She told me that when she was house hunting she saw a home that had terrible photos of the interior and she had less than zero interest in the home. Everytime she did a search the home would pop up in the search results and again, she would click away from the listing and move on to the next.&lt;/p&gt;
&lt;p&gt;One day whe was with her buyer's agent and after they finished a walk-though of a home he suggested that she look at another home a few doors down - she tool one look at the front of the house and told the agent that she wasn't interested because she didn't like the inside. I guess he applied a bit of pressure because they did go in a and she was in for the surprise of her life - she absolutlely LOVED the inside, so much so whe decided to purchase the home.&lt;/p&gt;
&lt;p&gt;Now here's the kicker, she was ready, willing, and able to purchase that home SIX MONTHS earlier and the original listing price (it was afterall in her search criteria), but by the time she saw the house in person, its price had been lowered by $100,000.&lt;/p&gt;
&lt;p&gt;So that homeowner lost $100,000 plus six months of carrying costs and of course the agent lost the commission and whatever marketing dollars they spent during that time. How effective is that?&lt;/p&gt;
&lt;p&gt;I believe that the real estate industry is about to undergo a fundamental change. With nearly 90% of all home buyers using the internet as their primary source of information to locate a new home, the concept of curb appeal takes on an entirely new dimension. Instead of just having an immaculate front yard to impress people as they come to visit the home, the online presentation of the home must be an immediate slam-dunk. Agents must commit to budgeting 1/10% to 2/10% for PROFESSINAL staging and photography for an effective online presentation be it a slide-show, streaming video presentation, 'virtual tour', MLS photo gallery, or any other medium. Just as everything else in media: CONTENT IS KING&lt;/p&gt;

      <description>&lt;p&gt;I was asked to come back and do some more photography of a home that was built last year, but is still on the market. It is a fairly expensive home and has some amazing amenities, but New Englanders tend to be a bit staid when it comes to new(er) designs. This home looks like a colonial on the outside, but the inside is all open like many modern contemporary homes.       <title>Forget the Gimmicks</title>
      <description>&lt;p&gt;Keychains, calendars, water bottles, and worst of all - lipstick on a pig!&lt;/p&gt;&lt;p&gt;We&amp;#39;ve all seen hundreds of things that people use to &amp;#39;keep me in their minds&amp;#39; and yet when it comes down to actually getting that listing sold (and isn&amp;#39;t that why we do what we do?) what do 99% of real estate agents do? A DYI marketing campaign that actually pales in comparison to what the average FSBO can now mount using professional service providers and the internet.&lt;/p&gt;&lt;p&gt;Example:&lt;/p&gt;&lt;p&gt;Agent A:&lt;/p&gt;&lt;p&gt;Goes out and gets a listing. Then puts a sign in the front yard, puts it on the MLS with all the goofy words, you know, &amp;#39;charming&amp;#39;, &amp;#39;cozy&amp;#39;, &amp;#39;potential&amp;#39;, and my newest favorite: LUXURY&lt;/p&gt;&lt;p&gt;Then they run through the house in 15 minutes with their trusty digicam or worse, a cell-phone camera and make a walk-through video - the result: A CAVE - dark photos, blown-out windows, bent walls, indiscernible furniture and colors, and then post those photos on all the new whiz-bang do it yourself &amp;#39;virtual tours&amp;#39;.&lt;/p&gt;&lt;p&gt;So, can someone tell me how exactly this is &amp;quot;marketing&amp;quot;?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Agent B:&lt;/p&gt;&lt;p&gt;Well, Agent B actually has a spine and a brain. S/He has a very frank discussion with the homeowner and tells them that if they really want to sell the house, they must trust and do EVERYTHING they are asked. In return the agent makes a true investment in the marketing plan by:&amp;nbsp;&lt;/p&gt;&lt;p&gt;Hires a professional staging company and makes sure the house is ready for:&lt;/p&gt;&lt;p&gt;The PROFESSIONAL photographer - that&amp;#39;s right folks, there IS NO SUBSTITUTE - American are fed a steady diet of marketing images thousands of times a day. Professional architectural photographers have the talent, vision, lighting equipment, cameras, and lenses that allow them to photograph a room and make it look like you can step into the scene. They create photos that stop people and make them look - and stare - and daydream - and this is the most important thing: Begin to form an emotional bond with the house.&lt;/p&gt;&lt;p&gt;The rest of the marketing plan is just more fundamentals:&lt;/p&gt;&lt;p&gt;Print the photos properly - have quality postcards made&lt;/p&gt;&lt;p&gt;Make the most of the web - especially web 2.0 sites like MySpace, Craigslist, and YouTube. Will you find your buyer on these sites? Maybe, maybe not, but you WILL maximize your search engine placement and unfortunately REALTOR.com does you zero favors in that department - the search engines (Google, MSN, Yahoo, etc) don&amp;#39;t look at a single listing in that monster database, but if you take your MLS info and past it into the video description of a YouTube video you&amp;#39;ll see them showing up in the search engines in an hour or two!&amp;nbsp; So POST EVERYWHERE - yes, even here on ActiveRain.&lt;/p&gt;&lt;p&gt;I will tell you this.       <title>Keeping your photos real - COLOR</title>

Whether you are evaluating the work of a photographer that you hired to shoot your listing or you are shooting it yourself you need to get real critical about what you&amp;#39;re looking at.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;This post will deal with color. The vast majority of ceilings are white - not pink, not deep blue, not green - well, you get my point. So when you are done with all your editing look at the photo and maybe even hold a piece of paper up to your computer screen - how close to white are things that are supposed to be white, actually look white?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I&amp;#39;ve been looking around Active Rain and found this shot:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I noticed that the appliances, the little table on the left, the walls and the ceiling were pink.
