Rhode Island Real Estate on the Mend

The latest numbers have hit the streets for the housing market in Rhode Island. The Rhode Island Association of Realtors has released sales figures for September 2009. Compared to September 2008 with single family home sales leading the way, the report shows an increase of 27.9% while the days on market for those homes has come down significantly from a high of 109 earlier this year to 87. This is great news for both sellers and buyers alike, spurred predominantly by the governments $8000 first time home buyer tax credit.

Median single family home prices have come down slightly, widely based on the bank owned properties that made up more than 25% of sales for September. Non bank owned single families had a median price of $230,000 for the same period. It's my feeling that the single family sales market is going to continue to stabilize while multi-family and condominium sales are closely going to follow the single family trend. Sweet Berry Farm - Middletown, RI

'Tis is the season to make apple pies and what better way to do so than with fresh picked apples? Feeling very seasonal, Melissa and I headed down to one of our favorite places, Sweet Berry Farm, in Middletown. With the weather cooperating and thoughts of great pictures and even better food in our future we took a very leisurely Sunday drive. Sweet Berry Farm offers seasonal “pick your own” everything but today picking apples that would later be turned into delicious warm apple pie was the driving force in my morning.

Macintosh, Gala, Macoun, Red Delicious, Golden Supreme, Cortland, Honey Crisp... the list goes on. Sweet Berry has no shortage of apples, and we quickly filled our pre-paid apple bag. For four years Melissa and I tried to get to any orchard before the season ended. One year we arrived on a Sunday only to find out that this one particular orchard was picked clean the day before. This wasn’t the case at Sweet Berry Farm; with rows of fragrant fruit surrounding us, we had a field day.

Typically we spend a fair amount of time in the post and beam farmhouse that has been transformed into a gorgeous farmstand... and who wouldn’t, when you see what’s inside. You’ll find scrumptious desserts as well as produce picked fresh from the fields and numerous other tasty offerings. We’ve always encountered friendly smiles and great service. That's why Sweet Berry Farm should be a “Rhode Island Must” on your list. Enjoy!

Guest Post - Understanding Short Sales

I started writing a post on short sales, and as I began typing, I realized it might be better coming from the perspective of a Rhode Island lender.

Nancy Rosedale of Shamrock Financial was kind enough to put together this great guest post. I think you'll find it useful.

For most of us, the concept of a "short sale" is relatively new. However, in the aftermath of the recent Credit Crunch and Mortgage Crisis, short sales are exceptionally common in all markets. By definition, when a lender agrees to accept less than what is owed on a property by the mortgagor, the lender has effectively completed a ‘short sale’.

In Rhode Island and other pockets of the United States, we are beginning to see a hint of recovery in real estate sales! Short sales and the purchase of foreclosed properties are almost certainly a contributing factor, as there are endless opportunities for buyers to purchase bigger, more valuable, desirable homes for less! It is important when considering purchasing a short sale to educate yourself as to the process and to work with an experienced real estate agent and attorney who can help navigate through what can sometimes be murky waters.

Why are banks doing so many short sales? Statistics prove that Lenders would rather choose partial recovery than to foreclose. On average, it has been shown that a foreclosed property costs a lender anywhere between $50-100K. It is often mentioned that lenders are not in the real estate sales industry and truly do not want another property in their portfolio. Each foreclosed/abandoned property needs to be secured and boarded, insured, taxes paid current, landscaping maintained, winterized, and ultimately listed with a realtor for sale. These are all expenses that the lender must incur in addition to taking a loss on the unpaid mortgage. Abandoned properties are also commonly broken into and vandalized, costing the lender additional funds or reducing the value even further.

