Lake Ridge VA Real Estate News: Where To Find Window Repair Replacement Parts

Yesterday I attended a home inspection for one of my clients.It was a lovely custom built resale home. During the inspection the inspector noted that many of the windows would fall when in the open position and several had size-able gaps allowing air flow in between the plastic jamb as well as small critters such as Lady Bugs inside the home.

My clients grew concerned, however the inspector quickly pointed out, the house was not very old and the windows just needed repair. None of the seals were broken, it was just a matter of getting the right parts to make the repairs.

He recommended "Blaines Window Repair." He explained that here in the Virginia area they are the only place that carries replacement parts for spring balances for window sashes.

He explained to the buyer that most people, just go to the local hardware store such as Home Depot or Lowes and when they do not find the part they need, they just live with windows that do not operate.

All windows in a home must be operational and windows that come crashing down can hurt a child or even an adult. I remember recently my husband was in an upper bedroom hanging out the window with the leaf blower cleaning the leaves from the gutter. The window came crashing down on his head as he pulled himself back inside as he was getting done. Oh my, the words I could hear from upstairs! ( #++***!!!**#+++###!!!) Luckily he was just bruised and not hurt badly.

Tip For Sellers: if you have windows that fall, or do not open and are painted shut, have them repaired before you list your home for sale. This is home owner maintenance.

I so glad I know the name of a company where we can get the part. Never assume you must replace the windows.

My New Favorite Holiday Recipe. Paula Dean's Spice Cake. Have You Tried It?

This past Thanksgiving I was searching the Internet for a few new recipe's. I stumbled upon Paula Dean's Cinnamon Spice Cake. I thought I'd give it a try, since the reviews were so good.

Oh my, oh my it was delicious. You've got to try it! The recipe is so easy. Enjoy!

Ingredients:

1 (18-ounce) package spice cake mix
1 (4 serving) package instant vanilla pudding mix
1 cup sour cream
4 eggs, beaten
1/2 cup corn oil
5 tablespoons sugar
2 teaspoons ground cinnamon
1/2 cup chopped pecans

Directions:

Preheat oven to 350 degrees F.

Grease a 10-inch tube pan. Combine cake mix, instant pudding, sour cream, eggs, and corn oil and beat together well. In a separate bowl, combine sugar, cinnamon, and pecans. Pour half of batter into prepared pan and sprinkle with sugar mixture, reserving a little to sprinkle on top. Pour the rest of batter into pan and sprinkle with the rest of sugar mixture. Bake 1 hour. Let cool and remove from pan

Calling to schedule an appointment to see the home you like, only to learn the home is already Under Contract! All that time wasted searching for the perfect home and you missed it. The whole process is giving you a headache?

I understand. "My advice ...take two aspirin."

What most consumers do not realize is, when you search online and land on a Realtors website, or a big search engine site, even Craigslist, chances are you are getting dated ( historical information). It's called advertising. Many large search engines extract information and keep it posted to get you to call so they can capture you as a lead.

Pete's Passing Teaches All A Valuable Lesson ....Get Your Affairs In Order

Today I received a call from a young family, who's father passed away. They turned to the Internet and Google to locate a Realtor in the Woodbridge, Virginia who could help them sell a home fast. That is how they found me. The caller said, "our challenge is my father died without a will. "His house is vacant, no one has been there, and we just learned we will need to come to Virginia to go through the Probate Process. before we can rent it, sell it or do anything with it.

We are half way across the country and we just had our first baby, and we are at a loss of where to start first.

Thanks Godness We Had A Snowy Weekend In Lake Ridge Virginia.

It's quite a balance being a full time Realtor in Prince William County Virginia this year. The Christmas Season is upon us and there doesn't seem to be enough time in a day. Thank goodness for the snow the other day, my appointments all postponed due to inclement weather and I was able to get out the Christmas decorations.

Everyone has a favorite tradition for the holiday season, ours since we've been married is to set up our Victorian Carolers. We got lucky this weekend, we got them all set up right before it snowed. It was actually perfect timing.

Next it was time to head inside and set up the tree. However this year it was a little different. my husband Bill hauled it up from the basement and brought me all the plastic tubs of ornaments and wreaths and then he headed to the basement for football? Sound familiar in your house?

