                                                            &lt;p&gt;It seems that the business community is beginning to wake up to the power of social media but unfortunately there are still many in the real estate community that either don't understand it or don't WANT to understand it. That's a shame...and short sighted.&lt;/p&gt;
                                                            &lt;p&gt;I live in a very small community (12,000 population) tucked away in the White Mountains of tiny New Hampshire. However, through the leverage and connections of social media, Jay Thompson in Phoenix will soon have a new listing because one of my good friends moved from the area to Phoenix and is now looking to move back (he must be missing the minus 29 degree temps we are having today!). My friend wants a referral and doesn't want to pick blind from an agency billboard or postcard.Since I know/follow Jay -through the various social media tools-he will get the referral. That is just a small example and certainly doesn't even touch on the other aspects of social media which is simply being real/authentic and available to your clients and customers. I have plenty more real world situations--as I am sure you all do as well.&lt;/p&gt;
                                                            &lt;p&gt;I am &quot;preaching to the choir&quot; here because if you are on ActiveRain you are likely already into it all. I just needed to rant a bit because I came back enthusiastic and empowered and have since been deflated a tad. Just a tad.       <title>Are YOU out of your MIND?</title>

&lt;p&gt;If you are like me you probably have used or still use planners, notebooks, post-it notes etc to organize your thoughts, to do's and projects. Doing things this way is a very &lt;em&gt;&lt;strong&gt;linear approach&lt;/strong&gt;&lt;/em&gt;--meaning each to-do, note or project sits by itself--disconnected from the others. This makes remembering them difficult as well as it being a constant effort flipping back and forth between your notes to try to put it all in context.&lt;/p&gt;
&lt;p&gt;Mind mapping uses the &lt;em&gt;&lt;strong&gt;right side of the brain&lt;/strong&gt;&lt;/em&gt; and allows you to think without imposed structure or lists. You begin with a central concept and branch out from there building from that central idea. What happens is that you get a FULL PICTURE approach to a project or even a to do list that enables you to get things done faster--a side benefit is that because the &quot;map&quot; is now a visual reference you remember it better--far better in my experience. &lt;p&gt;it takes a little getting used to, but now that I have been doing it for a couple of weeks I find it incredibly helpful. Here are ways I have used it:&lt;/p&gt;

&lt;li&gt;I created our company marketing plan as a mind map--this not only helps us understand where we are marketing but also provides our clients with an impressive graphic of all the ways we market their home.&lt;/li&gt;

&lt;li&gt;We have a subdivision project that we wanted to create a stronger advertising campaign for so I mind mapped what we currently were doing and began to see other areas we had missed out on.&lt;/li&gt;

&lt;li&gt;With all the social media commitments in this new Web 2.0 world of real estate, I sometimes get off track and find it has been more than a week since I blogged or a few days since I used twitter. I decided to make a 'tasks list' using the mind map method and I posted it on my office wall. It is a visual reminder to do certain things--far easier than a daily to-do list where each day my list gets longer from the undone tasks the day before! Plus as I mentioned, I remember the tasks better due to the &quot;right brain thing&quot;. It is really wild how fast you can recall things that have a visual reference vs. a list.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;In this age of info overload and the massive juggling of tasks, I found mind mapping to be a huge time saver and it just feels GOOD to have things organized now.&lt;/p&gt;

&lt;p&gt;Real estate sellers are becoming more demanding. A glossy magazine ad that has a month or two lead time for publication is likely &lt;strong&gt;not&lt;/strong&gt; going to be the vehicle that will bring a buyer to the home. Neither will newspaper advertising. Both do little other than promote the real estate agent. By the NARs own estimate, over 84 percent of all home buyers are searching for their future residence online.&lt;/p&gt;
&lt;p&gt;It's time for us to truly educate our sellers and stop wasting incredible amounts of money and resources on a medium that no longer provides the real estate industry any benefit.&lt;/p&gt;

      <description>&lt;p&gt;Yesterday there was a REALTOR&amp;reg; from another office chatting with us about the market and his level of business. Certainly all of us need to vent once in awhile and it is easy to do that with people in the same industry. BUT...there is a difference between venting and being negatively destructive. &lt;p&gt;What was interesting to me was that some of the whining was about BPO's he was asked to do and how it wasn't worth the gas to go do them. That one always gets me...this same agent is thinking about picking up a part time job to supplement his income and yet won't do a BPO which will help sharpen his real estate skills, pay him far more than the $10 bucks an hour he will likely be paid in another job and keep him working in his chosen field.&lt;/p&gt;
&lt;p&gt;Instead of all the barking &lt;em&gt;&lt;strong&gt;WHAT IF &lt;/strong&gt;&lt;/em&gt;we all started wagging a bit more and look at what we can GAIN in this current market?&lt;/p&gt;
&lt;p&gt;#1 complaint of (some) real estate agents when it is busy: &lt;strong&gt;THEY HAVE NO TIME&lt;/strong&gt;. So now we have time and have GAINED:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Time to &quot;sharpen the saw&quot; and take those real estate classes we cram in when it is busy. Do you really know the new agency changes?&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Time to cull through our database and get our clients organized and perhaps even connect with them again. I&lt;strong&gt;&lt;em&gt;f&lt;/em&gt;&lt;/strong&gt; you aren't I guarantee a &quot;wagging agent&quot; is likely contacting them right now.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Time to update our marketing pieces and listing presentations. Are you REALLY using all the tools and resources your franchise or NAR provides us?&lt;/li&gt;
&lt;li&gt;Time to familiarize yourself with new developments and create a new farm area. Are you doing the same ole' and getting the same ole'. Change it up.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Time to dig into the technology and online tools that you say you don't understand or have the time for and use the NEW tools that are replacing all your old ones. Like blogging, and video, and social media and websites...&lt;br /&gt;&lt;/li&gt;

