      <title>Is Your Real Estate Broker Making These 5 Deadly Sins?</title>
      <description>&lt;div&gt;I&amp;#39;m guilty  of it and so are you, we all are.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;In the beginning of my real estate  investing career (before I became the&amp;nbsp; &lt;br /&gt;Renegade Master of investing), when I  needed to sell one of my properties,&lt;/div&gt; &lt;div&gt;I would  list it with a friend who had their real estate license.&amp;nbsp; Or better yet, I would  often offer to list it with a pretty Realtor that I was hoping to take out one&amp;nbsp;  &lt;br /&gt;night for cocktails.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;That&amp;#39;s real smart...NOT!&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Since I&amp;#39;ve  fired more Realtors than the Miami Dolphins had losses this&lt;br /&gt;2007 season; I  know a thing or two about the 7 deadly sins Realtors make&lt;br /&gt;when trying to sell  your property...&lt;/div&gt; &lt;div&gt;(If anyone  want my season tickets HALF OFF, Call me)&lt;br /&gt;&amp;nbsp;&lt;br /&gt;And in this article, besides  telling you how great I am, I&amp;#39;m going to&amp;nbsp; &lt;br /&gt;enlighten you about their sins so  you only work with realtors who don&amp;#39;t &lt;/div&gt; &lt;div&gt;commit&amp;nbsp;  these sins, and you get your property sold.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&lt;u&gt;&lt;strong&gt;Sin  #1:&lt;/strong&gt;&lt;strong&gt; Not having an absolute REAL LIFE marketing plan to sell  your home.&lt;/strong&gt;&lt;/u&gt;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Maybe, 5% of realtors truly understand  marketing, and can get your property sold.&amp;nbsp; &lt;br /&gt;&lt;/div&gt; &lt;div&gt;&amp;nbsp;&lt;/div&gt; &lt;div&gt;Sticking a  sign on the front lawn, open house and a listing on the MLS&amp;nbsp; &lt;br /&gt;(Multiple  Listing Service), &amp;#39;aint going to cut it. Especially, during this changing&amp;nbsp;  &lt;br /&gt;market.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&lt;u&gt;&lt;strong&gt;Sin #2: Listing with a realtor who is a &amp;quot;One MAN  or One WOMAN Show&amp;quot;&lt;/strong&gt;&lt;/u&gt;.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Nobody can do everything themselves,  no-one.&amp;nbsp; The problem is that their job is to &lt;br /&gt;get other listings, aside from  your&amp;#39;s.&amp;nbsp; After all, that&amp;#39;s how they put food on their table.&lt;br /&gt;Unless they want  their children going to school with holes in their socks, they need to marketing  more houses than JUST YOUR&amp;#39;S!&lt;br /&gt;&amp;nbsp;&lt;br /&gt;They need to prove to you, they have  systems and team members in place to manage the traffic of prospects, and the  selling of your property.&lt;/div&gt; &lt;div&gt;&amp;nbsp;&lt;/div&gt; &lt;div&gt;&amp;nbsp;&lt;/div&gt; &lt;div&gt;&lt;u&gt;&lt;strong&gt;Sin #3: Listing your home  with a realtor who does NOT specialize in your&amp;nbsp;  &lt;br /&gt;area.&lt;/strong&gt;&lt;/u&gt;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Yes, this might just be your fault, not their&amp;#39;s.&amp;nbsp;  I know.&amp;nbsp; &lt;/div&gt; &lt;div&gt;But it&amp;#39;s  still a sin.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;My best success with realtors has been when I&amp;#39;ve listed  with ones who&lt;br /&gt;farm and specialize in the specific area where my home or  property&amp;nbsp; is.&lt;br /&gt;They should know all the competing listings and have a list of  families&lt;br /&gt;looking to move to my area.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&lt;u&gt;&lt;strong&gt;Sin #4: Not requiring  your realtor to check up with you at least once a week.&lt;br /&gt;&lt;/strong&gt;&lt;/u&gt;&lt;br /&gt;And  no, it&amp;#39;s not to make small talk and blow smoke up your butt, it&amp;#39;s to &lt;br /&gt;keep  your realtor accountable, and more importantly, they need to&amp;nbsp; keep&lt;br /&gt;you  abreast of the most recent comps.&amp;nbsp; This will ensure that your home is priced  &lt;br /&gt;correctly to sell.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&lt;u&gt;&lt;strong&gt;Sin #5: Employing a Realtor who Tells  you what you WANT to hear, Not what&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; You NEED to  Hear.&lt;/strong&gt;&lt;/u&gt;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;During my real estate career, I cannot tell you how  many times I&amp;#39;ve&amp;nbsp; &lt;br /&gt;witnessed a Realtor tell their prospect that they could  sell their house for&amp;nbsp; some bologna price, just to get the  listing.