Is Your Real Estate Broker Making These 5 Deadly Sins?

I'm guilty of it and so are you, we all are.

In the beginning of my real estate investing career (before I became the
Renegade Master of investing), when I needed to sell one of my properties,

I would list it with a friend who had their real estate license. Or better yet, I would often offer to list it with a pretty Realtor that I was hoping to take out one
night for cocktails.

That's real smart...NOT!

Since I've fired more Realtors than the Miami Dolphins had losses this
2007 season; I know a thing or two about the 7 deadly sins Realtors make
when trying to sell your property...

(If anyone want my season tickets HALF OFF, Call me)

And in this article, besides telling you how great I am, I'm going to
enlighten you about their sins so you only work with realtors who don't

commit these sins, and you get your property sold.

Sin #1: Not having an absolute REAL LIFE marketing plan to sell your home.

Maybe, 5% of realtors truly understand marketing, and can get your property sold.

Sticking a sign on the front lawn, open house and a listing on the MLS
(Multiple Listing Service), 'aint going to cut it. Especially, during this changing
market.

Sin #2: Listing with a realtor who is a "One MAN or One WOMAN Show".

Nobody can do everything themselves, no-one. The problem is that their job is to
get other listings, aside from your's. After all, that's how they put food on their table.
Unless they want their children going to school with holes in their socks, they need to marketing more houses than JUST YOUR'S!

They need to prove to you, they have systems and team members in place to manage the traffic of prospects, and the selling of your property.

Sin #3: Listing your home with a realtor who does NOT specialize in your
area.

Yes, this might just be your fault, not their's. I know.

But it's still a sin.

My best success with realtors has been when I've listed with ones who
farm and specialize in the specific area where my home or property is.
They should know all the competing listings and have a list of families
looking to move to my area.

Sin #4: Not requiring your realtor to check up with you at least once a week.

And no, it's not to make small talk and blow smoke up your butt, it's to
keep your realtor accountable, and more importantly, they need to keep
you abreast of the most recent comps. This will ensure that your home is priced
correctly to sell.

Sin #5: Employing a Realtor who Tells you what you WANT to hear, Not what You NEED to Hear.

During my real estate career, I cannot tell you how many times I've
witnessed a Realtor tell their prospect that they could sell their house for some bologna price, just to get the listing.

They'd have a better chance of getting John Mcain to beat Hillary Clinton in the democratic primaries election. (God help us)

Here's their trick: They tell the prospect a ridiculous price that they know
the house will never sell for. The prospect is so happy, he signs a 6 month listing
agreement right away...period.

Then when the seller(you) gets tired and frustrated enough because nothing
is happening on your home, the realtor will suggest listing it at an appropriate
price to sell in the next 30 days.

When interviewing your prospective realtors, ask them if they HAD TO - Absolutely MUST, sell your home in less than 30 days, what price would they suggest asking for their property.

Sin #6: VERIFY, that your broker is utilizing MANY different methods of
advertising

You must ask your Realtor what kind of marketing budget do they have for
the month and the year, to advertise their properties.

Remember in Sin #1, I said most realtors don't understand marketing, because
they don't.

They'll tell you, "Newspapers don't work. Now it's all about the Internet".

The problem is, that's only half the truth. Your realtor MUST be advertising, on the
internet, as well as newspapers (last I checked people still buy newspapers, especially the Sunday Paper), direct mail, chambers, co-operative advertising (working with Welcome Centers, mortgage brokers), pay per click ads, publicity.

If they tell you their only advertising on the internet, it's because they
can't afford anything else, and you don't want that broker selling your home because they probably can't!

What's New?

Spooky Halloween, are you scared this year...

You should be...Why...

Because, the world is coming to an end...

OR

That's what the media would like us to believe, with all that scary stuff out there...

    *   Mortgage Crisis
    *   Upcoming Recession
    *   Oil Prices are at record high's
    *   Sagging real estate prices
    *   Britney Spears "Losing Custody of her children"
    *   Obesity Epidemic

The media in it's desperate need to fill 24 hours a day of talking head time and somehow attract jaded viewers. The mass media are ever more eager to scare the hell out of you with the next dire prediction or over-hyped crisis. They find it very hard to gather an crowd of viewers if reporting on the FED dropping the interest rate another point, one of the healthiest economies, greatest number of Americans ever invested in the markets,etc...That would be too BORING!

If you enjoy being scared, no reason to let this Halloween scare you, just turn on CNN or The Today Show.

SCREW IT! At some point we must grow up and refuse to be scared by the next boogey-man that the media has jumping out of the bushes.

I don't give a single dog patootie, how "slow" the market is or what the interest rates are. Someone's getting married, getting pregnant, getting promoted, getting transferred, getting divorced, a lot of people in America happen to be also getting Rich. You know what? They're all buying new houses, and somebody's getting those sales!

That's a metaphor for every business or every industry.

Very few people starve in America due to bad market conditions; Most people starve due to bad marketing and bad thinking.

How many real estate pros do you know that have just quickly,
cowardly, and lazily surrendered to the negative real estate market?

They buy the Doom and Gloom that Losers are spreading around.

If you do that, you are buying other's EXCUSES for not doing as well,as you should be doing in your real estate investing business.

Which is a very pricey purchase.

I believe in reasonable and prudent preparation as an investor and
an entrepreneur...But NEVER retreat...Never!

Kill me first! Kill Me!

The reason I share this with you this week, was from an event
I spoke at, and attended last week.

