General Information

Hyde Park, New York, is a beautiful town located in Northern Dutchess County, New York, in the Hudson River Valley. The Hudson River borders Hyde Park on the East.

The area known as Hyde Park today was originally settled in 1742 by Jake Stoutenburg and was known as Stoutenburg. In 1812 the town was officially named Hyde Park.

The population of Hyde Park is approximately 21,000 according to the 2000 census. Hyde Park is approximately 40 square miles. The local people recognize certain areas of Hyde Park by different names but none are separate municipalities. These areas include East Park, West Park and Staatsburg.

Hyde Park has a town center along Route 9 and there you will find the town hall, the library, shopping, dining and all the routine services such as banking, gas stations, dry cleaners and doctor's offices.

Hyde Park is about 65 miles south of Albany (the state capital), 47 miles from Danbury, Connecticut, and 85 miles from New York City. Hyde Park is about 8 or 9 miles from the Taconic State Parkway and is therefore easily reached from New York City.

Poughkeepsie borders Hyde Park on the south and there you will find the county offices, the Galleria Mall, the multi plex movie theater and the Mid Hudson Bridge which will give you access to the New York State Thruway.

Schools

Hyde Park is served by the Hyde Park Central School District. The district services about 4,500 students in five K-5 schools, one middle school and one high school.

Government

Hyde Park has a Town Government and it is managed by a Town Supervisor.

Things to Do

Hyde Park is home to many wonderful historic sites. Among them are the home of Franklin D. Roosevelt which includes the Presidential Library, Valkill which is the home of Eleanor Roosevelt, the Vanderbilt Mansion and the Mills Mansion.

Also located in Hyde Park is the world famous Culinary Institute of America where many of the world's finest chefs study. The CIA has 5 restaurants that are open to the public year round and a wonderful gift shop/book store.

Housing

Hyde Park offers a mix of homes including homes from the 1800's, 1900's and even new construction. There are many small subdivisions in Hyde Park, several condominium complexes, a fifty five plus community and several apartment complexes.

The Hyde Park area has four distinct seasons all with their own appeal. Spring and summer bring lush green foliage to our mountains and farmlands and the river beckon boaters to enjoy the scenery. In the fall the Hudson Valley is a blaze of color and in winter our moderate snowfall is wonderful for sledding locally or skiing and snowboarding in the nearby Catskill and Berkshire mountains.

Surrounding Towns

Hyde Park is surrounded by many other beautiful towns all with their own unique personalities. They are: Rhinebeck, Clinton, Staatsburg, Salt Point, Pleasant Valley, Red Hook and Poughkeepsie. The major shopping centers are located in Poughkeepsie.

Today, which happens to be Earth Day, I attended a Rhinebeck Area Chamber of Commerce meeting at the Anderson Center for Autism. The speaker was Patrice Strong. Patrice is a consultant who provides marketing and education research to over 20 counties in New York for the New York State Energy & Development Authority (NYSERDA).

Her presentation was very informative and she shared valuable information on how consumers and businesses can save energy and get tax credits, rebates, low cost loans and other incentives to encourage all of us to become more energy efficient.

NYSERDA's website is packed with information on how to save both energy and money. There is also a section on the new Federal Tax Credits for 2009-2010 that are part of the new stimulis package. I suggest you check it out! The website is: www.NYSERDA.org.

Spring is Here! Does the exterior of your house look Fresh as a Daisy?

Does anyone else remember this from their childhood? "Spring has sprung, the grass has ris, I wonder where the flowers is!"

If your home is for sale in the Hudson Valley potential buyers may be thinking that about your home. They may not be expecting a lot of flowers just yet but they are expecting the exterior of your house and your yard to look "fresh as a daisy."

Curb appeal cannot be over emphasized. Now is the time to improve your curb appeal and make your house stand out above the rest.
The following things will go a long way to making your house more appealing.

Cean up any leaves that have fallen since you raked in the fall.
Power wash the outside of your house, don't forget the garage door.
Put out a fresh welcome mat.
Remove any dead plants from your flower beds.
Put down a layer of fresh mulch.
Put a fresh coat of paint on your front door and shine up the hardware.
Make sure there are no weeds or grass growing between the spaces of any stone work.
Put some planters on your front porch with hardy plants (pansys work well) for some color.
When the weather is warmer plant some colorful annuals in clusters for a pop of color.
Be sure to weed your flower beds and remove any dead flowers through out the summer.

