DO YOU KNOW OF SOMEONE WHO HAS AN ADJUSTABLE RATE MORTGAGE. MANY HOMEOWNERS TOOK OUT ADJUSTABLE RATE MORTGAGES OVER THE PAST 5 YEARS OR SO. A MAJOR PART OF THE NATIONWIDE FORECLOSURE DISASTER HAS BEEN CREATED BY THESE ARMS ADJUSTING AND THE PAYMENTS BECOMING, WELL, LET'S SAY NOT SO AFFORDABLE ANY LONGER.

2. BORROWER HAS RECENTLY STARTED A NEW CAREER WHERE THEY ARE ASSURED THAT INCOME WILL INCREASE OVER TIME. THE ARM RATE ALLOWS THEM TO HAVE A LOWER PAYMENT NOW, MAYBE LOCK THEM IN ON A 5-7 YEAR ARM TO GIVE THEM SOME SECURITY UNTIL THAT INCOME GETS BIGGER.

FEW REASONS

THESE WERE JUST A FEW OF THE REASONS, OR TIMES ARM LOANS BENEFIT BORROWERS. THERE ARE SOME VERY BAD ADJUSTABLE RATE LOANS OUT THERE, 2 YEAR FIXED , 1 YEAR ADJUSTABLE AND 6 MONTH ARMS TEND TO BE VERY DANGEROUS. THE MOST DANGEROUS OF ALL IS THE NEGATIVE AMORTIZATION LOAN.

Softball Game 8/1/2008

Nearing the end of my daughters softball season, the other three coaches and I had never talked about what we did for a living. Well, ends up, one of them is starting real estate school 8/2/2008. His father is a commercial and residential Realtor, and he will be joining the team with his father. I asked him about the classes he will be taking, and about where he is career in Real Estate will be heading. He then asked me what types of loans I do. I stated, commercial and residential nationwide. Ends up, thwe exchanged numbers, I gave him several cards of which he would like to give them to everyone at his Fathers company.

Moral of the story.

If you don't ask, you don't know. Whether it's your daughters softball game, baseball game, soccer game, you run into someone at a coffee shop. Ask the most important question... What career are you in... You might just be shocked where that conversation ends.

Fannie mae and Freddie Mac taken over by the us government.

The announcement came today that the US Government will take over Fannie mae and Freddie Mac.

My belief is that interest rates are currently higher then they should be due to instability in the market. We may see a decrease in rates because investors will deem Fannie mae and Freddie Mac to be more secure with the backing of the US Government. This is only my opinion.

Closing of the week last week. I had a VA loan close Tuesday September 2, 2008. I little about the loan:

1. 590 mid credit score.

2. 100% financing with VA funding fee then rolled on top.

3. Aggressive interest rate with competitive closing costs.

4. No PMI, obviously VA loans don't have PMI.
