Atlanta's Clermont Hotel Ordered Closed By Year's end means I may have missed my opportunity to visit a landmark Atlanta dive.

This infamous hotel had been known for its strip club with overweight, older strippers. The club will remain open as it operates under a different license and is leased to a different person.

The Fulton County Health Department sited everything from mold to black water from faucets as the reasons for the closing.

The building has been in a state of disrepair, and the previous owner had tried to sell it at one time. The commercial real estate market, and the potential to redevelop this historic structure are going to make a future sale rather difficult.

The Clermont was built in 1924 as an apartment building. It was converted to a hotel in 1940. Decades ago it earned its reputation as a hip spot for a younger crowd to watch overweight, older dancers.

Let's hope that someone will be able to step up and preserve such a historic structure and put it to back to good use!

Fed Holds Rates At Record Low to Fuel Recovery

I know that Mr. Ben was speaking today, and the world at least from a business perspective, usually takes pause for a moment to see what the man is going to say. (I wish more people would take pause and listen to me...but that's a topic for another post!)

As I checked my e-mails, the story popped up on Yahoo. You can read it here.

You would kinda of think this would be the story, that the Fed would hold its target rate and not raise it. In my personal opinion, a majority of things are still pretty much in the toilet. I think our recovery from the "Big One" is going to be much like that of a heavy 18-wheeler trying to clear a mountain pass. And it's gonna take some diesel to get up there.

Then, yesterday, on CBS MoneyWatch.com, our own (meaning she's an Active Rainer), Ilyce Glink posted a column ( I guess you would call it that) with the lovely news from a conversation she listened to between Trulia founder and CEO Pete Flint and RealtyTrac Senior Vice President Rick Sharga discussing their views of the real estate market.

The depression outlook they posted has the foreclosures for 2010 in the 4 million number. If that just didn't make me wanna have an early (I mean really early) afternoon cocktail or two!

How To Challenge Your Fulton County Property Tax Assessment

How To Challenge Your Fulton County Property Tax Assessment

It's probably no surprise to many of you...real estate values have dropped a bit. We all hate when that happens, but if you plan to stay in your home or condominium for a longer term, you should hopefully recover back the value you have lost in the past couple years. Hopefully.

In the meantime, you are still living there, paying your mortgage and the lovely tax... your property tax. Property taxes are based on a percentage of your homes assessed value. And in Fulton County, property taxes are not cheap.

And now comes the issue of the value of your home or condominium actually being less than the appraised value! Yikes! So, what can you do, if your property tax bill came and you are in such a situation? You need to file a "Real Property Tax Return" yourself. This is your only way to challenge the assessment of your property, unless your home as already re-assessed. The deadline to challenge your assessment is April 1, 2010.

So, how do you go about this challenge?

What's My Home Worth?

First, review your current assessment by visiting the Fulton County Board Of Assessors website. Click on the Property Records Tab, and enter your address. Here, you will be given a Parcel ID number. It's a 14-digit number you will need to enter on your appeal form, part of which is shown below.

Once on your Property Record, click on the "values" tab on the left. Here you will find your current total assessed value. This may be the number you want to challenge. You can also see the values of the properties around you...or you can contact a real estate professional, such as The Thom And Ray Team to assist you in finding comparable properties.

How Do I File An Appeal?

If you decide you want to challenge the assesed value of your home, you must fill out the "Real Estate Property Tax Return" form. It is the same form you used when you filed for your Homestead Exemption. Here is a very important tip on How To Challenge Your Fulton County Property Tax Assessment. They don't make finding the form that easy, but I'll give you a link to it here.

One of the key parts of the form you will complete is....

Here is where you will enter the amount you believe is the actual fair market value of your home.

There has already been a big uptick in the appeals that have been filed, and you can expect to see many more, based on the current market conditions. Filing an appeal is no guarantee that you will in fact get a revised value, but if you feel your home has been assessed at the wrong value, you need to make the appeal.

I keep saying, taxes will be the next Boston Tea Party!

Yep...we have all heard it.....we rank right DOWN there with Used Car Salesmen....But Carla puts it in perspective in a way I could of never come up with!

Who hasn't heard that age old putdown: Real Estate Agents are akin to Used Car Salespeople?

Well, today . . . I heard something that may DISPEL that myth.

I had been consulting with buyers for about an hour when I was told:

We wish we had an agent representing us when we bought our car!

Apparently, they got hosed!

Hmmm . . . got me thinking.

Car salespeople can work AGAINST you to get the dealership THEIR price. They go into the "back room" to talk to the manager to see if they can shake down your offer. When you have a real estate agent working for you, and your best interests you DO have someone NEGOTIATING for you!

There is no "right to revoke" after you've made an offer on a car, exchanged your deposits and got financing in place.

You don't have a right TO HAVE YOUR CAR INSPECTED!

You can't negotiate on repairs.

You don't have an "appraisal" done on the vehicle's VALUE (checking the Blue Book doesn't count!)

No one is going to take your around to "test drive" 30 vehicles.

The car dealership isn't going to make buyer concessions

The contract is a heck of a lot more "fine print" then a real estate contract

The ONLY similarity I see between the two professions is this:

We both hand over a set of keys.

Holiday Happenings In and Around Atlanta, Georgia are never in short supply. In fact, I usually miss most of them! With my partner's nephew now living with us and having just moved to the U.S. from Cuba a year ago, we are making more of an attempt to get to a few things this year.

Calloway Gardens Fantasy in Lights has always been one I've wanted to experience. I've been to Calloway just to see the gardens and they were breath taking. Here's a teaser for this exciting holiday treat...

Stone Mountain Christmas is a bit closer to home and something I've never even been to! Over 2 million lights have transformed the Park into a magical wonderland for the Holidays! Fun attractions are there for everyone, including the Polar Express 4-D Experience, and two new shows, Sleigh Ride and Simply Christmas. Of course, there are the visits with Kris Kringle, roaming arolers, a sing-a-long Christmas Train and so much more. There is even a special Christmas Laser Show....I didn't even know that! Holiday in Lights at Centennial Olympic Park is right in our back yard! Another local holiday attraction I have missed, but will be taking in, most likely THIS weekend!

This Atlanta tradition is now in it's 13th year, this holiday special transforms the park into a winter wonderland, and it's different every year, so you and I are sure to be in for a special treat. The Park is open daily from 7am-11pm and admission is FREE! (Ok, I'm quoting from the Park's web site, but I'm not sure how pretty the lights will look at 7am...I target 7pm as a better time to go!

The Holiday in Lights spirit is carried throughout the Georgia World Congress Center Authority campus, which includes the Georgia World Congress Center, the Georgia Dome and Centennial Olympic Park.

I love writing blogs. But, we all get writers block. Or a lack of an idea. Some are natural born writers, and others, like me struggle with the wit and words. But when I read this article, I had to laugh. Quietly, and the a good, deep down belly laugh. I could of never said it this well.....

Life Unplugged....Social networking can be so isolating.

I woke up with a packing peanut stuck to my head. I don't know how it got in my bed, but I have two cats and am almost positive the packing peanut was brought by one of them. This has been happening a lot lately, and at first it was kind of nice having things brought to me in bed, but after a while it lost its luster. Among the things I have recently awakened with in my bed are a whisk broom, pot holders, tangled cords and squirrel parts.

It's obvious the cats consider this bed their lair, and I don't blame them. That is exactly how I feel about it. I hardly need to leave it, what with all my social network connections. I vaguely remember real people in my life, not just the Facebook blurbs and packing peanuts and all this tangled wire, but actual people who required proper care and handling. But so much time has elapsed since I last saw them that bringing them up to date on my life would take the rest of my life, probably. I can't fit that in when I'm spending so much time socializing.. All this socializing is mostly done from the seclusion of my lair, but still. I am really popular.

"Woke up with a packing peanut stuck to my head," I finally decided to post after careful positioning of all the cords. Why are the cords always tangled? No matter how neatly I drape them after every use, they'll still emerge like an old wad of fishing line from a tackle box. Phone cord, computer cord, headset cord, camera cord, printer cord ... enough cords to choke all my friends on Facebook. In the time it took me to disentangle the cords, I could have walked to East Atlanta and mooched a cup of coffee from my friend Polly.

But of course, I don't, because looking into the actual face of an old friend might prompt all sundry of confessions I'm not sure I'm ready to realize myself. Like how sometimes I'm relieved my parents are dead already and saved from seeing how the world has devolved into such a giant wad of wasted potential. Oops. That just slipped out. I didn't mean that. I meant to say something quippy yet thought provoking in under 140 characters, but not all in caps. Because writing in all caps means you're angry or excited, and God forbid you be either of those anymore. Once a Facebook friend told me my words literally offended his eyes. Not his mind. His eyes.

When I think about that, I start to get angry, but not excited. With all this proliferation of communication, you would think there'd be a proliferation of expression as well, but the opposite has happened. You just see the same pasteurized acronyms and phrasings over and over again, and if yours is different people literally clutch their eyes.

I have more friends than ever now, only instead of seeing them I poke them on Facebook and follow them on Twitter and generally feel up to date on their lives. To do more than that might endanger their states of mind, because lately I can really suck the fun out of the room. I would write about it, but I don't know how to fit it into 140 characters. Even the title of "writer" has been oddly pasteurized. We're now "content providers." Newspapers don't even develop their own stories anymore; they simply strap a saddle on whatever's popular in the blogsphere, where the only expression seems to be the same 140 characters proffered over and over again in a frenetic dash to capture the lowest mass denominator. Creatively, this feels like kryptonite.

"Need proper care and handling," I post and then delete. Who knows what the hell that will attract. So instead I throw my oldest cat into my car and head for the mountains outside metro Atlanta, where the cords can't reach me and the signals are weak. On the way to Blue Ridge I pass a barbecue joint that sells fried pies, and right away I start wondering what that is. Do they fry it in a pan? I wonder. The whole pie? I stop at a scenic point by a trailer park and look at the trees with leaves like little tornados of gold and auburn. The grass is still green and the sky is still blue and it's all pooling together like a giant parfait of breathtaking shades. It's so beautiful I reach out like an idiot, like I want to break off a piece to take with me. The whole thing makes me excited. It makes me angry. It makes me want to express myself in all caps.

"I AM NOT SHOUTING," I write. "THIS IS MY NORMAL VOICE."

Let's face it! If you are here, you are probably in love with Active Rain. I speak from experience.

If you blog here, you'll get business...sooner or later...I speak from experience!

If you hang out here, you will learn more cool stuff and tricks than your little head can absorb. I speak from experience.

And if you read as many great blogs as I do here, pretty soon, you'll have Subscription Addiction. I speak from experience.

So much so, I know I'm missing YOUR blog! I'm currently up to 77 subscriptions....is this an addiction? Hmmm, now I CAN'T speak from expericence.

So, I scanned the list just a moment ago, and the the "oldest" on the list has not posted since May...YIKES!!! So, now another question comes up? Do I delete or e-mail them? Nothing like a friendly little gesture to say "hey, havn't seen ya in The Rain in awhile? Is Business booming, or did something unfortunate take you away?

I don't post comments on all these blogs mind you, but I do like reading them and gaining knowledge from others experiences. And of course, when someone throws me a bone, new website or tip, then I just get all excited. In fact, part of next year's biz plan will be to tackle some of these new found techy things and make them part of MY tool box!

Whoops...sidetracked there....so, my question remains...Do I have Subscription Addition, or am I ok? Inquiring minds want to know!

Atlanta Clean Car Campaign. Stow It - Don't Show It

When you read the title of THIS post, "Atlanta Clean Car Campaign. Stow It - Don't Show It, you think what on earth is this about? Washing my car? No, not quite.

Several months ago, the Atlanta Police Department launched a program called Atlanta Clean Car Campaign in response to car break-ins that were happening in Atlanta, particularly in Zone 5, which is where Midtown and Downtown are located. People that live in the area, as well as those that don't were the direct cause of increased car break-ins because they were leaving items in their cars in plain sight. Here is a link to a letter to the community from Major Khirus E. Williams, Zone 5 commander.

Well, the holiday shopping time has not even started, and unfortunately, there has been a huge uptick in this crime, which can easily be prevented. Here's a simple list of what NOT to leave in your car:

GPS Devices, their windshield mount or any cords associated with them
MP3 Players
Laptop computers and/or their bags
Loose Change (YES, they will pop a window for a visible two quarters!)
Bags or Boxes
Your Purse or Briefcase
Cell Phones and/or their chargers
Cameras

You'd think this would be common sense, but I guess not! I saw one day a few months back, an SUV that had it's window popped across the street from my office. They owner came in to use the phone to call the police. I asked them what happened, and they said they had left their laptop on the front seat. Good Grief!

Now, I know that the suburbs are less prone to this kind of activity, but hey, this stuff just does not belong INSIDE your car! Hence, the tag line that came from the Midtown Neighbors' Association and the Midtown Ponce Security Alliance, "Stow It - Don't Show it."