The very first impression of your home is when the buyers pull up in the car with their agent. What they see will set the tone for what they expect to see inside. Many buyers will assume if the exterior is neglected so is the rest of the home.

There is a nice selection of homes for sale in the Village of Rhinebeck. As of April 1, 2009 there are 18 homes for sale in Rhinebeck Village. The homes range in price from $237,000 to $2,195.000 dollars. That is quite a range! Of the 18 homes for sale one is priced at more than $1,000,000.

Using all the homes currently for sale in the Village of Rhinebeck the statistics show the following:

Average listing price is $591,267

Average Days on Market (DOM) is 262

There were no homes closed on in March

3 houses currently has an Accepted Offer

When doing these market reports I also like to report the statistics eliminating the homes that are priced over $1,000,000 as they can skew the prices of what a "typical" home would be. Eliminating the homewith an asking price over $1,000,000 the statistics show the following:

Average listing price us $471,286

Average Days on Market (DOM) is 252

What does this mean if you are currently trying to sell your home in the Village of Rhinebeck, NY real estate market? For one thing it means you have a good amount of compeition. There are several things you can do to make sure your home is competitive:

General Information

Red Hook, New York, is a beautiful town located in Northern Dutchess County, New York, in the Hudson River Valley.

The region was settled in the late 1600's by the Dutch under the Schuyler Patent. The town of Red Hook was formed in 1812. Prior to 1812 Red Hook was part of the Town of Rhinebeck.

The population of Red Hook is approximately 10,000. The town of Red Hook consists of the Village of Red Hook, The Town of Red Hook, the Village of Tivoli and the hamlets of Barrytown and Annandale on Hudson. Bard College is located in Annandale-on Hudson.

Red Hook is about 65 miles south of Albany (the state capital), 47 miles from Danbury, Connecticut, and 85 miles from New York City.

Schools

The Red Hook Central School District is attended by students from the town, villages and hamlets of Barrytown and Annandale on Hudson. There is a single elementary school, Mill Road School, for grades K-5, Linden Avenue Middle School, for grades 6-8 and Red Hook High School, grades 9-12.

Government

Red Hook has both a Town Government and Village Government. Both have active planning and zoning boards that place a strong emphasis on natural resource protection, historic preservation and retaining the rural nature of the area. The town has a supervisor and the village has a Mayor

Things to Do

Red Hook is home to Bard College and the Richard B. Fischer Performing Arts Center

Red Hook has many nice restaurants including Italian, Indian, traditional American Fare, a Sushi place for take out, a great deli, The Red Hook Diner which is the real deal, not a reproduction. You can find B-B-Q at Max's Memphis and if you are not sure what you are in the mood for there is Lenahan and Lopez, which serves traditional American fare including their own farm raised lamb and also they have a separate Mexican menu which is quite nice.

Tivoli has a great Mexican restaurant called Santa Fe. Also in Tivoli is Madalin's Table, a small intimate restaurant with a great bar and wonderful food.

Red Hook is home to Poet's Walk, a wonderful area owned and maintained by Scenic Hudson. It is a landscape park with an easy to walk trail leading to a gazebo with views of the Hudson River and the Kingston Rhinecliff Bridge. You can continue on the trail and walk all the way down to the banks of the Hudson River where there are Adirondack style benches for you to sit and rest awhile before heading back.

Red Hook is also home to Bard College and the Richard B. Fisher Performing Arts Center. The center was designed by the well known architect Frank Gehry. The theatre has a full schedule of events year round.

Montgomery Place, a beautiful, historic mansion is also located in Red Hook. There are tours of the mansion and walking trails through out the property.

Meet Laurie & Denise

Have you ever driven past a business for what seems like forever and never stopped in? Well, I have! I have been driving past the Hyde Park Jewelers in Hyde Park, NY (in Dutchess County) for 30 years and never stopped in. Last week, while having lunch with friends we all mentioned we needed new batteries for our watches. I asked my friends where they went for new batteries...they both said The Hyde Park Jewelers.

