What's the Real Estate Buzz in Owatonna?

Sales during the last 2 months have picked up and right now we're running ahead of 2008's sales activity (the first time all year). It seems that the first time buyer stimulus plan has been working. We've seen a strong presence of those buyers in our market and that helps everyone.

We predicted that first time home buyers would be the mainstay of the 2009 market, along with buyers relocating into Owatonna for their jobs, and it appears to have panned out that way. One of my lending experts, Brenda Bednar (through Advisor's Mortgage) noted that she is taking applications from those two buyer niches. Property issues are becoming more of a challenge with the increase in foreclosed properties, many of which have deferred maintenance issues to contend with. According to the Southeast Minnesota Association of Realtors MLS our year to date activity is showing 305 closed residential listings in Owatonna. The average sale price of sold properties is $145,657 which is down from 2008 when the average sale price at this time was $160,937. I believe this trend is due to an increase in bank owned properties and the influx of first time buyers. Our average market time is 120 days which is actually down from 131 in 2008 at this time. The market has changed, in particular housing prices.

At this time we have 220 active residential listings with an average list price of $179,193. They've been on the market for an average of 169 days which has been increasing.

Interest rates continue to hover near their lows, and the tax credit provides a strong incentive for first time, and now, repeat buyers to make the most of the values that are out there in our local market.

Market cycles affecting housing come and go, just like all segments of the economy. Right now may seem like a challenging market, but it's also a market of opportunity. Investors and first time home buyers will be the obvious winners, but existing homeowners can profit, too. If you're looking to move up into a larger home - it's a great time to make that move. Real Estate Market Update in Owatonna Minnesota

I thought I'd pass along the article (from the National Association of Realtors) regarding the uptick that's taken place in the real estate market across the country. As I've mentioned before, real estate is local. There's no doubt that the tax credit program was beneficial to our local market, especially in October and November. We expect to see a similar boost in the first quarter of 2010, and we sure could use it because the current activity has been very slow, even for December. This recent winter weather doesn't help at all.

As I've passed along in recent statistics, our year-to-date sales in Owatonna recently increased as compared to the same time in 2008, however, based on the pending sales that we're seeing now, we may slip a little as compared to 2008 by the end of the year. Since real estate is the biggest consumer purchase, our market is still so dependent on job confidence. One of the agents from our office has been working recently with a buyer who wants to put the brakes on his negotiations at the moment to get a better view from his employer about the security of his job. These weren't issues that we dealt with just 1 ½ years ago. The climate has changed so dramatically.

We had the chance to sit in on a meeting earlier this week which was sponsored by a large national lender. They presented information about the expected foreclosure rate in 2010 and 2011. Their analysts predict foreclosures to quadruple through the year as compared to current levels. That's amazing, considering that 3-4 years ago foreclosures weren't at all a consideration in our market. Bank owned properties have changed the competition for owner occupied homes, and have impacted pricing in a negative way. This trend has also, and will continue to force lenders to tighten their credit standards and lending practices. Where's the good news, huh? The lenders are still lending, but there will be fewer buyers (and properties) that qualify for financing. We can also expect the lead time from purchase agreement to closing to be a little longer than in the past. They are scrutinizing a buyer's credit and history so much more than they ever have. On the bright side interest rates are at 50 year lows, but they do see that increasing over time - but still low.

The result is that a solid credit history and strong FICO score will be more important than ever for homebuyers. Sellers will be facing more competition, not less, from foreclosure (bank owned) properties. Down payment requirements will probably change (increase) and the time frame to purchase will lengthen. They expect the emphasis on first time buyers to continue to increase. This year they saw first time buyers account for 52% of their mortgage business and see that percentage climbing in 2010.

All in all, we continue to deal with the challenges of our market as best we can. We'll be providing a lot of information to first time and repeat buyers in hopes of getting the tax credit incentive info to as many people as possible. Right now, as many of our sellers know, home values are wonderfully appealing for buyers, great selection is available, and the interest rates (especially coupled with the incentives) provide one-in-a-lifetime opportunity for buyers. We hope that many more buyers will be positioned to take advantage of these values - and we'll be doing our best to get the message out and help them through the process.

The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in October, increased 3.7 percent to 114.1 from 110.0 in September, and is 31.8 percent above October 2008 when it was 86.6. The rise from a year ago is the biggest annual increase ever recorded for the index, which is at the highest level since March 2006 when it was 115.2.

Lawrence Yun, NAR chief economist, said home sales are experiencing a pendulum swing. "Keep in mind that housing had been underperforming over most of the past year. Based on the demographics of our growing population, existing-home sales should be in the range of 5.5 million to 6.0 million annually, but we were well below the 5-million mark before the home buyer tax credit stimulus," he said. "This means the tax credit is helping unleash a pent-up demand from a large pool of financially qualified renters, much more than borrowing sales from the future.

The PHSI in the Northeast surged 19.9 percent to 100.2 in October and is 44.2 percent above a year ago. In the Midwest the index rose 11.6 percent to 109.6 and is 36.6 percent higher than October 2008. Pending home sales in the South increased 5.4 percent to an index of 115.4, which is 31.6 percent above a year ago. In the West the index fell 11.2 percent to 127.7 but is 21.9 percent above October 2008.

Yun cautioned that home sales could dip in the months ahead. "The expanded tax credit has only been available for the past three weeks, but the time between when buyers start looking at homes until they close on a sale can take anywhere from three to five months. Given the lag time, we could see a temporary decline in closed existing-home sales from December until early spring when we get another surge, but the weak job market remains a major concern and could slow the recovery process.

