Cleaning Up The Ash Around Your Home

As we all struggle with the clean up from the Paradise wildfires and work to putting our homes back together, one of the most important things we have to remember is that the ash leftover from the fires can be extremely dangerous. Though the ash from the fires is relatively nontoxic and similar to the ash you can find in your fireplace, any ash will contain small amounts of cancer-causing chemicals. Fire ash can also be extremely irritating to sensitive skin, noses, and throats.

So I wanted to send a few tips over that may help get your Paradise home back in order, but PLEASE BE CAREFUL.

Here is a list of recommendations that we should all follow to ensure that the ash is cleaned up and disposed of safely & efficiently:

1) DO NOT use leaf blowers to blow the ash out.

2) DO NOT hose the ash particles into storm or other drains.

3) Lightly mist surfaces (indoor and outdoor) with water before gently sweeping ash.

4) Be sure to only use vacuums with HEPA filters.

5) Never allow your children to play in the ash.

6) Wash ash off all toys and other household items before using.

7) Wear gloves, long sleeved shirts, and pants to avoid skin contact with the ash.

8) If your skin does come in contact with the ash, wash immediately.

9) Wear fitted dusk masks to protect your face from particles.

10) Place collected ash in trash bags for disposal.

This is just a basic list of recommendations. Please use caution when cleaning and removing the ash from your homes and if it looks like it is beyond a "do-it-yourself job", call a professional!

While Getting Things Back To Normal in Paradise, Get them GREEN

There is no question, we have been through quite a rough patch here in Paradise. If you were fortunate enough to stay in your home, it is unlikley that your piece of real estate in Paradise was left unaffected by the fires.

Therefore, over the next few weeks, I am going to dedicate my blog to sharing what I believe may be some helpful hints that you can use as idea generators or resources as you attempt to bring a little life back into your property. I can't offer any quick fixes, but a few decorating tips, gardening tips and home improvement ideas may be just the inspiration we all need! Lord knows I have my moments where I could use some!

So for my first tip...use some bamboo. In my opinion bamboo has this wonderful way of making people feel like I they are on vacation, it has a very calming effect. And the bonus, it is usually much more sustainable, eco-friendly and affordable than other wood types. An idea I came across while browsing through some magazines, was to use the bamboo to cover the supporting structure of decks and stairways. Assuming the fires left your wood/concrete supports still stable, but maybe just slightly stained or discolored. You can try covering the areas of the stabilizers and of parts of the deck with bamboo. Give it a fresh look, a calming look and be good to the environment.

In the event a wildfire comes near your Paradise home

The Butte County Fire Safe Council has done some mailings with information on how to protect yourself in the event a wildfire passes by your home here in Paradise and Butte County. In case you haven't received this information, I wanted to pass it along to everyone that may find it helpful here in Paradise.

If you are unable to evacuate when a fire approaches your Paradise home:

Stay inside your house, away from outside walls and away from the area of fire.
Keep all doors closed, but leave them unlocked.
Keep your entire family together and REMAIN CALM. Remember, if it's hot in the house, it's four to five times hotter and more dangerous outside. Exit after the wildfire passes.

After the fire passes:

Check the exterior and roof immediately; extinguish all sparks and embers.
Check inside the attic for burning embers; extinguish any you find.
Check your yard for burning woodpiles, trees, fence posts or other materials and extinguish.

Weekly Magalia Real Estate Market Update

A stronger week for the Magalia real estate market than what we have been seeing in week's past. There were 6 properties that closed escrow and 4 properties that went under agreement. As expected, the majority of the Magalia real estate activity continues to be seen on those single family homes listed under $250,000, as well as manufactured homes.

Other activity in the Magalia real estate market included 7 new listings and 16 price reductions. The Magalia sellers have been continuing to lower the prices of their listings week after week in an attempt to get the attention of Magalia area buyers. Great interest rates seen this week, with a slight drop to 6.05% for a 30 year fixed rate mortgage.

Last week in the Paradise real estate market there were 9 properties that went under agreement. 5 listings that closed escrow, and another 25 new listings that hit the market. Of the Paradise properties that that went under agreement and closed escrow, the majority were single family homes priced under $250,000 and manufactured homes.

Some great news for the market is the 30 year fixed mortgage rate that continues to remain at great lows, 6.05%. This is especially ideal for all those buyers out there that want to take advantage of the 25 properties that experienced price reductions last week. YES...that's right 25 price reductions. The Paradise real estate sellers are ready to negotiate and make a deal!

Can you define a buyer's market?

I am often asked about the Paradise real estate market conditions and whether I feel we are currently in a buyer's market. I have to tell you, this is not an easy question to answer. Reason being, you will find little consistency when asking real estate professionals and financial experts the true definition of a buyer's market.

Some of the definitions out there,

1) The average days on market in a typical market are 180 days for most real estate markets. If the average days of available housing inventory falls above that then the market is in favor of the buyer. If the average days fall below 180 days then the market is in favor of the seller. The days on market is relative the amount of inventory that is available.

2) If there is more real estate inventory available than buyers then we are in a buyer's market.

3) If average home prices are declining than we are in a buyer's market.

I've included some Paradise real estate statistics for January through April of 2008 and January through April of 2007. Based upon the definitions and the statistics, what do you think? In your opinion, is the Paradise real estate market in favor of the buyer?

