&lt;p&gt;Over the last year we have used on average 40 kWh per day. On a 30 day month that is 1,200 kWh. Our service provider, Hydro One, charges us .058 per kWh for the first 1,000 kWh and .067 for the balance making &lt;strong&gt;our current average hydro &quot;&lt;em&gt;usage&quot;&lt;/em&gt; bill $71.40&lt;/strong&gt; or about $2.38 a day. This does not include the other charges on our Hydro bill.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;With Hydro One switching to time of use meters that will soon change.&amp;nbsp; Under time of use billing there are three rates, peak at .093, mid range at .08 and off peak at .044 per kWh.&lt;/p&gt;
&lt;p&gt;If we were able to&amp;nbsp;regulate our consumption to a set amount per hour all day long our bill would go down&amp;nbsp;from $71.40 to $67.12.&lt;/p&gt;

If we assume that 50% of our hydro consumption is during peek times and 25% is during our off peak and mid range times equally then our bill will rise to $83.24 from the current $71.40&lt;/p&gt;

&lt;p&gt;Today's example looks at the Durham Region Portion of Your Tax Bill from  the point of view taken by some who feel a&lt;strong&gt; &lt;/strong&gt;head tax is more appropriate than  property tax for raising taxes locally.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THE BACKGROUND&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;It is interesting to note that while the three northern communities paid the smallest portion of the overall region tax bite they also have the smallest populations. Meanwhile Oshawa which has the largest population  also pays the highest portion of the overall tax bite.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;HEAD TAX EXAMPLE&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;This changes dramatically if you look at the taxes paid on a  per capita basis Uxbridge suddenly jumps to the top with over 131% of the  average per capita while Oshawa drops to the bottom with almost 88% of the  average per capita.&lt;/p&gt;
&lt;p&gt;If you agreed with the supporters of a head tax being a better way than our current system it would appear that Uxbridge pays far more than it's fair share to the Region.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THE QUESTION:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;DO YOU THINK A HEAD TAX IS A MORE APPROPRIATE METHOD FOR RAISING TAXES LOCALLY THAN PROPERTY TAXES BASED ON MARKET VALUES?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;A Bus Drivers Tale &lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p style=&quot;text-align: left;&quot;&gt;Your driving down the Interstate with the wind blowing the snow across the road, at times limiting visibility to a few feet, you have just passed a bus on the inside because he is traveling in the outer lane which is fairly clear. After passing you pull back out into the outer lane and proceed merrily along on your way.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;Every once in a while you see the road ahead obscured by the blowing snow and in the rear view mirror you can see the top of the bus over the snow blowing across the road. He can see over the blowing snow but you can't. You round a corner and suddenly you hit a wall of white so thick you can't see a thing in front of you, what do you do?&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;If you have been paying attention you know there is only the bus close to you and he is traveling in the same lane you are. If you slow down and pull over to the right the bus will likely pass you safely. &lt;p&gt;As the bus rounded the corner the driver could see the snow blowing out between two patches of trees, but not the stopped car in the blowing snow between them. He started to slow down. He could see over the snow and the road was clear ahead of the blowing snow. The car had been far enough ahead that he should have been gone and around the next corner out of sight. Still he slowed down but would it be enough.&lt;/p&gt;
