I have had this idea of having an Art Show in my Listings for quite sometime. It was the perfect combination for me combining my two loves Art and Selling Beautiful Homes. Well I made the news and you know giving an interview to a reporter is not an easy undertaking as they really just use sound bites of the total of what you said.

Never mind the comments made by many of the commentors after the article many of them are misinformed. Just because the written word is in print does not make it accurate. Since this Halifax Plantation Listing is mine I have done the research on the taxes and actually got an estimate of the insurance from one of my affiliates and it was not even close to the estimates of the other commentators of this News Journal Article.

Coming from the Washington D.C. area the expense of purchasing a home up there and the property taxes for what you get does not compare to the homes of Halifax Plantation in Ormond Beach , Florida. In other words for Luxury Living Halifax Plantation surrounded by "The Beauty of Old Florida" is a Bargain!

Does anyone out there remember when the interest rates were 18 and 20 %. Lets get in the real world a mortgae rate in the 6's is fantastic. And there are many programs out there for First Time Home Buyer's that gets them into a house with the minimum down payment and may time the seller will contribute to closing costs.

Not that the homes in Halifax Plantation A Luxury Golf Course Community will be bought with first time home buyer programs. I'm a positive person and when I read these comments they are so negative it just riles me up. After all I am a double Fire Sign. There is a positive side to the Real Estate Market in Florida.

I'm happy I did not get the listing................I'm actually proud of myself. This morning I woke up and looked at the new listings in the mls and saw a new house for sale on the same street that reinforced what I told the couple. If you don't have to sell now don't do it. They saw the logic of the facts and now are going to find a way to build an addition for the new 2nd baby that is on the way. They saw the house I saw in the MLS, it was only a couple houses down from their house and about 5 other houses for sale by owner and for sale by broker on their street for 30,000 less than they wanted to list for. What a relief they got it! I have finally got it too. I will never feel pressured into taking a listing that is too high again. 6 months ago I took one in the same vicinity when my CMA stated the house was worth in the 170's but the owner just had to have it in the 190's because of his debt not the value of the house. Thinking maybe this and maybe that, like maybe someone will come in and just offer him 10 or 15 thousand less. Another agent listed it today for what I wanted to list it for 6 months ago. Six months is alot of time in this market. I have told the seller in a number of ways you better stick it out till the housing market gets better. It will be interesting to see if he gets his present price. Thank goodness it is not me, hoping and wishing in the wind.

Zillow......Its a Good Thing I bought my house to be a home!

Zillow gives traditionally low values for the homes in my neighborhood. The truth of the matter is all the homes east of US 1 in Ormond Beach, Florida, are located on limited property of neighborhoods bordering the Halifax River. I view this land as limited therefore desirable and always in demand. Last year zillow stated the home next to mine was valued at about $250,000. It sold for $309,000. The only reason our properties are being devalued right now is the fact that mortgage brokers sold too many people adjustable rate mortgages that were designed to ripe them off of their money then their homes. So these lenders got a triple payoff at the expence of American Citizens and Others. What is Right is Right and there are many right as rain mortgage lenders. What is Wrong is Wrong. The "Wrong Lenders" got all kinds of fees to originate loans etc., Then they were paid big interest payments when the mortgagee paid on time, then when the interest skyrocketed out of the normal realm of reason they took back the property to sell it to another. Elite Criminals in Brooks Brother Suits! I was especially happy this home sold and closed one day before it was supposed to be foreclosed on. I was up at 3:00 a.m. many nights worrying about the Divorcing Seller's who forgot to tell me that they were not going to pay their mortgage the minute I listed the house. What is even better the buyer used a VA loan and I got it closed in 2 weeks and some major repairs completed in one day. Thanks to an extraordinary builder I met several years ago when I sold him and his wife a wonderful home in South Daytona. Thank You Phil and Ginger you are professional and wonderful friends. You were Heaven Sent and saved the Sellers from having a foreclosure on their credit history and a judgement to boot. This one wore me out! As a Buyer or Seller you should disclose as much information as possible so the Real Estate Agent can do their job effectively. I could have probably gotten them more money if I had known the mortgage was not being paid sooner.

My Earliest Memories are of Florida and a "Little Pink House" in Gainsville , Florida. I should have been born here but as fate would have it I was born in Butler, Pa. DARN! The chubby baby boy below was a natural born Floridian, my little brother, Michael. The Fifties Beauty Queen is my Mother Anita Jean Tyo. As beautiful inside as she was outside. I was always inspired to be just like her. No one had a brain like hers. She should have been a lawyer. The Law would have benifited greatly. (Tyo a shortened French Sur Name.) The view to the right is of the "Petite Great Room" of a home I listed in Plantation Bay - Ormond Beach , Florida. ICI Builders specializes in what northerners may refer to as tract homes. All the homes are styled so similar it is hard to tell which model is different from the rest.

I call it specializing in Affordable Florida Luxury Homes in a Country Club Setting.

There are 123 homes listed today April 25, 2007 in Plantation Bay and about 14 homes on Sunningdale Lane alone. Of course the competition does not end in the Plantation Bay Community. There are wonderful comparable homes to be bought in numerous communities across the Daytona Area. It is a Great Time for Buyers. It is amazing to me that in a normal good market, homes increase in value about 6% to 10% year. These percentages are a great return. But here in the Daytona Beach Area for example my next door neighbor who bought a home for about $200,000 expected to make a $160,000 profit in one year. This has not been the exception in seller thinking. But thank goodness according to the Daytona Beach News Journal "Home Prices finally are dropping as sellers face the fact, IT IS A BUYERS MARKET."

I'm so lucky to be working in this difficult market as a real estate agent. You can't buy this kind of education in humane behavior. Residential Architecture In the Daytona Beach Area

Recently I recieved a builders brochure of a new community that was being built off of Hand Ave in Ormond Beach, Florida. The brochure was beautiful, the words and format of the brochure did not match the calibre of ugly exteriors. In todays Florida Market were new housing sales are at an all time low you would think that in these large builder organizations would have at least one person with a pair of eyes that could see what is beautiful and what is not. As a residential designer I had the mind set that everything I produced should be good for at least 300 years. I wanted everything I designed to be beautiful and if I saw a mistake or something that could be improved I would work double and triple time to make it happen. In big architectural firms that produce beauty like Mckim, Meade and White each architect has their specialty and there is always the one who looks over the shoulder of the others to critique the work. Why? to make the work the best it could be.

This big builder in Daytona reminds me of the King in that Children's Fairy Tale. The King had no clothes on but every one around him was telling him how great his clothes looked and he had none on.

Well this fake, ugly architecture in Florida would make any designer who had an architectural vocabulary want to cry. And you know good porportion and styling does not cost the builders extra. They just have to have someone on their staff that knows how to do it.
