Why Hire a Buyer's Agent when buying a home in Pennsylvania ?

Most consumers do not realize that the listing agent represents the seller. They go to open houses on their own, sign in with wrong names and telephone numbers and ask the agent information about seller's motivations.If the buyers are really serious buyers, they will benefit by signing a Buyer's agent contract.

The seller's agent will not divulge any information that the seller has confided in them.The agent's job is to get the highest price for the property.If the seller's are getting a divorce, they will not tell you about it, because you will make a low offer.They are only permitted to give you information that the seller has agreed to.If the seller has said they would list at say $350,000 and said they would go as low as $325,000 the agents will not tell you about it.They will give you a seller's disclosure about material defects but that is all.

A Buyer's agent is usually paid by the seller's agent based on an offer to cooperate, through the multiple listing service.You should read your Buyer's Agent contract carefully.If the agent is not expecting you to pay , why would you not want a Buyer's Agent to represent you?

Here are the advantages of hiring a Buyer's Agent:

1. The Buyer's Agent will show you properties that meet your set criteria and guide you every step of the way.Yes you can look on the internet, but the agent finds out first through the multiple listing.

2. The Buyer's agent will do a market analysis for you ,to help you determine a fair price, so that you will not overpay.

3. The Buyer's agent will negotiate good terms and price on your behalf. Some people think that the agent will try to sell a property at a higher price to get more commission, because the fees are a percentage of sale price.If you really calculate the extra fees an agent gets by selling for say $5000 more , it is negligible, ,compared with what the agent gets from referrals by helping a buyer get a good price for a property.

I am optimistic that 2010 will be a much better year than 2009. I am not an astrologer nor am I psychic but believe in thinking positive and based on principles of positive thinking I hope these wishes will come true .

1. Peace. It will be nice if our troops come home to be with their families and there is peace on earth.

2.Joblessness decreases. If more people are employed, it automatically improves the economy. it will help the Real Estate Market as well.

3.There will be fewer foreclosures. Again if people have jobs, they will be able to pay the mortgage.

4.Housing market will improve and prices will go up as well as the number of homes being sold.

5.There might be multiple offers on homes priced right as buyers will want to take advantage of tax credit.

6.Interest rates will remain low .

7.The economy will improve . When a house is sold there are many who benefit from the sale besides the realtors : home inspectors,insurance companies, mortgage brokers, lenders,appraisers,warranty companies,furniture stores, appliance stores,moving companies. I am sure I have missed some .

8. The people mentioned in #7 above will be spending the money and retail business will improve. There will be fewer stores going out of business.

9.There will be fewer bankruptcies.

10.We will have a balanced real estate market, neither a Buyer's Market nor Seller's market but it will be a Win -Win situation for every one.

As I started to make my list I realized how important housing recovery is and I hope my predictions (wishes ) come true.

Here are a few reasons :

1. " We can always reduce the price later "

2."We need the money to buy our next house."

3."Our neighbors got so much, our house is much better than theirs"

4."We paid xx dollars and should get more than what we paid."

5."We spent xx dollars on upgrades. example :We paid 300K and spent 100k in upgrades.We should get $400k"

Realtors do not have to wait for media reports to see signs of a recovery. We see the signs of recovery in our market before it is reported.

Here are Four signs of recovery :

1. The phone starts to ring . ( not from telemarketers, but from consumers looking to buy or sell a home )

2.There are many 'pending sale' signs in the yards

3. The inventory of homes for sale is decreasing .and there are fewer homes that have price reductions.

4.Buyers lose out on homes because someone else put an offer by the time your buyers decided to buy or there are multiple offers.

I have experienced # 4 myself. I hope they will have better luck next time they make an offer.

Our market is improving. I hope the same is happening in the rest of the country.

I came across a free site where you can post a rental listing.

It is www.rentalads.com

If you want to post many listings then you may want to go for the paid version. But if you do rentals occasionally , this is a great site.

The listings are optimized so you get included in google, yahoo and msn seraches.You get to upload a photo of the listing. There are resorces for tenants.

I have a couple of listings so I am going to try one and then delete after a week and try another. Unless the system lets me post both for free.

Ofcourse I still use Craigslist.

There is a single home at Legacy Oaks for $359,000.There are four other homes to choose from, priced higher.