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;They&amp;#39;d have a better chance of getting John Mcain to beat  Hillary Clinton in the democratic primaries election. (God help  us)&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Here&amp;#39;s their trick:&amp;nbsp; They tell the prospect a ridiculous price that  they know&lt;br /&gt;the house will never sell for.&amp;nbsp; The prospect is so happy, he signs  a 6 month&amp;nbsp; listing&lt;br /&gt;agreement right away...period.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Then when the  seller(you) gets tired and frustrated enough because&amp;nbsp; nothing&lt;br /&gt;is happening on  your home, the realtor will suggest listing it at an appropriate &lt;br /&gt;price to  sell in the next 30 days.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;When interviewing your prospective realtors,  ask them if they HAD TO - Absolutely MUST, sell your home in less than 30 days,  what price would they suggest asking for their property.&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;strong&gt;Sin  #6:&amp;nbsp; VERIFY, that your broker is utilizing MANY different methods of&amp;nbsp;  &lt;br /&gt;advertising&lt;/strong&gt;&lt;/u&gt;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;You must ask your Realtor what kind of  marketing budget do they have for&amp;nbsp; &lt;br /&gt;the month and the year, to advertise  their properties.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Remember in Sin #1, I said most realtors don&amp;#39;t  understand marketing, because &lt;br /&gt;they don&amp;#39;t.&lt;br /&gt;&lt;/div&gt; &lt;div&gt;&amp;nbsp;&lt;/div&gt; &lt;div&gt;They&amp;#39;ll  tell you, &amp;quot;Newspapers don&amp;#39;t work.&amp;nbsp; Now it&amp;#39;s all about the Internet&amp;quot;.&amp;nbsp;  &lt;br /&gt;&lt;/div&gt; &lt;div&gt;&amp;nbsp;&lt;/div&gt; &lt;div&gt;The  problem is, that&amp;#39;s only half the truth.&amp;nbsp; Your realtor MUST be advertising, on  the &lt;br /&gt;internet, as well as newspapers (last I checked people still buy  newspapers, especially the Sunday Paper),&amp;nbsp; direct mail, chambers, co-operative  advertising (working with Welcome Centers, mortgage brokers), pay per click ads,  publicity.&amp;nbsp; &lt;br /&gt;&amp;nbsp;&lt;br /&gt;If they tell you their only advertising on the internet,  it&amp;#39;s because they&amp;nbsp; &lt;br /&gt;can&amp;#39;t afford anything else, and you don&amp;#39;t want that  broker selling your home because&amp;nbsp; they probably  can&amp;#39;t!&lt;br /&gt;&lt;/div&gt; &lt;div&gt;&amp;nbsp;&lt;/div&gt; &lt;div&gt;WANT TO USE THIS ARTICLE IN YOUR  E-ZINE OR WEB SITE?&amp;nbsp;&lt;/div&gt; &lt;div&gt;Yes, you  can use this article on your website, ezine, blog posting, etc (don&amp;#39;t steal it  punk).&amp;nbsp; However, you post my reference box below.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Written by Mike &amp;quot;The  Renegade Investor&amp;quot; Perl.&amp;nbsp; When he&amp;#39;s not being featured &lt;br /&gt;in Forbes, Wall  Street Journal, or National TV, he&amp;#39;s helping investors, navigate through all the  BS ebooks, and courses, and dispensing his NO BS, Rock Star, Cash Making Advice  for wholesaling properties, with out&amp;nbsp; costing you even a $10 Dollar bill.  &lt;/div&gt; &lt;div&gt;To find  out more and get a Fr#$ book and&amp;nbsp; audio course, go to &lt;a href=&quot;http://www.mikeperl.com/&quot; title=&quot;http://www.mikeperl.com/ Mike Perl. At some point we must grow up and refuse to be scared by the next boogey-man that the media has jumping out of the bushes.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; I don&amp;#39;t give a single dog patootie, how &amp;quot;slow&amp;quot; the market is or what the interest rates are.&amp;nbsp; Someone&amp;#39;s getting married, getting pregnant,&amp;nbsp; getting promoted, getting transferred, getting divorced, a lot of people in America happen to be also getting Rich.&amp;nbsp; You know what?&amp;nbsp; They&amp;#39;re all buying new houses, and somebody&amp;#39;s getting those sales!&lt;br /&gt; &amp;nbsp;&lt;br /&gt; That&amp;#39;s a metaphor for every business or every industry.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; Very few people starve in America due to bad market conditions; Most people starve due to bad marketing and bad thinking.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; How many real estate pros do you know that have just quickly,&lt;br /&gt; cowardly, and lazily surrendered to the negative real estate market?