Two Homes, Two Different Price Points with the same results - SOLD

I recently posted a blog Professional Home Staging is NOT Just for the Luxury Home Market, where I listed some of our recent successes under the $400,000 price point. Just today I found out that two more of our very recently staged homes have gone under contract, which proves my point that professional staging should be considered for EVERY price point.

Three weeks ago we staged a spec home for a Custom Home Builder in Chapel Hill NC, listed at $1,175,000. After languishing on the market for over 200 days the builder had us come stage the property. Three weeks later they are under contract!

Two weeks ago we staged a townhome in Cary, NC, listed at $185,000. The agent contacted us before this home hit the market. The homeowner made the right updates and this home was picture perfect the first buyer saw it.

These homes have almost exactly a $1 Million dollar price difference. Both chose to have their homes professionally staged and BOTH just went under contract!

You have probably heard about home staging if you are trying to sell your home.   Many homeowners believe that home staging is the process of de-cluttering and cleaning.   Truthfully, cleaning & de-cluttering is only the first step to staging your home right. You can easily de-clutter your own home, but you have to know when enough is enough. It is very common for Homeowners to go to far when neutralizing the decor. It is very important to strike a balance in every room.

Your local Professional Home Stagers are fast & efficient when it comes to de-cluttering,  but once that is done then the real work begins. We look at the house as a whole and each room should have a defined purpose. It is that time of year again for the local Raleigh Chapter of International Association of Home Staging Professionals® (IAHSP®) to join together for World Wide Staging Day. To Adwords or Not? Wondering if I should mess with a good thing?

Right now if you Google Home Staging Raleigh, my site Raleighstager.com shows up between the first and second page. I was considering trying the adwords and show up in the sponsored links. I really am not sure how it works. Those companies in the sponsored links don't show up again on the first page.

I usually don't click on sites that have to pay for ranking. Is it just me or do others feel the same way? When your money runs out for adwords for the month then where would your site wind up with ranking? I am not sure if I should mess with my current ranking by trying keywords or something else. Any suggestions would be greatly appreciated

Inexpensive Staging Soultions....for Budget Staging......Got tips.....let's share!

I am always looking for solutions to reduce the cost of accessorizing without compromising the look that I want. There seems to be certain things that I buy over and over again and I hate spending the money on. Decorative Soaps for one is a must have, but at $3.99 a bar at best, I think it's too expensive. I don't know why I did not think of this sooner, but I Bought a 12 pack of good old IVORY soap, some scrapbook paper that matches the colors of all the bathrooms, ribbon and stickers and created decorative bars of soaps for under a $1.00 a piece.

Another tip for napkins, which can run around $3.00 a piece is; buy discounted fabric for napkins for the kitchen, using no-sew tape to make a seam.

I also went to the local goodwill and bought some really nice already pressed men's, women's and baby clothes to decorate the closets with.

Oh and I forgot to mention the wine bottles that I re-purpose. We partake in a glass or two wine:), so I use the empties for Staging. The bottles of red I fill with water and red food coloring and re-cork them. If the cork does not fit all the way back in the bottle you can cut it with a knife. As many wine bars as I stage I could not afford to buy all the wine. It also gives me a reason to have a glass:)

Recently I had the pleasure of working with a AR member who helped me with the content of my Website. Thank you Bobby Carroll from Dakno Marketing, for your copywrighting and adding valuable content to my site. Now I want to refine the look of the site.

A friend of mine developed my site and I am patiently waiting for some updates (over a month now). Well I figure why not add to his to do list, which right now is:

1. New pictures to load into the photo bucket that are higher resolution, they are too blurry

2. Put items on the left into text boxes like the one below:

3. Add a higher resolution logo, it looks weak to me.

4. Change the font of the menu bar.

Can you help add number 5, 6, 7, 8.......?

An extraordinary local artist helped bring one of our projects to life. Lasting Impressions Staging & Design, has been working with a local Raleigh Builder providing Design Services for this one of a kind Builder spec home in the prestigious Country Club Hills, in Raleigh, NC. The home will be featured in the Parade of Homes in September. Thank you, Margot, for your talents and giving the home life before it's done. Looking for new Dining Room Colors?

Dining rooms are most always one the first rooms that you see and I think paint color is extremely important.  I have several spec houses to make recommendations for in the next few days and would love your feedback.  Have you tried any new Dining Room Colors lately? I like Wheat Penny SW 7705 has anyone ever tried Oak Creek SW7718 or Spiced Cider SW7702? Reds and yellow are overdone here and I like the coral colors.

What are your favoriate Dining Room Colors?

Raleigh Home Stagers join together to Redesign Commerical Real Estate

I had the fortunate opportunity of joining forces with another Raleigh Home Staging Company on a great commercial staging project. Lasting Impressions Staging & Design teamed up with Well Dressed Homes, owned by Janine Varney to stage and re-design South Terrace at Auburn Apartments in Durham, NC. Their 2BDR/2BA model apartment was in much need of an update for the demographics in Durham. They also wanted to create an upscale image in the Clubhouse/Business center and change the Carriage House into a Game/entertainment space for the residents.

The most amazing part of this project is that we completed the entire project in 28 days from start to finish!

Durham, NC Builder Stages & Sold in 28 days!

After TWO years of being on the market a Durham Builder, just outside of Raleigh, N.C. decided to try staging his spec home, which his new on site agent recommended. It is a great success story that keeps going and going. I originally wrote about a home we staged last Parade of Homes....Full Circle for a Stager - Parade of Homes Update. Then recently we staged again for this Realtor in a new neighborhood.....A Realtor in Raleigh Moves on, but takes his Home Stager with him.
Today to sold sign went up 28 days after staging. This was the second contract on the home in the last two weeks and it was a keeper. We are moving everything to the next home for this builder in the same neighborhood for a repeat performance.

A Realtor in Raleigh NC moves on, but takes his Home Stager with him

Last fall Lasting Impression Staging & Design had the opportunity to stage a Parade Home with great success in North Raleigh for a Realtor who knows staging works. Michael Knight, a HPW Coldwell Banker Realtor, has recently moved to Colvard Farms an exquist neighborhood in Raleigh Durham, NC. He was eager raise the bar and have our team Stage a spec home for Upright Builders.  The first couple went through yesterday an hour after we finished and their response was great and he can't wait to show the home this weekend!

Staging Curiosity, The Neighbors could not wait to see!

When a Home Stager shows up with a truck starts moving furniture in to stage a vacant house the neighbors are always curious. In Downtown Raleigh, NC new homes are reviving the older communities and providing modern conveniences with great locations and schools. This new construction Craftsman style home at 2417 Ashland St. is close to downtown where everyone in the neighborhood knows one another. Just as we were finishing up our staging for the Day we had the pleasure of meeting one of the neighbors who has lived there for over 30 years and she gave us a little history about the community. She could not wait to see what we were up to and it was our pleasure to show her around.
After meeting Ms. Francis I talked with the Builder and suggested that he have a good old fashioned block party to show off his house to the rest of the community and have some good old word of mouth marketing. He thought it was a great idea, a neighborhood may just sell this house. Here are some before and after shots of the house:
