homes and/or condos available in South Down Shores or Long Bay, beginning at $179,000 to $1,150,000. Good News for the Second Home Market!

The media has hit the real estate business very hard in the past year. But what most people do not understand is that it is not all bad, everywhere. Last week the National Association of REALTORS reported that out of all the existing homes sold last year, 33% were not primary residences, they were vacation homes or investment properties.

The amount of investment homes that were purchased last year was 21% compared to 22% in 2006. The vacation home market was at 12% compared to 14% in 2006. That is not a huge drop. What this tells us is that there is still a large number of buyers out there with money to spend. From these numbers 19% of the vacation homes were purchased in the Northeast.

And now that April has finally arrived and the snow is finally starting to melt, we should begin to see more vacation type properties come on the market. Currently in Belknap County there is a wide range of waterfront properties available.

What is Home Staging?

When you get ready to place your home on the market for sale it becomes a product. Similar to a product on the shelf at your local store, the product has features and benefits as well as pluses and minuses, and competition. To compete with the competition in the marketplace you must be priced right and look better than the other products. Your home is no different, it is one of many homes for sale and you must present it, to the buyers, in the best possible light.

Staging is the process of preparing any home for sale, regardless of price or location. Using a proven, professional set of guidelines your house is reviewed for compliance with preset standards, and any necessary modifications are made. Once your house meets this criteria, a Staged Home Certificate will be issued and your home will be registered as a Staged Home. This entitles your home to a special marketing program developed to promote those homes which have been designated as Staged Homes.

Would you make your buyer pay??

I have been selling real estate for 10 years now. This question has always come up with other agents and sometimes with myself. Here is the scenerio...

You are working with a buyer and have a buyer agency contract. During the time of your contract the buyer finds a "For Sale By Owner" that they just have to have. Of course, in order for them to make the deal work, they cannot afford your services. What have you done or what would you do? Would you hold them to the terms of the contract for the commission that is owed to you or would you just let them walk away? I have always had the feeling of letting them go. I never want to force someone to work with me. I think the bad feelings that would come with holding them to the contract would just make for bad business in the future. We all know the negative impact that can come from an unhappy client. That is my feeling, but I am interested in knowing how you all feel...

Safest State in the Nation goes to New Hampshire!!

Crime State Rankings and the Safest and Most Dangerous State Awards are now published every year by the Washington D.C. CQ Press. Yesterday, March 17, 2008, the Congressional Quarterly named New Hampshire the "Safest State" in the Nation for 2008. New Hampshire has the lowest murder rate and the second lowest aggravated assault and burglary rate in the Nation.

Governor John Lynch said "New Hampshire has long been one of the safest states in the nation, and our low crime rate is part of what makes this such a great place to live and work. As a state, we are routinely recognized as a national leader and I can think of no better category to lead the nation than in the safety of our citizens."

In 2006, to better protect children, the Governor passed one of the toughest sexual predator laws in the country. He increased state police and the number of state prosecutors as well. He has made public safety one of his priorities since becoming Governor.

My husband and I moved here with our two sons in 1994. In 1994 my oldest was 4 and my youngest was 2. They really do not know any other place other than New Hampshire as home. My oldest is graduating high school this year and some of his classmates are the same classmates he began school with in kindergarten. There are not too many children today that will have that type of stability and I am happy that they were able to experience that here. I have always felt my children were safe in our small town of Alton Bay even during the summer months when our population nearly triples. They have been able to experience our great outdoors as well. They both knew how to drive a boat at an early age, have been riding the snowmobile trails and snowboarding the ski trails as well. New Hampshire is a great place to raise children. We are proud to call it "HOME."

Grouse Point Club-Meredith NH

Grouse Point Club is a gated community on the shores of Lake Winnipesaukee in the town of Meredith, New Hampshire. The community consist of 19 condominium style homes and 63 single family homes with a condominum form of ownership. The community fees help with the maintenance of the amenities and common areas. There are seperate fees for the docks and moorings. Some of the amenities that are available to Grouse Point residences are; a 7000 sq foot club house that is open year round to residents and their guest, an indoor heated pool, fitness room overlooking Lake Winnipesaukee, function room, library and manager's office. There is also an outdoor sundeck with grills for cooking. There are 3 sugar sand beaches. One beach is for launching watercraft and the other two are for swimming. The Yacht Club has 35 docks and currently 20 moorings. Two of the docks are owned by the club and the others are owned privately by the residents. The moorings are by seniority. Once you have a mooring to use, you are allowed to use the mooring as long as you continue to have a registered watercraft. You will also find a Dockmaster to help prepare your boat for a day on the Lake. There are also 2 lighted tennis courts, playground and basketball hoops located near the club house. Do you know your Credit Score??

So many people are unaware of the importance of their credit score. Your credit score determines your interest rate and of course whether or not you get a loan. There are many misconceptions regarding what contributes to a credit score. Here are some common misconceptions...

