Tips for First-Time Home Buyers of North Conway NH Real Estate

At the recent Inman Connect, the keynote speaker was Gary Vaynerchuk who I personally thought was THE highlight of the entire convention.

Gary Vee (as he is known in the online world) is the founder of WineLibrary TV and is credited for bringing the love of wine to regular folk--you know, the people like you and I who don't necessarily buy $150 bottles of wine normally. In addition to promoting his wine store and wine reviews he has made an even larger name for himself as a social media and online marketing success. The man is brilliant and although he is "rough" at times with his language, he is simply being real and talking straight to you.

Jay Thompson (also a social media and online real estate marketing superstar) posted a video of Gary's speech at Inman. At the bottom of this post I will include that and a prior speech Gary did at a Web 2.0 seminar that originally got me hooked on Vaynerchuk. (That's Gary on the left and Jay on the right)

It seems that the business community is beginning to wake up to the power of social media but unfortunately there are still many in the real estate community that either don't understand it or don't WANT to understand it. That's a shame...and short sighted.

I live in a very small community (12,000 population) tucked away in the White Mountains of tiny New Hampshire. However, through the leverage and connections of social media, Jay Thompson in Phoenix will soon have a new listing because one of my good friends moved from the area to Phoenix and is now looking to move back (he must be missing the minus 29 degree temps we are having today!). My friend wants a referral and doesn't want to pick blind from an agency billboard or postcard.Since I know/follow Jay -through the various social media tools-he will get the referral. That is just a small example and certainly doesn't even touch on the other aspects of social media which is simply being real/authentic and available to your clients and customers. I have plenty more real world situations--as I am sure you all do as well.

I am "preaching to the choir" here because if you are on ActiveRain you are likely already into it all. I just needed to rant a bit because I came back enthusiastic and empowered and have since been deflated a tad. Just a tad. I will watch Gary again and remind myself to keep preaching...even if some of my choir ain't listening! ;)

Do you remember when there used to be just TWO internet browsers in the world (three if you even knew what browser Apple computers used...)?

Microsoft's Internet Explorer dominated the marketplace and little Netscape (bought by AOL and recently shut down on March 1st, 2008) was always struggling to get marketshare. Today we have MANY browser options to choose from and if you have never tried any of the others you really should take them for a spin as they are all quite distinct and may offer you just what you hoped for in a browser.

I won't elaborate on the features of each browser as I am more curious what people here at AR are using and why.

Google Chrome is the latest browser to hit the internet world and it already is making a huge splash. It is FAST, very sleek and takes a minimalist approach with none of the gazzilion buttons and search boxes that can end up on IE.

Firefox is the open source choice for many as it offers a huge amount of customized plug-in options for nearly anyone. I personally use this one for all my real estate related online work. The plug in's are great and offer loads of time saving applications.

Safari once exclusively for Mac's it is now available for Winows/PC users as well.This is my favorite browser for home use as it is very fast and intuitive to use.

Flock is the new rage for the social media world and I am curious if ActiveRainer's are playing with this browser due to it's heavy integration with all the social media sites. I find it a bit awkward and confusing but must admit I have only done a cursory review of it.

Opera has been around for awhile but seems to be getting more popular these days. They have a mobile phone version and also offer a social media tie-in relationship (Blogging via SMS even)

SeaMonkey was created by the same people that created FireFox (Mozilla open source) and apparently is trying to be the Swiss Army Knife of all browsers. They even include an HTML editor and IRC chat tools. Probably more of a true Geek-Browser but there is power under that hood.

There are more below but they are the lesser known "fringe" browsers...I have tried the above but can't say much about these below others...

Are YOU out of your MIND?

Recently I was visiting a good friend of mine, Dave Soucy, owner of Perfect Fit in Manchester, NH (Fitness Expert and author) and he shared with me this brainstorming tool called 'mind mapping'. Although the concept of mind mapping is not new, it seems to be finally getting mainstream attention in part due to the many software programs that are now available making the process fun and fast.

If you are like me you probably have used or still use planners, notebooks, post-it notes etc to organize your thoughts, to do's and projects. Doing things this way is a very linear approach--meaning each to-do, note or project sits by itself--disconnected from the others. This makes remembering them difficult as well as it being a constant effort flipping back and forth between your notes to try to put it all in context.

