Ok, this is kind of funny but also a serious matter that needs to be addressed.

I recently took a buyer into a home that was listed on the MLS. As we were looking around, out of no where came this big ball of fur with teeth and claws. Yes, fur, teeth and claws... something I've been a little leery of the past year. It seems that either cats really don't like me or I'm just good at finding the crazy ones.

I've come across 3 seperate incidents in the last year where a cat has gone nuts and tried to bite my clients and me. One even tried to keep us from leaving the house! This really doesn't make a pleasant experience for my buyers. In each case we just happened to be walking around when suddenly we hear the moaning beast and out of nowhere it bolts towards us hissing and screaming (like cats do).

Luckily no one has been harmed (including the cat) and my clients and I can actually have a good laugh about it. My point in mentioning this is we as realtors need to ask our sellers to lock up, or take away, their pets when a buyer is coming for a look at their home. In long run everyone will be safer and I can leave my chair and whip at home.

Here's something else to keep in mind when you decide to sell your home. A house is a great investment and needs ongoing upkeep if you want to get top dollar when you decide to sell. Here's another big ticket item that seller's should be conscious of when placing your house on the market that could be a possible deal killer.

The air conditioner and furnace: Many of us take for granted the comfortable temperature of our homes. The only time we freak out is when one of these two items is not working. That being said, many home owners forget the upkeep and servicing of their units because nothing is ever broken. Well come contract time and the inspector has done his/her job and found that there's a problem with your unit...neglect. In many situations home owners have never serviced their units and are now finding major problems at a crucial time. Buyers do not want to buy the sellers old problems. I've seen it happen many times where buyers are ready to walk at this point.

As a seller you can help avoid being in this position by having your ac/furnace serviced at least once a year. A qualified HVAC contractor can also see when there's potential trouble and help educate you on what to do. Furthermore, if your unit is older, but well cared for, a home warranty can help assure buyers that if a problem does occur in the next year it will be covered.

The Fireplace and chimney: Many times sellers are not aware of the condition of their fireplace and chimney. After the buyer's inspection has been conducted sellers are often shocked to hear that the buyer wants the fireplace and chimney repaired to the tune of many thousands of dollars. This is the point where sellers will lose a chunk of equity or the whole deal falls apart.

To help educate sellers and keep up on your fireplace and chimney condition it's a good idea to have them inspected at least once a year. Also, a qualified chimney inspector can educate home owner's on how to burn fires safely and what to do to keep them in top condition like cleaning them regularly.

Whether selling your home or not it's always a good idea to keep your fireplace in a safe operating condition. Fireplaces and chimneys in good condition will help sellers get top dollar when selling their home.

The roof: Your home’s roof is very important to getting top dollar. If the roof is in bad shape or towards the end of its useful life, buyers may walk away or ask thousands of dollars to have it replaced. Keep in mind too that insurance companies are very leery about insuring buyers who might be filing a claim as soon as they move in. Basically, if buyers can’t get home owner’s insurance then a house with a bad roof will not close.

Keeping your roof in good shape not only helps in the resale of your home but adds many other benefits like keeping water from damaging other areas and keeps the neighborhood looking good to name a few.

Time and time again the homes that make a great first impression sell quicker than those that don't. Remember we're also taking into consideration that it's also priced right. When buyers show up to view a home that want to be wowed and know that this is the one. You've just knocked their socks off with a unflawed exterior now seal the deal with an impeccable interior. Here are few ideas to help sellers get ready to impress on the interior:

CLEAN, CLEAN, CLEAN
Open curtains/blinds to allow light to come in
Paint neutral colors
Eliminate unpleasant odors (cooking, pets, damp ,musty, cigarette)
Wash fingerprints off of walls and switch plate covers
Wash windows and sliding glass doors
Replace burned out light bulbs
Make sure kitchen and bathrooms look pristine and shine
Fix any old or missing caulking in baths or showers
Clean carpet or replace if necessary
Clean and put away dishes
Clear off kitchen counter tops of small appliances and other debris
Clean out cluttered closets
Make the beds and pick clothes up off floors
Turn on a/c and furnace to comfortable temperatures

Exterior Home Prep for Sellers

Time and time again the homes that make a great first impression sell quicker than those that don't. Remember we're also taking into consideration that it's also priced right. When buyers show up to view a home that want to be wowed and know that this is the one. Here are few ideas to help sellers get ready to impress on the exterior since that's the first area to be seen:

Cut the grass (water it too)
Edge the yard
Remove grass and weeds growing in walkways
Add a fresh layer of mulch to applicable areas (flower beds, around trees, etc)
Trim trees and shrubs that protrude into walkway
Rake the leaves up in the fall season
Make sure front screen door latches properly
Clean or paint front door
Repair wood rot around house
Clean the windows
Fix or replace defective window screens
Repair or replace any gutters or down spouts
Make sure doorbell works correctly
Roll up the garden hose
Make sure clutter is removed from yard (toys, over abundance of yard ornaments)
Gates and fences are repaired and working properly

Yard Prep for Fall

What a great time of year! It's no longer 90 degrees plus with nasty humidity to make one feel uncomfortable all day. The leaves are starting to turn and the weather is perfect. Now is the time to get our yards ready for a nice winters nap. I usually begin by aerating my grass and then doing a little over seeding to fill in the thin spots. After about fourteen days, I put down the last fertilizer application and water deeply. This will help my lawn come back lush and beautiful in the spring.

Here's a little something I do to save a few bucks. My neighbors and I get together and rent the aerator and then we split the cost. Usually it runs about ten bucks a piece for four of us and we split the cost on grass seed too. It's much better than paying a lawn company $100 to $200 and you get hang with good folks. Have fun and enjoy.

Today I was driving to meet a client for a closing appointment and I started reflecting on how much I love my career. There is so much freedom in being a realtor but it's not always easy. I've finally got to the point where things are enjoyable but it wasn't always that way. I remember in the beginning how I worked so hard for so little and each day wondering if I would make it as a real estate professional. Well I hung in there and had great support from my wife, friends and other realtors and I'm still going at it successfully today. I just want to encourage those who are in their first year as realtors and are feeling the pressure "to get out" to hang in there. If I could do it you can too. Stay positive and keep learning all you can. You'll find yourself driving down the road in the near future reflecting on how much you love your career also. Best of luck to all.

The Little Things

During the hot summer months it can get a little uncomfortable for buyers while out showing houses. I like to help make our outings as pleasurable and fun as possible by giving out little surprises. I start off by loading up a cooler and filling it with cold bottled water that I put in the trunk of my car. When I offer my clients a cold drink they are totally impressed that I would think of doing such a thing. I also bring snacks to help keep the blood sugar levels from falling to low. Buyers seem to really appreciate the small offerings of refreshment and it leaves a favorable real estate experience with them. What do other realtors do...I'd like to hear.