1. "If I don't have credit cards then my credit score must be great." = Not true, you need to have credit in order to have a credit score. Without any debt and paying cash for everything, the credit bureau does not know what your history is for paying back debt.

2. "Closing a credit card will help my score, rather than keeping it open." = It may not hurt your score but if you have a long history with that lender, you may want to keep it open just for the positive effects it has.

3. "I always pay my bills on time." = This definitely helps, but it is only 35% of your total score. The score takes into account other things such as, the amount of debt you have, the length of your history, the number of accounts you have open and the different types of credit you use (don't just use credit cards.)

4. "Having only one credit card with a large balance is better than having multiple cards with small balances." = Having only one card makes it easier on you when paying bills, however your credit score could go down because of it. You are considered less of a risk if you have multiple credit cards with smaller balances and your payments are up to date.

5. "Having credit cards with no balances." = I have been told that you are a greater risk if you have cards with no balance and a large limit than if you have cards with balances. This is because the lending institutions take into account that tomorrow you have the ablility to charge up to the limit on the cards.

6. "I shouldn't shop around for a mortgage or other large loans because of the inquiries it puts on my score." = This is true and false. A large number of inquiries can lower your score, however the credit bureau is aware of when you are rate shopping. Inquiries for the same type of credit are usually put together if they are done within a 14 day period.

7. "My score will be affected if I check my credit score more than once a year." = Checking your own credit does not hurt your score.

My husband and I have a credit card that we earn airline miles with. We do pay it off every month and choose to use it for the neccessities such as gas and groceries. It not only helps our credit score, but it helps us to see what we are spending in those areas on a monthly basis and helps us to earn free airline tickets in the process.

So remember, keep paying those bills on time, don't pay cash for everything, and keep the cards below your limit. You will be well on your way to increasing your score and keeping your interest rates down.

Snow, Snow, Snow and more Snow!!!

For those of you who have never experienced a true New England Winter...these photos say it all!! I, like everyone else, happens to be very tired of all the snow and ice. It is time for spring, but with all this snow we will be lucky if we see grass by mid May. So much for an Easter Egg Hunt, thank goodness my boys are too old for a that.

I think it is time to build an igloo...

And needless to say, they are calling for more snow I think on Wednesday. These photos were taken today March 2, 2008.

Condos as a Vacation Home

Have you been thinking about a vacation home? If you have, you should seriously consider a condo. Chances are you will be very happy if you choose a condo, townhouse or any community association property.

Seven out of ten condo owners say they are happy with their purchase. Compared to single-family homes, condos are less expensive. They are easy on your back. Landscaping, plowing, roofing and siding are all taken care of by the homeowners association. Also, the average condo has less square footage than a single-family home which means keeping the interior clean and tidy is easier as well. Who wants to be on vacation and spend your time cleaning a house. Not only will you spend less time keeping your vacation home looking good, you will also spend less money.

Condo association living isn't always perfect, and for some people it just doesn't work. But for most property owners coming from a couple of hours away, the association maintenance helps.

I owned a ski condo in Waterville Valley, NH for a couple of years when my sons were on a snowboard team there, and it was a welcoming feeling to come late on a Friday evening knowing that the walkway and parking lot would be plowed and shoveled. My husband and I were able to spend more time skiing with our sons than trying to maintain a property. The following statistics shows most are happy with their choice of buying a condo:

-88% of association owners believe their association board members strive to serve the best interest of the condo owners.

-73% of owners say their management companies give value to their communities.

-74% believe association rules and regulations help to "protect and enhance" their property values.

-80% of owners say they ge a good return for their assessments when assessments for improvements take place.

If you are looking for a vacation home, consider looking at condominiums. Currently there are 110 condos available with access to Lake Winnipesaukee. They range from small cottage condos starting at $49,900 to large free-standing condos currently at $829,900.

View and/or waterfront tax??

I was at a closing this morning and was surprised to hear the seller talk about the waterfront tax. I would like to take this time to explain to those of you who are under the impression there is a view or waterfront tax in New Hampshire. There is no such tax!! All property owners in a specific town pay the same amount of tax per $1,000. There is no seperate tax that is added to your tax bill for your waterfront property or view property. The only property owners that do not pay the same amount would be property owners who own large parcels of land over 10 acres that have their property in "Current Use" and those that get a discount like Veterans.

I think the misconception of property owners is that they forget that their waterfront or view property is worth more than the properties that do not have waterfront or a view. Example: I own a 2,000 square foot Cape on a Cul-de-sac in a development, no view, no waterfront or water access. My house would sell for less money than the same house that had a view or waterfront or water access. It is funny how those same property owners that complain about a waterfront tax or view tax are the same sellers I meet with when I list their properties and they certainly make sure that I am aware and market the property as a view or waterfront property.

So if you think your property is worth more because of those amenities, then the towns do too. Your assessments will always be higher than the same type of property without those amenities. Someone has to pay for the amenity and it ends up being the owner of the property.
