Upper Saddle River Homes Sales Report June 2009

Upper Saddle River homes sales have lagged the market. The boom years created a large inventory of new high priced homes. These homes are dropping in price and pushing down on the inventory below them. This leave little distinction in home prices between a 4500 sq ft to a 8000 sq ft new home.

I have written about this phenomena before. It is when homes are provide far above the neighborhood normalized ceiling price for a community. The normal market purchasers become lock out of the market and the market doesn't attract enough buyers at these expanded size and scope of development.

Markets have their mix and it can expand and contract, but it can not over run itself. Builders tryed to create their our market. This is fool hearty and not a business like approach to the business. I seen this happening and closed my last new house in Upper Saddle River in February of 2006. It was 5507 sq ft. and sold for $1,850,000. This was then literally 50% of the upper sale prices to happen. When I started the house in the Spring of 2005 I thought I would be in the 80 percentile of the market. The new formed builders had different ideas. Bigger, better, more glitz, and more money!

The most inportant thing a builder/developer must do is know their market. They must know what the demographics can carry. I have made this mistake only once. It was due to a sold deal going in cause me to start a house larger in particular market than I would normally. The sold deal died and I had approved site plan and permits for a house. It was like hitting your thumb with a hammer, you know your going to hit it, but you can't stop your swing.

There is more to success over a long period of time than just luck. Luck is good, knowing your business is vital!

Saddle River Quarterly Real Estate Sales Report

Saddle River Real Estate, single family home sales decline for the 2nd quarter of 2009. The high priced market is still lagging the med and lower ranges. The lack of good high end financing is probably the cause of the lag. Saddle River is a community of large lot zoning with estate size homes.

Other areas and Bergen County over all has pick up considerably. Many areas of the country have also, at significatly lower prices however.

Bergen County Home Sales NJMLS UC at 24 Month High!

Bergen County Homes sales under contract in the NJMLS have hit a 24 month high. Junes 669 contracts is the high month back to May 2007. This is encouraging, as home price declines, favorable available mortgages, pent up demand have help move some inventory. The hope is that prices stabilize and allow people who need to sell to do so. These times are an opportunity for buyers of all kinds. Many people are trying to find there way into the market. When you look around the country you see many markets which have now turned from buyer to seller's market. Not that prices are rising at any pace, but the competition for property is strong. Continued availability of reasonable mortgages will keep this market alive.

I have been waiting for the data to confirm my hopes this winter, that if there was a stable mortgage market with reasonable requirements, the market would stabilize this spring. The upper end markets still need some work. The lack of securitizing in Jumbo mortgages has posed some challenges. I am hoping that some product are employed soon to close the gap. In some cases it is working, in others it is not. Unemployment lags the markets. It will peak out far after the markets bottom here.

Woodcliff lake New Jersey real estate sales for May 2009, shows the best sales volume since October 2008. The market shows signs of firming at lower prices. Lower prices, pent up demand, low interest rates and renewed credit availability have help bring in buyers to the market. With 8 pending sales and 51 active listings at the end of May, leaves a 6.3 months of inventory. With 6 Homes sold in May compared to 2 in April, along with 8 pending sales, the market could show increases in volume in 2009.

Should Banks tighten credit at market highs or lows?

I read, that in a survey of senior loan managers, they had tighten credit over the past 3 month period.

For nearly a decade, while prices push higher by loose credit standards, it was ok to give money away for any credit, for any high price real estate that moved decisively away from the trend line and moving averages. This was a time of high prices rises, that a prudent loan manager should of tighten standards, simple due to excess increases in prices. Now that the worry period is over and prices have come down and the risk of further declines exist, but considerably less by my trader's gut then when the market was roaring up, they tighten credit, when they should be loosing. A loan standards manager must think like a trader in any market. When the market goes up extremely you must look to take something off the table. In the case of a fund manager, that is credit standards tightening. The reverse is when a market has declined, no different than our stock market, you look to cut your shorts, and start adding longs. This would be loosening standards to get money out in a less risky market as to potential decline size. What is wrong with the brains of this country anymore? The proverbial cow is out of the barn now they want to lock the door and keep it locked. Maybe if they try now to leave the door open when there is no cow, maybe the cow will come back. By the cow, I mean the balance in the market. This is how to manage risk and do the job your business calls for.

It is accident prevention after the crash.

I don't mean to be wild like the past times that they were without rules. I mean to be reasonable against this market, to open up the door for the cow.

Real Estate Markets: It seems that all the speculative areas are hot and selling strong, foreclosures, reo's and the like. Southern California, Nevada, Arizona and Florida among other areas, are setting home sales records. The areas that were less speculative in the boom are making a lazy bottom. However, property is selling in Bergen County New Jersey again. There are deals being made. It is too soon to tell how many but I think it will be significantly higher than last year in volume. Yes, prices are lower, about 20% from the highs. However, the speculative areas are off about 60% off their highs.

It better to be a little slower, than to have lost so much in price. The market is finding its legs. With all the mortgage money coming in, it is getting easier. We are seeing a lot of activity, lets hope it keeps up!

Last up date we said.

We will look to buy the SPM09 or ESM09 as follows; unit one at 770, unit 2 at 745 unit three we will reserve for now.

We missed this buy, the market pulled back to the low 770's and we were not filled and are flat.

We will look to sell short the June ESM09 at 850 and a second unit at 870.

We said last;

We were short from $51.00 and covered at $49.00 for a $2.00 profit..

WE will buy the June QMM09 or CLM09 at $46.00 and a second unit at $44.00

Last update we said.

Currently: 30 year Treasury Bond USM09

We were short one unit from 129, we covered at 126 16/32. for a 2.5 point profit.