&lt;br /&gt; &amp;nbsp;&lt;br /&gt; They buy the Doom and Gloom that Losers are spreading around.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; If you do that, you are buying other&amp;#39;s EXCUSES for not doing as well,as you should be doing in your real estate investing business.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; Which is a very pricey purchase.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; I believe in reasonable and prudent preparation as an investor and &lt;br /&gt; an entrepreneur...But NEVER retreat...Never!&amp;nbsp; &lt;/div&gt;&lt;div&gt;&amp;nbsp;&lt;/div&gt;&lt;div&gt;Kill me first!&amp;nbsp; Kill Me!&lt;br /&gt; &amp;nbsp;&lt;br /&gt; The reason I share this with you this week, was from an event &lt;br /&gt; I spoke at, and attended last week.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; My good friend, asked me to come speak at their monthly meeting for Dade County mortgage brokers.&amp;nbsp; Prior to the meeting, I made my rounds speaking to a majority of some very sharp looking individuals.&amp;nbsp; 90% of them were hosting their own personal pity party, I don&amp;#39;t care if Pamela Anderson in a Bikini is hosting that pity party, I aint attending...NO WAY Bubba.&amp;nbsp; Not me, I&amp;#39;m not letting these losers cloud my thinking.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; Meanwhile, an associate of mine who is a newer mortgage broker, just closed 17 deals for the September and October, &lt;br /&gt; while taking his wife on a 10 day vacation as well.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; Be Very Careful of what you let into your &amp;quot;personal computer&amp;quot;.&amp;nbsp; I&amp;#39;m not talking about the one you type on...I mean your Brain.&lt;br /&gt; &amp;nbsp;&lt;br /&gt; Garbage in - Garbage out!&lt;/div&gt;&lt;div&gt;&amp;nbsp;&lt;/div&gt;&lt;div&gt;&amp;nbsp;&lt;/div&gt;&lt;div&gt;Mike Perl&amp;nbsp;&lt;/div&gt;&lt;div&gt;www.mikeperl.com&amp;nbsp;&lt;/div&gt;&lt;/td&gt;&lt;/tr&gt;&lt;/tbody&gt;&lt;/table&gt;</description>

      <title>UNCOVERED: THE ONE INFOMERCIAL YOU BETTER STAY AWAY FROM, AT ALL COSTS, NO MATTER WHAT LIES THEY FEED YOU&#8230;</title>
      <description>&lt;pre&gt; Why is it that there are so many scum bags?&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;One of my attorney&amp;#39;s told me once, &amp;quot;South Florida is a Sunny place for SHADY characters.&amp;quot;&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;He&amp;#39;s right.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;Ladies and Gentleman, I&amp;rsquo;m sure that you&amp;#39;ve seen the Infomercials for this company, and they look very good...&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;The company in question - &lt;strong&gt;&lt;u&gt;Direct Buy&lt;/u&gt;&lt;/strong&gt; (Discount Buying Club)&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;One of my students is rehabbing 2 different homes.&amp;nbsp; He figured that discount pricing would be the obvious way to go, and decided to call the phone number on the infomercial.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;Both him and his wife, went to the showroom, we&amp;#39;re greeted by their sales rep, after some chitty chat, they were ushered into a sales presentation, given by a sharp women.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;The presentation was extremely effective and had made a lot of economic sense.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;Once the presentation was finished...&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;Here&amp;#39;s where it get s good...&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;The Hard sales tactics came out!&amp;nbsp; My student said that he felt more pressure, than the 2 final contestants on American Idol...&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;When they said that they wanted to do their research and think it over, the Direct Buy Sales Rep. stated that it was today or never, and that they would not be allowed to come back, no matter what.&amp;nbsp; When asked why, the sales rep, told them it was something to do with being fair to their vendors...(does that make any sense)&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;They brought in two different sales managers, to apply more pressure.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;My student, John, thought that it sounded like a decent opportunity.&amp;nbsp; After rehabbing one of his homes, he figured that he would have made his investment back, two times over (At least that&amp;rsquo;s how the sales Rep at Direct Buy explained it).