Actually I was fine with that. With Christmas Music on and a fire in the fireplace, the mood was set for decorating. Every once in awhile in-between plays, my dear hubby Bill would come up from his man cave to put on a few of his favorite ornaments. He laughs and says "when I was single my tree's always looked the same every year. " It's amazing what you can do with the same ornaments I had all those years! "

Then it was time for the fun part. Bringing out all my favorite Christmas Bears and Santa's to put around the house. This is one of my all time favorites. There she stands with her tea cup and teddy bear in tow, all dressed for the holidays. My best friend in life game this to me. It's a treasure.

All in all it was a productive weekend. Now it's back to work. Yesterday, was an incredibly busy day, today,I've got inspections to order, files to process, and calls to banks for my short sales in process. The days seem to becoming shorter this year. Woodbridge Virginia real estate inventory is low, homes are selling faster, as more and more buyers and sellers enter the marketplace. That said though, I still love showing buyers homes during the holidays. The houses all smell so good and they are so festive.

Lake Ridge VA Real Estate News: A Sold Sign Doesn't Always Mean The Home Is SOLD!

A bout a month ago, one of my clients found a house that peaked their interest. A few weeks went by before they actually got to drive past it. When they arrived at the house they were disappointed to see a Sold Sign on the post. They called to voice their diappointment. " I coached them, yes the homeowner has accepted an offer, and the agent has placed a SOLD SIGN on the home, but the contract is contingent! With that said, you two are ready to go FHA Buyers with a pre-approved home loan. The current contract on house shows in MRIS as Contingent or Cont/KO. That means you could potentially bump the other buyers out of the way if the seller were to accept your offer!"

My clients say "Can we look at it." I said "You sure can!" Fronm the moment they walked in, they fell in love with the house. It was everything they have been searching for months. So we wrote an offer that day. The good news is the Kick-out notification was only 24 hours. So I encourage my clients to try to get a good nights sleep and I should have news tomorrow.

I submitted the offer. We were going up against an offer that had been ratified a few weeks prior. The buyer and the seller had a ratified contract, contingent upon the buyers home selling. Their home was on the market and it was very attractive and priced well.I negotiated the offer and the seller ratified our contract as the "official Back-up Offer".The only speed bump was the when our signed counter arrived, it noted that the kick-out clause was for 30 days, not 24 hours. We were notified that there was an over-site in the contract, and indeed the kick-out clause was for 30 long days. Yikes!

My clients were disappointed and frustrated. I wasn't. It's not over yet, not by a long shot, I told them. You have a decision to make. MRIS shows that the contingent buyers offer was ratified on 11/6/09. MRIS clearly showed a 30 Day Home Sale Contingency date of 12/6/09. Per my conversations with the listing agent, I know the seller is not willing to extend the Home Sale Contingency, now that there is a bon-a-fide non-contingent backup offer. I said "It's your call. If you can wait out the next two weeks, chances are you could be the new owners of your dream home."

After much discussion, my client said "let's go for it, we want that house!"

Today 12/7/09 I have great news for my clients. They got the house. They will close before New Years!

If you see a home you like, always ask a Realtor to check into it for you. Don't just assume it is not available. Remember negotiations begin when objections or speed bumps appear. In this situation, most Realtors would have just encourage their clients to move onto another house. I am not most agents. This 30 day kick-out clause was not going to deter me. "My clients wanted this house and darn it, it is my job to get it for them." The clock was ticking and heading into Thanksgiving Weekend the contingent buyers only had two more weeks to sell their home. We took a chance and it paid off.

It's Snowing In Virginia today, what a wonderful way to begin the Holiday Season. If you have lived here for years, you know we've seen snows in early December before. It most recent years according to the weatherman, it has snowed on the fifth of December in 2005 and 2007. So I will be marking my calendar to see if it snows on December 5th, 2011!

For those of you who are not familiar with our area, snow can paralyze the roadways. So smart Virginia's just lay low,and stay close to home. For me I'm loving the unexpected day off. That said, it was a perfect time to get the exterior decorations out. These carolers were a Wedding Anniversary gift for ourselves three years ago. They look as beautiful as the day they first arrived. It started snowing as I was putting on the finishing touches!

Helpful Tips For Local Woodbridge Virginia Homeowners Who Want To Sell In 2010

When you get ready to sell your home, knowledge is power! Many homeowners tell me the thought of selling can be overwelming. They worry about, what they have to do, how much will it cost them and how long will it take. I completely understand! However my job is to help you. To help address your fears, decide what must be done and what area's of concerns you can let go of. The process should not be intimidating. Learn about your options.

It's important that you know, that there are hundreds, even thousands of Realtors who work our local area. In fact you may know someone at church, in your family or a friend who is a Realtor. Before you just decide to work with that person make sure you know what you are getting yourself into.