My good friend, asked me to come speak at their monthly meeting for Dade County mortgage brokers. Prior to the meeting, I made my rounds speaking to a majority of some very sharp looking individuals. 90% of them were hosting their own personal pity party, I don't care if Pamela Anderson in a Bikini is hosting that pity party, I aint attending...NO WAY Bubba. Not me, I'm not letting these losers cloud my thinking.

Meanwhile, an associate of mine who is a newer mortgage broker, just closed 17 deals for the September and October,
while taking his wife on a 10 day vacation as well.

Be Very Careful of what you let into your "personal computer". I'm not talking about the one you type on...I mean your Brain.

 Why is it that there are so many scum bags?

One of my attorney's told me once, "South Florida is a Sunny place for SHADY characters."

He's right.

Ladies and Gentleman, I’m sure that you've seen the Infomercials for this company, and they look very good...

The company in question - Direct Buy (Discount Buying Club)

One of my students is rehabbing 2 different homes.  He figured that discount pricing would be the obvious way to go, and decided to call the phone number on the infomercial.

Both him and his wife, went to the showroom, we're greeted by their sales rep, after some chitty chat, they were ushered into a sales presentation, given by a sharp women.

The presentation was extremely effective and had made a lot of economic sense.

Once the presentation was finished...

Here's where it get s good...

The Hard sales tactics came out!  My student said that he felt more pressure, than the 2 final contestants on American Idol...

When they said that they wanted to do their research and think it over, the Direct Buy Sales Rep. stated that it was today or never, and that they would not be allowed to come back, no matter what.  When asked why, the sales rep, told them it was something to do with being fair to their vendors...(does that make any sense)

They brought in two different sales managers, to apply more pressure.

My student, John, thought that it sounded like a decent opportunity.  After rehabbing one of his homes, he figured that he would have made his investment back, two times over (At least that’s how the sales Rep at Direct Buy explained it).

After the grueling sales effort of the levied by Direct Buy, they folded and signed their contract.

The contract they signed was to the tune of a $3500.00 down payment, and $95 a month for a 4 year membership.

Ouch!

So John went to work on his projects.  He looked through all of the “Member’s Only Pricing” Catalogs and started estimating Rehab expenses. BUT he found a BIG PROBLEM....

Do you know what it was?????

Top 5 Reasons Uncovered, WHY Direct Buy is a COMPLETE SCAM

1. 1^st Major challenge was Johnny would have to wait a minimum of 8 weeks until he received his materials and purchases.  How can any business man wait 8 weeks, just sitting on his hands waiting for materials?  My students do not wait for anything, they take control of their environments, which leads me into the next challenge…

2. When John went to the competitors to find materials and supplies, Home Depot and Loews we're 10 to 15% cheaper than Direct Buy on almost everything (Identical Brand Names & Quality).

3. You have to pay a minimum of 10% shipping fee.

4. NO REFUNDS or Exchanges, No Exceptions, NO MATTER WHAT!

5. They are also flat out RUDE, John and his wife, said they had a better chance winning the Power ball or Lotto, than getting a straight answer from the staff, when they asked for assistance.

Despite all D.B.(Direct buys) Johnny, still placed an order for some couches.  Once they we’re delivered to DB’s warehouse, and John had went to go pick the couches up, he noticed another big problem.

Both couches we’re broken.

They refused to fix it or replace them, instead telling Johnny, that he needed to deal directly with the manufacturer and not DB.

They even went as far, as to fault-out tell him, “It’s not our problem.”

Johnny and his wife, tried to speak to the General Manager about their issues.  At first he wouldn't return their calls.  Johnny, not willing to accept this classic B.S. finally caught the GM face-to-face...

After their heated discussion about the broken couches, the GM (general meathead) decided he was not going to let Johnny win, at any cost…

He said that because John raised his voice, and ended up throwing him out of the showroom, and suspending his membership for 60 days.

Can you imagine that?

If I was Johnny, I'd be sitting in County Jail right now.  Because, I’m not willing to accept that attitude from ANYONE, I would have gone Bruce Lee all over that General Manager and karate chop him directly in his eye.

After the couch disaster, Johnny and his wife  had a major decision to make (I’m confident many DB customers are faced with the same decision) about what to do about their Direct Buy membership or mistake.

The major challenge with these kinds of fraudulent companies, is they understand how to use Legal barriers as shields and how to craft extremely one sided contracts, to basically stop their clients from EVER getting out of their contracts.

And as you've probably guessed they had a better chance of winning the #1 spot on American Idol, then getting out of this contract.

So John, came up with the Smartest idea he's had since he got himself in this pickle of a dilemma (with the insight of his wife, I always say there’s nothing as great as a women’s advice)...

Johnny and his wife decided to cut their losses and use it essentially as a write off or as a cost of doing business, especially since he’s really starting to make some big buckets of cash in the investing game, with the help of yours truly…

By the way, if you want to see your mouth hit the floor, go ahead and Google the company, like this (Google search: direct buy / scam)

Holy S%#@!  I couldn't stop reading all the horror stories similar to John’s, they’re addicting.. :)

Real Estate Renegade Developer, Frank Mckinney Speaks At the Boca Real Estate Club

As Always, I've got great NO BS content for everyone this week, and I also need your prayers for 2 of my good friends...

It was great meeting some of the Renegades at the Boca Real Estate Club who came out to say Hello and listen to Rock Star Developer Mr. Frankie McKinney speak.

Unfortunately, if you couldn't peel yourself off the couch because of Kid Nation, you lost out!

Because I’m always looking out for my Renegades (my mother taught me to share), I'm going to paraphrase what Frank shared with the entire group that evening:

1. Risk More - And it can be learned, it's like a muscle, use it or lose it...

2. Be the Best at Whatever you do or Are going to do - When Frank bought his first crack house in Palm Beach, he made it the nicest home on the block.