&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;After the grueling sales effort of the levied by Direct Buy, they folded and signed their contract. &lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;The contract they signed was to the tune of a $3500.00 down payment, and $95 a month for a 4 year membership.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;Ouch!&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;So John went to work on his projects.&amp;nbsp; He looked through all of the &amp;ldquo;Member&amp;rsquo;s Only Pricing&amp;rdquo; Catalogs and started estimating Rehab expenses. BUT he found a BIG PROBLEM....&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;Do you know what it was?????&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;&lt;strong&gt;Top 5 Reasons Uncovered, WHY Direct Buy is a COMPLETE SCAM&lt;/strong&gt;&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;1. 1&lt;sup&gt;st&lt;/sup&gt; Major challenge was Johnny would have to wait a minimum of 8 weeks until he received his materials and purchases.&amp;nbsp; How can any business man wait 8 weeks, just sitting on his hands waiting for materials?&amp;nbsp; My students do not wait for anything, they take control of their environments, which leads me into the next challenge&amp;hellip;&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;2. When John went to the competitors to find materials and supplies, Home Depot and Loews we&amp;#39;re 10 to 15% cheaper than Direct Buy on almost everything (Identical Brand Names &amp;amp; Quality).&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;3. You have to pay a minimum of 10% shipping fee. &lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;4. NO REFUNDS or Exchanges, No Exceptions, NO MATTER WHAT!&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;5. They are also flat out RUDE, John and his wife, said they had a better chance winning the Power ball or Lotto, than getting a straight answer from the staff, when they asked for assistance.&amp;nbsp; &lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;Despite all D.B.(Direct buys) Johnny, still placed an order for some couches.&amp;nbsp; Once they we&amp;rsquo;re delivered to DB&amp;rsquo;s warehouse, and John had went to go pick the couches up, he noticed another big problem.&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;Both couches we&amp;rsquo;re broken.&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;They refused to fix it or replace them, instead telling Johnny, that he needed to deal directly with the manufacturer and not DB.&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;They even went as far, as to fault-out tell him, &amp;ldquo;It&amp;rsquo;s not &lt;em&gt;our problem.&amp;rdquo;&lt;/em&gt;&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;Johnny and his wife, tried to speak to the General Manager about their issues.&amp;nbsp; At first he wouldn&amp;#39;t return their calls.&amp;nbsp; Johnny, not willing to accept this classic B.S. finally caught the GM face-to-face...&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;After their heated discussion about the broken couches, the GM (general meathead) decided he was not going to let Johnny win, at any cost&amp;hellip;&lt;/pre&gt;&lt;pre&gt;&amp;nbsp;&lt;/pre&gt;&lt;pre&gt;He said that because John raised his voice, and ended up throwing him out of the showroom, and suspending his membership for 60 days.&lt;/pre&gt;&lt;pre&gt; &lt;/pre&gt;&lt;pre&gt;&lt;em&gt;Can you imagine that&lt;/em&gt;?       <title>Real Estate Investors - Make Up Your Mind Already!!</title>

(We all have&amp;hellip;)&lt;/p&gt; &lt;p&gt;&lt;strong&gt;We all have, right?&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;Frequently, when I am coaching, a client will say something along the lines of &amp;ldquo;I&amp;rsquo;m just as smart as &lt;em&gt;(blank &amp;ldquo;guru&amp;rdquo; or this student who is experiencing some initial huge success)&lt;/em&gt;, so why am I working so much harder yet making so much less than them?&lt;/p&gt; &lt;p&gt;When they ask, I&amp;rsquo;m never quite sure&amp;hellip; Do they really want the truth, or are they simply venting their frustrations? To play it safe, I usually say nothing and wait to hear what comes out next. After a silent pause, the client speaks&amp;hellip;&lt;/p&gt; &lt;p&gt;The next few words out of their mouth tell me everything I need to know. If they are serious they&amp;rsquo;ll press me and ask again. If not they&amp;rsquo;ll simply move on to the next topic.