Most of the weathermen are predicting a real cold and snowy winter up there. They say that because they had a cold spring and no summer that this winter is going to be a really rough one.       <title>Foreclosures and Short Sales</title>
      <description>&lt;p&gt;Has anyone ever had clients that after months and months of negotiations on a foreclosure and filling out all the paper work involved with this bank foreclosure twice. These people decided that they are going to walk away from the deal and not pursue it after almost 5 months of work. The paper work still isnt totally completed we are still waiting for the estoppel letter from the&amp;nbsp;home owners association. I can't believe how long all of this has taken. This was a cash deal that the bank let slip through their fingers. I don't know if it was the bank or the company that they hired to handle their negotiations and the sale of the property. Between foreclosure and short sales the time lines are really lengthy and sometimes become a problem. I thought I would send this blog out to all my friends on Active Rain and wish that they had a happy and safe 4th of July. I hope and pray thaqt nopne of the my friends here or their families were any of the numbers that the news media quoted. They said that the 4th of July is one of the most deadly holidays.       <description>&lt;p&gt;I am in the midst of selling several short sales. I think they should rename them to forever sales. I have one that I have patiently been waiting for the bank to respond since January. My clients call me every week and continually tell me how frustrated they are. they say that if they really didnt like the property they would have been gone a long time ago. They have had their escrow money tied up since that time. They keep telling how much money they are losing and the fact that they moved money to pay for this property in cash. I just keep telling them sit tight and it will be done soon. they should hopefully be closing some time this month. I wonder have any other realtors experienced the same problem with short sales.       <title>Being released from your job. Today I was let go from my current real estate company.</title>
      <description>&lt;p&gt;Today my current broker let me go because my car insurance would not put her on my insurance as a co-insured. So last week she sent me a registered letter saying that if&amp;nbsp; I didnt get the insurance by Monday that she would be forced to let me go. Well, Monday came and she had the secretary in our office call me and tell me to clear my stuff out that I was released. So now here I sit without a place to hang my license. I put a few calls out to other offices but havent heard anything yet. Hopefully, by tomorrow I will have a new home. Everyone have a great day and just in case anyone wants to know yes I did try other insurance companies and some of the prices were ridiculous. One company wanted around $6000. for 3 cars the reason for being so high was that my daughter is under 21.&amp;nbsp; But it wasn't only high because of my daughter my wife and my rates with this company were also outrageous&amp;nbsp;also compared to what we currently have.       <title>Isn't it amazing the things they are transplanting. did every see the face transplant?</title>
      <description>&lt;p&gt;I thought haviing a knee replacement was something.&amp;nbsp; Now, I saw on the news this person had a face transplant.&amp;nbsp; That is really amazing they used skin and parts from a cadaver. It reminds me of the old Frankenstein movies. They use to go the cemeteries and steel parts and put them together and then they would have Frankenstein.&amp;nbsp; I just think its so weird how things that are in the movies and things from history repeat itself in the future. I originally ahd my knee surgery in 1968 before they did arthroscopic surgery so I had bone grinding on bone for 32 years and had arthritis so bad&amp;nbsp; I could barely walkup and down stairs. Then I had my knee replacement and after I rehabbed it I was running 4 miles on the elliptical cross trainer and biking 8 miles 3 x a week not bad for an old guy.       <description>&lt;p&gt;Today, &amp;nbsp;I sat in an open house and didnt have one person come to the open house. The house is really very nice its in a gated community. While I was at the open house some SOB stole one of my open house signs. Now being that no one showed up an now that one of my signs was taken that really made my day. To say I was pissed would be an under statement. But, I guess I will just have to forget it about it because I'm doing an open house tomorrow at the same house. Any way heres to hoping for better days ahead for all of us trying to make a living in the real estate industry. Everyone have a great weekend&amp;nbsp; and I hope everyone sells something this weekend.       <title>Working within a volatile market?</title>
      <description>&lt;p&gt;This market continues to&amp;nbsp;change daily. I can't believe some of the things that we are seeing with this market. My office has gone back to the old ways we are hosting open house every Friday, Saturday and Sunday in attempt to get more sales. It is working to degree. But what we get mostly is a lot of tire kickers coming in. Although we have sold some of the listings that we have at the Open Houses. They are few and far between. The market I hope and believe is trying to stabilize itself. That is one of the main reasons why our office has gone back to some of the old ways of selling real estate. We have seen sales double every month since the first of the year over last year sales. But I think this is really a double edged sword because the home prices are actually 50 % lower than they were a year ago.&amp;nbsp; Home prices are 200% lower than they were in housing boom of 2005. Hopefuly over the next couple of months the market balances itself out.&amp;nbsp; Here's looking at a brighter future in the real estate industry.&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;Steven San Filippo&lt;/p&gt;

      <title>Are there any other realtors out there that are having a problem with trying to close a Country wide shortsale?</title>
      <description>&lt;p&gt;I currently have a contract for a condo that is a short sale Countrywide is the mortgage holder. We submitted this contract back in the end of January 2009. We have repeatedly had to file extensions to keep this contract alive. We still havent heard a word on weather its going to be a go or no. May 1st we will starting our 4th month of waiting for any type of word from Countrywide. Hopefully we get word from them that it is a go. My clients continue to call me every week asking when its going close. I give them my standard answer that I haven't heard anything from the other realtor or the mortgage company and until we do we will have to sit and wait for the mortgage company to make their decision. Please let me hear from any other realtors that may have&amp;nbsp; experienced the same problem with the same mortgage company or maybe another one.&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;Steven San Filippo&lt;/p&gt;

      <title>Ouch I just screwed myself.</title>
      <description>&lt;p&gt;I went through my old blog post and started deleting some of the ones that I thought were old and had served their purpose. Little did I know that by deleting my blogs&amp;nbsp;I would be deleting my point total. I went from 17,491 down to 16,&amp;nbsp;400&amp;nbsp;I think. I can't believe that I just did this to myself.       <title>Has anyone recently received an email about December 21, 2012?</title>
      <description>&lt;p&gt;I just recently received an email about December 21, 2012 being the end of the world. Has anybody else recently received anything like this. In this email that talk about some kind of catastrophe that will occur. They also talk about this kit that tells you were to go and how to keep you and your family safe.&amp;nbsp; This probably all a hoax similar to the Y2K thing back in 2000. People that do these things must have nothing but time on their hands to come up with all these wild ideas.       <title>The scammers are out there waiting for you!!!!!   There is all this talk about identity theft but as realtors we have to look out con men.</title>
      <description>&lt;p&gt;There are of lot of different cons being perpetrated on realtors. Some have to do with their website's. Others deal with buying ad space. Also some deal with companies saying that if you dont renew your web addresss that someone else will get it and they will secure it for you for XX.XX dollars. All of this stuff is a hoax and all these companies just take your money and run. Only deal with the original person who worked with you. Don't have anything to do with any of these companies who solicit you online. They are all a scam. Please heed this warning I consider myself pretty crime saavy and pretty crime smart but I have recently been taken by one of these scammers because I was in a hurry and didn't think before reacting.       <description>&lt;p&gt;I have to go to my grandsons 1st birthday. I have been watching the weather up in Chicago and it isnt very nice like to day the high was going to be 9 degrees and it was 2 this morning when I was watching Channel 9 news. The wind chill has been in the double digits all week. Maybe while I am up there I will try to get some business of people who want to relocate to the warmer climates. Or maybe some people who want to join the rest of the snowbirds down here who come and go with weather. Wish me luck last year when I was up there our fight got delayed 3 hours because of the snowfall.       <title>Has anyone been getting calls from Google asking if you want exclusive area's?</title>
      <description>&lt;p&gt;I have gotten 3 calls in the last couple of weeks from Google asking me if I would like to be the exclusive realtor for the Fort Myers area. They say that anyone that would search southwest Florida your homepage wouild be the first one and only one that would pop up.&amp;nbsp; If my memory serves me correct i believe that they said it would be 99.00 a month. I asked if there are any guarantees with this purchase they said no. I told them that with business as bad as it is I don't think that it would be worth it for me to do it at this time. They called me again today I told the guy that I told the other person that called that I wasnt interested in their program.       <title>I don't know if its balls or stupidity that Governor Blagoyovich has?</title>
      <description>&lt;p&gt;I cant believe that after seeing&amp;nbsp;some of the&amp;nbsp;evidence that the FBI and the government have against him that he would still try to fight his being impeached from office. They are going to drag his name and his family through the mud of what is going to be disclosed at a trial. I think it would be in his best interest at this point to resign and take whatever deal the are willing to offer him. The wiretaps that they have are going to be admissible in court because they were court approved wiretaps. I think he is up the creek without a paddle.