**If you want to become best in your field (like me), read Robert Ringer's Book "Winning through Intimidation".  When you get to Chapter 4 "The Leapfrog Theory", you’ll see exactly what I’m talking about.  It will absolutely CHANGE YOUR LIFE!

3. Giving back to the community - Frank has more money than God (although he'd never tell you that, most people of wealth…won’t) and he's more excited about giving back to the community and his Caring House Project, than his Gazillion Dollar Mansions on the Sand.

4. Money does not create happiness - I don't agree with this one idea

(kidding of course) Some of the people who buy his Zillion Dollar Ocean front Masterpieces, who are legitimate Billionaires...Are MISERABLE Sons of a B----!

5. Get Knowledge and Humble Yourself - Frank started on the tennis court giving lessons, to Billionaires.  He would ALWAYS ask them how they created their wealth, and sure enough it always came back to real estate.  That's why you should beg, borrow, steal to get into my mentor program "when it opens up for new applications". (We're very selective) NO losers allowed!

6. Frank watches NO TV!  He's in bed by 9pm, up by 4am, works out and doesn't read the negative news in the paper.   They call him the "Daredevil" Developer, and Nilsa his wife, calls him the "Boring" Developer.

Do Real Estate Investors Want A Handout From The Government?

On August 25 2007: After much pressure from the American financial markets and Major media outlets our beloved President, George Bush came out publicly and announced a program involving HUD (Housing and Urban Development) that will Guarantee loans ONLY for HOMEOWNERS WITH GOOD CREDIT to hopefully assist the American Homeowner from losing their homes.

Also, the president clearly stated that this program is not meant to, “Bail out speculators.”

As real estate investors, we PRIDE ourselves on going down the road less traveled, and not following the masses (the one’s who trade hours for dollars, day in day out)…

I believe that I speak for most investors when I say, We’re all grown adults, who go out and have to kill for our meals, each and every day…and we don’t need the government to come to our rescue.

If you read ANY newspaper or watch ANY TV newscast… they (the media) would have you believe that the SKY IS GOING TO COME CRASHING DOWN…because of the mortgage collapse and the slowest real estate market in the last 20 years.

Take this for an example: I personally know some very influential people in the local and even national media, and last month I did a TV interview for both a local NBC affiliate and a National Bloomberg News segment. They both wanted me to come from the perspective - that as real estate investors and landlord’s, we need the government’s help…ASAP…preferably sooner than later.

Being myself, of course, I didn’t want to sugar coat it for them or their viewers. But I saw it a little bit differently, than they did.

My position was that, YES speculators are losing their shirt. But in reality, they might as well have just taken their money and credit and went to Las Vegas, because their style is not much different than high stakes gambling.

However, this buyer’s market has given investors and the American public some of the best opportunities…EVER. And as entrepreneurs, we should not be running from it, but welcoming it.

In conclusion, don’t ever fall victim to believing that we (as Americans) need the government to come rescue us.

We’re not the Chrysler or the Airlines…

I do believe and welcome, our Fed Bernanke to lower interest rates, we are seeing some of the highest rates ever in the market. If we lower rates, a point or two, many future homeowners would get off the fence and get into the market..

In a Nutshell…Big Momma is:

Forty-Five years old (45),
A single mother
Has two children (5 and a 9 year old)
Their father(s) are absentee-dads (like mine when I was a kid)
She’s broke financially
Divorced
No real education or skills
Is soon to be fired from her insurance sales job (this is what she told me)
Here’s the best one, get ready, (you’ll LOVE this one)

…she lives in her 62 year old mothers home, And her mother (in the poor lady’s best years), has to watch Big Mama’s bratty children…85% of the time!

Now, how do you like them apples?

Before you think I’m a cruel, son-of-bi@#$; understand this was her OWN description of herself!

This is a copy of her original message to me:

Understand, I have all the sympathy in the world for single moms…

Because, my mom (Bless her soul) was a single mom. My mom, made a decent income, never could afford to go to college personally, worked her way up the corporate ladder on nothing more than loyalty and outworking her coworkers; all while suffering from migraine headaches.

OH Yeah and my dad never paid 1 red-cent of child support, while my mom raised me.

I wouldn’t be the man and the entrepreneur I am today, if it was not for her confidence in me, constantly reinforcing my belief system by telling me daily, “You can do ANYTHING you put your mind to!” (She also told me I have the mind of a champion)

Nobody’s Perfect, not even yours truly, even though I know that’s hard to believe.

There’s a quote I love, that says:

There’s no fault in being broke, just fault in staying broke.

So after Big Mama, shared her story with my team and the world on my blog, I decided I’d speak to her myself…personally.

We would break bread.

When Big Mama and I spoke to her over the phone, I told her I had an enormous respect for her tenacity, and Balls to ask for us to waive her tuition into the Ultimate Apprentice Program; especially when we were now SOLD-OUT!

I asked her some questions, about her story and her life experiences.

At first, I thought maybe I’d give her some of my materials or courses on the house, maybe buy her a book…But she had her mind set on getting into the program.

Then I shared with her one of my brutal life observations…

That when most people have nothing invested in their education or nothing at stake in their success…

They normally TAKE IT FOR GRANTED and DO NOTHING!

This is where I should’ve put on my boots, because it was getting really deep in there, if you know what I mean.

She tells me every reason in the world, why she needs to change her life and her finances, and that I hold the solution to her financial problems.

