Walk in to a movie, wait for 20 min for the previews and just as the movie starts, A CALL FROM ANOTHER AGENT WANTING FEEDBACK ON A HOME I SHOWED 2 WEEKS AGO!

During a meeting last Friday out of 10 people that were there, only 2 thought the economy was getting better! YES, THERE WERE PART OF THE OBAMA FAN CLUB! When others made comments, their answer was "you cannot fix 8 years of Bush in 9 months"! This back and forth blaming the Bush administration will not fix anything!

In a "seller's market". It is not unusual to see multiple offers on a property, full-price offers and even above-price offers. Step 5 - Find Your Dream House

I'm confident we'll find your dream house. When we do, I'll put together the purchase offer tailored for your needs including appropriate contingencies (such as obtaining financing, favorable home inspection, clear title, etc.).

The offer is normally presented with "earnest money" and usually $1000.00. This is a cash deposit (made by check) to secure an offer to buy the property. The amount is applied to closing costs. If the seller accepts the offer, generally closing is held 30 to 45 days from the offer date (generally dependent on the turn around time of your mortgage financing). Step 6 - Negotiate the Deal

It is not uncommon to receive a counter offer when the initial purchase offer is submitted. Don't let this discourage you. We will discuss the counter offer and decide whether or not to accept the counter offer, submit our own counter offer, or reject the counter offer and move on.

Market conditions will play a role in how aggressively we negotiate the deal. We will also work within your limits. Emotions can lead to buyer's remorse. It is better to set limits prior to negotiating an offer and stick to these limits.

Step 7 - Get a Loan

During the closing period, you will be working with your mortgage lender to close the loan. Since you pre-qualified for the loan before starting your home search, you will be that much closer to the end. I'll gather the necessary property information your lender will need to close the loan.

Step 8 - Close the Deal

You will receive a "Good Faith Estimate" of closing costs at the time the loan application is submitted to the lender. The estimate is based on the loan officer's past experience and may not include all the closing costs. I will be glad to review the "Good Faith Estimate," answering questions and highlighting missing costs and estimates I believe to be low.

If you are looking for a bargain home in Central Florida - you will find that many homes are priced far below market value and you would have to pay full price or more to get it. Yes, it's true. A simple market analysis will give you the cost per square foot for a particular area then you can adjust for damage or missing items. Banks and Sellers won't give the home away! At 75% of Market Value - IT's Already a bargain!

FYI - Prices are starting to rise in Central Florida - less and less foreclosures seem to be available - at least fewer nice foreclosures!

A great example is a home I have listed in Sanford. On the market about a week. It's a short sale worth $69k - $80k in this market, we priced it at $69k and got an offer today for $55k - the seller refused - knowing that the bank won't accept it. The $55k less closing costs, taxes, commissions, etc will leave little left to pay off part of the amount owed. At $69k it will be aWin-Win for the buyer and the Lender!

SHORT SALES - Enough is Enough - What a Pain in the $#%^ - Just spent 4 months working a deal - BUYER WALKED AWAY!

I know it happens to all REALTORS but it doesn't make me feel better. 4 Months of phone calls to the other agent, buyer(s), title company, mortgage company and more. At least 40 hours for nothing! This home was a bargain like I have never seen before. The buyer could have taken the home and flipped it right away and made $50k. WHAT A BARGAIN!!!

In Central Florida it seems like 50% of the homes are Short Sales or Foreclosures. Most in bad shape and not a great deal for cash-strapped first time buyers. The homes wouldn't pass a FHA inspection.

Or the list price is much lower than what the homes sell for and clients try to low-ball the already discounted price and they lose the deal to a Cash-Buyer who pays $10k - $20k over asking price.

Let's hope that the Short Sales and Foreclosures become a thing of the past and PEOPLE GET TO KEEP THEIR HOMES!!!!
