Would it help if the banks had to see faces instead of just numbers?

How easy would it be if ever thing in life was just a number! Nothing personal, we wouldn't even need eyes.

This is how I feel when I talk to an underwriter some times. I know we are the top file on top of a tall stack of files. Its 5:00 PM someplace and your file won't close tomorrow as it was written in the contract.

We are the ones that get to see the faces and try to explain at the last minute why;

that moving van will have to unloaded elsewhere...

those new appliances can't be delivered until we close, even if the next delivery time in the area is late next week
all the painting your clients were planning to do, will have to wait...
your client will have to take another day off...
your client will have to go to a hotel because they had to move out of their rental today or pay for another month...
we wrote the contract in good faith and chose the closing because the lender said they would perform...

Who takes the blame when someone, three states away, drops the ball on your transaction? When the underwriter gets sick, who covers their work load? Understaffed loan departments and employees afraid to make a decision are comforted because your client is only a number.

Maybe it could help if the banks had to see faces instead of just numbers.

Home Inspectors, of all of the thankless jobs!

On my LinkedIn update this morning I noticed a blog post entitled, Things the average dumb as a bag of hammers, Home Inspector will never notice. This was posted as just being published on ActiveRain by a person I subscribe to. I went to her blog and did not find such a post!

I'm sorry, but of all the professions I run across in this business, Home Inspectors are the most belittled. A Professional Home Inspector has to be so knowledgeable that you will never see me slam his or her integrity!

You get what you pay for. I want a certified expert and I have a handful of inspectors I use, or I should say, I refer to my clients. I want a snapshot of the condition of the house being inspected today, not a Guarantee of what will happen in a month or a year in the future. A home inspector has to look for symptoms of what may lead to problems. Most will refer you to a licensed, bonded, professional tradesman to further ascertain a problem and fix an action item.

I have had clients and other agents refuse to pay for a home inspection. They killed the transaction, why should I pay them, they say. Because they did their job! I have a sit down conversation with my client, who refuses to pay for a contracted service, they ordered. I have more than once paid for a home inspection. You don't have to like the results or use the information but you are obligated to pay for such service.

I'm glad my friend and colleague deleted this post. If you don't like the way an inspector, inspects, don't hire him or her again. The free market will deal with subpar service providers. To lump a whole profession in such a way is not what we need in these times. We need these professionals...

Can you remember your first?

I can, it really changed my world. I can still remember waiting for her at the store. Waiting for her to come in after months of reading about all she could do for me. The moment she arrived I raced home with her and placed her on the kitchen table flush with anticipation.

Compared to my Blackberry Storm this Camera is huge!

Yes, my first digital camera was a tribute to technology and Sony. Yet just a couple of months later she seemed outdated. In 1995 and 1996, Sony had jumped ahead of the pack with their Mavica line of cameras, I paid $699 for the bulky little box that used the 3.5 inch floppy disc and in fine mode I could get maybe 8 to 9 pictures. Back then the pictures were great and no developing, I was saving a bundle, I thought, over my Cannon F1 and AE1.

Now, my Sony Mavica sits on the shelf as what was the latest greatest of Technology of her day. My Nikon digital SLR has taken her place with a line of better faster and more reliable digital cameras in between. My cell phone takes better pictures...

So, The question still stands, Can you remember your first?

The saying, "It's always darkest before the dawn" rains true for me right now. Past customers, clients and friends have begun to call to invest in real estate! Several had used a relative, who now has faded from the business, in lieu of me in the past couple of years. Because of my keeping connected through cards, e-mails and phone calls, I am now flush with new work.

Flush is not totally accurate but 2 listings and 2 new buyers this weekend feels like I am in the ballpark if not totally in the game. October and November were tough but December looks very promising at this point. I think if nothing else, my ego needed a great weekend and a couple of positive calls can't hurt either.

Have you ever had a call where the first words out of the caller's mouth is, I'm sorry I haven't called you in such a long time. No need to apologize to me, the issue is that you thought of me in your time of need for real estate services.

I didn't write this to brag but to encourage those of you, like me, that haven't had the best of years. I also wrote this to encourage those of you that haven't kept in contact with past clients and friends to get on that phone or to write those personal notes. You might find that there is a silver lining to those clouds overhead!

It never hurts to try the old school social media!

First Time Home-buyer Tax Credit Extended Into 2010!

Plus...A New Tax Credit for Certain Existing Home Owners!

It's official. President Obama has signed a bill that extends the tax credit for first-time home buyers (FTHBs) into the first half of 2010. This program had been scheduled to expire on November 30, 2009.

In addition to extending the tax credit of up to $8,000 through June 30, 2010, the extension measure also opens up opportunities for others who are not buying a home for the first time.