She shares with me, that she’s read and listened to 100’s of books, tapes and e-books, and the majorities of them are just fluff and talk in circles. But IF she could be involved in our local mentoring program, this would give her the edge that would push her over the top and give her financial freedom for her and children.

I still didn’t say “Yes to Big MAMA”…

I told her my personal story about my cousin Dave (the drug addict), and how he’s personally attended 5 or 6 of my previous boot camps and never paid one red cent; and still to this day he’s a 36 year old broke, no job having, desolate, living on my aunt’s couch and sleeping until 1:30 in the afternoon. He’s a sad case for a human being…and he’s my own family. (We all have one of those in our family…and you know it!)

Maybe, I should set up my cousin Dave and Big Mama, they might make a great couple!

Further, I told her, that the first class Dave attended was the same 1^st class “Little Richie” went to…now today Richie is on top of his game, is my business partner in two companies, and makes more than 94% of adults, double his age.

Richie, is ONLY 25 years old (If you remember, Rich LOST my luggage in Chicago in April while attending Kennedy’s Super conference and also got the phone number, of a girl, I wanted to get to know…personally! The little Punk)

That’s proof; two separate people can get the same information, and create entirely two different results with the same information!

After, she depressed me with her, “Please feel sorry for me” story.

I selfishly asked her, “What’s in it for me?”…”What can you do or Help me with?”

We weren’t getting anywhere, so I said, “Make me a proposal.”

So then, Rich and I were having some lunch meetings about the Ultimate Apprentice, and Rich brought her there to present her proposal.

Here’s another problem: Rich tells me, (after we agreed to let her in) that she couldn’t figure it out on her own, and he had to basically give her most of the proposal ideas. He was afraid that she would show up with only two ideas on paper.

That should’ve been the first, warning sign.

Prior to agreeing to the proposal, both Richie and I, laid it on thick, similar to a bankruptcy attorney and someone getting ready to lose their home in foreclosure…

Understand we will be ASSHOLES and unforgiving! (Stop be pansies, you know that’s the truth…Do you think Donald Trump is pleasant to his team members, when they drop the ball? If you do, I’ve got some swamp land to sell you…genius!)
Understand we are MILITANT ABOUT OUR TIME; we don’t fart around, twiddling our thumbs, waiting for a duplex to show up in our driveway. And that if we felt she was EVER wasting our time, we’d leave her faster, than Mike Perl could leave a Weight Watcher’s meeting…
Understand, we would discontinue her apprentice program, in a New York minute, if we ever felt she wasn’t living up to her end of the bargain…
Last but not least, this deal would not be EASY, and there would be a NO-EXCUSE POLICY!

Basically, we shared with Big Mama that IF she was: Serious, ready to roll up her sleeves, willing to truly learn, be teachable, has a NO EXCUSE mindset, willing to Fall Down on her face a few times…that her success was basically GAURANTEED!

Sounds like you wanted a slave and not to be a mentor. If I was her and you told me all of that crap, I would have run the other way! Sounds a little unreasonable to have to accept you being an ASSHOLE! I have never seen a mentorship offered with those rules and stipulations.

Have you ever met an idiot that is more successful than you are? (We all have…)

We all have, right?

Frequently, when I am coaching, a client will say something along the lines of “I’m just as smart as (blank “guru” or this student who is experiencing some initial huge success), so why am I working so much harder yet making so much less than them?

When they ask, I’m never quite sure… Do they really want the truth, or are they simply venting their frustrations? To play it safe, I usually say nothing and wait to hear what comes out next. After a silent pause, the client speaks…

The next few words out of their mouth tell me everything I need to know. If they are serious they’ll press me and ask again. If not they’ll simply move on to the next topic.

You see, I need to know if they are serious, because if they’re not – they aren’t ready to hear the cold, hard truth.

If so, keep reading…

Today, real estate investing provides an overwhelming amount of information. Never before have so many people been so well informed… And yet, so utterly confused, at the same time!

Lots of entrepreneurs go around thinking that “Access to information” is what separates the winners from the losers and, “The smartest person in the room should be the most successful”.

Not true!

If it were, then whoever bought the most products, or read the most books would be richest, and we both know how stupidly outrageous that is.

That’s not to say that getting the right information isn’t important, of course it is, but remember it’s only a tool.

When it comes to being successful in business, there are a few easily overlooked elements that are absolutely vital. They’re truly the deciding factors.

So, what are the crucial “winning” elements at the core of all successful entrepreneurs (even the “idiots”)?

1.) Action Orientation. Taking action is the real difference between the super-successful and the wannabes. Wannabes simply absorb information and at their very best, react to it. And with such an overwhelming supply of information, most of them are simply numbed by it.

Contrast that with the successful entrepreneurs out there. When they get good information… they act on it – as soon as they possibly can. The main reason why so many don’t take action is because they are paralyzed by the prospect of failure. Add to that, their mistaken belief that the next information nugget they come across will be the difference between success and failure, and it becomes obvious why their “waiting” has them stuck.

If they press on, they only become more confused by conflicting facts. All the while, becoming increasingly frustrated that they still haven’t found the magic they’ve been seeking.

If you’ve ever been there, here’s my advice - Stay focused!

Take a deep breath, and ask yourself, “What do I have to get done today?” Not tomorrow, or next week, or even next month. Today! And not what do I have to learn, but what do I have to DO to further my success?!?!

It’s so easy to lose your focus on today when you are thinking about tomorrow. And it’s just as tempting to believe that the next pearl of wisdom you come across is going to make all the difference. But it won’t. You’ll never reach the level of success you crave without taking specific DAILY steps that take you there.