So on your next trip to the Fox Theatre, or the Georgia Aquarium or doing your holiday shopping at Ikea or Atlantic Station, remember, if you can see it, so can someone else.

Can We Have Our Cake AND Eat it Too?

This morning finds me very puzzled. Ok, I'll be the first to admit that I probably don't stay on top of current events like I should. Be they world, national or even local. The news can paint a picture, and you either believe it, or you take the time to research the topic and all sides of the topic, and learn more about the issue.

I'm probably not a researcher. But, after reading two real estate related articles back-to-back, I had to stop and ask a simple question, "Can We Have Our Cake AND Eat It Too?" Here's how that question came to my head.

I get a daily digest of real estate news, sent to me by RISMedia and sponsored by Lowe's. It's usually got some pretty good articles. In fact, I often will print, scan and send them to my clients and my sphere to keep THEM up on real estate news.

Well, today, two articles in the same digest seem to say that we can continue to have foreclosures, and WILL, because the banks do better financially by foreclosing on a homeowner instead of helping them with a loan modification. At the same time, our home prices are going to stablize because of First Time Home Buyers and the extension of the tax credit. To be fair to my readers, I want you to be able to read the same articles.

The Problems With Loan Modifications and Housing and Economy Headed for Sustainable Recovery; First-Time Homebuyers Lead the Way

I'll let you take a moment and read them, and then we'll continue on.....

Ok, you're back. So, in the first article we read how banks are less inclined to offer loan mods since if they foreclose on the property, they now have the property to sell again.

It further states the lack of really knowing where our loan "is" as far as who now owns it. (Many of us pay to a "servicer" of our loan, not directly to the lender) makes the modification process even more difficult.

And that it may not really be in the best interests of the bank to voluntarily modify a mortgage and you might want to look for a lawyer to assist you!

I just love that!

Then our second article gives us insights into the housing and economic recovery by Mr. Lawrence Yun, NAR Chief Economist. In the second paragraph, it states "...we are hopeful about the impact of the expanded tax credit because it will stablize home prices."

Ok. I'm not always the sharpest tool in the shed, but I do have a college education.

How can continued foreclosures help stablize home prices? Case in point. In my condo building where I live, foreclosures and short sales have brought the prices down some 24% from what people originally paid. So. many people are paying on homes that have lost 24% of their value, and there is no light at the end of the tunnel as to when the values will start back up, nor how long they will take to go back up.

So, if homeowners are having trouble with their mortgage, or the fact that they are paying on a home that has decreased value, but still the same mortgage, what is their option? It appears a loan modification will be about as easy as living on Mars. And if they go to foreclosure, how will that stablize the prices?

I'm just sayin', I don't know exactly how we can have our cake, and eat it too.

Cook's Warehouse Grand Opening at Ansley Mall

This past Friday, Ray and I had the opportunity to attend Cook's Warehouse Grand Opening at Ansley Mall. For those of you that are not aware of this move, Cook's Warehouse was formerly located in the Amsterdam Walk shopping area off of Monroe Drive.

This new location, gives the store a whole new look, and a great location, next to Blockbuster Video and just around the corner from.....a Publix Market! See, you can buy that standing rib roast, and then when you are on your way to the car and realize you don't have a roasting pan, there's Cook's Warehouse!

If you are into the latest and greatest in kitchen gadgets and cook ware, this is the place to go! They have got it all, and then some!

The Grand Opening was also a fund raising event for a special organization here in Atlanta, For The Kid In All Of Us. This organization hosts two events each year. Back Pack in The Park asks the attendees to bring backpacks filled with school supplies for under privdliged children. And The Toy Pary, held the first Sunday in December, is...well...bring toys! This event is attended by some 2500-3000 people and is one of THE social events of the holiday season!

The Grand Opening event had some great food, provided by Sawicki's Meat, Seafood and More and Sun In My Belly. Both had delicious items to sample. While both restaurants are outside of my "normal" areas, they will be worth a special trip in the future!

Wine was provided, and the glasses were yours to keep, compliments of Cook's Warehouse! So, now I've got a set of two! LOL!

Veteran's Day Salute. Do I Make You Proud?

I'm not a "military brat" in the sense that we did not move all over the place as many military families do.

