      <title>3 Solutions to Your Closet Nightmare</title>
      <description>&lt;p&gt;&lt;br /&gt;Is your closet so full and disorganized that it has essentially become a useless waste of space? Do you have shoes or clothes from the last century stored away in there? Do you waste a lot of time looking for things in your closet because it's so messy?&lt;br /&gt;&lt;br /&gt;If you answered &quot;yes&quot; to any of these questions, you're not alone. For many people, the closet becomes a dumping ground for anything and everything, and soon becomes so disorganized you don't even know what's in there. Well, fortunately you can clean up the situation with these simple solutions.&lt;br /&gt;&lt;br /&gt;But first, if you don't have an adequate closet organization system -- such as shelves, shoe stands, hooks, baskets or drawers -- go invest in what you need. It doesn't have to be expensive, just functional. Now, depending on the size of your closet and amount of clutter, choose the best closet solution for you and get to work.&lt;br /&gt;&lt;br /&gt;1. Take everything out of the closet, slowly go through it, and after careful consideration only put back things you really want or need. If you haven't worn clothing or a jacket or a pair of shoes in the past 12 to 18 months, you probably don't need it. If it's broken and you haven't repaired it yet, take it to a repair shop or get rid of it. Sure, there are certain items you don't use often but still need, such as a rain coat or umbrella, but for the other stuff -- sell it, donate it or throw it away.&lt;br /&gt;2. If you have a very large closet or storage room, tackle the problem in sections. Visually break up the closet space into four sections, and go through each section -- one at a time -- as described above. By using this method, you can take care of a big chore over several days and end up with a well-organized closet.&lt;br /&gt;3. Make organizing your closet part of your house cleaning regimen, just like vacuuming, dusting and cleaning the bathroom. By adding &quot;organize the closet&quot; to your chore list, your closet will stay functional and won't turn into a wasteland for the unwanted.&lt;br /&gt;&lt;br /&gt;By keeping your closet organized, you will save time, get better use out the items you keep, and spare yourself the frustration that comes from a cluttered lifestyle. Just because something is &quot;still good&quot; or &quot;barely worn&quot; doesn't mean it has to clutter up your closet. Just let it go now -- and in a few short days, or less -- you won't ever think about it again.&lt;/p&gt;

      <title>Choose a Neighborhood Before Choosing a Home</title>
      <description>&lt;p&gt;If you're looking to buy a home, be sure to spend as much time -- if not more -- checking out the neighborhood as you do looking at the home itself. Picking the right neighborhood will determine your family's safety, education and attitude. In short, the neighborhood you live in affects your quality of life.&lt;/p&gt;
&lt;p&gt;Location -- This one is first and to some degree affects all the others. How close are you to your&amp;nbsp; jobs, schools, shopping, restaurants, parks, museums, freeways, public transportation and medical facilities?&lt;/p&gt;
&lt;p&gt;Crime/Safety -- Check with local law enforcement to review crime statistics. In addition, visit local shops at different times of the day to see what they're like, especially at night. It's amazing how the feel of a place can change once the sun goes down.&lt;/p&gt;
&lt;p&gt;Schools -- If you have, or plan to have kids, see how the area schools rank. If they are not that good, are there alternatives, public or private? Schools affect values.&lt;/p&gt;
&lt;p&gt;Social Life -- Is the neighborhood close to your family and friends? Keep in mind if you have to drive an hour for a social visit, you won't do it very often. In addition, is there a neighborhood activity center, coffee shop or pub -- a place where locals gather?&lt;/p&gt;
&lt;p&gt;Property Values -- Are prices going up, down, or what? Make sure you know.&lt;/p&gt;
&lt;p&gt;Open Space -- Are there parks, trails or other open spaces where you can walk, jog, bike, or take the dog for his morning ... exercise?&lt;/p&gt;
&lt;p&gt;Traffic -- Drive by schools, shopping and other hot spots during prime time to see if you can live with the pace.&lt;/p&gt;
&lt;p&gt;Future Construction -- Check with the home owner association or city agency to see what plans they have for the future. Things change; make sure you know what to expect.&lt;/p&gt;
&lt;p&gt;Neighbors -- Go ahead and knock on a few doors. Simply introduce yourself, tell them you're looking to buy in the area, and ask for their input. Do they have positive things to say. Are they friendly?&lt;/p&gt;
&lt;p&gt;Of course there are many other considerations, but this covers most of the important ones. While your realtor should be able to answer many of these questions, be sure to check for yourself. After all, you're the one that will be living there. Once you've identified your perfect neighborhood, it's time to move on to the next step and start looking for your dream home.&lt;/p&gt;</description>

