&lt;p&gt;The latest numbers have hit the streets for the housing market in Rhode Island. The Rhode Island Association of Realtors has released sales figures for September 2009.&#160;&#160;Compared to September 2008 with single family home sales leading the way, the report shows an increase of 27.9% while the days on market for those homes has come down significantly from a high of 109 earlier this year to 87. This is great news for both sellers and buyers alike, spurred predominantly by the governments $8000 first time home buyer tax credit.&lt;/p&gt;
&lt;p&gt;Median single family home prices have come down slightly, widely based on the bank owned properties that made up more than 25% of sales for September. Non bank owned single families had a median price of $230,000 for the same period. It's my feeling that the single family sales market is going to continue to stabilize while multi-family and condominium sales are closely going to follow the single family trend. &lt;p&gt;What does a buyer really know about the home they're buying?&#160; Sure, inspections are done and you learn about any structural or safety issues.&#160; But when you're buying a home you're not just buying the structure and land, but you're also buying the neighbors, the trash collectors, the mail carrier and so on.&#160;&lt;/p&gt;
&lt;p&gt;I&#160;know you have a lot to think about when selling your home, but after you go into&#160;contract, there is&#160;usually period of several weeks before you close.&#160; Why not take a moment while your sale is pending&#160;to make the transition easier for the people buying it?&#160; It's helpful to leave a list behind for the new owners with neighborhood info.&#160; It will take you 5 minutes, and will make life so much easier for them.&#160;&lt;/p&gt;
&lt;p&gt;Here is a list of 10 suggestions:&lt;/p&gt;

&lt;li&gt;What is the mail carrier's name?&lt;/li&gt;

&lt;p&gt;As a member of the Community Outreach Committee at Williams &amp; Stuart Real Estate, &#160;I've been asked to spearhead a blood drive that will benefit the Rhode Island Blood Center. I'm humbled to be associated with such a noble cause and the fact that I get to represent Williams and Stuart and all my amazing colleagues is truly an honor for me. As a monthly pherisis donor myself, I know exactly what it takes to keep the people in need supplied. &#160;&lt;/p&gt;
&lt;p&gt;If you stop and think for a moment, donating blood is the basis for all other charity work. Without the blood supply and generous donations from everyday people like you,&#160;our mothers, fathers, sisters, brothers, sons and daughters would not survive if faced with needing a transfusion. Children of all ages suffering from any number of diseases count on donors to keep them alive every day. &#160;&lt;/p&gt;
&lt;p&gt;Our lives have all been touched by someone who has needed blood at one time or another so I would encourage everyone to call your local blood center and find out how you can make a difference in a stranger's life.&lt;/p&gt;