It’s pretty straightforward. To build a successful business you have to train your brain to crystallize a future vision, break it into small details, and organize them into daily tasks. After that, all you need is the courage to commit to the completion of these daily tasks – despite all the obstacles that get in your way.

Sounds easy enough, right? So what will sabotage your success? Mainly fear! Fear is your enemy. The little voice whispering:

“What if it doesn’t work? What if I’m wrong?”

Look, some self-doubt is natural – but when it prevents you from achieving the success you deserve, then it’s a problem.

Which leads to our next point:

2.) Rise Above Your Fears & Doubts. You have to get far enough above your doubts to keep working, or you’re doomed. What works for me is to forget it all. And the easiest way to do that is to get lost in a project. It works for me and it’ll work for you. Just throw yourself so deep into your work that your fears stay far enough away until you’ve finished all that’s needed to be done. Every successful business owner learns how to do this, sooner or later. What makes it easier is knowing…

Remember this, one of my earliest mentors was Marshall Syler, he is the master of Kicking Fear’s Ass. I could write a whole white paper just on Self Mastery or The ability to look Fear in the eye and quickly moe through it. My readers know I love to study Ultra-Successful people and I can share with you that one of the biggest common traits of Ultra-Successful people is their ability to move through Fear.

Remember, everyone and I do mean everyone, gets scared or has fear, the one difference is the most successful people recognize it and walk through it, because on the other side of their fear…is everything we all want.

Experience will always be your best teacher

When it comes to business you are going to make mistakes. We all do. Even the Intels, Microsofts, and Googles of the world mis-step from time to time. Building a successful company is complex, and there are always factors that lie beyond your control.

The trick is to learn from your mistakes. Just do your best to limit your risk, focus every day, keep doing, learn what works, and don’t torture yourself when you take a wrong turn. Just notice it, learn from it, and change your approach (also have fun at your own expense, and laugh at yourself; it’s a lot easier than you think, and diffuses your fear) .

And since we are talking about mistakes… Do you know what’s at the root of most mistakes that you’ll make? I see it over and over again, playing out in so many real estate investing businesses. Yet, most people would never guess what it is, in a million years. Even though, practically everyone who struggles in business is guilty of it.

For some strange reason, everyone wants to make things more complicated than they need to be. It’s as if everyone is fascinated by the overly complex. Instead of keeping things simple, they burden themselves with too much to do and too little time to do any of it right. This leads to the next crucial element…

3.) Keep Things As Simple As You Can To Avoid The “Stupidity Tax”. This is a big one. It’s so easily avoidable but for some reason it’s one almost everyone seems to walk right into.

Here’s an example how this flawed approach plays out…

Instead of picking one way to get deals or motivated sellers, mastering it, and then moving on – most people do the opposite. They want to learn about foreclosures, forbearances, short-sales, lease options, sub-prime mortgages, vacant properties and every other method under the sun, all at the same time without developing any level of mastery in any of the tactics whatsoever.

Yet, the most successful real estate businesses I know do the opposite. My good friend Bill Leon, President of Broward REIA, and one of the sharpest and most successful Investors I know, specializes in wholesaling properties, he doesn’t do anything else but wholesale.

Before I sold my Multi-Million dollar company to a group of investors, we only focused on having a well-tuned wholesaling machine (meaning we acquired 2 to 4 contracts on properties a month and then very quickly wholesaled them to our buyers list).

When you pursue multiple directions in your business all at the same time you end up making very little progress. And it doesn’t matter if you are smarter and working harder than other successful people because you are spread way too thin.

In real estate, making this mistake can really kill your business, here’s why: In the real estate investing marketing world your results are directly related to how your skills stack up against your competitors. In foreclosures, if your competition is better they’ll pay less for deals and close more foreclosure opportunities than you will. In building their buyer list, they’ll locate more buyers and then make money quicker than you, because they’ll have an ocean of buyers, begging them for their deals.

It doesn’t work this way for all businesses. You don’t pay more if your ad or commercial sucks. You might not get the number of responses but you’re not locked out, and you’re not forced into an inferior position, saddled with paying the “stupidity tax.”

The Solution -> Isolate the fewest activities you can be successful with. Then knock them off one at a time. Don’t make the mistake of trying to do too much and marginalizing your results.

Remember: Confucius said “Man who chases two rabbits catches neither”

If you follow my advice you’ll get to take back quite a bit of time you’re currently wasting. You’ll be free from wasting time trying to learn too much about too many tactics at once. Plus you’ll get back the time you’re wasting trying to execute with a superficial level of knowledge. What you do with your newfound free time leads us to our fourth and final success-component, which is…

4.) Know Where The Money Is. It takes time to know your market, but it’s time you must invest if you’re serious about your business’s success.

The first step is quite simply to open your eyes and look at what’s going on around you. You need to keep your finger on the pulse of your market to know what’s “hot” in it. But that’s only ½ the equation. The second step is to do your best to understand WHY it’s hot. Until you understand your market on a deeper level you’ll keep scratching your head wondering why you are making less than your “dumb” counterparts.

The good news is that once you get it – When you really understand the psychology of your market; your results will improve immediately in all the marketing you do. From your letters to your postcards to your bandit signs your results will multiply because you’ll know your prospects better than any of your competitors.

So there you have it. If you’ve ever wondered why you make less than others even if you are smarter than they are, now you know. And it’s up to you! Are you going to make up your mind to keep plodding along somewhat frustrated with your progress or are you going to embrace the 4 points I shared with you here and decide once and for all that you are going to do what it takes to be successful?

10 Biggest Blunders Of Real Estate Investors

I just finished up my mentorship program, called the “Ultimate Apprenticeship Program”, where we take a group of 25 investors and take them by the hand and nose, and show them and give them our actual blueprint, on creating a successful home buying business.

