The walk-through went beautifully. The ex-owner had everything in tip top shape: the hardwood floors were glowing, the pool was sparkling, the garage was immaculate, all the fixtures and windows were spotless and there was not a spec of dust in the place. She even had small containers of paint diligently labeled: “Kitchen, living room, sewing room”…

She was meticulous about every single detail. She showed me where everything was and how everything worked, ensuring that the home she had built and loved for over two decades will be properly tended to by the new owners. She raised her children in this home. Her husband passed away in this home. This home had so many memories tied up in it and now she was saying good-bye to it.

We finished going over everything. The locksmith was finally done re-keying all the locks. I walked her to her car and we hugged. I watched as she pulled out of the driveway one last time and I waved good-bye. During these past two weeks we’ve talked and seen each other several times. We’ve become friends. She’s shared many of her life stories with me. I’ve met some of her friends and family members.

I came back inside and broke down. My tears were flowing as if someone had just opened up the flood gates. You see, this was no ordinary walk through. I don’t have a happy family taking over this special home tomorrow. This home now belongs to the Bank and I am the REO Agent who evicted her.

Next generation real estate signs - with Google barcode maybe ?

TechCrunch reported that Google will send out some 190,000 QR stickers (barcodes in short) to local businesses, which can be used by iPhone, Android and other mobile users with capable devices to look up information at the spot. With Google's recent push into real estate search by introducing property detail pages (places) for Google Base listings, it made me think that this can and will be very powerful for real estate as well. Plus I had a recent, related discussion with John Slocum about mobile users at property location and he suggested a similar vision of next generation real estate signs as well:

The simple concept is to have the same type of QR sticker -barcode - posted on your sign at the home and mobile users can look up information about the property including interior pictures, current price and such right there, right then with a capable mobile device. Maybe Google will end up selling these barcodes for "places" or give it away for free or maybe we will, but somebody should.

Dear Mr. President,

Please find below my suggestion for fixing America 's economy. Instead of giving billions of dollars to companies that will squander the money on lavish parties and unearned bonuses, use the following plan. You can call it the "Patriotic Retirement Plan":

There are about 40 million people over 50 in the work force. Pay them $1 million apiece severance for early retirement with the following stipulations:

1) They MUST retire. Forty million job openings - Unemployment fixed.

2) They MUST buy a new American CAR. Forty million cars ordered - Auto Industry fixed.

3) They MUST either buy a house or pay off their mortgage - Housing Crisis fixed.

It can't get any easier than that!!

P.S. If more money is needed, have all members in Congress pay their taxes...

Mr. President, while you're at it, make Congress retire on Social Security and Medicare. I'll bet both programs would be fixed pronto!

If you think this would work, please forward to everyone you know.

found themselves assigned to the same sleeping room on a

Though initially embarrassed and uneasy over sharing a room,

At 1:00 AM, the man leaned down and gently

Government Announces Short Sales Guidelines

Government Announces Short Sales Guidelines

The U.S. Treasury Department announced new guidelines this week designed to make short sales go more smoothly.

To qualify under these new guidelines:

The property must be the home owner’s principal residence.

The home owner must be delinquent on the mortgage or close to defaulting.

The loan must have been made before Jan. 1, 2009, and be for less than $729,750.

The borrowers’ total monthly mortgage payment must exceed 31 percent of their before-tax income.

Under the plan, borrowers will receive $1,500 from the government for selling homes for less than the amount of their mortgages. Mortgage-servicing companies will get $1,000 for each completed short sale. Second-mortgage holders can receive up to $3,000 of the sales proceeds in exchange for releasing their liens. Investors who hold the first mortgage can collect up to $1,000 from the government for allowing the payments.

Borrowers who complete a short sale under the program must be "fully released" from future liability for the debt, according to the guidelines.

"Very Motivated Seller", says the MLS printout. Really? What else is new?

“Very motivated Seller” is so… 2005! I mean really, can’t you do better than that?

“5% Commission for full price offer.” Right! Lame…

“Seller to pay for carpet allowance.” Lame, again…

“Agent bonus for accepted offer.” Still not working…

Here we are in the grueling market of 2009. The slogans and phrases that used to entice Agents and Buyers are no longer working. Just what exactly IS working nowadays?

I know that when I utter the word Short Sale, I can sense the stiffening up within the Real Estate Community. On the other hand, I could throw the words “Bank Owned”, REO and Foreclosure all over the place and garner everyone’s attention.

Are Foreclosures, Bank Owned Properties and REO’s the only Hot Buttons of 2009? You tell me!

Mortgage rates and what will move them this week. Economic Forecast For the week of 11/30/09

Well, Last week ended up being much better than I thought it would be. Traditionally we get a bit of a smack on holiday extended weekends, but this time we have to thank Dubai for tossing enough insecurity into the markets to cause a flight to quality that pumped a few extra dollars into our credit markets. By weeks end we had one of the more positive weeks we have seen in a few months. Can you say "Global Economy"? Dubai??? That crazy rich little country that builds its own Islands.... That's the place. They took a trip to a neighbor to borrow a few bucks so they could pay their bills and now the market has something else to worry about.