Here are some helpful tips from Erick and Company:

Ask them how many homes they have settled in 2009. ( You want to know they understand the market and can advise you and help you with your particular real estate needs)
Ask them what they will do to market your home.This is huge, just putting a sign in the yard and a lockbox on the front door and the house in MLS isn't enough. Your home deserves more!
Ask them if they are a Full Time Realtor or if they just dabble and work Part Time- you need to know.
Ask how long is the Listing Period. Can you get out the listing if you are not happy?
Google the Realtors you are thinking of hiring. Can you find them easily? Can you get a feel for how your home would be advertised? This is what happens when you Google Peggy James
Ask them where they advertise.
Ask them if they know where the buyer will come from,and what kind of income it will take to buy your home, ask how do they intend to reach that buyer.
If you need to sell by Short Sale- Make sure they know how! If not you may be forced into foreclosure. Ask them to show you successful short sale results. Not all agents know how to do these.

The HVAC system is 50 years old, the roof is 40 years old and the windows may as well not even be closed. Not to fear! Meet the FHA 203K Streamlined renovation loan.

Eligible Improvements Virtually any kind of improvement is eligible provided it becomes a permanent part of the real property and adds value.

(Any balance remaining on the contingency will be applied to the principal balance and may not be used for additional repairs.)

Yes, it takes a little longer to close an FHA203k Streamline loan than it does to close a standard FHA loan. If you are an agent and you are concerned about that extra couple of weeks just think of it this way: You may make a sale you would not have otherwise made. You may help a buyer get into a home in the area where they wanted to live instead of where they "had" to live. You can be a real hero for someone.

Well, let's consider how most people start looking at new homes. In most cases you are simply out on a nice weekend day and you stop in on a whim or a new model home just opened and you decide to just take a look. I can't tell you how many people just go for decorating idea's, fall in love and eventually wind up buying a new home.

Once the New Home Bug Bites...you're hooked!

When you enter a new home, everything is perfection, you're eyes are darting from one room to another and all your senses awaken from the gorgeous furnishings and decor. Then the builders representative begins to tell you about all the incentives the builder is offering. She is really nice and talkative and she answers all your questions. You begin to think...wow...I wonder if I can sell my current home?

She casually asks you to fill out a little card, with your name and phone number on it. The traffic form ( actually this is a registration form). "You have just unknowingly given away your right to representation! "

Don't Do That....call me for a stack of my New Home Cards. That way if you are out and about and you stop into a Builders Model, just hand them this card, give them you name and go look. The sales person will now realize that you are an educated consumer and you have a Realtor who is helping you. If you see something that peaks your interest, let's talk about your options.

Potential Stressful Situation Averted....

You may be asking. "Peggy, do I really need a Realtor to represent me?" Here are a few reasons why you would want to consider having a Realtor represent you with a New Construction purchase:

Realtors know how to negotiate-especially in the case of standing inventory is a situaton where a builders sales are slow. Realtors can help you get the best price and terms.
Keep in mind the Builders Representative works for the Builder. Most are not licensed Realtors, they essentially are working For Sale By Owner. Their job is to make money for the builder.
A Realtor can help you understand the contract and make sure that you understand your rights in a new home contract. It's a big step..with a huge deposit at risk. Are you willing to risk thousands?
If you are relocating to the area, the Realtor who is helping you can photograph the construction at every turn, they can keep you informed of progress.
We can help you save money by assisting you with option choices. Remember builders make the most money options.( deck, flooring, islands,appliances etc..) A good Realtor can assist you with these decisions
Most important a builder in Virginia has by law two years to complete your home. Yes, two years. Important questions need to be asked.
If you have a home to sell, coordination is key. If you have a Realtor assisting you with the purchase of the New Home and the selling (or renting) of your current home, chances are very good you will have a stress free sale and purchase.
When the wheels fall off the cart and things are delayed or there is a problem and emotions run high, it is always best to have an advocate working for what you want.

Where most people make a huge mistake is, they go looking at New Homes fall in love, sign a contract thinking they will easily be able to sell or rent their current home. Nothing could be further from the truth. All the rules of buying a move-up have changed. Mortgages are more difficult to get when you are holding onto your current home with intentions of renting it. Then the quality of renters has diminished with the current economy. I truly believe buying a new home is a smart way to buy in today's market. My only concern is that you understand how that decision can impact you overall. There is no cost to you to have me represent you as your Buyer Agent. Builders expect buyers will have Realtors helping them and they pay us not you.