After the class, my team and I sat back and talked about some of the miracles, funny stories, and some of the war stories as well. As we laughed, cried and made fun of some of our students (I have the right to make fun of them, I’m their mentor…shut up, Punk!), we also talked about some of the biggest blunders of our apprentices…

I thought I’d share them with you, I guarantee this will smack you in the butt and make you take a hard look in the mirror!

Here we go…Punk:

Being Intimidated: Of everything, getting their first deal. The worst is being intimidated of other people, I see it all the time, a student has enormous success in our program, and then another student says, “He’s only successful because he’s good at sales, or because she’s a real people person, or has money and good credit.” Bullshit! They discount the other person’s success because they’re just intimidated by them…think about it.
Being Arrogant: When our apprentices start experiencing a little success, usually after completing their second deal successfully they tend to become arrogant, and think they know it all.
Being S-L-O-W: This is one of the worst mistakes my team and I witness. People are just too damn slow! If it takes you 3 weeks just to send out your mailings,you’re going nowhere FAST. The best apprentices have a fire under their butts and take massive action.

Remember this, Speed Kills!
Being Reckless: Acting like an idiot. Enough said!
Being Cheap: I love this quote by Jim Rohn, “Rich people have big libraries, Poor people have big screen TV’s.” I’ll share a true story with you that will say everything perfectly…

A whole team of hotel managers, operators and management flew into Palm Beach to learn, “How Ritz Carlton creates 5 Star Level Service, and are the standard for the industry.” It was a 2 day workshop, learning directly from the Ritz; however, 90% of the attendees at the workshop stayed across the street at the Holiday Inn, during their stay at the workshop.

That’s what I call, stepping over dollars to pick up dimes!
Being Wasteful: Not taking advantage of certain opportunities that are right in front of their eyes.
Being Dependant: Do I have to say anything else?
Being Greedy: Pigs get slaughtered! You won’t go very far, if you have this mindset, and you’ll make less in the long run.
Being Limited: Only looking at something in 1 way, instead of looking at the bigger picture. This type of thinking will be the surest way to lose money and make mistakes!
Being Afraid: Never be afraid to make mistakes or fail, because we truly learn more from our mistakes than our successes.

My best piece of advice, grab a pair of “clip-on’s” (I hope you know what I mean), and kick some ass and take names. You’ll be amazed at what you can accomplish.

My team and I, just flew back into Fort Lauderdale from Windy, CHI-Town! What an event (Dan Kennedy’s 2007 Superconference), I actually got goose bumps and cried at the event.

NO, I didn’t cry because someone took away my Dorito’s and Mountain Dew…(I can hear you cynics already)

I would have a LARGE knuckle-sandwich for anyone who would TRY to touch my Dorito’s…I’m not kidding! Feeling Lucky - Go Ahead and TRY…Punk!

Anyway, your probably wondering, why the Boy-Wonder of Foreclosures was crying at a moneymaking conference? (I know I’d be wondering?)

2 Reasons…

1. Nido Qubein - This guy is the REAL-DEAL! Tony Robbins couldn’t hold Nido’s gym bag.

Everyone knows, I enjoy giving my subscribers, serious resources that I know will impact your life and your pocketbooks…and this is the guy!

He spoke at the event in Chicago.

In a nutshell, he came to the country(USA) from Lebanon, with $50 in his pocket. Today he is almost a billionaire, President of High Point University in N. Carolina, Chairman of both the 9th largest bank in the world and the Great Harvest Bread Company. Sits on the boards of major corporations and even is the Chairman and Board member of YMCA of America.

He just won the Horatio Alger award for 2006!(That says everything, right there). I truly hope you know what the “Horatio” award is, but just in case, I know a good portion of my readers, live in Port St Lucie and Fort Pierce(kidding), Florida.

The Horatio award is one of the top 3 honors given to a human being in the world, (Oprah, even has received the award), a lot of people say, it’s even higher than the Nobel Piece Prize!

I am truly blessed! My life is AMAZING. I’m a very happy person. I’m RICH, both in life and financially.

I live a Renegade lifestyle, on my terms. I have a great team (except Richie, he lost one of my bags in Chicago…the little punk. Plus, he met and got a phone number from a pretty girl, I wanted in Chicago. I hate him.) If you remember, 1 month ago, my team and I launched our…

Ladies and Gentlemen:

I feel as if I’ve died and gone to heaven!

I will try to make this posting Short and Sweet, because I believe pictures are worth 1000 words, and lord knows I have a lot of pictures for you…Remember, I’m obsessive compulsive, even with keeping this posting short, my O.C. still gets the best of me…

(I’m still trying to figure out HOW to show you the pics, without alienating my female readers, and looking like a shovenist pig)

First, I must share with you 1 important statement, IF you’ve never been to California – Get your Butt there…Period.

It is gorgeous, and more importantly, the weather is AMAZING! It’s summer right now, and every evening it was 65-70 degrees, awesome sweater or light jacket weather, and NO HUMIDITY.
I’ll also tell you, YOU MUST drive down P.C.H. or Pacific Coast Highway (preferably in a convertible, which all the car rental companies will rent to you fairly cheap).

After driving PCH in the Hummer (Check out my hummer down below), I thought I’d died and gone to heaven, it is just breathtaking…

Here was a sample snapshot of my trip…

• Flew into LAX, middle of the day.
• Grabbed a Hummer (get your minds out of the gutter) from the rental car company.

• Dropped my bags at the Hotel, and met up with a few friends of mine before we headed off to open up some whoop ass on Hollywood.