&lt;p&gt;Today marks the first day of a new chapter in my real estate career.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As you may know, I've recently been asked to join the newly formed Williams &amp;amp; Stuart Real Estate in Cranston, RI. The company is the brainchild of Sue Rowles and Paul Zarrella who will serve as Brokers. Given Sue and Paul's considerable experience in Rhode Island real estate, it was an easy decision for me. Along with our management team, we'll also have a strong supporting cast of heavy hitters including Bruce Lane who is well known throughout the RI Realtor world.&lt;/p&gt;
&lt;p&gt;With our offices staying in the same Cranston location at 870 Oaklawn Ave, it's been an easy transition. In fact I haven't even had to change my desk, at least not yet. We've also recently had Tommy's Pizza open in the building, which should provide for many long &quot;working lunches&quot; I'm sure. &lt;p&gt;I've recently been contacted by a friend who wants to put their house on the market in order to downsize to a Ranch as a matter of convenience. My first thoughts were that it was going to be a challenge to walk into their home and explain all that needs to be changed in order to make it appealing to the masses. Friends and family are always a bit more challenging to work with for some reason. Fortunately, in this situation I think they'll listen because in this market sellers need to pay close attention to the advice of a Real Estate Professional... no matter if they are family, friends or perfect strangers.&lt;/p&gt;
&lt;p&gt;Realtors across the country never know what they are walking into when entering a listing appointment. We've all seen the &quot;horror show&quot; that should just be torn down. And on the flip side of that, we've all walked into the &quot;hidden gem&quot; that we're eager to list before anyone knows that it's out there. Of course there are the in-between homes that need updating and upgrading because it's been 30 years since anyone's even thought about it. This is the side of the market that challenges us the most but is also the most rewarding when they sell.&#160;&lt;/p&gt;
&lt;p&gt;Getting sellers to understand the importance of preparing their homes for sale can often be the biggest challenge faced. We all have a million stories about our attempts to get homes ready for sale and sellers who just don't seem to get it. Whether it's an over-loaded laundry area, a poorly maintained yard or an unkempt childs' room... there is always something that needs to be done. Even in the best cared for homes there will always be something.&lt;/p&gt;
&lt;p&gt;For any homeowner who may be considering listing their home, I would give you this advice: take a self-evaluation tour of the property inside and out. Approach your home as if you were the potential buyer walking up for the first time. Remember, you only get one chance to make a first impression. It may sound clich&#233; but it is absolutely the most important aspect of the sale.&lt;/p&gt;
&lt;p&gt;Pull up to your home and park on the road in order to gain perspective of its curb appeal. This should be, with out a doubt impeccable. It doesn't have to be brand new, just well kept and clear of any toys, burned or damaged grass or broken concrete, etc. The same goes for the exterior of your home. If your paint is peeling, paint your home. If your siding is falling down, have it repaired. The yard and exterior are often the only thing people look at when they scroll through listings online and if they look bad, you don't stand a chance at getting them to walk through. Of course the same advice will hold true for the interior of the home. Please consult your real estate professional for specific tips and advice.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Given the current climate, making that great first impression is one of the biggest challenges that sellers and Realtors alike will face. Good luck. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I&#160;recently began working with new clients and have listed their home.&#160; I really enjoy working with this couple for many reasons, but one of them is that they are making it easy to sell their home!&#160; When I was working on my market analysis and doing a walk through of the home, I made recommendations as I always do.&#160; In this case, I recommended that they clean out the basement, go ahead with their plan to replace all the basement windows, attic windows and those in the sunroom.&#160; They had a bathroom shower installation company come in to install a new surround, and will replace all of the switch plate covers and electrical outlets.&#160;&lt;/p&gt;
&lt;p&gt;Most sellers are receptive to suggestions regarding what will make their home appealing to buyers, but not all are motivated to put the money into repairs or updates.&#160; It could be a matter of not having the money to invest, or it could be that they don't see the point, not understanding what a difference these small changes could make.&#160;&lt;/p&gt;
&lt;p&gt;There are small, inexpensive&#160;changes you can make to increase the value of your home.&#160; Here are some suggestions:&lt;/p&gt;
&lt;ul type=&quot;disc&quot;&gt;
&lt;li&gt;&lt;strong&gt;Change your switch plates and outlet covers&lt;/strong&gt;.&#160; Go with plain white or you could step it up a little and get a brushed nickel, if that goes along with your d&#233;cor.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Replace light fixtures.&#160; &lt;/strong&gt;Where you can, and where necessary, replace ceiling fixtures with a more updated version.&#160; I was at Lowe's recently and saw a 4 pack of modern looking flush mount dome lights for less than $30.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Tidy up your yard&lt;/strong&gt;!&#160; Curb appeal happens when you pull up to a house and you find it inviting enough to want to go inside.&#160; How inviting is a home with trash, leaves, branches, toys, tires, old lawn furniture in the front yard?&#160;&#160; Get rid of or store any lawn furniture that's not so easy on the eyes.&#160; Put the kids' toys away.&#160; Grab the rake and get those leaves off your grass!&#160; And while you're at it, mow the lawn.&#160; Rent a power washer and give the house, garage and deck a once over.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Keep it clean&lt;/strong&gt;. I realize that if you're a family with small kids, it's not always possible... but the reality is, if you're trying to sell your home, it needs to be clean.&#160; Period.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;It should smell good&lt;/strong&gt;.&#160; I've walked into homes before where the owners were smokers.&#160; You can tell the minute you walk in, and honestly, it's a turn off for most people.&#160; What can you do if you're a smoker?&#160; You can start smoking outside.&#160; If you have carpets, replace them or have them deep cleaned.&#160; Paint your walls.&#160; If there are smokers in the house, another telltale sign is yellow walls.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Replace hardware in the kitchen&lt;/strong&gt;.&#160; It doesn't cost much to replace your cabinet knobs with a nice brushed nickel, and it really makes a difference.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Paint&lt;/strong&gt;.&#160; You may love your orange kitchen, but the truth is, most people prefer a neutral tone.&#160; And they have to be able to &quot;see&quot; their style fitting in.&#160; So grab some cream, taupe, very light yellow, or white paint and spend the weekend painting.&#160; Also, if you have wallpaper, take it down.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Big money renovations are not worth the effort in this market.&#160; The smart money is in the details.&lt;/p&gt;

