ING NYC Marathon For The Nicholas Rossomando Memorial Fund

Rob Matthews from Port Orange FL, will be running the NYC Marathon on November 4, 2007 for the charity The Nicholas Rossomando Memorial Scholarship Fund.

Rob Matthews has promised to raise at least $2,500 for the cause while he trains for (and runs!) the New York City Marathon.

Nick was a fireman with the elite rescue company located on Staten Island, Rescue 5. Nick, along with his fellow firefighters from that company, answered the call to the World Trade Center on 9/11/01. He had just finished a tour and was getting ready to go home when the call came in. Nevertheless, he jumped on the truck with the rest of the men and rushed to the towers. Nick and the rest of those valiant young men never returned home that evening.

Nick gave his life while saving others. He was just 35 years old. Nick’s mother founded the Nicholas Rossomando Memorial Scholarship Fund, shortly after the events of September 11, 2001 as a way of taking a national tragedy and making something good come of it by helping local area high school students attend college with scholarships.

On the morning of September 11, 2001, Nick gave his life trying to help. Now it's our turn to help Nick.

Do your Sales Flyers Suck?? Ours Don't!

Creating a real catchy flyer that stands out from the rest is an important part of selling a home. Although a real estate flyer alone won't make a house sell, it still is an important part of advertising to buyers. There are some tricks to make a flyer stand out and attract inquiries to your sellers property.

Getting Started –A Call to Action!!!

Use a "catchy" phrase or opening to call attention to your audience, the buyer! Just as “Bloggers are in the business of headline writing” ,which by the way is a great post written by the Real Estate Tomato’s finest, Jim Cronin, a sales flyers headline deserves equal attention in capturing the attention of buyers! Headline should be in a larger font.

Flyers that get D minus

A picture paints a thousand words and so should flyers paint a picture about the subject property! Don’t limit your info to just the number of bedrooms, baths, garage size and a few poorly exposed pictures! Most of us have been guilty of using the standard templates for making flyers. It usually limits the content of the flyer. We list a few features, add the price, and our contact information. Some of us even include a big fat picture of ourselves! Buyers and sellers don’t care about our glamour shots !! They want well taken pictures of their homes for sale and want to let everyone see that their homes are the best in the neighborhood!.

Presentation

Use different font sizes and types for headings, subheadings and footnotes! List features and information in an easy to read format such as in bullet point format. Use the right sizes of font and font types for the heading, subheading, paragraph, footnote, etc. Various font sizes and font types when used appropriately for any printed material will ease the eyes of the readers.

Content

Some of our sellers check the flyers that we create and sometimes ask us to jazz it up. They examine it closely for all the particulars and make sure that all their amenities are listed. Here are some points of interest worth mentioning on flyers:

Information about schools zoned for the area
Availability of owner financing, lease option
Any seller concessions
Availabilty
List benefits such as nearby amenities, transportation, restaurants
lot size
room dimensions
ancillary rooms
special features - state of the art kitchen, marble, granite...

A Picture is worth a 1000 words

Now add about six good photos! A picture's worth a thousand words. Don’t just take pictures of furniture! Make sure they are professionally presented, crisp and on decent quality paper. Move cars if necessary and other driveway clutter. It's so important to have photos that are professionally presented. If pictures look shoddy, the buyers are going to find the property unappealing, not to mention what they are saying about the Realtors picture taking skills!

Be Approachable And Available

Don’t forget to put your name , e-mail address, blog or website address in your flyer. Add something like"Feel free to call your Port Orange Real Estate Experts at 386-316-5968 for a showing appt. or if you have any questions about the property. Thanks for your interest in this property."

Next time you list a house and sit down to create your sales flyer remember to put some sizzle your flyer!!
Don’t forget to make necessary changes to the flyers. If the listing price has been reduced grab up the old flyers and make new flyers with "motivated seller" and the reduced price.

The Worst In FLyers
Have you ever seen wrinkled , mangled , and ink bleeding flyers peering at you through the windows of flyer holders. Shame on you for not replacing yours with freshly printed professional looking sales flyers. Another sticky wick of mine is the disappearing flyers from holders for weeks on end. Who took them and why haven't they been replaced? Keep the holder stocked.

The Wall Street Journal Strikes Again And Attacks Florida Real Estate

The Wall Street Journal strikes again! Have you read the Wall Street Journal’s latest attack on Florida Real Estate woes? Also, the following is another article that appeared in the News Journal today, entitled, "City leaders say they limited the pain trimming budgets.”

For the sake of our businesses, clients and a healthy Florida economy, this negative image of Florida's real estate market has to change. We all need to do our part to change this image of Florida real estate. For those of you who have come from areas like NYC, Long Island, and the metropolitan areas of Boston and Connecticut or California and other major metropolitan areas Florida is an affordable state.

Not everyone will be able to afford to buy a home in Florida, but Daytona Beach still has some of the best values and most affordable real estate in the state of Florida with the taxes and insurance included.