&lt;p&gt;At the very last minute the driver saw the roof of the car through the blowing snow. Automatically he applied just the right amount of pressure on the brake peddle to avoid a skid as he swerved and narrowly missed the car. Only the driver and the passenger directly behind him knew how close they had come to &lt;strong&gt;mayhem on the highway&lt;/strong&gt; that day. The rest of the passengers, &lt;em&gt;had to be told why the bus had swerved so abruptly&lt;/em&gt;. The people in the car were lucky&lt;strong&gt;,&lt;em&gt; This Time&lt;/em&gt;&lt;/strong&gt;!&lt;/p&gt;</description>

&lt;p&gt;No one knows for sure how old he was, since his birth records were long ago lost in bureaucratic red tape.&lt;/p&gt;
&lt;p&gt;He will be remembered as having cultivated such valuable lessons as: Knowing when to come in out of the rain; Why the early bird gets the worm; &lt;br /&gt;Life isn't always fair; and Maybe it was my fault.&lt;/p&gt;
&lt;p&gt;Common Sense lived by simple, sound financial policies (don't spend more than you can earn) &lt;br /&gt;and reliable strategies (adults, &lt;br /&gt;not children, are in charge).&lt;/p&gt;
&lt;p&gt;His health began to deteriorate rapidly&lt;br /&gt;when well-intentioned but overbearing regulations &lt;br /&gt;were set in place: Reports of a 6-year-old boy &lt;br /&gt;charged with sexual harassment for kissing a &lt;br /&gt;classmate; Teens suspended from school for &lt;br /&gt;using mouthwash after lunch; A teacher fired &lt;br /&gt;for reprimanding an unruly student, which only &lt;br /&gt;worsened his condition.&lt;/p&gt;
&lt;p&gt;Common Sense lost ground when parents attacked&lt;br /&gt;teachers for doing the job that they themselves &lt;br /&gt;had failed to do in disciplining their unruly children. &lt;br /&gt;It declined even further when schools were required&lt;br /&gt;to get parental consent to administer sunscreen&lt;br /&gt;or an Aspirin to a student; but could not inform&lt;br /&gt;parents when a student became pregnant and &lt;br /&gt;wanted to have an abortion.&lt;/p&gt;
&lt;p&gt;Common Sense lost the will to live as the churches&lt;br /&gt;became businesses; and criminals received better &lt;br /&gt;treatment than their victims. Common Sense took &lt;br /&gt;a beating when you couldn't defend yourself from &lt;br /&gt;a burglar in your own home and the burglar could &lt;br /&gt;sue you for assault.&lt;/p&gt;
&lt;p&gt;Common Sense finally gave up the will to live, after&lt;br /&gt;a woman failed to realize that a steaming cup of &lt;br /&gt;coffee was hot. She spilled a little in her lap, and &lt;br /&gt;was promptly awarded a huge settlement.&lt;/p&gt;
&lt;p&gt;Common Sense was preceded in death by his parents, &lt;br /&gt;Truth and Trust; by his wife, Discretion; by his daughter,&lt;br /&gt;Responsibility and by his son, Reason.&lt;/p&gt;
&lt;p&gt;He is survived by his 4 stepbrothers: I Know My Rights&lt;br /&gt;I Want It Now Someone Else Is To Blame I am a Victim.&lt;br /&gt;Not many attended his funeral because so few realized &lt;br /&gt;he was gone.&lt;/p&gt;
&lt;p&gt;In breaking news, we have just learned of the sudden &lt;br /&gt;passing of Common Sense's twin sister Common Courtesy&lt;br /&gt;who died earlier today. We've also just learned that &lt;br /&gt;&quot;It's All about Me&quot; has been charged with criminal negligence&lt;br /&gt;in her death. &lt;p&gt;By now you should have paid your final tax bill for the year and it likely hurt because it was up substantially from last year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The question is - did you pay more than your fair share or less?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I felt I was&lt;/strong&gt; going to be paying more than my fair share. The big red flag for me was that &lt;strong&gt;my assessment jumped 34.33%, more than double the average increase, &lt;/strong&gt;while the average home's assessed value went up just over 14% .&lt;/p&gt;
&lt;p&gt;While it is unlikely anyone who felt their home was under assessed would appeal their assessments many who felt they were over assessed took the time to do a little research and fought for some fairness in their assessment and the resulting tax bill.&lt;/p&gt;
&lt;p&gt;For me it was a matter of going to the assessment open house to see if my&lt;strong&gt; Assessment Was Fair and Equitable&lt;/strong&gt;. I was not surprised to find that there was no information available and that it really was only an opportunity to talk with an assessor to explain why I thought my assessed value was incorrect.&lt;/p&gt;