A few days later I was on my way to my real estate office in Poughkeepsie and decided to grab my watches and stop in at The Hyde Park Jewelers on my way by. When I entered the store I was immediately greeted by two lovely, very professional women, Laurie Cusher the owner and her associate Denise. I was also "greeted" by beautifully done displays of wonderful jewelry, many of which were not items I have seen in other jewelery stores. The store itself was bright, cheerful and spotless.

I told them I only needed watch batteries and I was treated like the most important customer in the world! I said I would stop back later in the day to pick them up and then I started to chat with Laurie We chatted a bit about her shop, my work as a real estate agent and my two friends who referred me to her shop. Both women knew my friends by name.

As we chatted I learned that Laurie was a second generation owner of the shop. Her father had started the business 55 years ago and Laurie knew at a very young age she wanted "to be a jeweler when she grew up." She graduated from the Bulova School of Watchmaking in 1975and began work the very next day. She said, "here I am 34 years later and still enjoying my job!" She has been going to her shop almost every day ever since. Her love for her work shows in everything she does!

So, if you have been driving by The Hyde Park Jewelers forever, I urge you to stop in, introduce yourself and be treated to some of the best customer service you will ever receive.

As of March 1, 2009 there were 126 homes for sale in the Town of LaGrange, NY. The homes ranged in price from a low of $139,900 to a high of $5,250,000. Twelve of the homes for sale in the Town of LaGrange are listed for over $1,000,000. I will present the statistics in two ways. The first includes only homes priced under $1,000,000. The second set includes all homes. I believe the first average listing price is a more accurate reflection of the affordable market in LaGrange.

The town of LaGrange is located in the Mid Hudson Valley and is approximately 40 square miles. The population at the 2000 census was approximately 15,000. The town was named after the ancestral estate of the Marquis de Lafayette.

General Information

Rhinebeck, New York, is a beautiful town located in Northern Dutchess County, New York, in the Hudson River Valley. The whole town of Rhinebeck is like stepping into a museum, with 437 historic locations listed on the National Register of Historic Places. In fact, the village of Rhinebeck itself has been on the National Register since 1979.

The town of Rhinebeck was founded in 1686 by four Dutch settlers who acquired the land from Indians and named it Kipsbergen. It was first called "Ryn Beck" in 1713 by Judge Henry Beekman; the Beekman Arms Inn was opened in 1766 and is widely considered to be the oldest inn in America.

The population of Rhinebeck is approximately 10,000. The town of Rhinebeck consists of the Village of Rhinebeck, The Town of Rhinebeck and the hamlet of Rhinecliff. There is an Amtrak station in Rhinecliff with service to New York City, Albany, and Buffalo.

Rhinebeck is about 65 miles south of Albany (the state capital), 47 miles from Danbury, Connecticut, and 85 miles from New York City.

The citizens of Rhinebeck are committed to controlling sprawl and conserving green space.

Things to Do

Rhinebeck has many wonderful restaurants, a wide variety of shops to browse, a great independent film theatre called Upstate Films, a local performing arts theatre, Rhinebeck Performing Arts Center, with productions for all ages interests and great places to walk and hike.

Rhinebeck has a community center that includes the new Starr Library and community room, a pool, tennis courts, playground and a ball field. There is a town landing in Rhinecliff with a boat launch and wonderful views of the river. The immediate Rhinebeck area has places to horseback ride, fish, hike, golf, play tennis, cross county ski or spend the day shopping in the village.

Rhinebeck is home to Wilderstein, an incredible Italianate villa built by Thomas Suckley, a direct descendent of the Beekman and Livingston families who were prominent residents of the Hudson Valley from the 17th to 19th century.

Three generations of the Suckley family lived at Wilderstein with Miss Margaret Suckley being the last. She lived there until her death in 1991. Wilderstein is now open to the public as the Wilderstein Preservation a not for profit educational corporation.

Another great way to spend an afternoon in Rhinebeck is at the Old Rhinebeck Aerodrome. There is a large collection of antique airplanes on display and live air shows are performed.