      <title>RED, BLUE AMBER LAW in New Hampshire</title>
      <description>&lt;p&gt;I have been meaning to post about this since I first saw the highway signs warning motorists that it was now win effect. Many in my office had never heard of it and those that did still weren't sure exactly what it was.&lt;/p&gt;

Drivers will be required to slow down and make room for those vehicles at roadside emergencies, along with police and fire vehicles. Violating the law can result in a fine of $150, according to New Hampshire State Police.&lt;/p&gt;
&lt;p&gt;Basically the new law states that you must slow down and make appropriate room (pulling over, moving to a different lane etc) for BLUE (Police), RED (Fire Dept., Ambulance ) and now AMBER (the tow trucks and D.O.T people that thi bill was specifically made for).&lt;img src=&quot;http://activerain.com/image_store/uploads/3/6/5/9/0/ar121918010209563.jpg&quot; height=&quot;135&quot; alt=&quot;&quot; width=&quot;240&quot; style=&quot;margin: 8px; float: right;&quot; /&gt;&lt;/p&gt;

I would hope this would open some eyes.&amp;rdquo;&lt;/p&gt;

      <title>Why YOU NEED your own IDX!</title>

&lt;p&gt;If you are a real estate agent and you don't have your own personalized IDX service on your website &lt;strong&gt;you are doing yourself a HUGE disfavor. &lt;/strong&gt;If you can hang with me for a bit here, I will explain why:&lt;/p&gt;
&lt;p&gt;Let's say I am one of the 87% of home buyers that begin my search for a home on the internet (NAR stats). I can either &quot;Google&quot; a particular search phrase such as &quot;North Conway NH homes for sale&quot; or perhaps I search using an agents name I found online or maybe even an agency website.&lt;/p&gt;
&lt;p&gt;My obvious goal is to find a &lt;strong&gt;North Conway home for sale&lt;/strong&gt; ( for example) that meets my expectations. If I happen to land on an agents page that is full of cool stuff I might stay and look at virtual tours and browse through the &quot;My Listings&quot; but ultimately I know that this isn't everything. I want to look at &lt;strong&gt;ALL the homes for sale in the town&lt;/strong&gt; I am searching. So I click on the link that leads me to the &lt;strong&gt;full MLS search&lt;/strong&gt;. Here is where an IDX comes to play.Most agents are aware that NNEREN ( our New Hampshire, Maine and Vermont MLS Board Feed--replace your mls board here) provides a&lt;em&gt;&lt;strong&gt; free &lt;/strong&gt;&lt;/em&gt;MLS feed that you need to &quot;frame&quot; (i.e. insert into your website or blog)&lt;/p&gt;

&lt;p&gt;A peronalized IDX is a fully featured powerful race car you provide your web visitors. T&lt;strong&gt;hey want this-&lt;/strong&gt;-how do we know? Because if you do not offer it they are one click away from using a different website that does-&lt;strong&gt;and it doesn't cost THEM a penny&lt;/strong&gt;... so why not?. &lt;p&gt;2. That's it...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;WHAT A PERSONALIZED IDX OFFERS:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. EVERY listing in the MLS is branded with &lt;strong&gt;YOUR photo&lt;/strong&gt;, &lt;strong&gt;YOUR contact info&lt;/strong&gt; and &lt;strong&gt;YOUR email&lt;/strong&gt; for more information.You might even be able to add a web widget that displays an instant Google chat icon for a user to immediatly contact you in real time--web visitors want info and they want it NOW.&lt;/p&gt;
&lt;p&gt;2. Your web customer might decide that writing down all these MLS #'s is a real pain in the butt (ahem) and wish for a &quot;&lt;strong&gt;Saved Search Portfolio&quot;&lt;/strong&gt; that with one click they can build a portfolio of listings they like online.&lt;/p&gt;
&lt;p&gt;3. Your web customer might be sneaking in some personal time on the ole' work computer and wish they could share the cool home they just found on your website. They can send that listing to a wife, husband or friend etc with just &lt;strong&gt;one click.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;4. Your web customer is probably busy as we all are-- and has no time for all this detailed searching. Can't they simply put in the criteria they are looking for (price range, town, number of beds/baths etc) and just get email alerts with the homes that fit this criteria? &lt;strong&gt;ABSOLUTELY with a personalized IDX.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Can you see the difference here between the go-cart (free mls) and the super-charged race car (personalized IDX)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SO IS THAT IS?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Nope...not by a long shot. Your clients aren't the only ones that benefit from a personalized IDX. &lt;em&gt;&lt;strong&gt;YOU DO AS WELL.....HOW?&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Your personalixed IDX has an &lt;strong&gt;&quot;ADMIN BACK DOOR&lt;/strong&gt;&quot; that allows you to see all the people that asked for info, searched your IDX and WHAT they were searching for. THIS IS VERY COOL STUFF.&lt;/p&gt;
&lt;p&gt;So, a newspaper ad costs you say $50 bucks for a small one day ad--- You have no idea how many people looked at your ad and what they did when they read it.