"Still, as inventories continue to decline and balance is gradually restored between buyers and sellers, we should reach self-sustaining housing conditions and firming home prices in most areas around the middle of 2010. That would mean broad wealth stabilization for the vast number of middle-class families," Yun said.

*The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.

The index is based on a large national sample, typically representing about 20 percent of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity from 2001 through 2004 parallels the level of closed existing-home sales in the following two months. There is a closer relationship between annual index changes (from the same month a year earlier) and year-ago changes in sales performance than with month-to-month comparisons.

AARP/Blue Zones Vitality Project

Albert Lea, Minnesota will be the center of an innovative, research-backed 10-month pilot project designed to improve the health and projected life expectancy of people of all ages who live and work in the city. The goal is to add at least 10,000 years of projected life expectancy to the people of Albert Lea (that's at least two years of projected life expectancy per participant) through environmental and individual changes.

Instead of focusing on a diet and exercise program, the project encourages the best practices of the world's longest-lived populations with strategies such as making it easier to get around on foot or by bicycle; encouraging the development of social networks; and providing healthier fast-food options, among others.

Between now and October, the project will work with Albert Lea community leaders to create the kind of community wherein healthy habits naturally ensue. These efforts will engage Albert Lea's residents in making personal changes that will improve their health and increase their longevity in ways that require little or no ongoing effort. The project will combine AARP's expertise related to healthy behaviors and Blue Zones' expertise in longevity to empower Albert Lea to make simple but impactful changes to behaviors and environments. The AARP/Blue Zones Vitality Project is sponsored by the United Health Foundation.

What's the Real Estate Buzz in Owatonna?

What happened to the summer weather? Boy, our summer has been marked by cooler temps, but the market has been heating up.

First time home buyers continue to fuel the activity. Property issues are becoming more of a challenge with the increase in foreclosed properties, many of which have deferred maintenance issues to contend with. According to the Southeast Minnesota Association of Realtors MLS our year to date activity is showing 142 closed residential listings in Owatonna. The average sale price of sold properties is $136,915. I believe this trend is due to an increase in bank owned properties and the influx of first time buyers. Our average market time is 115 days for those homes that have sold.

At this time 46 homes are pending sale with an average list price of $143,775, and we have 236 active residential listings with an average list price of $194,677. They've been on the market for an average of 158 days.

Attention all home sellers - we want to help you sell your home for the best possible price. We know you want that, too. The problem can lie between the realistic "highest price" and the unattainable "highest price". It's important to pay close attention to the recommendations of your real estate professional if they've done a thorough and complete job of preparing pricing information for you home. Here's a chart I've used to help sellers understand the importance of pricing properly for the market. As you can see, we tend to have the most buyer activity during the first 2-3 weeks on the market. If a house isn't priced right for the market, it may be overlooked by the appropriate buyers (because it's too high) and seen only by buyers who are actually comparing your home to others with features seen in a higher price range (the range you chose).

Now, no one has a crystal ball to price with complete perfection, and the shifting market has caused some homes sellers and agents to change previous pricing, but sellers, please do not give in to the temptation to price higher than you should for your market.

We've seen some recent drops in the mortgage interest rates. It looks like a positive time for buyers to think about moving. It's been a good time for buyers to find terrific values for homes in Owatonna. Here are the statistics for Owatonna's market through 6/16/09:

Sold 111 homes at an average sale price of $137,108 within an average market time of 112 days. Houses are selling for an average of 95.46 percent of the last list price and 90.18 percent of the original list price. We're still down in homes sold and volume from 2008, but we're seeing that gap close as the summer months heat up. The current listings have an average list price of $190,682 and they've been on the market for an average of 155 days. There are so many terrific values available right now.

Our lot inventory is plentiful with 366 lots currently available at an average list price of $45,024. We're fortunate to have many nice areas for building to choose from. We've seen a significant decrease in the number of building permits issued this year.

Summer Energy Savings Tips

Now that summer is in full swing, it's important to remember that on hot, humid days electricity is in big demand. As the day gets warmer, more and more electricity is demanded until a peak demand is reached. Supplying the electricity to meet this peak demand can be very costly. This is why it is very important to limit your use of electricity between 11:00 am and 7:00 pm. Here are just a few ways you can help reduce the cost of electricity for everyone while reducing the demand on our earth's natural resources.

* Try to reduce your air conditioner usage by turning the temperature on your thermostat up. This will allow your air conditioner to run less.

* If you're considering a new central air conditioning unit, find out the unit's Seasonal Energy Efficiency Ratio (SEER) before you buy. Only consider units with a 12 SEER or more. You'll end up cooling your house for much less money.

* Dehumidifiers should be set to 78% between 11 am and 7 pm.

* When you have a choice, try to use electricity before 11:00 am and after 7:00 pm. Laundry, cooking, dishwasher use, and other electricity using activities can often be done during the cooler parts of the day.

* Water your lawn early in the morning or in the evening. It takes a lot of electricity to pump that water and besides, you'll lose less of it to evaporation.

* Keeping your shades drawn during the day will prevent the sun from warming your house any more than it already is.

* Consider planning for the future and plant a shade tree. In the summer the leaves shade the hot sun from reaching your house. You'll benefit most if you plant them on the south and west sides of your house.