Mind mapping uses the right side of the brain and allows you to think without imposed structure or lists. You begin with a central concept and branch out from there building from that central idea. What happens is that you get a FULL PICTURE approach to a project or even a to do list that enables you to get things done faster--a side benefit is that because the "map" is now a visual reference you remember it better--far better in my experience. To the right is an example of using mind mapping to decide which mind map software to buy and below is an example of a basic mind map of using Web 2.0 for real estate:

it takes a little getting used to, but now that I have been doing it for a couple of weeks I find it incredibly helpful. Here are ways I have used it:

I created our company marketing plan as a mind map--this not only helps us understand where we are marketing but also provides our clients with an impressive graphic of all the ways we market their home.

We have a subdivision project that we wanted to create a stronger advertising campaign for so I mind mapped what we currently were doing and began to see other areas we had missed out on.

With all the social media commitments in this new Web 2.0 world of real estate, I sometimes get off track and find it has been more than a week since I blogged or a few days since I used twitter. I decided to make a 'tasks list' using the mind map method and I posted it on my office wall. It is a visual reminder to do certain things--far easier than a daily to-do list where each day my list gets longer from the undone tasks the day before! Plus as I mentioned, I remember the tasks better due to the "right brain thing". It is really wild how fast you can recall things that have a visual reference vs. a list.

In this age of info overload and the massive juggling of tasks, I found mind mapping to be a huge time saver and it just feels GOOD to have things organized now.

Here are some resources I played with if you consider trying it out:

FreeMind: Open Source FREE mind map software--Nice but I wanted a few more features it didn't have.

iMindmap.com: I ended up choosing this one...$99 bucks but it has many functions that I really liked. It was also mac compatible. Supposedly the maker of this software, Tony Buzan is the originator of mind mapping.

Mindmanager: A rather robust package here...probably more than the average user would use but if you want it all...this is good.

And not to forget the very new app for the iphone, Mindmaker. Take your mindmaps with you!

Mind mapping may sound "geeky" to you but if you dive in and try it I think you will see it actually appeals more to the creative/visual person and the bottom line is: IT WORKS. Give it a try!

Newspaper Advertising- "It's going to be Bloody!"

Although the question of using print advertising is a well worn topic in the real estate community, it is interesting to see the further changes in this traditional medium.

According to the latest edition of private equity firm Veronis Suhler Stevenson's Communication Industry Forecast (USA Today) here is some compelling data:

NEWSPAPERS: Spending on dailies and weeklies will fall 2.4% a year to 55.3 billion by 2012. Digital will account for 14% of the total vs 5% last year. The biggest problem will continue to be Classified Ads moving to websites such as CraigsList and others. Newspaper classifieds will plummet and fall 11.3% a year through 2012 compared to previous declines of 2.3% a year from 2002-2007.

Cable TV and Satellite ad sales will grow 7.3% a year to 188.9 billion.

Music- Digital downloads will outsell CD's in 2010 leading the beleagured industry to an average increase of 0.9% a year.

The Los Angeles Times has ceased publication of its weekly real estate section--born more than a century ago--amid major staff cuts.

Richard Smith, President of Realogy, the largest residential real estate broker in the world ( and parent company of Coldwell Banker, Century 21, ERA, Better Homes & Gardens Real Estate and Sotheby's) said that thier budget devoted to newspapers will shrink by as much as 2/3 next year as spending moves online. "it's going to be bloody", Smith said in an interview, " the newspaper industry is going to have to adjust".

Realtor Chris Iversons has a very interesting and compelling article, Are Newspapers Dead? over at 3 Oceans Real Estate blog. He took the time to track the results of newspaper advertising for open houses he conducted in the Palo Alto and Redwood City, CA markets and compared them to the results from online advertising and signs.

The outcome? Out of 52 groups that came through Johns open houses one weekend, none came because of the extensive advertising he had done with local newspapers.

Real estate sellers are becoming more demanding. A glossy magazine ad that has a month or two lead time for publication is likely not going to be the vehicle that will bring a buyer to the home. Neither will newspaper advertising. Both do little other than promote the real estate agent. By the NARs own estimate, over 84 percent of all home buyers are searching for their future residence online.

It's time for us to truly educate our sellers and stop wasting incredible amounts of money and resources on a medium that no longer provides the real estate industry any benefit.

Today is the last day the Kennett High football team is selling Varsity Gold Cards, which can be used for discounts at participating businesses throughout Mount Washington Valley. The players, wearing their jerseys, will "Blitz the Town" for three hours, from 11 a.m. to 2 p.m., selling the cards, which are $10 each and are valid through Sept. 30, 2009. Proceeds help fund equipment and supplies for the football team.

Yesterday there was a REALTOR® from another office chatting with us about the market and his level of business. Certainly all of us need to vent once in awhile and it is easy to do that with people in the same industry. BUT...there is a difference between venting and being negatively destructive. In less than 15 minutes his negativity spread like a cloud and others got drawn into his storm.