&lt;p&gt;We headed over to check out the festivities. We came upon a traditional Incan group with dancers that just blew us away. Their sound was mesmerizing and the dancers where very impressive. After we listened and took pictures and videos we moved on to check out what it was we came to see, the small bundles of fire hovering inches above the surface of the water. If you've never been, I'd highly recommend getting down there and letting the trance-like music take you over. It's a perfect combination of elements.&lt;/p&gt;

&lt;p&gt;This past weekend presented Melissa and&#160;me with the opportunity to get away. I know what you're thinking -&#160;tourist trap. But the company we used was anything but a tourist trap. We chose a more personal excursion aboard the Yankee Spirit, which is owned and operated by &lt;a href=&quot;http://www.alphawhalewatch.com/&quot; title=&quot;Alpha Whale Watch&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;Alpha Whale Watch&lt;/strong&gt;&lt;/a&gt;. Of course a place like Provincetown would have other companies with larger boats but we felt Alpha offered us exactly what we were looking for in a trip of this nature. The last thing we wanted while we were out on a boat miles offshore was for it to be crammed full of people battling to get to the railing to see a whale or two.&#160;&#160;&lt;/p&gt;
&lt;p&gt;Our trip started with a nice leisurely trip out of the harbor and along the Cape Cod National Seashore. This was a beautiful way to see the mainland from an entirely different perspective. Once we cleared the seashore we headed out to the open ocean where we immediately saw a single Minke Whale just minding its own business in search of its next meal. It was nice to see a whale so quickly after setting out on our trip. This really reassured me that we chose the right thing to do that day. I guess the biggest concern on anyone's mind is whether or not you'll see whales. Luckily, Alpha has a whale-sighting guarantee; if we didn't see any whales they would give us a ticket for a future trip. Once we arrived it was clear to me that we'd be seeing whales all day long. The Yankee Spirit proved to be a very worthy vessel for following whales. For the majority to the trip Melissa and I had the upper deck all to ourselves for prime whale watching.&lt;/p&gt;

&lt;p&gt;We followed a pair of Humpback Whales for most of our journey. They turned out to be incredibly fun to tag along with. It seemed as though they wanted to play a little cat and mouse game. We'd get close and they'd dive. Other times we'd get close and they'd sit by the boat. It was amazing to see such large creatures so close by. They're so captivating I really felt a sense of awe as I looked out at them.&lt;/p&gt;

      <title>Andreas Restaurant - Providence, RI</title>
      <description>&lt;p&gt;Last night, Melissa and I went out for dinner with our friend Julie.&#160; We chose Andreas on Thayer Street in Providence.&#160; I had never been, but my dining partners couldn't wait for me to try real Greek food.&#160; I can't wait to go back!&#160; We ordered a bunch of appetizers to share:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Dolmathakia&lt;/strong&gt; (&lt;strong&gt;Dolma&lt;/strong&gt;)- both regular and vegetarian.&#160; I prefer the vegetarian - more of a lemony flavor.&#160; They are grape leaves stuffed with rice, herbs and spices.&#160; The non-vegetarian version comes with ground beef.&#160; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Fried Calmari&lt;/strong&gt; - With cherry peppers.&#160; Perfectly done, and not greasy at all.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Spanikopita&lt;/strong&gt; - Their version came in a wedge, and not too much phyllo. STUFFED with spinach, feta and herbs.&#160; Also not greasy.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Grilled Haloumi Cheese&lt;/strong&gt; - They had a special last night - grilled Haloumi cheese with mint.&#160; I really hope to see this on the menu again - or in a store so I can make my own!&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Sauteed Shrimp Santorini&lt;/strong&gt; - garlic, sundried tomatoes and olive oil&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Greek Sausage Saute&lt;/strong&gt; - with lemon, olive oil and pita&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Marathon Salad&lt;/strong&gt; - Romaine with grilled figs, sundried tomatoes and gorgonzola.&#160; I think the dressing was made with sundried tomatoes as well.&#160; I didn't know I liked figs!&lt;/li&gt;