&lt;/p&gt; &lt;p&gt;You see, I need to know if they are serious, because if they&amp;rsquo;re not &amp;ndash; they aren&amp;rsquo;t ready to hear the cold, hard truth.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;&lt;em&gt;What about you? &lt;/em&gt;&lt;/strong&gt;Do you want to know why people with half your smarts are making ten times more than you?&lt;/p&gt; &lt;p&gt;If so, keep reading&amp;hellip;&lt;img src=&quot;http://www.hpb.gov.sg/data/hpb.home/media/images/haz/haz03053bi01.gif&quot; height=&quot;171&quot; align=&quot;right&quot; alt=&quot;&quot; width=&quot;221&quot; /&gt;&lt;/p&gt; &lt;p&gt;Today, real estate investing provides an overwhelming amount of information. Never before have so many people been so well informed&amp;hellip; And yet, so utterly confused, at the same time!&lt;/p&gt; &lt;p&gt;Lots of entrepreneurs go around thinking that &amp;ldquo;Access to information&amp;rdquo; is what separates the winners from the losers and, &amp;ldquo;The smartest person in the room should be the most successful&amp;rdquo;.&lt;/p&gt; &lt;p&gt;Not true!&lt;/p&gt; &lt;p&gt;If it were, then whoever bought the most products, or read the most books would be richest, and we both know how stupidly outrageous that is.&lt;/p&gt; &lt;p&gt;That&amp;rsquo;s not to say that getting the right information isn&amp;rsquo;t important, of course it is, but remember it&amp;rsquo;s only a tool.&lt;/p&gt; &lt;p&gt;When it comes to being successful in business, there are a few easily overlooked elements that are absolutely vital. They&amp;rsquo;re truly the deciding factors.&lt;/p&gt; &lt;p&gt;So, what are the crucial &amp;ldquo;winning&amp;rdquo; elements at the core of all successful entrepreneurs &lt;em&gt;(even the &amp;ldquo;idiots&amp;rdquo;)&lt;/em&gt;?&lt;/p&gt; &lt;p&gt;&lt;strong&gt;1.) Action Orientation.&lt;/strong&gt; Taking action is the real difference between the super-successful and the wannabes. Wannabes simply absorb information and at their very best, react to it. When they get good information&amp;hellip; they act on it &amp;ndash; as soon as they possibly can. The main reason why so many don&amp;rsquo;t take action is because they are paralyzed by the prospect of failure. Add to that, their mistaken belief that the next information nugget they come across will be the difference between success and failure, and it becomes obvious why their &amp;ldquo;waiting&amp;rdquo; has them stuck.&lt;/p&gt; &lt;p&gt;If they press on, they only become more confused by conflicting facts. All the while, becoming increasingly frustrated that they still haven&amp;rsquo;t found the magic they&amp;rsquo;ve been seeking.&lt;/p&gt; &lt;p&gt;If you&amp;rsquo;ve ever been there, here&amp;rsquo;s my advice - &lt;strong&gt;Stay focused!&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;Take a deep breath, and ask yourself, &amp;ldquo;What do I have to get done today?&amp;rdquo; Not tomorrow, or next week, or even next month. Today! &lt;strong&gt;&lt;u&gt;And not what do I have to learn, but what do I have to DO to further my success?!?!&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;It&amp;rsquo;s so easy to lose your focus on today when you are thinking about tomorrow. And it&amp;rsquo;s just as tempting to believe that the next pearl of wisdom you come across is going to make all the difference. But it won&amp;rsquo;t. You&amp;rsquo;ll never reach the level of success you crave without taking specific DAILY steps that take you there.&lt;/p&gt; &lt;p&gt;It&amp;rsquo;s pretty straightforward. To build a successful business you have to train your brain to crystallize a future vision, break it into small details, and organize them into daily tasks. After that, all you need is the courage to commit to the completion of these daily tasks &amp;ndash; despite all the obstacles that get in your way.&lt;/p&gt; &lt;p&gt;Sounds easy enough, right? So what will sabotage your success? &lt;strong&gt;Mainly fear! Fear is your enemy&lt;/strong&gt;. The little voice whispering:&lt;/p&gt; &lt;p align=&quot;center&quot;&gt;&lt;strong&gt;&lt;em&gt;&amp;ldquo;What if it doesn&amp;rsquo;t work? What if I&amp;rsquo;m wrong?&amp;rdquo; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;Look, some self-doubt is natural &amp;ndash; but when it prevents you from achieving the success you deserve, then it&amp;rsquo;s a problem.&lt;/p&gt; &lt;p&gt;Which leads to our next point:&lt;/p&gt; &lt;p&gt;&lt;strong&gt;2.) Rise Above Your Fears &amp;amp; Doubts.