What was interesting to me was that some of the whining was about BPO's he was asked to do and how it wasn't worth the gas to go do them. That one always gets me...this same agent is thinking about picking up a part time job to supplement his income and yet won't do a BPO which will help sharpen his real estate skills, pay him far more than the $10 bucks an hour he will likely be paid in another job and keep him working in his chosen field.

Instead of all the barking WHAT IF we all started wagging a bit more and look at what we can GAIN in this current market?

#1 complaint of (some) real estate agents when it is busy: THEY HAVE NO TIME. So now we have time and have GAINED:

Time to "sharpen the saw" and take those real estate classes we cram in when it is busy. Do you really know the new agency changes?
Time to cull through our database and get our clients organized and perhaps even connect with them again. If you aren't I guarantee a "wagging agent" is likely contacting them right now.
Time to update our marketing pieces and listing presentations. Are you REALLY using all the tools and resources your franchise or NAR provides us?
Time to familiarize yourself with new developments and create a new farm area. Are you doing the same ole' and getting the same ole'. Change it up.
Time to dig into the technology and online tools that you say you don't understand or have the time for and use the NEW tools that are replacing all your old ones. Like blogging, and video, and social media and websites...

Our office dog, Ginger reminds me to be positive every day. Every person who comes into the office is welcomed with plenty of wagging--she expects the best and with that approach always gets it-- from visitors and co-workers alike (and sometimes even a biscuit!)

RED, BLUE AMBER LAW in New Hampshire

I have been meaning to post about this since I first saw the highway signs warning motorists that it was now win effect. Many in my office had never heard of it and those that did still weren't sure exactly what it was.

Beginning August 5th, changes to the state’s Move Over Law will clearly include tow trucks and DOT vehicles as emergency vehicles. Drivers will be required to slow down and make room for those vehicles at roadside emergencies, along with police and fire vehicles. Violating the law can result in a fine of $150, according to New Hampshire State Police.

Basically the new law states that you must slow down and make appropriate room (pulling over, moving to a different lane etc) for BLUE (Police), RED (Fire Dept., Ambulance ) and now AMBER (the tow trucks and D.O.T people that thi bill was specifically made for).

The bill was sponsored by Representative Sherman Packard and approved by the legislature in June. “The goal is to help protect people out there protecting us,” Packard said. “Police officers, tow truck operators, construction workers have been hit because people aren’t paying attention. I would hope this would open some eyes.”

So, keep that in mind fellow "real estate road warriors" as you travel the New Hampshire roads...

North Conway NH Carbon Challenge

The New Hampshire Carbon Challenge is a University of New Hampshire (UNH) initiative committed to providing NH residents and communities with the information, tools and support necessary for households to reduce their residential carbon dioxide emissions by 10,000 pounds per year.

Currently North Conway is #2 in the state of New Hampshire with 47 households pledging to reduce 300,403 pounds of carbon which should realize a savings of $40,913 in enerrgy costs.

We are currently pushing to reach 5 million pounds of carbon so the local Chamber of Commerce has issues a Mt. Washington Valley Climate Challenge.

HOW TO TAKE THE CHALLENGE:

1. Gather your fuel and electric bills and you car manual and also check your car's odometer.

2. Click on Climate Challenge

3. Fill in the form and be sure to include MWV Climate Challenge Household or Business under the community section and SUBMIT.

4. Begin to implement th proposed changes!

The Mt. Washington Valley Green Team has formed several sub-sommittees to deal with such issues as recycling and conservation, sustainable food and agriculture and much more.

Tour de Lovell. The third annual Tour de Lovell gets under way at 9 a.m. The tour is a scenic 20-mile bike ride through Lovell, taking in vistas of the White Mountains. iphone for iREALTOR

I admit it. I am a gadget guy. Over the years I have tried to temper this by only purchasing selected gadgets that either combine other gadgets into one or make me more efficient. So, it was with great interest to me when Apple first came out with the iphone a year ago. Although I wanted it I really could not justify the original $500 price tag or making the switch over to Cingular/AT&T from Verizon.

That all changed last month when Apple launched the new iphone at " 1/2 the price and twice the speed" for a more reasonable $199. After spending WAY too much time trying to just get one I finally found what must be the last of them in New Hampshire (for now) down at the Apple store in Salem, NH.

I liked my Treo and I liked my Blackberry but the iphone by far is simply the best phone/mobile computer I have ever owned

I could list all the real estate specific ways the iphone makes life easier but Jack Roth already did a fantastic job of that here on AR.

Honestly this is really the "killer app" for real estate agents as it leverages your efficiency outside of the office and truly provides the mobile/ virtual office environment that the many prior smart phones promised.