&lt;p&gt;Luckily I went prepared and the assessor was willing to listen. She took my information as presented and told me she would review my assessment  back in the office to verify my points.&lt;/p&gt;
&lt;p&gt;Including several phone calls over the next little while I spent about 3 hours of my time before I agreed to the new assessment that she offered by way of minutes of settlement, this avoided the necessity of filing and going through the time consuming process of an appeal.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THE BOTTOM LINE&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;My total assessment was reduced by $38,000&lt;/li&gt;
&lt;li&gt;My Savings the first year $129.34&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;My savings over the four years $1,293.37&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;My time was worth &lt;strong&gt;over $400.00 an hour. &lt;/strong&gt;&lt;/li&gt;

He is a short haired, tight-muscled kid who, under normal circumstances is considered by society as half man, half boy. Not yet dry behind the ears, not old enough to buy a beer, but old enough to die for his country. He never really cared much for work and he would rather wax his own car than wash his father's; but he has never collected unemployment either.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;He's a recent High School graduate;&lt;br /&gt;He was probably an average student,&lt;br /&gt;Pursued some form of sport activities, drives a ten year old jalopy,&lt;br /&gt;&lt;br /&gt;And has a steady girlfriend that either broke up with him when he left,&lt;br /&gt;Or swears to be waiting when he returns from half a world away.&lt;br /&gt;&lt;br /&gt;He listens to rock and roll or hip-hop or rap or jazz or swing and 155mm howizzitor.&lt;br /&gt;&lt;br /&gt;He is 10 or 15 pounds lighter now than when he was at home&lt;br /&gt;Because he is working or fighting from before dawn to well after dusk.&lt;br /&gt;&lt;br /&gt;He has trouble spelling, thus letter writing is a pain for him,&lt;br /&gt;&lt;br /&gt;But he can field strip a rifle in 30 seconds&lt;br /&gt;And reassemble it in less time in the dark.&lt;br /&gt;&lt;br /&gt;He can recite to you the nomenclature of a machine gun or grenade launcher and use either one effectively if he must.&lt;br /&gt;&lt;br /&gt;He digs foxholes and latrines and can apply first aid like a professional.&lt;br /&gt;&lt;br /&gt;He can march until he is told to stop or stop until he is told to march.&lt;br /&gt;&lt;br /&gt;He obeys orders instantly and without hesitation,&lt;br /&gt;&lt;br /&gt;But he is not without spirit or individual dignity. He is self-sufficient.&lt;br /&gt;&lt;br /&gt;He has two sets of fatigues:&lt;br /&gt;&lt;br /&gt;He washes one and wears the other.&lt;br /&gt;He keeps his canteens full and his feet dry.&lt;br /&gt;&lt;br /&gt;He sometimes forgets to brush his teeth, but never to clean his rifle.&lt;br /&gt;&lt;br /&gt;He can cook his own meals, mend his own clothes, and fix his own hurts.&lt;br /&gt;&lt;br /&gt;If you're thirsty, he'll share his water with you; if you are hungry, his food. He'll even split his ammunition with you&lt;br /&gt;&lt;br /&gt;In the midst of battle when you run low.&lt;br /&gt;&lt;br /&gt;He has learned to use his hands like weapons&lt;br /&gt;&lt;br /&gt;And weapons like they were his hands.&lt;br /&gt;&lt;br /&gt;He can save your life - or take it, because that is his job.&lt;br /&gt;&lt;br /&gt;He will often do twice the work of a civilian, draw half the pay&lt;br /&gt;&lt;br /&gt;And still find ironic humour in it all.&lt;br /&gt;&lt;br /&gt;He has seen more suffering&lt;br /&gt;And death then he should have in his short lifetime.&lt;br /&gt;&lt;br /&gt;He has stood atop mountains of dead bodies,&lt;br /&gt;And helped to create them.&lt;br /&gt;&lt;br /&gt;He has wept in public and in private,&lt;br /&gt;&lt;br /&gt;For friends who have fallen in combat and is unashamed.&lt;br /&gt;&lt;br /&gt;He feels every note of the National Anthem vibrate through his body&lt;br /&gt;&lt;br /&gt;While at rigid attention, while tempering the burning desire to 'square-away' those around him who haven't bothered to stand,&lt;br /&gt;Remove their hat, or even stop talking.&lt;br /&gt;&lt;br /&gt;In an odd twist, day in and day out,far from home,&lt;br /&gt;&lt;br /&gt;He defends their right to be disrespectful.&lt;br /&gt;&lt;br /&gt;Just as did his Father, Grandfather, and Great-grandfather,&lt;br /&gt;&lt;br /&gt;He is paying the price for our freedom. You get up and go to the door to see if it is one of the neighbourhood children participating in a fund raiser selling cookies, raffle tickets or some other item.&lt;/p&gt;