&lt;/strong&gt; You have to get far enough above your doubts to keep working, or you&amp;rsquo;re doomed. What works for me is to forget it all. And the easiest way to do that is to get lost in a project. It works for me and it&amp;rsquo;ll work for you. Just throw yourself so deep into your work that your fears stay far enough away until you&amp;rsquo;ve finished all that&amp;rsquo;s needed to be done. Every successful business owner learns how to do this, sooner or later. What makes it easier is knowing&amp;hellip;&lt;/p&gt; &lt;p&gt;Remember this, one of my earliest mentors was Marshall Syler, he is the master of Kicking Fear&amp;rsquo;s Ass.  I could write a whole white paper just on &lt;em&gt;Self Mastery or The ability to look Fear in the eye and quickly moe through it.&lt;/em&gt;  My readers know I love to study Ultra-Successful people and I can share with you that one of the biggest common traits of Ultra-Successful people is their ability to move through Fear.&lt;/p&gt; &lt;p&gt;Remember, everyone and I do mean everyone, gets scared or has fear, the one difference is the most successful people recognize it and walk through it, because on the other side of their fear&amp;hellip;is everything we all want.&lt;/p&gt; &lt;p&gt;&lt;em&gt;&lt;strong&gt;Experience will always be your best teacher&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt; &lt;p&gt;When it comes to business you are going to make mistakes. We all do. Even the Intels, Microsofts, and Googles of the world mis-step from time to time. Building a successful company is complex, and there are always factors that lie beyond your control.&lt;/p&gt; &lt;p&gt;The trick is to learn from your mistakes. Just do your best to limit your risk, focus every day, keep doing, learn what works, and don&amp;rsquo;t torture yourself when you take a wrong turn. Just notice it, learn from it, and change your approach (also have fun at your own expense, and laugh at yourself; it&amp;rsquo;s a lot easier than you think, and diffuses your fear) .&lt;/p&gt; &lt;p&gt;And since we are talking about mistakes&amp;hellip; Do you know what&amp;rsquo;s at the root of most mistakes that you&amp;rsquo;ll make? I see it over and over again, playing out in so many real estate investing businesses. Yet, most people would never guess what it is, in a million years. Even though, practically everyone who struggles in business is guilty of it.&lt;/p&gt; &lt;p&gt;For some strange reason, everyone wants to make things more complicated than they need to be. It&amp;rsquo;s as if everyone is fascinated by the overly complex.  Instead of keeping things simple, they burden themselves with too much to do and too little time to do any of it right. This leads to the next crucial element&amp;hellip;&lt;/p&gt; &lt;p&gt;&lt;strong&gt;3.) Keep Things As Simple As You Can To Avoid The &amp;ldquo;Stupidity Tax&amp;rdquo;.&lt;/strong&gt; This is a big one. It&amp;rsquo;s so easily avoidable but for some reason it&amp;rsquo;s one almost &lt;em&gt;everyone&lt;/em&gt; seems to walk right into.&lt;img src=&quot;http://www.webdesign.org/img_articles/5174/KISS.jpg&quot; height=&quot;175&quot; align=&quot;right&quot; alt=&quot;&quot; width=&quot;150&quot; /&gt;&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Here&amp;rsquo;s an example how this flawed approach plays out&amp;hellip;&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;&amp;nbsp;&lt;/p&gt; &lt;p&gt;Instead of picking one way to get deals or motivated sellers, mastering it, and then moving on &amp;ndash; most people do the opposite. They want to learn about foreclosures, forbearances, short-sales, lease options, sub-prime mortgages, vacant properties and every other method under the sun, all at the same time without developing any level of mastery in any of the tactics whatsoever.&lt;/p&gt; &lt;p&gt;&amp;nbsp;&lt;/p&gt; &lt;p&gt;Yet, the most successful real estate businesses I know do the opposite. My good friend Bill Leon, President of Broward REIA, and one of the sharpest and most successful Investors I know, specializes in wholesaling properties, he doesn&amp;rsquo;t do anything else but wholesale.  &lt;/p&gt; &lt;p&gt;Before I sold my Multi-Million dollar company to a group of investors, we only focused on having a well-tuned wholesaling machine (meaning we acquired 2 to 4 contracts on properties a month and then very quickly wholesaled them to our buyers list).&lt;/p&gt; &lt;p&gt;When you pursue multiple directions in your business all at the same time you end up making very little progress. And it doesn&amp;rsquo;t matter if you are smarter and working harder than other successful people because you are spread way too thin.