While these transactions may be time consuming (on average, anywhere from 2-6 months), Short Sales can indeed be a win-win situation for all parties included: buyers, sellers, lenders. Buyers have the ability to purchase real estate often at a deep discount at historically low interest rates. In today’s marketplace, there is a surplus of inventory and plenty of ‘discounts’ to choose from! Short sale properties typically are occupied by the sellers up until the closing date, which is important since it provides some peace of mind that the mechanical/structural systems are fully functioning and the home is habitable. On the other hand, sellers are relieved of a debt that they are unable to pay, for one reason or another, and allowed to move on with their lives. And while the lender is potentially taking a large financial loss, the bad loan is written off their books and the collateral is sold and the loss partially recovered by the new sale. A short sale also relieves the lender from having to maintain, secure, and sell the property down the line, which saves hundreds of thousands of dollars.

It is important to keep in mind that while short sales are quite prevalent in today’s marketplace, there is no guarantee that a mortgage holder or lien holder will approve a proposed short sale. A concise, organized hardship package will undoubtedly go to the top of the pile, however. Short Sale negotiators are inundated across the country with submissions and naturally, will defer requests that are incomplete or inconclusive.

1st Annual Williams & Stuart Charity Golf Tournament

Giving to charity is a noble endeavor and giving to charity while having fun playing golf is even better. On August 30, 2009 Williams & Stuart Real Estate, the real estate firm to which I belong, will be hosting it's first annual charity golf tournament at Triggs Memorial Golf Course to benefit "A Wish Come True".

A Wish Come True is a local nonprofit organization that grants wishes to medically qualified local children from 3-18 years old who have a life threatening illness. They survive on donations from charitable contributions given by companies like Williams & Stuart Real Estate and dozens of other wonderful businesses across the state of Rhode Island.

I have to say that I'm truly proud of my coworkers for pulling together and making this event happen. I think there's something special to be said for helping others in need. And my Realtor family has continuously answered the call, whether it's a blood drive at 8 am on a Saturday or a walk for the Ronald McDonald House in the rain... we always pull together.

We're coming down the stretch for collecting donations, prizes, gift certificates or whatever anyone will give to our cause. With a goal of $10,000, you might understand how important it is for us to keep working hard to collect everything we can. On top of all of the charity work, we all have businesses! Thoughtful Sellers

What does a buyer really know about the home they're buying? Sure, inspections are done and you learn about any structural or safety issues. But when you're buying a home you're not just buying the structure and land, but you're also buying the neighbors, the trash collectors, the mail carrier and so on.

I know you have a lot to think about when selling your home, but after you go into contract, there is usually period of several weeks before you close. Why not take a moment while your sale is pending to make the transition easier for the people buying it? It's helpful to leave a list behind for the new owners with neighborhood info. It will take you 5 minutes, and will make life so much easier for them.

Here is a list of 10 suggestions:

When is trash/recycling day?
What is the mail carrier's name?
What are the friendly neighbor's names?
Where can they find the best pizza/Chinese/Italian food in the area? It might be nice to leave behind any menus you have hanging around.
Where is the nearest grocery store?
Location of nearest hospital/fire station/police station and phone numbers
If you use a landscaper, what is their name, number and rate? Or, if a neighborhood kid mows lawns, what is his or her name and number?
Local babysitters names and numbers
Are there any existing service contracts for pest control/boiler service, electrical service, etc? If so, provide contact information and paperwork.
Where are the nearest playgrounds, dog parks and walking trails/bike paths?

Blood Drive! Williams & Stuart Real Estate, Cranston RI - Saturday May 9th 2009

As a member of the Community Outreach Committee at Williams & Stuart Real Estate, I've been asked to spearhead a blood drive that will benefit the Rhode Island Blood Center. I'm humbled to be associated with such a noble cause and the fact that I get to represent Williams and Stuart and all my amazing colleagues is truly an honor for me. As a monthly pherisis donor myself, I know exactly what it takes to keep the people in need supplied.

If you stop and think for a moment, donating blood is the basis for all other charity work. Without the blood supply and generous donations from everyday people like you, our mothers, fathers, sisters, brothers, sons and daughters would not survive if faced with needing a transfusion. Children of all ages suffering from any number of diseases count on donors to keep them alive every day.

Our lives have all been touched by someone who has needed blood at one time or another so I would encourage everyone to call your local blood center and find out how you can make a difference in a stranger's life.

