The local Real Estate market of Brevard NC has not seen the ridiculously outrages value appreciations that so many of the local Real Estate Markets around the country have seen and consequently Brevard has seen less of a down market. Real Estate and Home buyers in Brevard NC often learn that the "buyers market" they expected just doesn't exist. In fact many buyers, particularly first time buyers or those buyers that are looking in the entry level price range find just the opposite. One fact is that there are actually a few homes in Brevard NC under the $200k price point when as little as 2-3 years ago a buyer would be challenged when looking for homes in this price range that they would consider desirable. Nice homes for sale in Brevard NC that are properly priced under $200k often times sell very quickly. Bargain hunters in the $300k range and up will see more of a "Buyers Market" than those buyers in the entry level price range.

As far as the activity of Homes that sold in Brevard/Transylvania County NC goes, is as follows for 2007 under $200k-125 from $200-$350k-123 and for $350k+134. 2008 under $200k-112 from $200-$350k-93 and for $350k+64 and for 2009 up to November 1st under $200k-72 from $200-$350k-68 and for $350k+42. As of 11/1/09 in the mailing city of Brevard there are 54 homes under $200k, 51 homes from $200-$350k and 64 homes for $350k+ listed for sale in the MLS. While these statistics show the amount of sales are down and listings are up for some reason we have not seen the overall sales price reduce that much. More so in the higher price ranges.

Transylvania County has 4 Elementary Schools, 2 Middle Schools, and 3 High Schools with Brevard Elementary, Brevard Middle, and Brevard High serving students and families within the Brevard Mailing City. There are also a few private options for families seeking more personalized or religious curriculums.
The simple fact is: Brevard NC is a very desirable place to live and people will always be moving to Brevard NC. Welcome Home!

The flaw in Activerain's Thinking...

Today, Feb 16th 2009, came the announcement that Activerain will monetize from Agents when they Blog!!! (Forgetting that it was those Blogs that made the Network Powerful with Search Engines.)

The power of Activerain will then diminish as loyal participants realize that they hold such a power with their ideas and their content and will choose to participate in other friendlier platforms.

The power of the network is larger than the individual... But those who hold the network tightly must tread lightly or lose influence...

Want an example... Think Myspace.com (It is declining and FaceBook is becoming the most Successful Model Ever...)

So today we breakup with Activerain; what a shame - she used to be so much fun...

Activerain announcement to start charging Real Estate Professional for Blogging and ignoring that it was their contributions that created their visibility will lead to the failure of the network, and agents will transition to new platforms that understand what is at the core of every Real Estate Transaction: the REALTORS... STOP Bleeding them dry!!!

All Social Networks must respect their members and stop trying to monetize from ALL Participants... the way to monetize is to offer additional layers of services that appeal to 10% of the network...

Note to Social Network Providers: Offer an open network for all participants then offer a layer of special additional tools for those who desire automation and are willing to pay for it... Run your network on 10% of your network - NOT by thinking you will get a Dollar from all participants... and YES do it with limited advertising...

So What is the lesson... Social Networking Websites Should Stop creating Networks so they can control them and look to milk agents from every dime they are making... Worse STOP pretending that you have SEO Tools that transcends the truth of Search Engine Visibility... Activerain became visible because of the content the Real Estate Professionals who dedicated themselves to adding daily...

Bang... A few Things REALTORs should keep in mind

Real Estate Professionals ask me all the time... "What laptop should I get Key?" and I always tell them: The cheapest one you can get your hands on. That's Right!!! The cheapest as long as it combines some the basics I describe in this article are met. Consumers and Realtors overbuy their technology needs because a lot of flash trumps facts. There are a few things that will make you a Savvy Laptop Shopper - the good news is: competition is fierce and prices are great...