• Did “our thing” all throughout Hollywood, Beverly Hills and Santa Monica; look at the Street Performers pics from Santa Monica. They’re real cool…

• SIDE NOTE: Santa Monica is gorgeous…
• Ended up in some late night Hollywood club, where no body knows your name…

• Next day…It’s Playboy TIME!!!!!
• Rich Jerk (my friend throwing the entire party) started off the day, with a 4-5 hour seminar, which was really cool because it wasn’t like many of the stuffy, corny seminars… (www.richjerk.com)

• We all started getting ready for the Playboy event…
• Around 6pm, we all darted for the hotel lobby. The Drinks and Cocktails were flowing, and everyone was ready to have the limo busses start driving us to the Mansion.

• I personally hung out with my friends and “Mystery” and “Matador”. You may have caught their TV show, currently on VH1, called “The Pickup Artist”. My friend “Mystery” (aka Eric is his real name) is known as the “Worlds Greatest Pick Up Artist”. (see the pics)

• When we arrived, Hef rolled out the red carpet literally…(see the pics)

• The alcohol was flowing NON-STOP! Open bar, all night long for everybody…

• Hef’s chef, catered to our every whim, the food was nothing short of amazing. (The prime rib, and the mango risotto were unbelievable), and the cigar rollers were incredible.

The topless DJ, started rolling out the beats, which we’re rocking. Supposedly, she’s some big name DJ. I’m clueless when it comes to knowing who a big name DJ is?!?
• The Pool and the Grotto were the focal point of the entire party…The girls, left nothing to imagination…(I’m not kidding, but I’ll tell you how to see THOSE pics at the end of the blog)

• The dance floor was rocking…

• The Playboy Bunnies are beautiful, absolutely GORGEOUS! They are literally “10’s”! Personally, I think that I’ve found the future Mrs. Perlies! (What do you think? I think the brunette is the prettiest! – Let me know, what you think) There are rules, you can’t kiss them or grope them, as well, Hef and the ladies have standards.

• We were also given personal tours through the mansion and Hef’s personal zoo.

• The mansion is an UNBELIEVABLE COMPOUND!

I must share one of my most important observations with you…

When taking in the entire Mansion, You completely see the POWER OF THINKING B-I-G!

I’ve been to Trump’s Mar-A-Lago, and to be quite honest, that’s like comparing a Walgreens to a Macy’s department store, it’s apple to oranges. I couldn’t grasp, how one man built Heaven on Earth.
Look Out for a future posting that I’ll write focusing exclusively on my observations strictly on this point. Believe me- it will ROCK!

• By the way, you MUST see Hef’s House of
Video games, and his personal movie theater…Priceless!

(Infomercial Guru Dean Graziosi and I played pinball and some shooting game for at least an hour until we remembered that we we’re at the Playboy party…

Check out the puzzling picture below. I thought that Armando (as seen on A&E’s Flip This House) was married. Then again, you never know in Hollywood.

• I bet you want to know about the celebrities? (That’s what all my close friends have been asking me about…) Well, they were everywhere. I guess they’ll never pass up a free party.

Here’s a short list…Bobby Brown (He thinks he’s God’s gift to the world. Doesn’t he realize that Mrs. Whitney Houston has left him like Brad Pitt left Jennifer Aniston?)

• A bunch of NBA and NFL players, Cedric Ceballos, Bryan Russell, Troy Aikman, Emmitt Smith, and a whole lot more…(Those guys are HUGE in real life!)
• A lot of soap opera stars that I have no clue who the hell they are and don’t want to know…

• My new friends Mystery and Matador, from VH1’s “The Pickup Artist” (see pics)… These guys are awesome and so down to earth. They are truly rock stars, trust me, I saw the magic with my own eyes. Mystery invited me to attend one of his personal seminars, as a guest…I believe I’ll be taking him up on his offer…(Here’s a little secret, these guys are like Brad Pitt and George Clooney to Ocean’s 13, if you know what I mean…They have these pathetic guys who literally WORSHIP the ground that they walk on…)

• Paulie Shore…I can’t stand him, because of paying for two overpriced tickets for a date, 10 years ago, only to see how bad a comedian he was…But, I must share that it seems he still is much the ladies man…

• A few different rock and rap groups. I have no clue if they were cool or not.

That’s it for now, I’ve got to get back to work and the real life…

We’re we KILL our breakfast every morning, and take no Prisoners…

A Foreclosure Investing Cautionary Tale, Don't Pull A Larry Smith

I’ll start off by saying, I LOVE 4 things in this world….

1. Being an entrepreneur and living a life of financial freedom, and being able to not take crap from anyone …
2. I LOVE beautiful women.
3. I LOVE real estate and marketing (direct).
4. I LOVE Starbucks coffee.

When some wanna-be, that calls himself an investor and a real estate professional…starts messing with my money and my image…I get pissed.

Do not kid yourself, when you buy foreclosures you already have 2 black eyes, before anyone ever meets you.

People might not say it to your face, but trust me; they think you and I are sharks, preying on someone else’s misfortune…

ARE WE, preying on someone else’s misfortune, and looking to profit, on the fact someone is losing their home.

YOU SAID IT…Charlie! Yes!

HOWEVER, what the Average-Joe with an opinion, does not know is that investors provide an INVALUABLE SERVICE! I believe PRICELESS…Who else is going to pay them all cash and quickly before losing their home to the bank?

B-U-T…The last thing we need is someone throwing gas on the fire, attempting to smear our name even worse than it is…

Well, that’s what Larry Smith, the realtor – mortgage broker – wanna be investor…accomplished this August…

Here’s the mistakes, Larry made…

1. He Lied and he mis-communicated to the homeowners.
2. He Forged documents.
3. Completely mis-represented himself to the owners.