Learn the different kinds of stripping -- adhesive-backed V strips that can be cut with scissors or a utility knife; compression strips; tubular gaskets; magnetic stripping for metal- or steel-clad doors.&lt;br /&gt;2. Measure the length of all seams to be weather-stripped, add a couple of inches for each seam and add the numbers together to determine how much you need.&lt;br /&gt;3. Cut the weather stripping to fit each seam. Apply the stripping all the way around a window by using adhesive, nails or screws. Attach the stripping to the jamb or the stop.&lt;br /&gt;4.       <description>&lt;p&gt;&amp;nbsp;If you've ever stepped out of a hot shower on a cold morning and were pleasantly surprised to discover a warm floor, you were probably experiencing radiant floor heating. Though this form of heating has been widely used throughout Europe and the Far East the past few decades, it has only recently become popular in the United States.&lt;/p&gt;
&lt;p&gt;Radiant heating is a type of heating setup where the heat is supplied by electric wiring or hot water&amp;nbsp; tubes installed into or under the flooring, and sometimes walls and ceilings. While heating a room is the most common application, it is also used to heat water, swimming pools, sidewalks and garages.&lt;/p&gt;
&lt;p&gt;Several reasons why people like radiant heating is because it doesn't dry out the air, it's essentially invisible, there are no noisy radiators, and most notably -- it provides a gentle and soothing supply of warmth with no drafts or cold spots. Unlike conventional forced-air heating which only heats the air, then quickly cools and needs to be reheated again, radiant floor heating warms everything it comes in contact with, such as your tile or wood floor, making it an extremely comfortable and efficient heating system.&lt;/p&gt;
&lt;p&gt;Electric radiant heating is generally used to retrofit a single room, like a bathroom, den or kitchen. It uses coils of wire, or sometimes an electric mat, that is installed under the tile or other flooring often during a remodel. The electric radiant heat system is usually hooked up to a dedicated GFIC-protected circuit and a thermostat with an automatic timer to control the temperature and times.&lt;/p&gt;
&lt;p&gt;Hydronic radiant heating is usually installed when a home is built and is intended to warm the entire dwelling. It does this by circulating warm water produced by a hot water heater or boiler through half-inch tubing that was set in poured concrete, installed above the subfloor in snap-in grids or grooved panels, or attached to aluminum strips underneath the flooring. There may be one or more thermostats to deliver the best comfort.&lt;/p&gt;
&lt;p&gt;Radiant heating is more expensive to install than traditional forced-air heating systems, but once installed and running, it can be 20 to 30 percent more energy efficient. Other than price, the only other down side is that there are some limitations to the type of flooring you can install. But, when you take the high level of comfort into consideration, radiant heating is quickly becoming a popular heating choice.&lt;/p&gt;</description>

      <title>Make an Effort to Know Your Neighbors</title>
      <description>&lt;p&gt;As the population continues to grow, and technology changes the way we interact, it seems that our neighbors are less &quot;neighborly&quot; than a few decades ago. Sure, times have changed. But, that doesn't mean we should isolate ourselves. Following are several things you can do to improve the relationship with your neighbors:&lt;/p&gt;
&lt;p&gt;* Make an effort to welcome new neighbors when they move in. Whether it's a friendly note, a plate of cookies or a quick introduction, this gesture gets the relationship started.&lt;br /&gt;* Keep your home and yard well maintained. Most people take pride in their home and you'll be a better neighbor if you keep yours looking good.&lt;br /&gt;* Be courteous. If you're throwing a big party, inform your neighbors; better yet, invite them. If you're doing anything that makes a lot of noise, do it at a time least likely to disturb them.&lt;br /&gt;* Be helpful. If you have a neighbor that needs help raking, taking out the trash, or carrying groceries into the house, offer to give them a hand.&lt;br /&gt;* Repair anything your family breaks (pets included), or pay to have it fixed as soon as possible.&lt;br /&gt;* Return anything you borrow the same day if possible.&lt;br /&gt;* If you have neighbors that own or operate a business, frequent their establishment and become a customer.&lt;br /&gt;* Take an active role in any issues affecting your community and chip in when it's time to help.&lt;br /&gt;* Offer to watch your neighbors's pet, water their plants, or collect their mail when they go out of town.&lt;br /&gt;* Control your pet. If your does anything to annoy a neighbor, put a stop to it.&lt;br /&gt;* Address any problems as soon as possible. Don't let a little issue fester and become a roadblock to a good neighbor.&lt;br /&gt;* Get to know your neighbors. Whether it's having an occasional cup of coffee or throwing a block party together, you'll find many of your neighbors are good friends too.&lt;/p&gt;</description>