So what should you keep in mind before you buy your next Laptop:

Think of your laptop as a disposal tool and don't expect it to last you more than 3 years. Buying an Extended Warranty is a waste for the most part - ask the experts.
Shop around and avoid impulse buying - your budget should be between $500 and $700; and always give yourself 2 to 3 weeks (models go on sale all the time.) if you have a trusty IT in-house do consult with him or her. In fact take this list with you: he/she will have a nice chuckle!
Remember I write for REALTORs: DO NOT GET A MAC!!! I can't believe I wrote that. I am a Mac-Geek and I love Apple. But if you want to become the coolest complainer about why certain features don't work properly with your MLS, your Forms Software, your GIS Software, etc... then get a Mac. PS: you will have to also increase your budget quite a bit - the cheapest acceptable MacBook is $1,300+ (PPS: the latest thin MacBook Air looks really cool!)
Base Memory is what you need the most of: 2GB of RAM is the minimum. Most systems are sold with base memory of 512MB or 1GB - make sure you are upgraded to 2GB and for FREE; most will throw it in to make the sale. 3GB for Vista is what I recommend and most of the systems I have seen lately come with at least that much.
Storage 60, 80, 120GB - it's all the same: You will not need more than that. Don't spend any more money to get more storage - unlike RAM very few of you will ever fill an 80GB HardDrive.
A 15.4" Widescreen is the norm - I don't recommend 14" screens unless you are going for a sub-notebook and you want the lightest laptop. 17" would be nice but they tend to be too bulky and not easy to carry around...
An Intel Celeron M or Intel Core 2 Duo of any flavor is fine - going for high speed in GHz will not make a difference in your day to day work. Buying GHz will mean nothing in your day-today operations - but RAM does (see #4.)
CD/DVD Burner should be standard - Allows you to burn your documents to a CD or DVD on a monthly basis. (Remember backup your data regularly.)
All Laptops come with a built-in Wireless Network Chip. You should not have to pay more for this. Make sure it is built-in!
Ask for Windows Vista Home Premium at a minimum - Vista Home Basic is absolutely NOT adequate.
You should not spend more than $800 for the aggregate. A good deal would be $600 or less; and yes you can find them. If you are patient and buy a laptop when you don't need you can find deals under $500.
What brand should you get is a different story - you decide. I usually look for deals from Dell, HP, Toshiba, & even Sony (expensive for the most part).
Don't share your computer with other people. If you keep your laptop focused on your Real Estate business you will have a tendency to have fewer risks of viruses and less conflicts due to change of settings. The less hands the better... if you have kids it is best to have a home computer for them that you monitor and have Parental Software on. Trust me when I say this - don't let your kids use your Real Estate Laptop - they will reconfigure the settings with their own tricks and it will drive you crazy.
Spend an extra $50 and buy a Wireless Mouse - it will make your life easy.
Adjust the above criteria if you plan to use this laptop for other endeavors besides Real Estate.

But Wait Key my Tech friend says I should not buy a Vista-based Laptop.

Vista does have some glitches, most of which occur when attempting to install legacy software... If you don't have to buy a laptop right away then wait... but if you are in the market most come pre-configured with Vista and so long as you don't install old software you will be fine. I prefer XP but unfortunately we live in the real world and we must use the tools we have at the ready to do the best we can for our customers.

Always defer to your local Tech/IT guy/gal - they really know a lot about this stuff. They sometimes get caught up in the Geeky Jargon - but forgive them; they really mean well!!!

Real Estate Internet Strategy exceeds the design needs of your website...

It never fails... As a Real Estate Web Strategist, Brokers and Realtors seek my opinion and consent on the look of their websites... and I do understand their need for such an assessment... After all we all seek validation...

Deep down I want to tell them: "I don't care; it matters little;" but I don't have the heart to be that blunt... After all, as a trainer and coach, I am driven to inspire Realtors to produce Results on the internet!!!

So what is the truth???

Design and Aesthetics do matter... But if you are lacking function and strategy the exercise is for NOT!!!

If your efforts don't lead to Google Visibility then you are worried about being "liked" and not focused on what your Buyers, Sellers, and Search Engines care for most!!! (In fact, I say: "Google forces you to take care of your clients... so, will you?")

Your Real Estate Strategy must lead to Google and back to your Real Estate Tools and Services, the ones your customers are craving... So please talk about design and looks, and do get excited when your logo and your photo look good, but let's not pretend that's The Journey you are supposed to undertake to succeed online...