&lt;p&gt;We all try to help our neighbours children if we can but &lt;strong&gt;not everyone at the door has a sweet deal for you&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Don't Get Burned at The Door&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;No matter how good or how time restrictive the offer seems to be it's your door and your decision.&lt;/p&gt;
&lt;p&gt;Ontarians have learned, often to late, that the deal contains long term commitments or hidden penalties for early termination. One recent example here in Durham was some unscrupulous operators who stung homeowners who agreed to have their driveways paved by firms they had never heard of who seemed to be offering a very good deal.&lt;/p&gt;
&lt;p&gt;A recent email forwarded by a family member&amp;nbsp;contained a warning about how some door to door salemen operate.&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;While the Message was informative and appeard to be one&amp;nbsp;of genuine concern.&lt;br /&gt;I could not help but wonder who dreamed up this &lt;span style=&quot;text-decoration: underline;&quot;&gt;viral marketing scheme&lt;/span&gt;,&lt;br /&gt;and how effective it could be.&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;&lt;em&gt;misleading them with the promise of huge energy savings&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em&gt;telling them that their current provider has gone out of business&lt;/em&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;/ul&gt;
&lt;p style=&quot;padding-left: 30px;&quot;&gt;&lt;em&gt;Many of these customers don't understand that they're being switched.&amp;nbsp; By the time the tank has been changed out, some of these customers are now locked in for up to 15 years, with huge penalties for early exit. And if the customers get upset about being misled and they switch back, they get charged hundreds of dollars.&amp;nbsp; I even saw one bill for $1,300!&amp;nbsp; The problem is that customers don't know what's going on in this industry, they're not asking many (or any) questions, they don't know their rights and they're not warning each other.&lt;/em&gt;&lt;/p&gt;

It has been Kathy's pleasure to be on the board of directors of this unique charity for several years now.       <title>Advertising - Which is Better Print or Web Based Video?</title>
      <description>&lt;p&gt;A while Ago we received a little humorous story by email and it made&amp;nbsp;us stop and think about how we communicate.&lt;/p&gt;
&lt;p&gt;There is an old axiom that states that&amp;nbsp;the pen is mightier than the sword. Assuming we accept that as fact and realizing that we are not all born equal when it comes to describing something in words, how much better are pictures or web based video in&amp;nbsp;helping us to visualize&amp;nbsp;the product being sold.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is the message the medium or is the medium the message or can it be both? Provided we know the background the message&amp;nbsp;can be abundantly clear but if we have no foreknowledge it can be very confusing. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The following humorous illustration might help explain what I am saying.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;With only two people aware of the background&amp;nbsp;and the medium being the message it is highly unlikely that anyone else will get the message.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Background&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;padding-left: 30px;&quot;&gt;&lt;em&gt;For several years, a man was having an affair with an Italian woman. &amp;nbsp;One night, she confided in him that she was pregnant. &amp;nbsp;Not wanting to ruin his reputation or his marriage, he said he would pay her a large sum of money if she would go to Italy to secretly have the child. &amp;nbsp;If she stayed in Italy to raise the child, he would also provide child support until the child turned 18.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The medium and the message&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;padding-left: 30px;&quot;&gt;&lt;em&gt;She agreed, but asked how he would know when the baby was born. &amp;nbsp;To keep it discreet, he told her to simply mail him a post card, and write &quot;Spaghetti&quot; on the back. &amp;nbsp;He would then arrange for the child support payments to begin.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Without the background the message is confusing&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The message is very clear when we know the background&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;padding-left: 30px;&quot;&gt;&lt;em&gt;On the card was written: &quot;Spaghetti, Spaghetti, Spaghetti, Spaghetti, Spaghetti. &amp;nbsp;Three with meatballs, two without. &amp;nbsp;Send extra sauce.&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;In this case the sender, &lt;em&gt;or advertiser&lt;/em&gt;, used creativity to send a new message, &lt;em&gt;advertisement or call to action,&lt;/em&gt;to another who had background information. It was a one way communication to one specific person that was able to get a very explicit message across because of a shared background of knowledge.&lt;/p&gt;
&lt;p&gt;Are you reaching your target market or are you sending confusing messages that only a few might understand?&lt;/p&gt;
&lt;p&gt;We sometimes use creative language or words to communicate or advertise a product. While we understand the message, because we created it and a &lt;strong&gt;few others might get it because of a shared knowledge,&lt;/strong&gt; does it really do what we want. Does it accurately describe what we are trying to market and have we reached our target market if only a few who read it know what we are advertising?&lt;/p&gt;
&lt;p&gt;When advertising in print we tend to use acronyms, shorten words or even leave words out to conserve space and reduce cost but are we really getting our message across? If you place&amp;nbsp;a short add for a house, but do&amp;nbsp;not add the price, does your reader know if it is for sale or is it for rent?&lt;/p&gt;

      <title>From One Survivor To Another</title>
      <description>&lt;p&gt;I was cleaning out my inbox and came acroos this and thought it was worth repeating&lt;/p&gt;
&lt;p&gt;TO ALL THE KIDS WHO SURVIVED the 1930's, 40's, 50's, 60's and 70's!!&lt;/p&gt;
&lt;p&gt;First, we survived being born to mothers who smoked and/or drank while they were pregnant. &lt;br /&gt;&lt;br /&gt;They took aspirin, ate blue cheese dressing, tuna from a can, and didn't get tested for diabetes. &lt;br /&gt;&lt;br /&gt;Then after that trauma, we were put to sleep on our tummies in baby cribs covered with bright colored lead-based paints. &lt;br /&gt;&lt;br /&gt;We had no childproof lids on medicine bottles, doors or cabinets and when we rode our bikes, we had no helmets, not to mention, the risks we took hitchhiking. &lt;br /&gt;&lt;br /&gt;As infants &amp;amp;children, we would ride in cars with no car seats, booster seats, seat belts or air bags. &lt;br /&gt;&lt;br /&gt;Riding in the back of a pick up on a warm day was always a special treat. &lt;br /&gt;&lt;br /&gt;We drank water from the garden hose and NOT from a bottle. &lt;br /&gt;&lt;br /&gt;We shared one soft drink with four friends, from one bottle and NO ONE actually died from this. &lt;br /&gt;&lt;br /&gt;We ate cupcakes, white bread and real butter and drank Kool-aid made with sugar, but we weren't overweight because, &lt;br /&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;WE WERE ALWAYS OUTSIDE PLAYING! &lt;br /&gt;&lt;br /&gt;We would leave home in the morning and play all day, as long as we were back when the streetlights came on. &lt;br /&gt;&lt;br /&gt;No one was able to reach us all day.And we were O.K. &lt;br /&gt;&lt;br /&gt;We would spend hours building our go-carts out of scraps and then ride down the hill, only to find out we forgot the brakes After running into the bushes a few times, we learned to solve the problem. &lt;br /&gt;&lt;br /&gt;We did not have Playstations, Nintendo's, X-boxes, no video games at all, no 150 channels on cable, no video movies or DVD's, no surround-sound or CD's, no cell phones, no personal computer! s, no Internet or chat rooms.......