Moving From "For Sale" to SOLD

Have you grown tired of seeing the real estate sign prominently displayed in your front yard? Are other homes in the neighborhood selling while yours languishes on the market month after month? Do you dread answering the phone for fear it is another showing and once again you must make all the beds and plump all the cushions in hopes of receiving an offer? Selling a home is a commitment of both time and effort. To paraphrase Betty Davis, it is not for sissies or the faint of heart--especially in this market.

Luxury homes in my market are lingering on the market, but the properties offering the best package are selling. This "packaged deal" consists of the best price, best condition and best location. If the price is too high the days on market will continue to grow. If the condition reflects neglect or deferred maintenance expect to compromise on price. If the location is less than desirable the price must acknowledge the decrease in value caused by street noise or other nuisance.

Price sells. There is a buyer for every property; and your buyer will arrive when you have your property priced right. Before you reduce the price tour your property with all your senses activated. How does it look from the curb? Is the entrance inviting? Does it smell of pets and athletic gear? Is it cluttered and messy? Do the windows sparkle? Cure as many of the sale inhibitors as you possibly can. Your goal is to create the desire to live in the house you are selling.

Buyers have great eyes. They will see the worn carpet. They will see the stains on the ceiling. They will see all the flaws you are willing to overlook in your home because they do not love it yet. Every showing is a first date so make sure your home is flaunting its best assets. Once condition, location and price are aligned a love-match is surely in the making.

Aligning Purpose and Power in a Real Estate Kind of Way

"Our chief usefulness to humanity rests on our combining power with high purpose. Power undirected by high purpose spells calamity, and high purpose by itself is utterly useless if the power to put it into effect is lacking." ~ Theodore Roosevelt.

Teddy got that one right. While channel surfing and warming myself in front of the fireplace after a chilly three hours at a very quiet open house, I heard a motivational speaker urge the audience to make it a habit to do three things each day:

1. Grow. Learn something, try something new, stretch yourself.

2. Help others. Give of your time, your knowledge, your support.

3. Be grateful. Search for things to be thankful for in your life. Seek them out, acknowledge them.

It sounds like a simple formula capable of changing lives and the corner of the world we inhabit.

As I head out into the work world this wet and wonderful Monday morning I'm ready to align purpose and whatever power I can muster to move a bank owned property with issues closer to the closing table--a challenging transaction is always a growth and learning experience. Another client needs to close on a house by the end of February and although his price range is highly competitive we're submitting another offer today.

Grateful? Definitely. I've had a good year and I'm thankful for the opportunities, the business and the friendships made along the way.

Database Dilemma: Purge or Preserve?

My database was out of control. There were names from open houses past, phone numbers and emails long obsolete and an absence of contact spanning months if not years. I had way too many prospective buyers floating around in my head and the lengthy 18-year contact list on my iPhone was amusing to friends. No doubt, it was time to purge or preserve, or better yet, prioritize.

I hold on to the people and things I love. Hey, I still have a White Stag windbreaker from my college days. It still fits and looks great with a pair of Levis--exactly the way I wore it back in the 60s. I decided that would be my database test:

1. Are we (the buyer/seller/agent) still a good fit?

2. Do we still need and want one another?

3. Can we enrich each others life by attaining mutually satisfying goals?

I'm enjoying approaching an overwhelming task from a new angle. It is still hard for me to push the delete button and send a once potential-laden prospective buyer to the big trash can in cyberspace. I've moved many to the "back burner," turned a few more down to simmer and a have a large gathering cooling on the sidelines. If a good match materializes I can snag their email or phone number in a heartbeat and turn up the heat.

Here's why I rarely delete a name from my database: A house I showed last year came back on the market at a much reduced price. I remembered a lovely couple looked at it, but it was slightly out of their reach. Even though I had not heard from them for months I sent a chatty email notifying them of the price reduction. I had no idea whether they were still in the market. Last evening, much to my delight when I answered the phone her voice greeted me.

Nothing ventured, nothing gained.

Unwind the World

I turned the TV off last night after a day of media torpedoes bombarded my sensibilities and senses. It was my way of controlling an out of control barrage: 30,000 more young men and women marching into harm's way--60,000+ more families dealing with the daily uncertainty of having a family member at war. Cop Killer killed, Sports Role Model crashes and falls off the idol pedestal, More foreclosures on the way... and on and on the broadcast continued until click, darkness fell upon the screen.

Actually, I was rescued by my iPhone. It rang and I answered it. Hallelujah, it was good news! Small scale, but good news with the potential to unwind the world one tiny step at a time. A client wants to write an offer on a house. I immediately sprang into agent mode and created a plan of action. It felt good to be back in my element and leave the chaotic big picture behind the darkened screen.

I do not set national policy or make military decisions. I am not Tiger Woods' moral compass, nor can I offer the families of slain police officers anything but my compassion and condolence. The housing market is where I can make a difference, a contribution and yes, maybe even help unwind a small segment of the tangled housing mess one family, one house and one sale at a time.

I'm no superhero, but I do love capes--maybe I'll wear one today just for the fun of it (and my own little secret power trip).

Texting Below the Table

Okay, maybe eye contact is over rated, and the speaker's topic was not exactly mesmerizing, but at a recent mandatory sales meeting I could not help but notice many attendees had their head bowed and they were not praying---they were texting below the table.

Judging from their level of engagement whatever was happening between the tiny screen and their fingers was more focus-worthy than the woman with the mike at the front of the room. Were they conducting business? Perhaps they were negotiating a sale in the middle of a sales meeting, social networking, or playing poker. Whatever the case, they physically showed up to sign in and promptly sat down and checked out mentally.

A recent college graduate told me she was pretty much done with eye contact, especially since her new iPhone offered so many distracting and often more attractive options than constant eye-to-eye with a singular conversationalist. Truthfully, I searched for a profound response or a a snappy retort but I could only nod and acquiesced with a half hearted smile. I was about to embark on the importance of human to human connection with no electronics in between when my iPhone signaled a text. I instinctively diverted my eyes to check the message, and when I returned to re-start the conversation she was busy texting.

I missed the moment. I wonder, are we so busy texting and talking into our phones we're missing the teachable, reachable moments of our lives?