This week starts a new month of data for the markets to chew on, along with the world hic-ups to digest. Here is the calendar:

Monday November 30: a no news day with a slightly positive mortgage market.

Tuesday December 1: Where did 2009 go?

Tuesday: November institute of Supply Mgt (mfg) expected 55.0 vs last month 55.7. The decline is likely due to the Auto industry and it is not likely to move the market.

Wednesday December 2: Fed Beige Book Released. This "book" compiles the 12 districts which are expected to show some recovery, but no new News. The fact is that employment is still ugly and it is not likely there will be any shockers here to move the market.

Thursday December 3: Third quarter productivity and unit labor costs (revised) expected +8.6% and -4.2%. The productivity number is down from last month, that combined with labor costs up a bit from last month is a sparkle of light at the end of the tunnel. Will businesses start to hire now? it may be a bit of good news that might make the markets think twice about rates.

Thursday: Initial jobless claims expected up 14,000. Just a quick side note to this Non event of a number. the week of Thanksgiving has seen initial jobless claims rise in 7 of the past 10 years. what a great week to get a pink slip???

Thursday: November institute of supply Mgt (service sector) expected 51.5 vs 50.6. The bump up from last month was anticipated and as forecast is not likely to move the mortgage world. It would probably take a number below 50 to see a noticeable move down in rates.

Thursday: Senate Banking committee's Hearing ot nominate Bernake to a second term. It is expected that some blame will be tossed at Ben. Typical of politicians to pass the buck along with the blame to make themselves feel better (and more "elect-able" perhaps?) It may make for some interesting viewing but not likely to move the market.

Friday December 4: Employment report with Non farm payroll expected at -130,000 and the jobless rate at 10.2%. If we see 10.3 and -150k we will see improvement in rates, Lets hope we don't see the jobs market any worse than it is already, I would rather see higher rates and a strong jobs market, isn't that better for everyone?

Well That's the calendar, heavily weighted on Thursday's side, but the biggie is most likely Fridays Employment report (from a numbers perspective at least). It is expected that foreign funds will continue to seek shelter in our markets, especially in the credit markets. This flight to quality is helpful to keeping rates steady to possibly move them lower. If things in Dubai shake out to be nothing scary and the world is not scared about the next melt down we may see funds flow back out and that could bring rates back up. Remember that good news is bad news in the interest rate world.

Expect a choppy week. and after 5 straight weeks of improving rates I doubt we will see too much more improvement since we are so darn low already!

Today I dusted off my Rollerblades and off I went, skating through the neighborhood. I can’t remember the last time I skated; I think it was last year, or maybe the year before that. I spent my childhood on skates. My kids learnt to roller skate when they were two years old. Skating has been a constant throughout my life until…

What happened? Work and responsibility took over my life and somehow I found less and less time for myself. When my grandmother passed away this spring, I started taking inventory of my life. I came to the realization that I worked more than I lived. Worst of all, I don’t even know when the change happened; it just did.

I’ve never backed down from a challenge and the past few years have been challenging, to say the least. I found myself working longer and longer hours, trying to somehow catch up. I just recently came to the realization that catching up is not possible in the market of 2009. I’m learning to prioritize better, delegate more, automate more, and say no more often. I am very picky about the clients I take. I am more careful about the time spent on tasks. I enter my discretionary activities like yoga classes on my calendar as appointments. If I don’t schedule my free time, I forget to take it…

Last week I ran a 5K race, something I haven’t done in years. This summer I went white water rafting, boating and hiking, again, something I haven’t done in years. This year I’m reclaiming my life. I am finally admitting to myself that although I thought I was a well balanced individual, with no addictions of any kind, I may indeed have a problem with working too much. I’ve started the repair process this summer.

If you are reading this and nodding all the way through it, why don’t you join me and start changing? Reclaim your life, one hobby at a time! Prioritize, delegate, automate and limit your work load, while at the same time dusting off helmets, skates, footballs or baseball bats! Call up old friends and throw a get together! How about charades or a game of monopoly? How long has it been since you played a board game with your loved ones? Life is short; you blink and it’s gone. Enjoy your Life! Work will be here when you finish playing…

Thanksgiving Divorce

A man in Phoenix calls his son in New York the day before Thanksgiving and says,"I hate to ruin your day, but I have to tell you that your mother and I are divorcing; forty-five years of misery is enough.

"Pop, what are you talking about?" the son screams. We can't stand the sight of each other any longer," the father says. "We're sick of each other, and I'm sick of talking about this, so you call your sister in Chicago and tell her."

Frantic, the son calls his sister, who explodes on the phone. "Like heck they're getting divorced," she shouts, "I'll take care of this,"

She calls Phoenix immediately, and screams at her father, "You are NOT getting divorced. Don't do a single thing until I get there. I'm calling my brother back, and we'll both be there tomorrow. Until then, don't do a thing, DO YOU HEAR ME?" and hangs up.

The old man hangs up his phone and turns to his wife. "Okay," he says, "they're coming for Thanksgiving and paying their own way."