&lt;/p&gt; &lt;p&gt;In real estate, making this mistake can really kill your business, here&amp;rsquo;s why: In the real estate investing marketing world your results are directly related to how your skills stack up against your competitors. In foreclosures, if your competition is better they&amp;rsquo;ll pay less for deals and close more foreclosure opportunities than you will. In building their buyer list, they&amp;rsquo;ll locate more buyers and then make money quicker than you, because they&amp;rsquo;ll have an ocean of buyers, begging them for their deals.&lt;/p&gt; &lt;p&gt;It doesn&amp;rsquo;t work this way for all businesses. You don&amp;rsquo;t pay more if your ad or commercial sucks. You might not get the number of responses but you&amp;rsquo;re not locked out, and you&amp;rsquo;re not forced into an inferior position, saddled with paying the &amp;ldquo;stupidity tax.&amp;rdquo;&lt;/p&gt; &lt;p&gt;&lt;em&gt;&lt;strong&gt;The Solution -&amp;gt;&lt;/strong&gt;&lt;/em&gt; Isolate the &lt;em&gt;fewest activities&lt;/em&gt; you can be successful with. Then knock them off one at a time. Don&amp;rsquo;t make the mistake of trying to do too much and marginalizing your results.&lt;/p&gt; &lt;p&gt;Remember: Confucius said &amp;ldquo;Man who chases two rabbits catches neither&amp;rdquo;&lt;/p&gt; &lt;p&gt;If you follow my advice you&amp;rsquo;ll get to take back quite a bit of time you&amp;rsquo;re currently wasting. You&amp;rsquo;ll be free from wasting time trying to learn too much about too many tactics at once. Plus you&amp;rsquo;ll get back the time you&amp;rsquo;re wasting trying to execute with a superficial level of knowledge. You need to keep your finger on the pulse of your market to know what&amp;rsquo;s &amp;ldquo;hot&amp;rdquo; in it. But that&amp;rsquo;s only &amp;frac12; the equation. The second step is to do your best to understand WHY it&amp;rsquo;s hot. Until you understand your market on a deeper level you&amp;rsquo;ll keep scratching your head wondering why you are making less than your &amp;ldquo;dumb&amp;rdquo; counterparts.&lt;/p&gt; &lt;p&gt;The good news is that once you get it &amp;ndash; When you really understand the psychology of your market; your results will improve immediately in all the marketing you do. From your letters to your postcards to your bandit signs your results will multiply because you&amp;rsquo;ll know your prospects better than any of your competitors.&lt;/p&gt; &lt;p&gt;So there you have it. If you&amp;rsquo;ve ever wondered why you make less than others even if you are smarter than they are, now you know. And it&amp;rsquo;s up to you! The worst is being intimidated of other people, I see it all the time, a student has enormous success in our program, and then another student says, &amp;ldquo;He&amp;rsquo;s only successful because he&amp;rsquo;s good at sales, or because she&amp;rsquo;s a real people person, or has money and good credit.&amp;rdquo; Bullshit! Feeling Lucky - Go Ahead and TRY&amp;hellip;Punk!&lt;/p&gt; &lt;p&gt;Anyway, your probably wondering, why the Boy-Wonder of Foreclosures was crying at a moneymaking conference? (I know I&amp;rsquo;d be wondering?)&lt;/p&gt; &lt;p&gt;2  Reasons&amp;hellip;&lt;/p&gt; &lt;p&gt;1. Nido Qubein - This guy is  the REAL-DEAL! Sits on the boards of major corporations and even is the Chairman and Board member of YMCA of America.&lt;/p&gt; &lt;p&gt; He just won the Horatio Alger award for 2006!(That says everything, right there). I truly hope you know what the &amp;ldquo;Horatio&amp;rdquo; award is, but just in case, I know a good portion of my readers, live in Port St Lucie and Fort Pierce(kidding), Florida.&lt;/p&gt; &lt;p&gt; The Horatio award is one of the top 3 honors given to a human being in the world, (Oprah, even has received the award), a lot of people say, it&amp;rsquo;s even higher than the Nobel Piece Prize!&lt;/p&gt; &lt;p&gt;    I doubt I&amp;rsquo;ll ever get  one.(Don&amp;rsquo;t Laugh, your not getting one either, Smart As$)&lt;/p&gt; &lt;p&gt; His presentation was so awe-inspiring, I got chills and it even brought tears to my eyes, about what a Human is capable of&amp;hellip;when they use common sense along with entrepreneurship.&lt;/p&gt; &lt;p&gt;    Anyone who knows me, will  tell you, I hate all that New-Age smoochie, B.S.! I&amp;rsquo;m RICH, both in life  and financially.&lt;/p&gt; &lt;p&gt; I live a Renegade lifestyle, on my terms. I have a great team (except Richie, he lost one of my bags in Chicago&amp;hellip;the little punk. Plus, he met and got a phone number from a pretty girl, I wanted in Chicago. I hate him.) He Lied and he mis-communicated to the homeowners.&lt;br /&gt; 2.    He Forged documents.&lt;br /&gt; 3.    Completely mis-represented himself to the owners.&lt;/p&gt; &lt;p&gt;I could teach a whole Saturday class, on all the learning lessons from using this idiot as an example.&lt;/p&gt; &lt;p&gt;I often tell my club members and students&amp;hellip;that this is a full contact sport, and is not for the weak of heart.&lt;/p&gt; &lt;p&gt;This is exactly why&amp;hellip;&lt;/p&gt; &lt;p&gt;Here&amp;rsquo;s another tip for you (because I&amp;rsquo;m in such a giving mood) &amp;hellip;&lt;br /&gt; When you&amp;rsquo;re buying a property, it is so important to make sure that you communicate EVERYTHING, and that the sellers FULLY UNDERSTAND, what will happen during the process&amp;hellip;&lt;/p&gt; &lt;p&gt;My team and I came up with the &amp;ldquo;C.Y.A. or Cover your Ass form&amp;rdquo;, which simply is a piece of paper that says, in LAYMEN terms (that a 7th grade student could easily understand) EXACTLY what we ARE and ARE NOT doing for the seller. Period!&lt;/p&gt; &lt;p&gt;Through experience, I&amp;rsquo;ve learned (the hard way) never to assume the seller, exactly understands my communication and my intentions. Sellers listen through filters; they hear what they want to hear.&lt;/p&gt; &lt;p&gt;Here&amp;rsquo;s an example, sometimes, before I actually close on the home, it&amp;rsquo;ll be necessary to advance the sellers some of their proceeds to have them vacate the property, so I can close on the deal.&lt;/p&gt; &lt;p&gt;Let&amp;rsquo;s say, I verbally agree to give them $2500 of their monies, the sellers hear: To rent a new home, We need 1st, Last and security; so Mike needs to give me, $3300&amp;hellip;not $2500.&lt;/p&gt; &lt;p&gt;The CYA form covers my butt, and also gives the sellers ALL the details in an easy, straight forward manner.&lt;/p&gt; &lt;p&gt;In conclusion, even though I believe the damage has already been done by Larry Smith, to the HONEST real estate investing community&amp;hellip;&lt;/p&gt; &lt;p&gt;Thank God, Mr. Larry Smith, is sitting in Jail, with a $350,000.00 BOND, and I bet he does not have either the $350,000.00 collateral or the $35,000.00 needed to get out of jail.&lt;/p&gt; &lt;p&gt;The St Lucie county sheriff&amp;rsquo;s website says, he&amp;rsquo;s being charged with grand theft, which is a major felony.&lt;/p&gt; &lt;p&gt;And I know, he can&amp;rsquo;t afford my good friend Patrick Mcray, the #1 Criminal Defense attorney, in the entire Treasure Coast (this I know for a fact).&lt;/p&gt; &lt;p&gt;Also, I&amp;rsquo;m confident that he&amp;rsquo;ll lose his licenses for being both a realtor and a mortgage broker&amp;hellip;&lt;/p&gt; &lt;p&gt;Please help me and all the real estate leaders keep our name clean in the eyes of our communities and even our country. Smith was charged with first-degree grand theft and taken to the St. Lucie County Jail, where he remained Friday evening.&lt;/p&gt; &lt;p&gt;St. Lucie County Sheriff Ken Mascara said Friday he believes Smith may have attempted the same scam with other homeowners in St. Lucie County. Even Mascara, who has a home for sale in the county, was targeted. After receiving the letter, the couple met with Smith and decided to allow him help sell their home.&lt;/p&gt; &lt;p&gt;Smith conned the Kruegers with a &amp;ldquo;white knight&amp;rdquo; scam that targets homeowners needing to sell their homes looking for someone to &amp;ldquo;rescue&amp;rdquo; them, said Flowers.&lt;/p&gt; &lt;p&gt;According to Mascara, Smith probably targeted homeowners in the county with &amp;ldquo;For Sale&amp;rdquo; signs in their yards by driving around neighborhoods and then looking up the owners through the property appraiser&amp;rsquo;s Web site.&lt;/p&gt; &lt;p&gt;According to a sheriff&amp;rsquo;s report, Smith convinced the couple to move out of the home, telling them &amp;ldquo;it was better to show the house when it was staged&amp;rdquo; and he would take photos of it and market it, Nancy Krueger said. Not long after they moved out, one of the Kruegers&amp;rsquo; neighbors called to tell her someone was living in their home.&lt;/p&gt; &lt;p&gt;The Kruegers found Smith living in the home and when the couple confronted him, he would not answer their questions or vacate the home.&lt;/p&gt; &lt;p&gt;When sheriff&amp;rsquo;s deputies spoke to Smith, who hasn&amp;rsquo;t worked at All Florida Mortgage since April, he showed them copies of the paperwork and said that he bought the home for $10 and would not pay the $263,208 mortgage, insurance or taxes.