So Who Gets What?
The program that has existed for FTHBs remains intact with the one exception that more people are now eligible based on an increase in the amount of income someone may now earn.

Additionally, the program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Deadlines
In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.

Higher Income Caps in Effect
The amount of income someone can earn and qualify for the full amount of the credit has been increased.

Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible.

Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

Maximum Purchase Price
Qualifying buyers may purchase a property with a maximum sales price of $800,000.

First-Time Home-buyer Tax Credit - Frequently Asked Questions
Here are answers to some commonly asked questions about the tax credit.

What is a tax credit?
A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individuals primary residence.

What is the tax credit for first-time home-buyers (FTHBs)?
An eligible home-buyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. If the amount of the home purchased is $100,000, the amount of the credit may not exceed $8,000.

Who is eligible for the FTHB tax credit?
Anyone who has not owned a primary residence in the previous 36 months, prior to closing and the transfer of title, is eligible. This applies both to single taxpayers and married couples. In the case where there is a married couple, if either spouse has owned a primary residence in the last 36 months, neither would qualify. In the case where an individual has owned property that has not been a primary residence, such as a second home or investment property, that individual would be eligible.

As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500. first time home buyer tax credit extended 2010

How do I claim the credit?
For those taking advantage of the tax credit in 2009, you may choose to either apply for the credit with your 2009 tax return or you may apply for the credit sooner by filing an amended 2008 tax return with Form 5405 (http://www.irs.gov/pub/irs-pdf/f5405.pdf).

Can you claim the tax credit in advance of purchasing a property?
No. The IRS has recently begun prosecuting people who have claimed credits where a purchase had not taken place.

Can a taxpayer claim a credit if the property is purchased from a seller with seller financing and the seller retains title to the property?
Yes. In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Examples of this would include a land contract, contract for deed, etc. According to the IRS, factors that would demonstrate the ownership of the property would include: 1. the right of possession, 2. the right to obtain legal title upon full payment of the purchase price, 3. the right to construct improvements, 4. the obligation to pay property taxes, 5. the risk of loss, 6. the responsibility to insure the property and 7. the duty to maintain the property.

Are there other restrictions to taking the credit?
Yes. According to the IRS, if any of the following describe your situation, a credit would not be due.

* You buy your home from a close relative. This includes your spouse, parent, grandparent, child or grandchild.
* You do not use the home as your principal residence.
* You sell your home before the end of the year.
* You are a nonresident alien.
* You are, or were, eligible to claim the District of Columbia first-time home-buyer credit for any taxable year. (This does not apply for a home purchased in 2009.)
* Your home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.)
* You owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2009, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2006, through July 1, 2009.

Can you buy a home from a step-relative and be eligible for the credit?
Yes. Provided the person you are buying a home from is not a direct blood relative, the purchase would be allowed.

Can parent(s) who will not live in the property cosign for a mortgage for their child and the child that is a qualifying FTHB still be eligible for the credit?
Yes.

Can a separated spouse who has not owned a home for four years qualify for the FTHB tax credit if the spouse has owned a property anytime in the last three years?
No. However, the spouse may be eligible for the repeat buyer credit. The best path to take in any situation regarding income taxes is to speak with a professional tax preparer or CPA.

Lost not Forgotten

Well, it has been a sad couple of days in Lakewood Washington, where I have lived for the past 30 years. We lost 4 police officers to a career criminal last Sunday morning. The most horrible part of this whole crime is that these officers never had any dealings with this man; he was just out to kill police officers.

Lakewood is not immune to heroes coming home. We are the home of Fort Lewis and McChord Air Force Base and have lost many a son and daughter to our countries wars. But this was different, these officers were not suppose to die, they are suppose protect and serve and then go home to their families at the end of their shift.

Does anyone understand the ripple effect this can have on a community? These four police officers were not alone in the coffee shop before their shift last Sunday. There were 12 others.

Can you believe the shock of this happening before your very eyes? How one twisted soul can cause nightmares for years to come.

I will never look at a Lakewood Police Officer the same. I have always respected police officers and have had many friends and clients who served in many of the surrounding communities. I will always feel the pain that these officers must feel as they have to leave their families each day, for a thankless job.

God rest their souls…

The blank canvas vs. dull curb appeal scenario...

In this market, we have to make an attempt, to get a Buyer past the first impression as they drive up. How many times has your buyer said, not interested without even entering the house in question?

As a selling agent I can't change the style of house but we can make the house look its best. I have worked with hundreds of buyers in my ten years in real estate. Only a hand full of these buyers have been able to get past curb appeal. I also have a problem looking past

Clutter

Unkept landscaping

Peeling paint

Deferred maintenance

I, for one, am tired of referring to a property as an blank canvas, ready to make it the buyers home!