The Importance of the Office

Never before had I realized how much I needed the office until this past holiday season. As any real estate professional can attest, working from home is just so damn convenient but as was the case with me and so many other “work from home professionals”, I became complacent. Of course I was able to still work just not as well. There’s something to be said for getting up everyday with a destination in mind and a plan in place.

Recent events within my office have led to a shake up of sorts that, when the smoke cleared, left us with a different company, including name and leadership. With the advent of Williams & Stuart Real Estate I felt this was my chance to get back into the game with a fresh outlook on business and a clear goal for 2009. It’s cliché to say that I’d like to grow my business, but who wouldn’t? And the office is just the place to make that happen.

Early on in my career I was fortunate enough to attend company run classes that spoke of the importance of being in the office. At first I said to myself that I’d always be there or at least that’s what I had believed but as time went on I started to work more and more from home. While this wasn’t a terrible idea, I found that eventually I would only get to the office once or twice a week. Not the best thing for any business professional.

Thankfully those days are behind me and I’ve attacked the office concept with fervor of epic proportions. Being around like-minded professionals can only increase my knowledge. I feel that any good office should be a think tank of ideas and growth and that’s what I’ve got at mine. I’m surrounded by successful experienced real estate professionals who are always eager to lend advice or a helping hand to anyone who’s willing to listen and learn. 2009 is my time to shine. Please forgive the rhyme.

Today marks the first day of a new chapter in my real estate career.

As you may know, I've recently been asked to join the newly formed Williams & Stuart Real Estate in Cranston, RI. The company is the brainchild of Sue Rowles and Paul Zarrella who will serve as Brokers. Given Sue and Paul's considerable experience in Rhode Island real estate, it was an easy decision for me. Along with our management team, we'll also have a strong supporting cast of heavy hitters including Bruce Lane who is well known throughout the RI Realtor world.

With our offices staying in the same Cranston location at 870 Oaklawn Ave, it's been an easy transition. In fact I haven't even had to change my desk, at least not yet. We've also recently had Tommy's Pizza open in the building, which should provide for many long "working lunches" I'm sure. I know that some people would be nervous about the unknown of moving to a new company in the midst of a recession but I couldn't be more confident. Being part of Williams & Stuart at a point which is equivalent to the ground floor only makes me more eager than ever before to get out there and do what I've come to love.

The Importance of a Great First Impression

I've recently been contacted by a friend who wants to put their house on the market in order to downsize to a Ranch as a matter of convenience. My first thoughts were that it was going to be a challenge to walk into their home and explain all that needs to be changed in order to make it appealing to the masses. Friends and family are always a bit more challenging to work with for some reason. Fortunately, in this situation I think they'll listen because in this market sellers need to pay close attention to the advice of a Real Estate Professional... no matter if they are family, friends or perfect strangers.

Realtors across the country never know what they are walking into when entering a listing appointment. We've all seen the "horror show" that should just be torn down. And on the flip side of that, we've all walked into the "hidden gem" that we're eager to list before anyone knows that it's out there. Of course there are the in-between homes that need updating and upgrading because it's been 30 years since anyone's even thought about it. This is the side of the market that challenges us the most but is also the most rewarding when they sell.

Getting sellers to understand the importance of preparing their homes for sale can often be the biggest challenge faced. We all have a million stories about our attempts to get homes ready for sale and sellers who just don't seem to get it. Whether it's an over-loaded laundry area, a poorly maintained yard or an unkempt childs' room... there is always something that needs to be done. Even in the best cared for homes there will always be something.

For any homeowner who may be considering listing their home, I would give you this advice: take a self-evaluation tour of the property inside and out. Approach your home as if you were the potential buyer walking up for the first time. Remember, you only get one chance to make a first impression. It may sound cliché but it is absolutely the most important aspect of the sale.