Now, most of you may have been reading that the Florida Senate does not want to re-address the tax issue this special session, however, the House of Representatives does. Again, Volusia Tax Reform would urge everyone to start email blasting the House and Senate to re-address the tax issue this special session which starts this Wednesday. We need tax relief reflecting in our November 2008 tax bills. We all know and realize our economy cannot handle any more uncertainty... At the bottom of this email is again the email
addresses for all of our Senators and Representatives.

Our only options now are:

Email Blast campaign to House and Senate to re-address the tax issue this special session which starts next week, October3
Pressure the Taxation and Budget Reform Commission
January 29, 2007 ballot amendment, if in deed we actually vote on it
Pressure our senators and representatives next spring at it's regular session

Volusia Tax Reform suggests we do all of the above!!! Lets start our email blast campaign to our senators and representatives asking them to re-address the tax issue in the State of Florida as our economy is seriously faltering and we need leadership and assurances that our real estate taxes will be significantly reduced next year!! They can do better!! If the Supreme Court rules against the January 29th amendment, then our only option at that time will be to pressure Tallahassee next spring!!!

Marty and I took a ride down to the beach this morning to see how the beach was faring.

We had heard news about Daytona Beach erosion and coastal flood watch , 5–6 ft. waves and northeast winds 20 – 25 mph with wind gusts up to 35 mph! Here’s a quick You tube to show you what we saw!

Real estate is not just a job for our team! Service is the name of the game and that's what we deliver. We have a lot of fun and get to meet people from all over the world who become our friends for life! We are happy to say that a lot of our business comes from referrals, friends and family!

Another great source of business for us is the internet! What would we do without the internet? As I am writing to you this morning I am responding to a lady who contacted us approximately a year ago from New Jersey. Shirley and her husband, Bob, initially found Team Gagliardi on the internet under Port Orange Homes and Port Orange Real estate . Shirley emailed me indicating she and her husband were in the process of putting their home on the market in New Jersey and they were moving here to be closer to their son who also lives locally.

She and her husband were very upfront and told me they were not going to buy now but wanted me to drive them around and show them the Port Orange area homes. I made a plan and picked them up and we saw a few homes so they could see what was on the market for under $200K. .....their price range. I already had a pre approval letter from their lender in hand. We enjoyed each others company very much and after having toured the area I brought them back to their son's home. That night she called me and thanked me for my time and consideration.

Shirley has been receiving automatic email updates of new listings and price changes in the Port Orange area. I have also responded to email questions regarding taxes, insurance and legal matters.

We have been in touch now via email for the past 9 months and just last week Shirley called to inform me that their New Jersey home was under contract and their closing date is Oct.31^st!! Due to time constraints, Shirley is arriving this Wednesday without her husband as Bob just had surgery. She told me that they need to close on a house in approximately 6 weeks!! There are 22 Port Orange homes in her price range that she has identified online using our Wolfnet Home Search so we are on a mission this week to find them a home. Most homes she identified are vacant so we can quickly tour these homes easily and not be pressured with keeping on time for appointments!!

I will be picking Shirley up from the airport this Wednesday and we will proceed on our marathon home search. Shirley has concerns about closing her home in New Jersey and here in Port Orange simultaneously. I explained to her that it is not uncommon to have property close in the morning and then close on a purchase in the afternoon!

Relationships are a very important component of the real estate business ! As Bryant Tutas mentioned in his blog: "It's not about selling it's about relationships! " Relationships are for life!

Did you know that over 12,000 women in Florida will be diagnosed with breast cancer this year? Yet less than 10 percent of low-income and uninsured women in Florida are eligible to receive quality breast cancer treatment.

Many women are being denied treatment based solely on where they were screened. This is unacceptable. We can do better in Florida. We must do better.

On Saturday, September 22, the Komen Community Challenge will be in Orlando at Hard Rock Live at Universal City Walk(R) where we will rally to "close the gap" in access to quality breast cancer services. It is very important that we have decision-makers by our side to show their support and leadership, since they are critical to improving breast cancer prevention and treatment in Florida.

Martha Stewart Visits Ormond Beach For Block Party 9/14/07

We were winners of the Martha Stewart Deer Creek Block Party!

Martha Stewart came to Ormond Beach today to celebrate the opening of Deer Creek at Hunter's Ridge! Deer Creek by the way, is the only Martha Stewart KB Home community in Florida!! There were 150 guests that won the entry to meet Martha and attend the block party.

We signed in under the KB tent and received a VIP ID card along with a raffle ticket to win prizes such as cookware, books,bacis kitchen supplies and MS scrapbooking kit. Participants were chosen by raffle to participate in a sand castle contest too!!

For security purposes, all winners met at KBHome on International Speedway Blvd.in Daytona Beach. From there we were taken via Disney Line buses to the event. Big Kudos to Heather, Martha Stewart’s Event Planner!

Debra Rodriguez, our KB representative, clued us in on the schedule before arriving. The intinerary included crafts, sand castle contest, drawings, lunch, desserts, and an opportunity to meet Martha Stewart!

Martha showed up after lunch and spoke briefly to kick off the KBHome Deer Creek community. She looked marvelous and graciously received a proclamation and a key to the city. She was whisked away in a black Escalade shortly thereafter!