      <description>&lt;p&gt;One Sunday afternoon a couple sees an ad in the paper. They can't believe their eyes. There is a house in the paper for $1000 that is in the nicest part of town. We are talking about a Highland Park mansion for $1000. They think this has to be a misprint, but decide to call anyway.&lt;br /&gt;They say to lady who answers we saw your ad, and realize it is a misprint correct. She tells them no it's not &amp;amp; you are actually the first ones to call. &lt;br /&gt;They decide to go look at the house. They race over as fast as they can. They pull up to the most beautiful house on the block. In front of the house is a fountain that cost at least $30,000. They ring the door bell &amp;amp; the lady answers. She starts showing them the house. They realize this house is over 5000 sq ft and it is obvious that expense was not a problem in building this house. The house had marble imported from Italy &amp;amp; a chandelier imported from France. The landscaping was breath taking &amp;amp; the house had a great pool &amp;amp; a nice tennis court.&lt;br /&gt;The couple said to the lady this is the most beautiful house we have ever seen, what's the catch? The lady assured the couple there was no catch. The couple wanted the house for $1,000 but was leery of doing the deal. Finally the lady said you seem like a nice couple, so I'll let you know the truth.&lt;br /&gt;She told them this house is completely paid for, and not a penny is owed against it. Well, last week I got a call from my Husband. He informed me he is leaving me for his secretary. He then told me I could have everything we own as long as he could have the proceeds off the sale of the house. I agreed and he asked me if I could sell the house while he &amp;amp; his new girlfriend hung out in the Caribbean?&lt;br /&gt;HOUSE SOLD.&lt;/p&gt;</description>

      <title>Home Sales Continue Upward Trend</title>
      <description>&lt;p&gt;According to the National Association of Realtors&amp;reg; (NAR), existing-home sales have increased the past four months in a row, a trend not seen for the past five years. Existing-home sales - including single-family, townhomes, condominiums and co-ops - rose 7.2 percent to a seasonally adjusted annual rate of 5.24 million units in July from a level of 4.89 million in June, and are 5.0 percent above the 4.99 million-unit pace in July 2008.&amp;nbsp; The last time sales rose for four consecutive months was in June 2004, and the last time sales were higher than a year earlier was November 2005.&lt;/p&gt;
&lt;p&gt;&quot;The housing market has decisively turned for the better,&quot; said NAR Chief Economist Lawrence Yun. &quot;A combination of first-time buyers taking advantage of the housing stimulus tax credit and greatly improved affordability conditions are contributing to higher sales.&quot;&lt;/p&gt;
&lt;p&gt;The monthly sales gain was the largest on record for the total existing-home sales series dating back to 1999. &quot;Because price-to-income ratios have fallen below historical trends, there are more all-cash offers.&amp;nbsp; In some recovering markets like San Diego, Las Vegas, Phoenix, and Orlando, the demand for foreclosed and lower priced homes has spiked, and a lack of inventory is becoming a common complaint,&quot; Yun said. According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to 5.22 percent in July from 5.42 percent in June; the rate was 6.43 percent in July 2008.&lt;/p&gt;

It's easier and cheaper to install than you think, and can help reduce your energy bill by only heating or cooling your home when you want it to. Follow these steps:&lt;/p&gt;
&lt;p&gt;1. Turn off your home's electrical power at the breaker box; turn off the master switch if you are not 100 percent certain which one controls the thermostat.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;2. Remove the faceplate from the existing thermostat. Label the wires so you know which connection they go to in case your new thermostat uses a different color coding system; now disconnect the individual wires from the terminals.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;3. Read the instructions for the new thermostat; connect the wires of the new thermostat to the appropriately labeled wires.&lt;/p&gt;