If you are on the fence about getting one I encourage you to make the investment. This one pays off.

Google Opportunity for Real Estate Agents

Wikipedia has a new challenger in town. The name is Knol (meaning a unit of knowledge) but this isn't any ordinary online competitor....this is Google's new baby.

What makes Knol different from Wikipedia is that they do not allow annonymous posting and modification of entries by others. What they do provide is that authors get FULL credit for thier individual work and...AND (here is the huge "link love" benefit) your writing gets indexed on Google and other search engines.

To become a real estate author on Google's Knol check out thier real estate section HERE. There are only 63 articles (or "Knol's" for the VERY broad search term, "Real Estate") and we all know THAT will change soon. They are still in beta since is a brand new launch --which makes NOW the time to get involved.

In addition to the 'Link Love' you will get as you are indexed, there is also the benefit of being a Google recognized expert in your field.

Now if we can only find enough time to actually show homes and write contracts in between all this typing online we will really be successful! ;)

Despite the term "IDX" being tossed around in the real estate world for some time now, there are still many REALTORS® that have no idea what it is and a few that perhaps THINK they know what is.

If you are a real estate agent and you don't have your own personalized IDX service on your website you are doing yourself a HUGE disfavor. If you can hang with me for a bit here, I will explain why:

Let's say I am one of the 87% of home buyers that begin my search for a home on the internet (NAR stats). I can either "Google" a particular search phrase such as "North Conway NH homes for sale" or perhaps I search using an agents name I found online or maybe even an agency website.

My obvious goal is to find a North Conway home for sale ( for example) that meets my expectations. If I happen to land on an agents page that is full of cool stuff I might stay and look at virtual tours and browse through the "My Listings" but ultimately I know that this isn't everything. I want to look at ALL the homes for sale in the town I am searching. So I click on the link that leads me to the full MLS search. Here is where an IDX comes to play.Most agents are aware that NNEREN ( our New Hampshire, Maine and Vermont MLS Board Feed--replace your mls board here) provides a free MLS feed that you need to "frame" (i.e. insert into your website or blog)

Great! You now have all the listings on your site--But is it really so great? NO, it really isn't. Why? Because the free MLS feed is like a "go-cart" compared to a car--and your WEB visitors KNOW THIS.

A peronalized IDX is a fully featured powerful race car you provide your web visitors. They want this--how do we know? Because if you do not offer it they are one click away from using a different website that does-and it doesn't cost THEM a penny... so why not?. If you were given for FREE a BMW or a go-cart which would you use?

WHAT a FREE FEED OFFERS:

1. You can search the MLS. The listing agent info is buried a bit so you do have some advantage but not much. NNEREN is pretty good about displaying the listing agent--as are most MLS boards.

2. That's it...

WHAT A PERSONALIZED IDX OFFERS:

1. EVERY listing in the MLS is branded with YOUR photo, YOUR contact info and YOUR email for more information.You might even be able to add a web widget that displays an instant Google chat icon for a user to immediatly contact you in real time--web visitors want info and they want it NOW.

2. Your web customer might decide that writing down all these MLS #'s is a real pain in the butt (ahem) and wish for a "Saved Search Portfolio" that with one click they can build a portfolio of listings they like online.

3. Your web customer might be sneaking in some personal time on the ole' work computer and wish they could share the cool home they just found on your website. They can send that listing to a wife, husband or friend etc with just one click.

4. Your web customer is probably busy as we all are-- and has no time for all this detailed searching. Can't they simply put in the criteria they are looking for (price range, town, number of beds/baths etc) and just get email alerts with the homes that fit this criteria? ABSOLUTELY with a personalized IDX.

Can you see the difference here between the go-cart (free mls) and the super-charged race car (personalized IDX)

SO IS THAT IS?

Nope...not by a long shot. Your clients aren't the only ones that benefit from a personalized IDX. YOU DO AS WELL.....HOW?

Your personalixed IDX has an "ADMIN BACK DOOR" that allows you to see all the people that asked for info, searched your IDX and WHAT they were searching for. THIS IS VERY COOL STUFF.

So, a newspaper ad costs you say $50 bucks for a small one day ad--- You have no idea how many people looked at your ad and what they did when they read it. BUT....for $20 bucks a FULL MONTH (using my favorite IDX provider www.mlscore.com) you get an IDX for your clients AND the ability to see all your leads, what towns they searched, what list price they searched on and how many listings they printed, shared with a friend or saved to thier favorites.

THIS IS INSIDE INFORMATION we all need folks! Now, you have info to modify your advertising or to push a certain area that you found people looking for.