Pull up to your home and park on the road in order to gain perspective of its curb appeal. This should be, with out a doubt impeccable. It doesn't have to be brand new, just well kept and clear of any toys, burned or damaged grass or broken concrete, etc. The same goes for the exterior of your home. If your paint is peeling, paint your home. If your siding is falling down, have it repaired. The yard and exterior are often the only thing people look at when they scroll through listings online and if they look bad, you don't stand a chance at getting them to walk through. Of course the same advice will hold true for the interior of the home. Please consult your real estate professional for specific tips and advice.

Given the current climate, making that great first impression is one of the biggest challenges that sellers and Realtors alike will face. Good luck.

I recently began working with new clients and have listed their home. I really enjoy working with this couple for many reasons, but one of them is that they are making it easy to sell their home! When I was working on my market analysis and doing a walk through of the home, I made recommendations as I always do. In this case, I recommended that they clean out the basement, go ahead with their plan to replace all the basement windows, attic windows and those in the sunroom. They had a bathroom shower installation company come in to install a new surround, and will replace all of the switch plate covers and electrical outlets.

Most sellers are receptive to suggestions regarding what will make their home appealing to buyers, but not all are motivated to put the money into repairs or updates. It could be a matter of not having the money to invest, or it could be that they don't see the point, not understanding what a difference these small changes could make.

There are small, inexpensive changes you can make to increase the value of your home. Here are some suggestions:

Change your switch plates and outlet covers. Go with plain white or you could step it up a little and get a brushed nickel, if that goes along with your décor.
Replace light fixtures. Where you can, and where necessary, replace ceiling fixtures with a more updated version. I was at Lowe's recently and saw a 4 pack of modern looking flush mount dome lights for less than $30.
Tidy up your yard! Curb appeal happens when you pull up to a house and you find it inviting enough to want to go inside. How inviting is a home with trash, leaves, branches, toys, tires, old lawn furniture in the front yard? Get rid of or store any lawn furniture that's not so easy on the eyes. Put the kids' toys away. Grab the rake and get those leaves off your grass! And while you're at it, mow the lawn. Rent a power washer and give the house, garage and deck a once over.
Keep it clean. I realize that if you're a family with small kids, it's not always possible... but the reality is, if you're trying to sell your home, it needs to be clean. Period.
It should smell good. I've walked into homes before where the owners were smokers. You can tell the minute you walk in, and honestly, it's a turn off for most people. What can you do if you're a smoker? You can start smoking outside. If you have carpets, replace them or have them deep cleaned. Paint your walls. If there are smokers in the house, another telltale sign is yellow walls.
Replace hardware in the kitchen. It doesn't cost much to replace your cabinet knobs with a nice brushed nickel, and it really makes a difference.
Paint. You may love your orange kitchen, but the truth is, most people prefer a neutral tone. And they have to be able to "see" their style fitting in. So grab some cream, taupe, very light yellow, or white paint and spend the weekend painting. Also, if you have wallpaper, take it down.

Big money renovations are not worth the effort in this market. The smart money is in the details.

Waterfire, Anyone?

Two weeks ago Melissa and I attended what has become a Summer and Fall Providence tradition, Waterfire. We started out with drinks at Olives on North Main St. It was Dirty Goose Martinis and a great little grilled pizza. Even though I think they forgot that we ordered the pizza because it almost 30 minutes to get it to us, it was still very good. As for the martinis, what can I say; they don't call the place "Olives" for nothing. Melissa and I have become self-proclaimed martini experts and Olives doesn't disappoint.

We headed over to check out the festivities. We came upon a traditional Incan group with dancers that just blew us away. Their sound was mesmerizing and the dancers where very impressive. After we listened and took pictures and videos we moved on to check out what it was we came to see, the small bundles of fire hovering inches above the surface of the water. If you've never been, I'd highly recommend getting down there and letting the trance-like music take you over. It's a perfect combination of elements.

There's plenty of food and drink to be had - like kettle corn, hand made chocolates and doughboys - just to name a few. Of course we tried almost everything. For anyone who would like to experience Waterfire first hand, you're in luck. The 3^rd Annual Gloria Gemma Resource Foundation: Flames of Hope is taking place this Saturday October 11, 2008. There will be numerous events taking place including the lighting of the State House in a pink hue to honor the fight against breast cancer. It guarantees to be a fantastic night and 100% of the proceeds from the evening will go to benefit the Gloria Gemma Resource Foundation. I think that's amazing and I hope they raise a huge amount of money for a very worthy cause.

My Week as a Realtor in Rhode Island

Monday and Tuesday- Typical: Showings, phone calls to various buyers, sellers, lenders, MLS searches. Lunch with my best girl. More phone calls. Stop at Whole Foods for dinner supplies, come home to cook and eat dinner. More MLS work, blogging.

Wednesday - Golf Committee meeting for the Greater Providence Board of Realtors where we discussed the results from our tournament on July 21st. We also discussed other causes, and as a regular platelet donor, I mentioned the Rhode Island Blood Center and spoke about my experience and also the Donor Reception I recently attended. I was asked to head a blood drive, which I'm very excited about. More details to follow. Met a client and his contractor at a home in Providence which we hope to close on in the next few weeks. Showing in the afternoon. Phone calls all day. Send out monthly e-card to clients to let them know what fun events are takng place in Rhode Island for the rest of the summer.

Thursday - I was an extra on the Showtime series "Brotherhood"! The scene was shot in East Providence, RI. I wrote about it in my Rhode Island blog. It was quite an experience.

Friday - Very busy for a Friday. Lots of phone calls - one from a former client who is looking to invest in several single family homes! Lunch at Garden Grille. Met with a new client at the office in the afternoon. Melissa and I had a joint consultation with a new trainer at Village Health in Providence. We begin officially on Monday evening and we're both very excited.

Saturday - Head to the new gym for a good workout - we need to prep for our first session with Rachel! Home for a healthy breakfast, then off to Breton Point for the afternoon. We thought we'd have time to hit the Scituate Farmer's Market but we didn't make it. A friend recently moved to Newport and she invited us to see the new place, which is right in the middle of everything. Great location! We met her neighbors and we started talking about the old homes in the neighborhood. As a Realtor, I'm always interested in a home's history and mechanics. He took me over to his basement and showed me how his home was supported by giant blocks of granite. It really was something to see. We sat by the pool and our friend cooked us dinner on the grill. Some of her neighbors were headed to the Newport Storm Luau, which was at Fort Adams State Park. There really is nothing like Newport in the summer.

Sunday - Can't go the entire weekend without working! Open house from 12-2 in Coventry, come home and go for a walk, Whole Foods for dinner supplies, blog, MLS, Olympics, bed.

As I look at this, I think about how lucky I am to live in Rhode Island. I got to be an extra on a cable TV series, I got to spend an evening by the pool in Newport with friends, I get to visit some amazing farmer's markets and restaurants. I get to contribute to my community and have many resources to help me stay healthy. And I get to stay busy doing something I love. What's better than that?

Provincetown, MA: Alpha Whale Watch

This past weekend presented Melissa and me with the opportunity to get away. We decided to head out to Provincetown, MA for an incredible day on the ocean to go on a whale watch. I know what you're thinking - tourist trap. But the company we used was anything but a tourist trap. We chose a more personal excursion aboard the Yankee Spirit, which is owned and operated by Alpha Whale Watch. Of course a place like Provincetown would have other companies with larger boats but we felt Alpha offered us exactly what we were looking for in a trip of this nature. The last thing we wanted while we were out on a boat miles offshore was for it to be crammed full of people battling to get to the railing to see a whale or two.

Our trip started with a nice leisurely trip out of the harbor and along the Cape Cod National Seashore. This was a beautiful way to see the mainland from an entirely different perspective. Once we cleared the seashore we headed out to the open ocean where we immediately saw a single Minke Whale just minding its own business in search of its next meal. It was nice to see a whale so quickly after setting out on our trip. This really reassured me that we chose the right thing to do that day. I guess the biggest concern on anyone's mind is whether or not you'll see whales. Luckily, Alpha has a whale-sighting guarantee; if we didn't see any whales they would give us a ticket for a future trip. I like a company that backs up their product.