      <title>The Purpose of an Escrow Account</title>
      <description>&lt;p&gt;If you've never owned a home, the term &quot;escrow account&quot; may sound a bit alien. In short, an escrow account is a special account set up by your lender that holds a percentage of your monthly payment and places it aside to pay your property insurance, mortgage insurance (PMI), real estate property taxes, and other fees affecting the home or property.&lt;/p&gt;
&lt;p&gt;The idea behind an escrow account is to keep your homeowner's insurance, real estate taxes and other obligations up-to-date, thus protecting the lender -- and you, the homeowner -- in the event the property is destroyed or if your real estate taxes are not paid. Unless you have a very good, reliable income and a better place to invest your money, an escrow account is generally a prudent idea because the lender will make sure your obligations are always current.&lt;/p&gt;
&lt;p&gt;Here's how it works: your mortgage company collects your mortgage payment, along with your property taxes, insurance premiums, and other fees, and deposits it into an escrow account on your behalf. When your real estate taxes and other obligations are due, the money in your escrow account is used to pay them (so you don't have to scramble to come up with the funds).&lt;/p&gt;
&lt;p&gt;Note the total amount in your escrow account is determined by the estimated amount needed to pay these annual obligations. In addition, there are caps on the amounts a mortgage company may require, depending on your loan type. &lt;p&gt;&quot;Historically low mortgage interest rates clearly drew buyers into the market and housing remains very affordable even with a recent up tick in rates,&quot; said NAR Chief Economist Lawrence Yun, who expected the improvement. &quot;First-time buyers also are being drawn off the sidelines by the $8,000 tax credit, which is helping to absorb inventory. However, the increase in sales is less than expected because poor appraisals are stalling transactions. Pending home sales indicated much stronger activity, but some contracts are falling through from faulty valuations that keep buyers from getting a loan.&quot;&lt;/p&gt;
&lt;p&gt;Total housing inventory at the end of May fell 3.5 percent to 3.80 million existing homes available for sale, which represents a 9.6-month supply at the current sales pace.&lt;/p&gt;

&lt;p&gt;Sod Webworms -- This insect prefers new lawns and feeds on the grass leaves at night, leaving ugly brown spots or patches across your lawn. If you notice new brown patches quickly taking over your yard, sod webworms may be the source.&lt;/p&gt;
&lt;p&gt;Mites -- If your grass leaves appear spotted or blotchy, it may be because mites are sucking the sap and damaging your lawn. If several of your neighbors lawns are dotted with brown spots too, mites could be the problem.&lt;/p&gt;
&lt;p&gt;Leafhoppers -- If your recently planted lawn suddenly takes a turn for the worse, or your older lawn starts getting whitish patches, consider the leafhopper. With an estimated 20,000 to 30,000 species, this insect sucks the sap from your lawn's stems and leaves. The leafhopper is very small and green, gray, yellow or brownish in appearance.&lt;/p&gt;
&lt;p&gt;Ticks -- OK, ticks don't kill your lawn, but they can stop you from enjoying your yard. If your property is adjacent to a heavily wooded area or you have lots of deer, dogs, rabbits, or other small critters running through your yard, be sure to check for ticks as they can cause various health problems, including Lyme disease.&lt;/p&gt;
&lt;p&gt;These are a few of the most common insect infestations, though there are dozens, if not hundreds, of other possibilities. The good news is that if you can identify the infestation you can go down to your local gardening center and purchase the solution.&lt;/p&gt;</description>

      <title>Home Sales Increasing in Many Areas</title>
      <description>&lt;p&gt;&amp;nbsp;According to the National Association of Realtors&amp;reg; (NAR), historically high housing affordability and low mortgage interest rates, combined with buyer opportunities in the distressed sales market, have increased home sales in many areas of the country. &quot;There has never been a better time to buy,&quot; said NAR Chief Economist Lawrence Yun, who presented the report at a recent Economic Issues and Residential Real Estate Business Trends forum. Yun commented on a convergence of favorable buying conditions while emphasizing how important it is for home buyers to stay within their budgets. &quot;Housing affordability is at an all-time high, mortgage rates are historically low, and interest rates are the lowest they've been since the days of Eisenhower,&quot; said Yun. &quot;Now that buyers will be able to use the $8,000 tax credit as a down payment, we should see additional buyers enter the market.&quot; Yun said he doesn't anticipate an immediate pickup in the coming months, but believes early summer will be a critical indicator of how home buyers are responding to the tax credit. &quot;The stimulus and falling inventory levels will help stabilize prices,&quot; said Yun. &quot;My projection is home sales will be 10 to 20 percent higher the second half of this year than last year and we will come out of this recession in 2010.&quot;&lt;/p&gt;</description>

