&lt;p&gt;It's amazing how ofter our Cell Phone rings when we are busy! 10pm emergency call from a buyer that wants to see a short sale that just came on the market; underpriced by $100k and there is no chance the bank would ever take it!&amp;nbsp; Walk in to a movie, wait for 20 min for the previews and just as the movie starts, A CALL FROM ANOTHER AGENT WANTING FEEDBACK ON A HOME I SHOWED 2 WEEKS AGO!&lt;/p&gt;

Yes, it's true. A simple market analysis will give you the cost per square foot for a particular area then you can adjust for damage or missing items. Banks and Sellers won't give the home away! At 75% of Market Value - IT's Already a bargain!&lt;/p&gt;
&lt;p&gt;FYI - Prices are starting to rise in Central Florida - less and less foreclosures seem to be available - at least fewer nice foreclosures!&lt;/p&gt;

The buyer could have taken the home and flipped it right away and made $50k. &amp;nbsp;WHAT A BARGAIN!!!&lt;/p&gt;