&lt;p&gt;Everything was so fresh and perfectly cooked.&#160; The table was covered with plates of food. It was a fun night and our server, Raul, was very attentive and helpful.&#160; We all rolled out of there stuffed and happy.&#160;&lt;/p&gt;

One of the bonuses of playing in an event like this is the generously donated gifts and products that we all get to enjoy throughout the day.&lt;/p&gt;

It's no excuse and I'm hoping that after few more rounds and a little more exercise I'll be able to play a complete round. Only time will tell.&lt;/p&gt;
&lt;p&gt;After the long day of golf we were treated to a wonderful reception and cocktail hour before sitting down to enjoy a delicious dinner and the presentation of the awards. Some of the fund raising events we had included a silent auction with donated prizes and sports memorabilia and raffles for a host of great prizes. I'm very proud to have been a committee member and I look forward to many future events that the GPBOR will be presenting.&#160;&lt;/p&gt;

      <title>My First Video with Flip Mino!</title>
      <description>&lt;p&gt;We went to the zoo today and I thought I'd try it out.&#160; This is my first attempt at editing as well.&#160; I shot about 11 minutes total and edited down to just over 2 minutes.&#160; I found the software that came with the Flip great for editing, though I must admit I have no prior experience with any other editing software.&#160; I brought the finished product into Windows Movie Maker so that I could add a title page.&#160;&lt;/p&gt;
&lt;p&gt;The one thing I learned is that zooming creates a blurry image, so I won't be doing that anymore.&#160; Other than that, I think it's a great little camera, and very easy to use.&#160; I can already see many uses for it.&#160; For example, I have a client that is interested in investing and he's extremely busy so previewing properties with this is ideal.&lt;/p&gt;
&lt;p&gt;The size is very convenient, as well.&#160; I'm happy I made this purchase!&lt;/p&gt;

What a great idea this turned out to be.&#160;The roll was warm and buttered -&#160;it turned into the best lobster roll I've ever had. And being a life long New Englander I've had many a lobster roll. The Oaks does offer a lobster roll that's not actually on the menu but if you want more bang for your buck I'd recommend paying a few dollars more for the lobster salad and then asking for a grilled hot dog bun in order to build your own. It's fantastic!&#160; There was no way either of us was finishing, and we brought the rest home - we were able to make 4 more rolls out of it the next day!&lt;/p&gt;
&lt;p&gt;The service is always consistent and extremely good. They have the fastest most dedicated waiters anywhere. Anytime we needed anything they were there to take care of things. Bread, water, dessert&#160; - you name it, they did it. Not only are you made to feel like a friend but also they make sure you don't leave hungry. Portion control doesn't exist inside these walls.&#160;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Shamous and his family purchased their first home right before Thanksgiving 2007.&#160; This&#160;close-knit, loving family of four wanted to stay in Cranston, RI so the kids could continue to attend the same school system.&#160; Shamous works from home, so it was important to him to find a house with space for an office, as well as bedrooms for each of the kids and a good-sized yard with a garage.&#160;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How long did it take to find your home? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;We were looking for 2+ years... but it only took around 6 months once we signed on with you!&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;em&gt;At first I thought there were things that I really wanted but we could live without... garage, double wide driveway, etc.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Are you happy with your decision to utilize the assistance of a Realtor? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Happy is not a strong enough word! We would have never found our home if it wasn't for you. Having a Realtor changes your strategy when it comes to looking for a home. You found our home with ALL we wanted plus more before it went on the market!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Did you find your Realtor easily accessible? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Very&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Would you refer your Realtor to others? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Always do... there is no better way to find the house of your dreams!&lt;/em&gt;&lt;/p&gt;