      <title>First-Time Buyers Responding to Incentives</title>
      <description>&lt;p&gt;According to the National Association of Realtors&amp;reg;, existing-home sales eased in March but first-time buyers are responding to low mortgage interest rates and tax credits.&lt;/p&gt;
&lt;p&gt;Existing-home sales - including single-family, townhomes, condominiums and co-ops - declined 3 percent to a seasonally adjusted annual rate of 4.57 million units in March from a downwardly revised level of 4.71 million in February, and were 7.1 percent lower than the 4.92 million-unit pace in March 2008.&lt;/p&gt;
&lt;p&gt;NAR Chief Economist Lawrence Yun said the market appears to be stabilizing with modest monthly ups and downs, and that first-time buyers are driving the market. &quot;The share of lower priced home sales has trended up, indicating a return of many first-time buyers, which we also see in a parallel member survey,&quot; he said. &quot;Sales in the upper price ranges remain stalled because of higher interest rates on jumbo loans.&quot;&lt;/p&gt;
&lt;p&gt;Although prices rose from February to March, the national median existing-home price for all housing types was $175,200, down 12.4 percent from March 2008. The price increase from February to March was 4.2 percent, which is much higher than the typical 1.8 percent seasonal increase between those two months. Distressed properties, which accounted for just over half of all transactions in March, typically are selling for 20 percent less than traditional homes.&lt;/p&gt;
&lt;p&gt;A NAR practitioner survey in March showed first-time buyers accounted for 53 percent of transactions, based largely on contracts offered before the $8,000 first-time home buyer tax credit became available. &quot;Buyer traffic has been rising, and real estate offices are getting phone inquires about the tax credit,&quot; Yun said. &quot;By early summer we should be seeing a positive impact on home sales from record-low mortgage interest rates in addition to the stimulus provisions.&quot;&lt;/p&gt;
&lt;p&gt;According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to a record low 5.00 percent in March from 5.13 percent in February.&lt;/p&gt;</description>

      <title>Know the Four Major Types of Listing Contracts</title>
      <description>&lt;p&gt;Usually in my listing presentation I will explain to my potential clients the four different types of listing agreements and the benefits of each one.&amp;nbsp;I thought I would write about it in my blog to help educate potential clients and the typical consumer out there.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; &lt;br /&gt;Before meeting with a realtor to list your home for sale, familiarize yourself with the four most common types of listing contracts. While the exclusive right to sell listing is by far the most common, the other three are also well known.&lt;/p&gt;
&lt;p&gt;* Exclusive Right to Sell Listing -- This agreement gives the real estate agent the exclusive right to sell your home. No matter who brings the buyer to the table, the agent gets a commission (even if you find the buyer yourself). You should expect full service from your agent with this type of listing, such as advice, advertising, MLS services, inspection, escrow coordination and marketing the home to other agents and prospective buyers.&lt;br /&gt;* Exclusive Agency Listing -- Similar to an exclusive right to sell listing, the real estate agent receives a commission if your property is sold through any licensed agent. Unlike a right to sell listing, however, you reserve the right to find a buyer on your own without paying a comission. This is a good option for home owners interested in selling themselves, but want MLS services. Don't expect too much from the agent as he or she has no guarantee they will be compensated for their efforts.&lt;br /&gt;* Open Listing -- An open listing grants the broker no rights other than to receive a commission if they find a buyer who successfully closes escrow on your home. It gives the agent permission to advertise and show your home. Since there's no promise of exclusivity, you'll be responsible for marketing your property, including arranging and coordinating showings, qualifying clients, and handling inspections, appraisals and escrow.&lt;br /&gt;* One Time Listing Agreement -- A one time listing agreement, also known as a &quot;showing listing,&quot; is an agreement where a home owner, usually a For Sale By Owner, agrees to let an agent show the house once. The owner agrees to pay a commission if the showing results in a sale. The purpose of this agreement is to prevent the seller from letting an agent show the home, then deal with the buyer directly in order to avoid paying a commission. As with an open listing, agents won't be spending any time or money marketing your home.&lt;/p&gt;

      <description>&lt;p&gt;When you can't do it yourself, it's time to find a good contractor. Following are some tips to help you find a good one:&lt;/p&gt;
&lt;p&gt;1. Avoid the yellow pages; anyone can buy an ad.&lt;br /&gt;2. Get recommendations from family, friends and co-workers.&lt;br /&gt;3. Deal only with licensed contractors.&lt;br /&gt;4. Check with the state licensing board and local Better Business Bureau to see if there are any outstanding complaints.&lt;br /&gt;5. Interview each contractor, request free estimates and ask for recent references of projects similar to yours.&lt;br /&gt;6. Do not work with an uninsured contractor. Verify the contractor has worker's compensation insurance and an umbrella general liability policy.&lt;br /&gt;7. Check the contractor's professional associations. Most professionals are members of some association.&lt;br /&gt;8. Check to see how long the contractor has been in business; be cautious about working with new companies.&lt;br /&gt;9. Find out how long the contractor has been working with his crew; you don't want your project to be a training ground for new employees.&lt;br /&gt;10. Ask what will be handled by the contractor and what will be subcontracted. Keep in mind if subcontractors are involved, you should check them out as well.&lt;br /&gt;11. Find out how many other projects the contractor will be working on simultaneously. If they have lots of other projects, they'll have less time to devote to you.&lt;br /&gt;12.