I could teach a whole Saturday class, on all the learning lessons from using this idiot as an example.

I often tell my club members and students…that this is a full contact sport, and is not for the weak of heart.

This is exactly why…

Here’s another tip for you (because I’m in such a giving mood) …
When you’re buying a property, it is so important to make sure that you communicate EVERYTHING, and that the sellers FULLY UNDERSTAND, what will happen during the process…

My team and I came up with the “C.Y.A. or Cover your Ass form”, which simply is a piece of paper that says, in LAYMEN terms (that a 7th grade student could easily understand) EXACTLY what we ARE and ARE NOT doing for the seller. Period!

Through experience, I’ve learned (the hard way) never to assume the seller, exactly understands my communication and my intentions. Sellers listen through filters; they hear what they want to hear.

Here’s an example, sometimes, before I actually close on the home, it’ll be necessary to advance the sellers some of their proceeds to have them vacate the property, so I can close on the deal.

Let’s say, I verbally agree to give them $2500 of their monies, the sellers hear: To rent a new home, We need 1st, Last and security; so Mike needs to give me, $3300…not $2500.

The CYA form covers my butt, and also gives the sellers ALL the details in an easy, straight forward manner.

In conclusion, even though I believe the damage has already been done by Larry Smith, to the HONEST real estate investing community…

Thank God, Mr. Larry Smith, is sitting in Jail, with a $350,000.00 BOND, and I bet he does not have either the $350,000.00 collateral or the $35,000.00 needed to get out of jail.

The St Lucie county sheriff’s website says, he’s being charged with grand theft, which is a major felony.

And I know, he can’t afford my good friend Patrick Mcray, the #1 Criminal Defense attorney, in the entire Treasure Coast (this I know for a fact).

Also, I’m confident that he’ll lose his licenses for being both a realtor and a mortgage broker…

Please help me and all the real estate leaders keep our name clean in the eyes of our communities and even our country. We accomplish this a few ways, one way is when you see or witness a scumbag, using illegal tactics, turn them into the police, tell the property owners, get your local Real Estate Investor club involved…

Whatever it takes….

That’s why still to this day; I’ll announce scumbag’s name to all my members at my club meetings, because I don’t want anyone to get hurt.

FORT PIERCE — Larry Eugene Smith claimed he could help solve the problems of a couple who wanted to sell their Port St. Lucie home.

Instead, he allegedly swindled Nancy and George Krueger out of their house on the 2210 block of Southwest Edison Circle, claiming he bought the property for $10.

St. Lucie County sheriff’s deputies arrested Smith, 53, Tuesday at the home he moved into with his girlfriend after he persuaded the Kruegers to sign a purchase agreement for their home and power of attorney and warranty deed over to him in order for him to sell the house. Smith was charged with first-degree grand theft and taken to the St. Lucie County Jail, where he remained Friday evening.

St. Lucie County Sheriff Ken Mascara said Friday he believes Smith may have attempted the same scam with other homeowners in St. Lucie County. Even Mascara, who has a home for sale in the county, was targeted. He said he actually received a letter from Smith in July, which he hadn’t yet followed up.

The sheriff’s office is still investigating one other case involving Smith and another couple, said Detective Angela Flowers.

Smith, a licensed mortgage and real estate broker, reportedly sent the Kruegers a letter stating he worked for All Florida Mortgage Centers Inc. He said he wanted to help them sell their home, which they wanted to sell as they were looking to relocate and because of the rise in taxes and insurance. After receiving the letter, the couple met with Smith and decided to allow him help sell their home.

Smith conned the Kruegers with a “white knight” scam that targets homeowners needing to sell their homes looking for someone to “rescue” them, said Flowers.

According to Mascara, Smith probably targeted homeowners in the county with “For Sale” signs in their yards by driving around neighborhoods and then looking up the owners through the property appraiser’s Web site.

According to a sheriff’s report, Smith convinced the couple to move out of the home, telling them “it was better to show the house when it was staged” and he would take photos of it and market it, Nancy Krueger said. Not long after they moved out, one of the Kruegers’ neighbors called to tell her someone was living in their home.

The Kruegers found Smith living in the home and when the couple confronted him, he would not answer their questions or vacate the home.

When sheriff’s deputies spoke to Smith, who hasn’t worked at All Florida Mortgage since April, he showed them copies of the paperwork and said that he bought the home for $10 and would not pay the $263,208 mortgage, insurance or taxes. Money between the Kruegers and Smith never changed hands, Nancy Krueger said.

Deputies arrested a man who they say moved into a couple’s $253,000 house with his girlfriend after duping the owners into signing over their deed.

Authorities say Larry E. Smith, 53, targeted other St. Lucie County residents looking to sell their homes - among them, Sheriff Ken Mascara, whose home is listed for sale.

Smith’s alleged con played to pinched owners in today’s shaky housing market, offering a quick way out from under hefty property tax and insurance bills, authorities said.

Smith had George and Nancy Krueger sign ownership of their 2217 S.W. Edison Cir. home over to him in July, convincing them to move out and promising to secure the couple mortgage financing, according to an arrest report.

Per his instruction, the Kruegers moved in with their daughter in Boca Raton.

Soon afterward, Smith went to live in the house with his girlfriend and stopped returning the Krueger’s phone calls.

Deputies arrested him at the home Tuesday.

Smith faces a first degree grand theft charge and was taken to the St. Lucie County Jail, where he is being held in lieu of $350,000 bail.