&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;WE HAD FRIENDS and we went outside and found them! &lt;br /&gt;&lt;br /&gt;We fell out of trees, got cut, broke bones and teeth and there were no lawsuits from these accidents. &lt;br /&gt;&lt;br /&gt;We ate worms and mud pies made from dirt, and the worms did not live in us forever. &lt;br /&gt;&lt;br /&gt;We were given BB guns for our 10th birthdays, made up games with sticks and tennis balls and, although we were told it would happen, we did not poke out very many eyes. &lt;br /&gt;&lt;br /&gt;We rode bikes or walked to a friend's house and knocked on the door or rang the bell, or just walked in and talked to them! &lt;br /&gt;&lt;br /&gt;Little League had tryouts and not everyone made the team. Those who didn't had to learn to deal with disappointment. Imagine that!! &lt;br /&gt;&lt;br /&gt;The idea of a parent bailing us out if we broke the law was unheard of. They actually sided with the law! &lt;br /&gt;&lt;br /&gt;These generations have produced some of the best risk-takers, problem solvers and inventors ever! &lt;br /&gt;&lt;br /&gt;The past 50 years have been an explosion of innovation and new ideas.&lt;/p&gt;
&lt;p&gt;We had freedom, failure, success and responsibility, and we learned HOW TO DEAL WITH IT ALL!&lt;/p&gt;
&lt;p&gt;If YOU are one of them CONGRATULATIONS! &lt;br /&gt;&lt;br /&gt;You might want to share this with others who have had the luck to grow up as kids, before the lawyers and the government regulated so much of our lives for our own good .&lt;/p&gt;
&lt;p&gt;While you are at it, forward it to your kids so they will know how brave (and lucky) their parents were. &lt;br /&gt;&lt;br /&gt;Kind of makes you want to run through the house with scissors, doesn't it?!&lt;/p&gt;</description>

&lt;p&gt;Have you ever noticed when a public official is talking about &lt;strong&gt;your money &lt;/strong&gt;they always break it down to the smallest common denominator they can. Well your new assessment notice is no different if you look down the right hand side of the notice you will see that the average residential assessment will go up by 4.68% in&amp;nbsp;Uxbridge for your 2009 tax bill calculation.&lt;/p&gt;
&lt;p&gt;But what does that really tell you and what would you do if you took a fast glance. &lt;strong&gt;3.64% thats not bad right&lt;/strong&gt; --- what they are not putting into words is that &lt;strong&gt;the average assessed home in&amp;nbsp;Uxbridge went up from about $300,000* to about $356,160 or a little better than 18.72% with a four year phase in.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;But again what does that really tell you. It does not tell you how much your taxes will go up because the mill rate will not be set until after the time comes and goes that you could file an appeal. Since the only way you can ensure that you only pay your fair share of taxes is to ensure your property is assessed properly and that the value is relative to comparable properties &lt;strong&gt;not to what you think your home is worth&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Much More taxes will I have to pay?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The Formula to calculate your taxes is&amp;nbsp;&lt;strong&gt;Mill Rate x The Assessed Value = Your Property Tax Bill&lt;/strong&gt; which makes it very difficult in fact&amp;nbsp;almost impossible to determine at this time because the mill rate is not set yet. But to give you and idea if the mill rate remained the same as last year a home assessed&amp;nbsp;at $300,000 prior to the reassessment would pay roughly $3,886. After&amp;nbsp;reassessment&amp;nbsp;the taxes on that home would be&amp;nbsp;approximately $4,614 if that reassessment was applied all at once.&lt;/p&gt;
&lt;p&gt;Because of the phase in provision&amp;nbsp;the taxes on an average home, &lt;em&gt;assuming the mill rate remains the same as it was in 2008,&lt;/em&gt; will increase by just under $182 a year every year so that during the phase in you would pay an additional $1,819.04 with out the mill rate going up.&lt;/p&gt;