About 35-40 minutes of driving out to the open ocean brought us to the Stellwagen Bank National Marine Sanctuary. Once we arrived it was clear to me that we'd be seeing whales all day long. The Yankee Spirit proved to be a very worthy vessel for following whales. For the majority to the trip Melissa and I had the upper deck all to ourselves for prime whale watching.

We followed a pair of Humpback Whales for most of our journey. They turned out to be incredibly fun to tag along with. It seemed as though they wanted to play a little cat and mouse game. We'd get close and they'd dive. Other times we'd get close and they'd sit by the boat. It was amazing to see such large creatures so close by. They're so captivating I really felt a sense of awe as I looked out at them.

If you've ever considered taking the family or just your significant other on a similar trip I wouldn't hesitate in the least. It's more than worth it. Be sure to do your research about the company you've chosen. This decision will make or break your entire excursion. I wish you the best of luck and I hope you all have as great a time as we did.

Andreas Restaurant - Providence, RI

Last night, Melissa and I went out for dinner with our friend Julie. We chose Andreas on Thayer Street in Providence. I had never been, but my dining partners couldn't wait for me to try real Greek food. I can't wait to go back! We ordered a bunch of appetizers to share:

Dolmathakia (Dolma)- both regular and vegetarian. I prefer the vegetarian - more of a lemony flavor. They are grape leaves stuffed with rice, herbs and spices. The non-vegetarian version comes with ground beef.
Fried Calmari - With cherry peppers. Perfectly done, and not greasy at all.
Spanikopita - Their version came in a wedge, and not too much phyllo. STUFFED with spinach, feta and herbs. Also not greasy.
Grilled Haloumi Cheese - They had a special last night - grilled Haloumi cheese with mint. I really hope to see this on the menu again - or in a store so I can make my own!
Sauteed Shrimp Santorini - garlic, sundried tomatoes and olive oil
Greek Sausage Saute - with lemon, olive oil and pita
Marathon Salad - Romaine with grilled figs, sundried tomatoes and gorgonzola. I think the dressing was made with sundried tomatoes as well. I didn't know I liked figs!

Everything was so fresh and perfectly cooked. The table was covered with plates of food. It was a fun night and our server, Raul, was very attentive and helpful. We all rolled out of there stuffed and happy.

12th Annual Greater Providence Board of REALTORS Charity Golf Tournament

On July 21^st we held our annual charity golf tournament at Alpine County Club in Cranston, RI. The tournament turned out to be a much bigger success than could have been anticipated given the sluggish economy. Final figures put our efforts at $19,000, which was higher than our projections. Proceeds benefit the Hasbro Children's Hospital, RI Community Food Bank, and The Society for the Prevention of Cruelty to Animals. I'd like to take a moment to thank everyone involved including our Platinum and Tee Sign Sponsors and of course all of my fellow committee members and numerous volunteers.

Heat and humidity ruled the day with a late afternoon shower that drenched us all without any relief from the heat after it passed. I had a really great time with my playing partners, Mike Pereira, Tom Capraro and Jim Carlson. We started out playing very well and continued to play fairly well throughout the day. One of the bonuses of playing in an event like this is the generously donated gifts and products that we all get to enjoy throughout the day.

I hadn't been out on the links for almost two years and I was surprised by how well I was striking the ball on the front 9. The back 9 wasn't as pretty due to an achey back that I'd been battling for a few weeks leading up to the tournament. It's no excuse and I'm hoping that after few more rounds and a little more exercise I'll be able to play a complete round. Only time will tell.

After the long day of golf we were treated to a wonderful reception and cocktail hour before sitting down to enjoy a delicious dinner and the presentation of the awards. Some of the fund raising events we had included a silent auction with donated prizes and sports memorabilia and raffles for a host of great prizes. I'm very proud to have been a committee member and I look forward to many future events that the GPBOR will be presenting.

My First Video with Flip Mino!

We went to the zoo today and I thought I'd try it out. This is my first attempt at editing as well. I shot about 11 minutes total and edited down to just over 2 minutes. I found the software that came with the Flip great for editing, though I must admit I have no prior experience with any other editing software. I brought the finished product into Windows Movie Maker so that I could add a title page.