I hate the term SEO, Search Engine Optimization, because it leads many to think that Internet Visibility is a rigged game... but time and time again I have proven to brokers and realtors that such visibility is organic... so ask yourself: how can I serve my buyers and sellers in my local Real Estate Market... emphasis on "Local..."

So are you asking such questions?

As a previous Art Director for an advertising Agency in New York City with 10 years of experience I am here to tell you that most Realtors and Brokers are focused on the wrong thing... do you want me to share a secret with you... you are not going to like it... but if you have read this far then I owe you that much... Advertisers and Marketers understand that Real Estate Professionals are vane: "Their ego is bigger than their business..." so if you want to sell them something show them goods and services that promote their name, pictures, and egos and they will pay you a bundle of money... in fact many of them are told and believe: "The Real Estate Business is about the Realtor - not the customers..."

Am I right?

The days of the web being about your ego are over unfortunately... The internet pays those who serve their Buyers and Sellers with Internet tools that are localized and lead to the satisfaction of the user... and at the heart of it is Google... Are you trained to go beyond your ego???

So is this Blog Self-serving... YES!!!

I want your broker to hire to train you on the right Web Strategy... and ask you to be as candid with your clients as I am with you... they can read your intention anyway... so be competent and honest!!! The training is designed to help Realtors and Brokers design an Internet Strategy that produces results and transcends the arduous jargon that floats around the Real Estate Industry. Realtors understand that having a successful Web presence is important but getting the right ideas and habits are few and far in between... this course is designed to answer the fundamental questions and offers a Plan of Action that Real Estate Professionals can trust to design an organic Internet Strategy driven by the needs of their Buyers and Sellers. "Blog Comments" are important in creating marketing visibility for Realtors... The problem is that Real Estate Agents tend to overdo everything they learn as a tip or trick...

I am always hesitant to share snippets of Internet Marketing because if abused or misused they tend to penalize the user...

I recommend that each participants in your group create a "short market phrase snippet" such as:

Paul Hockaday - Wilmington NC Realtor

and Place it at the end of the comment they write.

It is a pseudo-signature that links back to the website of the agent making the comment.

It needs to be short. sweet and understated...

It builds Links back to the comment poster organically!!! (caution: those who overdo it may be penalized by Google.)

Exit Realty Advantage of Charlotte North Carolina hosted a Web Strategy training 1/6/2009 led by Key Yessaad and well-attended by 27 Realtors from the region. The training focused on Internet Marketing and strategies for critical "Google Positioning" and of the removal of the illusion that marketing and Internet marketing are two separate entities. Folly Beach is a laid back community affectionately called the "Edge of America". The island is reminiscent of the beach towns of yesterday with one main street filled with restaurants, beach shops and nightlife. The wash-out, found on the eastern side of the island, is considered the premier surf break in the Southeast. The western side of the island offers The Folly Beach County Park complete with restrooms, showers, ample parking and lifeguards.

Charleston bumps NYC in Conde Nast Traveler magazine's Readers' Choice awards

The Real Estate market has been challenged nationwide but pockets of stability can be found in local markets; after all Real Estate is Local. The article in Traveler's Magazine pushing Charleston past New York City in the Readers' Choice Award bodes well for the long term growth and prosperity of Charleston South Carolina.

Traveler Magazine Article November Issue 2008 - Charleston, S.C., took the No. 2 spot away from New York on the list of best U.S. cities to visit from Conde Nast Traveler magazine's Readers' Choice Awards.

Tops on the best cities list was San Francisco, while the Big Apple ended up in third place. San Francisco has been the No. 1 city in the Readers' Choice Awards for 16 years straight.

The Peninsula in Chicago was named top U.S. hotel, followed by Elizabeth Pointe Lodge, Amelia Island, Fla., and Stephanie Inn, Cannon Beach, Ore.

Among U.S. resorts, Kenwood Inn & Spa, Sonoma, Calif., was named No. 1, with the Inn at Thorn Hill & Spa, Jackson, N.H., and the Sanctuary at Kiawah Island, S.C.., in second and third places.

The awards are based on the results of the Conde Nast Traveler Readers Choice Survey, in which 32,633 readers voted. Winners are listed in the magazine's November issue and online at http://www.concierge.com/cntraveler/articles/500074.