The Magalia real estate market has been moving at a slow pace. Last week there were 2 properties that went under agreement and only 1 listing that closed escrow. The Magalia sellers however are hoping to pick up the pace as 22 sellers lowered the price on the real estate properties they have on the real estate market. That represents about 18% of the single family homes for sale. So with low interest rates and Magali sellers ready to negotiate, it is time for Magalia area buyers to start looking!

The Paradise real estate market has been picking up some speed. Last week there were 13 listings that closed escrow and 12 listings that went under agreement. The Paradise sellers though are letting all the prospective buyers out there know that they have more to offer.

We saw 26 price reductions last week, which represents more than 10% of the single family residential listings on the Paradise real estate market. The sellers are ready to make a deal. The low mortgage rates are another added bonus for all the prospective Paradise buyers. A great time to buy, especially for the first time buyers with 30 year fixed rate mortgages at 6.06%

Next time you make coffee at your Paradise home, don't throw out the coffee grounds!

I have a couple of uses for those coffee grounds that are especially good after you've enjoyed your morning cup of coffee.

1) Take a spoonful of those warm grounds and mix them with your favorite hand soap. As you scrub the two together in your hands it will act as an incredible exfoliant for your hands, and the soap will keep everything clean. It will be like your very own spa treatment!

2) Once you finish up exfoliating your hands, you can then put the rest of the grounds aside for later use on your Pardise landscape. They make a great ferilizer for evergreen shrubs and trees!

A couple of great benefits for you by keeping those grinds out of the trash!!

Green Tip of the Week from Your Paradise Realtor, Lynn's Home Team

Last week in the blog we talked about getting your gardens and landscape in order at your Paradise home. Especially if you have your home listed in the (busier!!! Yeah!!) Paradise real estate market, because curb appeal is VERY important. So for my green tip this week I wanted to send you a few suggestions on keeping you landscape work green. Currently it is estimated that 50% or more people use harmful pesticides and landscaping techniques. By tring a few of these tips, you may be able to help reverse the trend.

For pest control go with a homemade mixture or useful insect. To get rid of those pesky bugs and weeds use hot peppers and water. Visit the Green Guide Report or the Beneficial Insect Guide for ideas.
Use Organic compost instead of fertilizer. You can either make your own or by some at Gardeners.
Let your grass grow to 3 or 4 inches. This will create a deeper stronger root system. This will help with the weeds that do pop up, they will be blocked by the sun.

Magalia CA Weekly Real Estate Update

The weather has been great and the real estate market in the area seems to be picking up. So I really wanted to sit down today and write an update for the Magalia market with a flashy headline like, “The Spring Real Estate Market Has Officially Started in Magalia.” Unfortunately, my update on the Magalia real estate market will have to go in a slightly different direction.

Although the interest rates are still fantastic at an average of 5.88% for a 30 year fixed rate mortgage and there is plentiful available inventory experiencing record numbers of price reductions week after week (10 occurred last week), there doesn’t seem to be too many Magalia properties going under agreement or closing escrow. This past week only 3 properties went under agreement and no properties actually closed escrow. Of the properties seeing activity right now in Magalia, it is the manufactured homes that are getting the most attention with 22% of the listed properties currently under agreement.

I would therefore encourage all the Magalia prospective buyers to get out there and try to make a deal on a home as the Magalia sellers are ready to negotiate. Plus the interest rates are FANTASTIC!

Paradise CA Weekly Real Estate Market Update

What a great week for the Paradise real estate market which experienced a bit of a surge in activity. We had 17 properties close escrow doubling the averages we have been seeing in recent weeks. On top of the 17 properties that closed escrow, Paradise had another 7 properties go under agreement. The Paradise market also had another week of desirable interest rates being available, as they are holding constant at 5.88%for a 30 year fixed rate mortgage.

Paradise also had 29 new listings hit the market and 19 of the active listings experience price reductions, making the plentiful inventory even more affordable for all the prospective Paradise buyers out there. Activity remains strong for single family homes priced below $250,000. There is a total of 100 single family homes for sale in this category and 26 of them are currently under agreement. Other Paradise housing categories receiving a healthy level of attention are the manufactured homes and those Paradise single family homes priced between $350,000 and $450,000 with 24% and 19%, respectively, of the properties currently under agreement.

Are you ready to start your landscape projects this year? A quick checklist to make sure you have all your bases covered this spring while keeping up the outside of your Paradise home.

Landscaping and gardening are one of those pesky items that can really get out of hand when neglected. So I always like to make myself a little checklist of items that really should be maintained on a regular basis so they don't become a huge chore later on! Keeping up with this home maintenance is a good idea for everyone so that you can keep up your Paradise home's value. Also in case you ever want to jump into the Paradise real estate market , your home will be sell ready!!

•1. Put in paths between plants and overgrown perennials. This will help keep your yard look well manicured even if you are using mostly perennials or naturally growing landscape to decorate your yard.

•2. Add a bench or a bird bath to an area that would need excessive weeding. This will cut down on the amount of weeding that will need to be done and provide some extra beauty.

•3. Keep your garden and lawns hydrated (with rain barrels to use left over rain over..that's best for the environment!)

•4. Lightly rake the lawn before putting on any fertilizers or moss killers.

•5. Put seed down on any bald spots in the lawn.

•6. Shear and Prune your evergreens before the real heat sets in.

•7. Mulch and compost areas that need extra nutrients for optimal growth.
