Doing the Gratitude Dance ~ Thoughtful Things to be Grateful For!

I just watched this great video on the "Gratitude Dance". I think it has been voted for as one of the Number One Videos on YouTube.

It makes you want to dance everywhere you go. Only things is that you have to grab other people and get them going.....sounds good to me. I've become a Roving Reporter and now I can be a "Gratitude Dance" Evangelist. Since Bob Stewart won't hire me as a official ActiveRain Evangelist....this can be my second job.

I think it would be a wonderful idea for us all to video friends and people we work with doing the "Gratitude Dance"! It only makes you feel great. Let' all put up videos everywhere of people doing the "Gratitude Dance"!

What The Client Should Expect From A Home Inspection

This is such an excellent post that I wanted to share it with my local market and clients. Thank you Steven.

The longer I am in this field of home inspection, the more apparent it becomes to me that most buyers, or sellers contracting for a pre-listing inspection, have no clue as to what it is that a home inspector is looking for or what that inspector will be reporting on.

Home inspections and standards of practice vary from association to association and from state to state. My description of the process is general but it should be helpful for those who are unfamiliar with the field of home inspection. In this synopsis, I am not attempting to list every system or component that might, possibly, be viewed during the course of a home inspection but this should provide a good overview of the process.

A home inspection is a non-technically exhaustive, primarily visual, inspection of a home and it's systems and components.

An inspector will not be spending much time looking at minor cosmetic details, or checking phones, cable, outdoor garden lighting or built-in vacuum or speaker systems. Those items will almost certainly be excluded.

Some people think the inspector will be overwrought about housekeeping and cosmetic details -- interior paint, whether or not the pictures on the wall are straight. I have seen the seller tidy up like crazy and then the deal hit a snag because of a totally unexpected, and serious, structural or electrical issue.

The inspection flow:

The site and the exterior, including the foundation, siding or other cladding, exterior doors, decks, stairways and rails, driveways and grading of the lot will be inspected. An inspector should report defects, such as slope or grade that routes runoff water against the home, foundation cracks or damage, rot or problematic conditions of cladding, unsafe decks and stairs, defective doors.

While the routine may vary, from inspector to inspector, the roof might be the next stop. On the roof the inspector will get a second look at some of the components he or she probably got a cursory view of from down below -- gutters and downspouts, chimneys, plumbing stacks, vents and roofing materials. It is not always possible to traverse every roof. But, when it is possible to do so safely and without damage to the roof, the inspector should go up on the roof. There are defects that can only be seen from up above. If the inspector cannot go on the roof, it will be viewed, as best as can be, from the eaves or from the ground.

The inspector will inspect attached garages (not usually detached garages unless additional fees apply), verifying that there is a firewall that protects the home and making sure that any powered vehicle doors have proper safety features such as sensor eyes and auto-reverse.

Often the furnace and water heater will be located in an attached garage so they may be inspected when the inspector is in the garage. The inspector will, with some limitations, check the safety and function of water heaters and furnaces/heating devices. He or she should make sure that garage appliances are protected so they cannot be hit by a forward moving automobile. This protection is often provided by a bollard. The inspector should measure the water temperature and report temperatures that are unsafe -- such as a temperature over 120 degrees F, which is conducive to scalding burns.

Often the attached garage will be the site of the attic hatch. A home inspector should try to find the various attic hatches. If it can be done safely and without risking damage to the property or insulation, the attic should be traversed.

The attic can hide many secrets that should be exposed. There might be leaks from the roof above, exhaust fans could be blowing moist air into the attic. There could be ventilation issues, old or unsafe wiring, or even rodent activity in the attic. The inspector should note whether or not the attic is insulated.

Somewhere, in this general sequence of events, the inspector will inspect the electric system. Standard procedures include looking at the service entrance and removing the cover from the electric panel and viewing the wiring inside of it.

The inspector should report visual defects in the panel, report if there is a grounding electrode in place and report the placement and function of GFCI receptacles -- the kind of receptacle that gives extra protection in wet environments. In newer homes, there should be AFCI breakers that protect against electrical fires at bedroom receptacles and lights. The inspector should check most receptacles and many light switches, ceiling fans, etc.  It is not always possible to check every switch or receptacle, but an inspector should get to many of them.

About now, we are ready to move inside the home. Inside the house, the inspector -- along with looking at floors, walls, ceilings, doors, windows and stairs -- should check the plumbing, including under sinks and at tubs and showers. A primary emphasis is on drains, traps and whether or not there are signs of leaks.

Toilets will be flushed and checked to make sure that they are tight to the floor and that they are not leaking -- often leaks are visible as a result of stains on or under flooring.  Regarding plumbing, when the inspector was outside, he or she should have checked the water pressure at a hose bibb to make sure it was in the normal range of 40 to 80 PSI.

Many inspectors will operate and inspect the dishwasher, the refrigerator, the range, the microwave and some will even operate laundry appliances. Certainly, an inspector will try to view connections and operate gas fireplaces or look inside wood stoves and fireplaces. If the wood burning devices look to be full of soot or creosote, then an inspector will call for service or further evaluation by a qualified chimney sweep. Since we are talking fire safety, the inspector will, when inside the home, verify the presence of smoke detectors.

Last, but not least, the inspector will inspect the sub-structure of the home. This can be merely a slab, which often leaves little for an inspector to view. Or it might be a basement or a crawl space that has ample access.

If it is a finished basement, there might be little to report on. However, at an unfinished basement or crawl space, the inspector will be looking at the structure -- posts or columns, beams and joists and many other components -- plumbing pipes, heat ducts, under floor insulation. Especially in a crawl space, the inspector will be alert to signs of damage from wood destroying organisms or rodent activity.  Often, in a sub-structure area, the inspector will locate a main water shutoff valve for the home. For sure, when it can be found, the inspector should report the location of the main water shutoff valve and, also, the location of the main gas or fuel shutoffs.

Again, the methods of inspection vary from inspector to inspector and this article is not intended to describe how every inspector does the job. When the inspection is complete, the inspector should, in a reasonable time-frame, provide the client with a concise and accurate written report that has photos and describes the conditions that were found at the home at the time of the inspection.

So sorry to be a Humbug. But I can not do this anymore. I cannot go to Target, Walmart and BestBuy and keep up my level of consumerism. I need to get humble and spiritual. I need to respect Mother Earth. I need to not market to sales but to service my clients and embrace goodness. I need to be real with people and not try to sell something.

I want to be simple and real! I want to help people and be honest about real estate and the trending real estate conditions of my local market. I want to help my Consumer put it in context with what the Industry as a whole is experiencing and the national perspective as it relates to our local market.

We don't need every Consumer Gadget for every need in life. We need to be REAL and get SIMPLE. Yes, I am yelling....I want to be heard and I want to connect with every other "like minded" person that wants to save the World.

Well, after I got through posting my Part I of the RainCamp Overview, I decided that if I give out all the "goodies" you might decide you don't need to go and that would be a big mistake. We watched a viral video of an huge aquarium in Japan where someone had made a video and added a song from a band. They did so without permission, however it worked out because it ended up going wild in views and getting the band needed recognition. In this case the much needed awareness of Copryright Law Infringements did not come into play, however one must be aware that this is an unusual case. It was very beautiful. Special treat was meeting Bob Stewart after so many years of putting up with me and Brad Andersohn for all his kind support over the years. I even got to meet Jonathan Washburn....that was a special treat.

Bill Kinney was delightful and we will go over his stuff tomorrow.

My favorite treat was meeting Chris Fisher. We've had a special friendship for some time now and it was so delightful to meet her and spend time with her.

Putting the REAL back in Real Estate Agent ~ Changes in Our Profession!

In the ever changing and evolving complex world of our global economy and our national economy, how has the profession of a Real Estate Agent or Realtor changed?

Are the older traditional methods still relevant with all the technological changes in our Industry? Has social networking resulted in a division from traditional real estate and that of the latest trending technology solutions for real estate?

With the new mobile solutions that allow us to basically do most of our business on our cell phones, to using video and pod casting for better ways to communicate with our Consumer along with the creation of better websites that provide the Consumer with the tools they can use to better learn about local, national and global real estate markets, have we left the majority of Realtors and Real Estate Agents behind?

My personal opinion while qualifying the fact that I am a "Technologist" and have been so for longer than I care to share is that the answer would be NO. Real estate is and will always be a "relationship-based" profession. A good agent with a mature business and who has lived and worked within his or her community for a long time can be just as successful as those Real Estate Agents and Realtors who are using every leading edge technology solution.

I would encourage all agents to invest in learning how technology can better help you in your business, however I will always know that it is the work we do on behalf of our clients that enables us to remain in business and to continue to build our business. Relationship is everything in our Industry and the REAL in Real Estate Agent means connection to helping our clients reach their goals and staying in touch on both a personal and professional level.

The job does not end when the keys change hands. That's the REAL part of being a Real Estate Agent!

Memories of Route 66 (a TV series....dating myself here...I can barely remember it) only we are on The 299 and heading East. Fall River Mills is a small town of charm and beauty about an hour and half from Redding on The 299. On the way to Alturas, one finds "The Hat Creek" and The Pit River. This river community has much to offer.

The Hat Creek is known for some of the best Fly Fishing in the Western US. Winds through our county and is available throughout the Eastern perimeter.

Further along we come to MacArthur, CA a farming valley with impressive views of Mount Shasta. The Mountain appears to be a "Heavenly Being" hanging over this blessed valley protecting and standing guard.

This farming community is protected and has the feeling of having been passed by. Everything is slower and more pleasant in MacArthur. Simpler times still exist here.

Redding CA Realtors - Real Estate and Life - Where's the Line - Do you have a life other than being a Realtor? There are times when I've had to question whether my work takes over my life or if I have a life other than real estate.

I'd like to do some fly fishing on "The Hat Creek" and "The Sacramento River" here in Redding and Shasta County California. I would like to bake pies for my neighbors who are such good neighbors and friends. I'd like to take a three day weekend and go camping at Lewiston Reservoir. I would like to get my car washed each week. I have taxes to do and so on and so on.

I am fortuate to work with people I like. All my clients and I have connected on some level and enjoy working together. Some times our time together is short and sometimes it is a lifelong friendship.

It comes down to always doing my best for the client. Some times it means taking my client to the hospital after they just moved here and some times it means fighting the bank to get that short sale approval for a Buyer who is a disabled veteran. Putting my client in that perfect home and seeing that smile on their face is my life. Getting a hug and knowing that I helped in a significant way is my life.

Redding CA Realtors - Real Estate and Life - Where's the Line - Well getting some fly fishing and getting my taxes done are needful things indeed.....but overall I would say I have a good life and many clients that are my lifelong friends!

Redding CA ~ Short Sales ~ Making Home Affordable (MHA) Program ~ More Ways To Take Your Home Away!

Things are changing on the short sale side of things and you should know about these changes.

Everything we knew about short sales is about to change. Good or bad, it is hard to tell. The government changed things with the "Making Home Affordable" (MHA) program. This program is now being managed by the Treasury and Fannie Mae. It covers more than 85% of mortgage loans, which include loans owned or guaranteed by Fannie Mae or Freddie Mac. It also includes FHA loans and loans managed about about 50 major servicers.

It seems to be an attempt by the government to tidy up the short sale process. Having very little faith in the government at this point, however I have my doubts.

One of the points being made is that there are all those Loss Mitigators out there that need to be trained before it can be implemented.
Word is that Freddie Mac has been called into service to "audit servicers" files and fine servicers who are not using the new MHA process. WOW some regulation coming from the government. Interesting, however my guess is that for those few banks that are helping the Consumer, it will be a way to stop short sales.
In the new plan, the Loss Mitagator is the initial point of contact for the Consumer in their search for options in keeping their home. If after all options are explored, then and only then will a short sale be considered.
The Loss Mitigator will use a net present value formula to determine if the lender/investor will net more from a short sale than from a foreclosure. They say the decision is strictly a financial one. If a short sale is selected for the seller, the seller will continue to list with the listing agent, however the listing price and listing term will be determined by the Loss Mitigator. The servicer/lender must still approve the short sale.
The servicer/lender can no longer negotiate down the short sale commissions.

This is all very interesting indeed. I wonder where the Loss Mitigator will come to understand local markets, trending marketing conditions and present market value for the property.

Additionally, how will they judge Realtors and Real Estate Agents and their ability to market the property.

All interesting questions. It seems to me that the government has just figured out a way to control more of the real estate market with a plan that let's them determination that more homes should go to foreclosure. Is the real agenda to take away all the homes from all Consumers.

One has to wonder.

I'm starting a new trend....and I will just carry on with it until you join me! The idea is that the brain likes to have repetitive patterns of thought. The things we do in life are patterns and the brain likes to be lazy and do comfortable and familiar things. We pet our dog each day and when time allows we cook or garden or fish.

Life at time throws us a curve and we are forced to address change and a new pattern. We have a choice however to embrace change constantly by doing new and delightful things that help the mind stay alert and change up those patterns of familiarity. Through different and new activities the mind and brain remain younger and more adaptable to change. Your ability to remember and entertain complex thought is enhanced. So here's to new brains and new experiences. Let's all think outside the box on new things that will help you stay young and open up your heart to happiness....as well!

Mortgage Delinquencies - The Coming Storm

This is an excellent post and I want to share it with my readers. It is good to see the numbers that help us understand that we are only two years into what will most likely be a five year adjustment. We have a long road ahead.

Via Jeff Geoghan MBA - Lancaster PA Real Estate Expert (The Jeff Geoghan Realty Group, Coldwell Banker Lancaster PA):

This is one of those posts where I wish I didn't have to write it, but felt it was so important to my readers that I would be remiss not to at least talk about it.

Everyone out there probably knows somebody who is behind on their mortgage payments, looking for alternatives and likely also just finding out that their home's value has dipped below what their loan amount is. I know some within my own personal circles. It's a tough situation for me to advise them as a professional because it's such a personal challenge to their pride and self-worth, not to mention their plans and dreams for the family. The question we're asking is "when is this going to stop and where are we heading?"

I'm going to put up a few graphs that show the trends nationally with regards to mortgage delinquincies:

This chart is by quarter - Single-family mortgages set a new record delinquency rate in the second quarter of 2009, according to a quarterly survey by the Mortgage Bankers Association. Those of us in the real estate business see the foreclosure process (just visit the local Sheriff Sale docket to see the current numbers) but the looming delinqency-to-foreclosure issue is far, far larger.

The Wall Street Journal on 8/3/09 reported the following quote: “While subprime mortgages sparked the first round of housing problems two years ago, now "troubles are lurking further up the food chain," says Joshua Shapiro, chief U.S. economist at MFR Inc. White-collar job losses have accelerated while more adjustable-rate loans to prime borrowers are resetting to higher payments. ‘You put all that together, it leads me to believe that the next leg down on home prices is going to come from the top,’ he says.”

The first objection someone may have would be to say "yes, but historically those who are delinqent usually get their act together and come current on the mortgage after a while". That WAS true, but not anymore! We call that the "Cure Rate", that is the rate of delinquencies that go back to current. The Wall Street Journal reported on 8/24/09 about a Fitch analysis that found that the Cure Rate from 2000-2006 was 45% (which means about half of people fix their delinquency). However, as of July 2009 the rate had dropped to just 6.6%! That means that over 90% of delinquent customers are going to foreclosure. Take a look again at the above chart...

The next thing someone will say is "well, that's the 'sand states' and not my area". Here's the chart for all 50 states showing the same breakdown of delinquencies and foreclosures. Guess what - most states have a significant problem, especially compared to historical figures.

Now the next thing someone may say is "aren't those loans going to get 'fixed' by a loan modification?" I know several people right now who are applying for a Lancaster County loan modification but are waiting and waiting. I hope it works out for them...

In reality, loan modifications are hardly making a dent. To me, that's a burning question. Why arent banks being more aggressive in giving customers the option to extend their loan and/or reset to a lower rate? Why are they being SO difficult? The people I know don't want to be foreclosed. They CAN make payments. They just need the terms redrawn to allow them to catch & keep up. Loan modifications are not helping us get this crisis under control.

What are the causes of all these delinquencies? Here's a chart that is enlightening:

We hear a lot about adjustable rate mortgages being the culprit, but the reality is that it's the loss of jobs and the tanking real estate market that's the perfect storm. See my previous post on unemployment in the nation, the state and Lancaster County.

Keep in mind, this post is not intended to give us "good news". You may be experiencing good things in your market and that's great. My intent is to get us thinking about the challenges that aren't going away and how we're going to address them as homeowners, agents and professionals. I'd love to hear your ideas!
