At least the realtors and landlords know that in the economic time with which we find ourselves, getting 100% qualified renters with clean credit: is not commonplace. Many unfortunate people have fallen prey to the economic turn that has thrown our county into a tail spin. And those folks are not what this blog is about.

Just because someone has an unfortunate event, doesn't mean that you have to fall prey to the

"Serial Stealer".

Families who move around and continue to rent when they have no intentions of paying. I dealt with such people for 4 years - Only paid on time and in full, twice in the period that they lived in my property. And with the constant flow of additional squatters, the untold wear and tear: well it is hard to put in words.

Heads up Carol Stream..............you can go to DuPage County and run their social security number and see whether there are judgements against a potential renter, or what their past history is. The eviction process is long and not healthy for the landlord. Do your due dilligence. The renter can stay in the property for many weeks without paying....Run the Social Security numbers of all renters...and go to the last known address that they lived...and speak in person with the landlord. Check the tax records on the property that they lived in most recently and contact that person. Tax records are accessible through the county assessors office. If they don't pay on time.....serve the 5 day notice immediately...

Don't fall into the trap that so many have. You are renting your home so that you can have someone cover the expenses.....not make things worse...

Money Saving Tips for Making Your Own Household Items....

There had to be a better way --- someone was telling me that with everyone home for Thanksgiving and the fact that they use a ton of dishes each day, their poor dishwasher and their poor wallet were screaming for help. (sorry dishwasher...I can't help you)

But I came across a great little website that has tips for many different way to create your home at home cleaners, crafts, dog biscuit recipes, etc.

I made the dishwasher detergent with 1 cup of Baking soda and 1 cup of Borax. They do encourage putting vinegar in the rinse cycle, or if you wish, some essential oils.. (maybe that is the Lemony Fresh idea)

I personally had tried to the make at home dog biscuits before..and my dog really liked them. Made from Peanut Butter and Wheat flour.. I just find that they don't keep as long as store bought. But, I am going to try and freeze some for a later date.

How about a fun recipe for Chocolate Mint Sticks?

Think about the New Year now and plan ahead.... Alot of people believe that changes are going to happen when the new administration is inaugurated. I happen to agree.

Instead of waiting and procrastinating with a "Wait and See Attitude" take charge of your finances and get them in order. This is THE BEST TIME TO BUY in more than decades.. Have your credit checked to see if there are any reportings that may be on it, that are not yours, no longer applicable, incorrect? Get these things taken care of in advance, so you are ready to be off and running - if you are in the mode of "Waiting" right now.

Loan programs change every day, so be sure that what you have been investigating, is going to be available next year. FHA is changing downpayment requirements - make sure that you and your loan officer know what you are planning. Keep close contact with them... Dont go nutty trying to get everything done at the last minute..

There is still money out there to lend to people who want to purchase homes. The criteria may be a bit tighter and could change daily, but it is still available to those who qualify.

This just might be the best time to buy - maybe not the best to be one of the ones that NEEDS to sell....If more people who are ready and able to buy, would make the purchase, they would be an integral part of getting things back on track. In order for homes to sell, people must buy them.

Yes, inventory is high, and if you want the best one available, you should act soon. Most buyers stay in their homes for quite a few years and the probability of the home increasing in value historically is quite high.

I do believe that the inventory is beginning to dwindle (of the GOOD houses) due to their having to compete with the short sales and pre-foreclosures. Some may take their home off of the market during the holiday season, which may leave primarily short sale and pre-foreclosure or bank owned properties on the market. Often they are in need of some tender loving care - sometimes, not.

It is the Morning After and the Morning of the Beginning....Mr. Barack Obama..

It has been said by many, that whomever was elected the president during the election 2008, would not be waiting until January to start their job, that it would begin immediately. Well, as you all know, Mr. Barack OBama of our great state of Illinois is the President Elect and said in his speach last evening that he would do just that. He also called on the American People to prepare starting this morning, a new attitude of giving of their time, sharing with others amd working together to energize this country. He did say that it was going to be a bit of a struggle and committed to turning around the current mess that we are in.

I believe that this turn around, at least from an emotional point of view will begin immediately. I believe that people rallied around Mr. OBama with support and passion - not just to get him elected - but to work with him for a new direction.

Mr. Obama's full victory speach can be heard here.

The energy of the African American population was overwhelming last evening. We can only imagine the weight that has been lifted from their heritage and how this will write the new History Books. Emotions ran high, and rightfully so. It shows that this country has edged its way forward and I am proud to have voted for Mr. OBama.

He speaks with charm, charisma, passion, knowledge, personality and caring for the almost "Flocklike" following that he has.

Let us find a way, starting today, to work together to change the attitude and to support the man that intends to take us through this Era of Change.

Mr. McCain deserves credit for a long and hard fought battle for the presidency. At least he will get to sleep over the next few days.

Here is the way October ended for us..

Well, you are going to be able to think about it for another hour starting at 2am on Sunday 11-1-2008. Don't forget to Fall behind. Set the clocks back at 2am. This isn't even a constant anymore...Well, sure we do it each Spring and Fall, but even the dates for the change have been adjusted. But, it is much better to do it later than when we used to do it. Did your cars turn back last weekend like mine did? Don't be the one to look like a dumb bell when you go to church or appointments on Sunday.. Set the clocks back Saturday before you go to bed.

Enjoy the time that you have and don't stress over things that you cannot change. Look forward to the election (althought we have to wait another hour - another hour of commercials - another hour of jabs at each other - another hour of slanted information)

It will be in the past, very soon and then I think, that the economy will move on.

Parents as always are encouraged to monitor the goings on of groups of children who are going door to door and to check the goodies that are received. I remember a girl on my doorstep one time who tripped, fell into another child who was the character from "Scream" and the stored blood from the "Scream" costume splashed all over her.

Don't forget the Halloween hours of Trick-or-Treating in Carol Stream...

The hours have been designated at 3pm to 7pm. Parents as always are encouraged to monitor the goings on of groups of children who are going door to door and to check the goodies that are received.

Children are encouraged to walk instead of running from house to house...(I can't imagine how that is going to happen) It is such an exciting time..

Oh No.! I rebooted and look what happened...NTLDR is missing

I received a NTLDR is missing error message when trying to reboot.

I have tried fiddling with the bios and just really am getting nowhere and wouldn't you know??? I have no back up files even close to current.

Any thoughts?

Wow that was rather condescending.. I think that that may push some people over the edge for OBama. They are interviewing someone now on the town hall panel with Katie Couric who was very swayed by that comment from Mr. McCain.

Whether you care for Mr. Obama for President or not, you must admit he is a great speaker and possesses class. Do you think that he did a good job of reaching out to the middle class workers??

I also don't think that Mr. Obama needs "On the job training"

He just needs to appoint the proper people with whom to surround himself.. The man has a plan...

Be Diligent in Finding the Right Realtor/Lender/Attorney...Proper Representation is Key...

With all of the changes in the mortgage/homes industry that is going on, it is imperitive that you find an agent that you can trust. As in any other industry....most people reach out to friends who have had past dealings for referrals from plumbers to electricians, painters, landscapers, etc. Your Realtor should be no different. Sure, go on line and see who ranks the highest when googling, and certainly check out their information - and then begin asking around. Just because the word "Expert" appears on their website, doesn't mean that that is fact.

Secondly, make sure that you trust your lender. Again, referrals, either from your "Trusted Realtor" or someone such as your attorney (also, referrals). A great working relationship is needed with lender, realtor and attorney.. Oh yeah, Inspectors, too. There is more than just calling from an ad or visiting "Realtor.com" to view properties.

I believe that one of the biggest mistakes, if not THE BIGGEST, is not to confide in your Realtor/Attorney/Lender. We are here to help you - and yes, we get paid for it... But as stated above, Referrals are our lifeline. If we mis represent you, we achieve no further referrals from you. In order to properly work for and with you, we need accurate and truthful information. We understand that there is much information available for the consumer and an educated consumer can often be helpful, but, some information must be told. If you are having trouble with making your payments, Tell Me. I can't market your home properly without knowing the situation.

A mistake that potential buyers make is to alter their financial situation before closing. This is not the time to buy a car, co-sign for a friend (Should probably not do this at any time), buy awesome new furniture for the new place. This changes your ratios and you may no longer be able to qualify for the loan. Hold off on any new purchases..

The Eagles Play in Chicago at The United Center..."Long Road out of Eden"

Anyone who attended the show last evening at The United Center in Chicago was treated to style, grace, humor and the fantastic music of the Eagles. Harmony and Just plain Excellent music was on the docket.

The Eagles played for 3 hours and did a fantastic medley of new / middle / and OLD Eagles tunes. Joe Walsh/James Gang music was played as well as Don Henley and Glenn Frye songs.

These guys gave a great performance and sounded fantastic. Their back up band did not miss a beat and I am glad that I was able to attend. (could have lived without the guys next to me talking the whole time and over indulging in drink)

I can't say enough about the performance. They are fine tuned and they played the songs the way you remember them.

Short Sale Help.....Who should I be dealing with? First in Line?

I have not been the listing agent for many short sales....and I have one currently where the sellers took out an 80/20 when they bought.

We have received a contract on the property back in March and our attorney had called the first and was told to negotiate with the second and then come back to them. Well, if you have been reading some of the blogs you will find that AMERICA'S SERVICING COMPANY is almost next to impossible to deal with.

We lost that deal, but have another in the works now.. So, again, I have gotten everything updated and re sent to AMERICA'S SERVICING (who is now answering the phones Wells Fargo) and I know that I will sit and ROT. the sale date on the property is oct 3rd I think and it has never even been submitted to the first lender.

so, here is the dilemma...realtors, contacts and even the first are asking why we are dealing with the second lender instead of the first... Well, don't they have a lien on the property? I am a bit confused...and at this stage of the game...isn't the second going to get a big ZERO anyhow? by the way, we are asking them to take nothing.

So what is the proper approach.. Should we be dealing with the first and if that is so, how do you deliver clean title? What am I missing?

please be kind...I am new at the listing end of this. Don't really want to sound stupid...