The one thing I learned is that zooming creates a blurry image, so I won't be doing that anymore. Other than that, I think it's a great little camera, and very easy to use. I can already see many uses for it. For example, I have a client that is interested in investing and he's extremely busy so previewing properties with this is ideal.

The size is very convenient, as well. I'm happy I made this purchase!

Twin Oaks Restaurant, Cranston - a Rhode Island Institution

If you've ever lived in Rhode Island, chances are you've been to or at least heard of Twin Oaks Restaurant in Cranston. The Oaks has been around since 1933, with its speakeasy roots running back to 1928. William DeAngelus Sr opened his home to friends in '33 after Federal Agents destroyed his still. The original Twin Oaks consisted of two small dining rooms and one larger function room. Today in its current location, the restaurant seats close to 650 people in six dining rooms - not to mention the beautiful outdoor deck overlooking Spectacle Pond.

Melissa and I went for a late lunch/early dinner sort of thing last week. Earlier that morning I had seen Joe Zito, "The TV Maitre d'" eating out on the deck. He was enjoying a massive pile of the most succulent lobster salad anywhere in the Northeast! I would be willing to match this dish up against any other lobster salad in New England purely based on size although I'm sure they would compete successfully in flavor as well. It had just the right amount of mayonnaise, minced celery and seasonings. We made the mistake of each ordering one of these colossal plates without thinking. Once it arrived I think we both gasped a little.

Bite after bite I felt like neither one of us was making a dent. We finally asked our waiter for some grilled hot dog buns so we could make a lobster roll out of it. What a great idea this turned out to be. The roll was warm and buttered - it turned into the best lobster roll I've ever had. And being a life long New Englander I've had many a lobster roll. The Oaks does offer a lobster roll that's not actually on the menu but if you want more bang for your buck I'd recommend paying a few dollars more for the lobster salad and then asking for a grilled hot dog bun in order to build your own. It's fantastic! There was no way either of us was finishing, and we brought the rest home - we were able to make 4 more rolls out of it the next day!

The service is always consistent and extremely good. They have the fastest most dedicated waiters anywhere. Anytime we needed anything they were there to take care of things. Bread, water, dessert - you name it, they did it. Not only are you made to feel like a friend but also they make sure you don't leave hungry. Portion control doesn't exist inside these walls.

If you do anything at all this summer or fall, please make sure to get to Twin Oaks for a little taste of how one of the best restaurants in the country does things. I promise you won't be disappointed.

Shamous and his family purchased their first home right before Thanksgiving 2007. This close-knit, loving family of four wanted to stay in Cranston, RI so the kids could continue to attend the same school system. Shamous works from home, so it was important to him to find a house with space for an office, as well as bedrooms for each of the kids and a good-sized yard with a garage.

Holding a yard sale is the obvious choice, but there is usually a lot to think about when you move, and planning a yard sale is usually the last thing people want to deal with. Here are 3 quick ways to simplify and get rid of those items that are no longer useful - but may be to someone else! And you'll feel much better about sending them off to a new home than sending them to the landfill, right?

FAST - eBay.com: You never know what people would be willing to pay for something you have no use for - and you don't have to pay for postage! Be sure to post an accurate description and as many pictures as possible. Some background on the item will help, too (where you got it, what you used it for, how long you owned it). Be sure to package the item carefully.

FASTER - craigslist.org: Faster because it's local, and people may be willing to come to you to pick up the item or meet you somewhere. I've sold items on craigslist before, and chose a local Dunkin Donuts as a meeting place. It's always worked out well.

FASTEST - freecycle.org: Fastest because you're listing an item that's free. Some people post on their listing "must pick up today". When you join Freecycle, you receive up to the minute emails whenever an item is listed, so members see it right away.

Rhode Island also offers options for getting rid of items like mattresses. Rhode Island Resource Recovery Corporation will recycle your mattress and boxspring for $15. They also accept the following items for recyling free of charge:
