&lt;p class=&quot;q-details&quot;&gt;As an REO Specialist and a Buyers agent we are seeing both sides of the market. Here in AZ, recent trends and buyer behavior are showing appeal of foreclosed homes drop, as buyers frustrated with delays and response times are starting to look at resale homes as a preference. Condition issues aside, this is becoming a problem that is more noticeable compared to about a year ago. I have seen some agent portfolio's in excess of 300 properties ACTIVE. On trying to do business with many of the teams with large portfolios, telephone calls are not returned, emails are not returned, delays and oversights are frequent and professional courtesy is thin. As a result my buyers are electing to look at alternative properties, which can either be private resale or foreclosed with better response rates. Time and time again I see truth in the saying &quot;Once Bitten, Twice Shy&quot; as buyers elect to passover a property because the listing Agent or Team was difficult to deal with. From an asset managers perspective I can understand the values and possible improvements by consolidating, but I ask all of those Asset professionals that read this, to stop and consider total cost. Indirect costs, and risks of over consolidation is real and more time needs to be taken to spread asset bundles out to ensure highest quality service, increased care, lower errors, reduced risk and minimize bottlenecks and delays in REO asset sale and servicing. As REO specialists we must be careful of over stretching our capabilities with too much inventory and lacking infrastructure or capacity to support it. Resources are cut to the minimum as margins for all are also cut. For this reason we need to look at ensuring greater distribution of assets with those teams that also have the skills and capabilities to service them to the highest of standards.&lt;/p&gt;</description>

      <title>The Need For Cost Re-Engineering Is Great right now, Can Real Estate be Green Too? </title>

Companies and businesses have to continue to reinvent who they are and how they do it to survive. Green business has a great opportunity to grow and integrate more into production methods as companies look for new ways to do things. Business models in practically every industry has to be challenged, if not by our customers but by us in order for us to compete. &lt;br /&gt; &lt;br /&gt; Having worked in business strategy and cost re-engineering for over two decades in all aspects of indirect and direct business cost/operations, we need to embrace this challenge, rise to it, and develop our talent and our thinking to find new opportunities and new markets. &lt;br /&gt; &lt;br /&gt;Can green survive, I think yes in many aspects of real estate and of business. Technology is enabling a more remote work force. Less is the need to occupy a desk space. You can work from home and be connected and large companies can take millions out of their operating costs if they have the will and the expertise to implement flexible work plans and the appropriate infrastructure. &lt;br /&gt; &lt;br /&gt; As prime business real estate in some markets become more cost prohibitive and the fight for talent and available work force to fill operations become more costly, a flexible workforce and real estate strategy is the only way businesses can continue to re-engineer costs. &lt;br /&gt; &lt;br /&gt; At a residential level, I think builders needs to look at their materials and challenge production companies to find cheaper, greener, more responsible materials that will help reduce build cost, but can be done so in a way that it also improves construction times = reduced labor = reduced cost. A great example of this is in Norway where you can literally choose your home mass produced, and it is delivered in component form and built almost within a day on already laid foundations. GREEN and Cost Cutting can come together if only there is the courage to challenge business models and the product.&lt;/p&gt;

&lt;div&gt;&lt;span&gt;We are asked many times, &quot;What is going to happen in 2009?&quot;&amp;nbsp; Is it going to get better? My answer is that in someways it already is. The problem is that the media has not been helping you much in terms of truly understanding the market locally here in Phoenix. Sure there are still challenges ahead, but take a look at the following chart showing the progress and change that&amp;nbsp; is happening. &lt;br /&gt; &lt;br /&gt; Solds are up slightly, the homes that hit the market during the financial crisis (Nov 08)&lt;br /&gt; have been sold Inventory is down significantly compared to 2007. Bank aid is driving more price stability as banks are financed to be able to sit on homes longer.&amp;nbsp; The real question is are we potentially going to see a deepening recession and more wide spread job loss.&amp;nbsp; &lt;br /&gt; &lt;br /&gt; Remaining inventory is what is left that is fueling continued price declines. Prices are almost on average back to 2004 numbers. Some Phoenix markets are performing better, some worse. &lt;br /&gt; &lt;br /&gt; The remaining inventory is being sold as prices for these homes are 50% of construction costs in many cases. Some are even lower in price. When you combine that with 5% or less interest rates, I expect to see 2009 as a decline year, but it has the potential to recover. Why? because the difference between a buyers and sellers market is closer than you may think:&lt;br /&gt; &lt;/span&gt;&lt;br /&gt;

&lt;span&gt;&lt;br /&gt; You can see by the data that we can easily shift from buyers to balanced to sellers market over a few months.&amp;nbsp; Combined with new government, we can be a little optimistic. &lt;/span&gt;&lt;/div&gt;

      <title>End of Year Holiday Season - A Time for Thanks for us ALL.........</title>
      <description>&lt;p&gt;Well it is that time of year again when we prepare for the celebrations and comforts of our families and friends and I must say I am thankful. 2007 is coming to an end and before we know it we will be starting 2008 with full force and vigour, in an effort to improve upon all that we have done and achieved during the previous year. In doing so we can so quickly forget all that we have achieved and to be thankful.&lt;/p&gt;&lt;p&gt;I was lucky to be attending a year end celebration for a large corporation in the Phoenix AZ area this weekend and I was witness to gifts and cash prizes being drawn. For a moment I found myself reflecting on the year past and the year ahead and said to myself &amp;quot;wouldn&amp;#39;t it be nice if I/we won&amp;quot;. Sitting at the table with me was a young lady and her mother, and on hearing her name being read she was in momentary shock, then also realizing that she had just won $5000 dollars burst into tears. I then noticed her mother also breaking into tears at the same time and upon realizing the same news.&lt;/p&gt;&lt;p&gt;&amp;quot;WOW&amp;quot; I thought to myself on seeing their reaction and&amp;nbsp;joy, but then quickly realizing that it was probably not&amp;nbsp;the&amp;nbsp;primary emotion. I am speculating when I say this, but I think the primary emotion was relief. Hours later I found out that the young lady was a single mother with two&amp;nbsp;young children. In the ever increasing trend of increased consumption, it is not a small wonder to realize why the subject of &amp;quot;Green&amp;quot; has started to gain such significant political and social attention.&lt;/p&gt;&lt;p&gt;Practically everything we do, buy and consume has an environmental impact, from the cars we drive, the food we purchase, the homes will live in and&amp;nbsp;the chemicals we use to keep things clean. They are looking to the origins of their supply chain for improvements, and they are certainly looking at the end result in terms of efficiency in consumption of energy and resources such&amp;nbsp;electricity and water, and develop homes that are more environmentally conscious.       <title>A Customer Centric Model In Real Estate is Essential For Service Excellence.</title>

(If we were to ask them?)&lt;/p&gt;&lt;p&gt;I find these questions both fascinating and challenging and as a business owner, a professional and as a Real Estate Agent &amp;amp; REALTOR, I am inclined to try and answer these questions head on.&amp;nbsp; I&amp;nbsp;have spent the last&amp;nbsp;15 years studying and practicing management and leadership in large organisations that have invested thousands and thousands of dollars trying to find leading answers to these types of questions in an effort to drive best practices. I have seen many video&amp;#39;s and read many development materials that we should all read in the never ending pursuit of personal development and excellence.&amp;nbsp;The one key answer that was common across all was that in order to deliver quality service, it first must be built around the customer for which you are trying to serve........&lt;/p&gt;&lt;p&gt;One of the key reasons as to why I entered this profession is that I see opportunity, opportunity to contribute, opportunity to serve and opportunity to excel. In doing so I have tried to develop my own thoughts and ideas as to a customer centric approach as to how I service my customer, understand their needs and deliver on those needs. How do you make them central to decision making and&amp;nbsp;as such simplifies the whole home buying process and will probably make it less stressful for all. &lt;/li&gt;&lt;li&gt;What is the current state and readiness of your existing home, How do you transition your home from a home to a highly desirable and marketable product that drives premium&amp;nbsp;value relative to alternatives (Competition).&amp;nbsp; &lt;/li&gt;&lt;li&gt;How does your home compete with alternative offerings on the market place, what are it&amp;#39;s pro&amp;#39;s and con&amp;#39;s and how can we maximise these to drive the best end result. Furthermore based on&amp;nbsp;the competition how is your home positioned relative to them and also the target market for which the home is going to be sold. &lt;/li&gt;&lt;li&gt;Based on&amp;nbsp;target market, what are the best mediums and channels of marketing that takes into account the specifics of the home and the target markets. &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;After completing all of this and delivering on the promise of&amp;nbsp;our REALTOR responsibilities and great response to Phone Calls, our end result should be&amp;nbsp;Service Excellence. Well as time goes on, we are increasingly bombarded with solicitations from banks and financial institutions offering credit against the equity of your home, all stating that they can save you money by shifting higher cost credit card debt and shorter term loans over to a line of credit that in principle is an average 7% APR. Have we stopped to think how much 7% APR will cost us over 30 years versus 22% over 5 years? Do the math on your existing debt and you will see.......&lt;/p&gt;&lt;p&gt;At a time when consumption is high, the availability of consumer products are just a short trip in the car, you have to stop and think when the short term desire for more has to stop and financial conservatism takes over.&amp;nbsp; There is growing pressure from lobby groups to increase the amount of control on financial institutions that &amp;quot;Spin&amp;quot; and do not fully explain what&amp;nbsp;the true costs are in the loan products being sold or offered especially those offered by credit card institutions and banks.&amp;nbsp;&lt;/p&gt;&lt;p&gt;After all of these events Consumer America, is using the equity in their home to further sustain their living costs after they shift these debts from short terms credit card debt, to long term mortgage debt. These kinds of predatory lending practices have to stop and you the consumer have to be protected. &lt;/p&gt;&lt;p&gt;It is going to take time to increase the amount control on financial institutions, which has just started to pick up some momentum.