My Dad was in the Montana National Guard, and his highest position was brigadier general. He was the #2 in command of the Army National Guard in Montana before his retirement. I remember him packing to go to Guard Camp. I remember what he looked like each morning when he left for work, wearing his military uniform. He was in a civil service position for the National Guard, and was only on active duty during weekend guard drill or during Guard Camp.

I was, and still am, proud of my Dad. (He passed away in 1994) And while I never took the military route, I hope he's proud of me and where I am today.

The Road To Raleigh. Reflections on My First REBAR Camp!

I heard of these things called camps. But I've never been able to attend. I had the first North Carolina REBARCamp on my travel schedule for Charlotte back in May, but it ended up not happening for me. So, when I learned of the Raleigh event, I was on board and nothin' was stopping me from ending my rein as a Camp Virgin!

At first, my plan was to take my car, enjoy the 6 hour drive listening to XM radio or some training cd's. But then there was rumbling amongst my Active Rain bud, Lane Bailey, Patty Keller and Kathy Drewien that a road trip was in the making. Hmmm, I thought? I'm such a control freak when it comes to driving, do I want to do this? Then I thought of the mileage on my new car (that has 10K on it in just 5 months) and I said, "I'm in." Well let me tell you, that decision was almost as important as attending RDU BarCamp itself!

I volunteered to make the snack bag, and it was packed with nuts, cookies, crackers, trail mix and a cooler of sodas and water! So on Thursday morning, we loaded up in Lane's mini-van, and "The Road To Raleigh" began. By the time we had made it to Commerce (about an hour out of Atlanta) I was ready to break out the pen and paper and start taking notes...the learning had already begun! Kathy Drewien turned me onto UberTwitter, and I'll never be the same again! OMG! I can now tweet from my Blackberry instead of just when I'm here at the computer!! Then I gained Google Reader and Maps and my Blackberry was later our GPS to find the StudioPLus Suites where we were staying in Cary (since we all forgot our paperwork...how convenient!) Anyways, my Blackberry has since run out of battery power twice, something that never happens!

As mentioned before, it was already a fun trip with my AR pals Lane, Patty and Kathy! But of course, there was the anticipation of Beer for Bloggers Thursday night, and the reunion with my dear friends, Connie Harvey from Nashville, Debe Maxwell from Charlotte and the one and only Susie Blackmon from Maggie Valley! And my more recent friend from New Media Atlanta, Lori Bee was there too! I was somehow brought on stage for Powerpoint Karoke, a first for me and thanks to whomever gave me the hardest set of slides to work from! From here, we ventured across the street to the Bonefish Grill where I got to enjoy an evening with the ladies of SSM....Nanette, Lori, Connie, Ann Allen and Debe! It was a delightful dinner and some great conversation too!

On to Friday morning and REBARCampRDU......

Having never been, I was not sure what to expect. I'd heard the stories of the schedule being decided by the attendees, and so it was! After a P.E.P. talk from David Anderson (P.E.P. being Participate, Engage and Plan) we were off to look at the schedule and see where we wanted to expand our knowledge. Of course, there were two things at the same time I wanted to attend, but having heard of this guy called @realestatezebra from Twitter, I figured that was here I would head! His topic of Creating Content For Your Blog certainly peaked my interest...and he kept me glued to my laptop for notes and his every word. (I'll branch off on these session in future posts!)

Next, someone from the #REBCRDU decided that I was a "thought leader" and had words of wisdom to share...scare me! So next, I was on a panel discussion about FaceBook Fan Pages! Hmmmm! What can you say to people in just 40 minutes about such an indepth subject! But, along with my associates, we were able to talk with the group about Fan Pages, and the value they can bring to your real estate business. (Not to mention using your personal profile for business is a violation of the TOS of Facebook, and could get you kicked out!) Next was Blogging 201 with Diane Tulman from Zillow.com. More great tips! I came to the resuce of one Nannette Saunders as we were past a 12Noon lunch time and the trailmix from the roadtrip snack bag that made it to my briefcase was a welcome nibble till we broke for lunch!

Lunch was a chance to visit with friends, and catch up on e-mail and phone calls! Then it was on to a most informative session on Posterous by my other AR pal, Susie Blackmon along with the Carroll Team from Dakno! This is one exciting new tool I'll be mastering quickly to keep me out on the forefront of social media! WooHoo...I love all these new toys! It's like Christmas in November!

The last session I attended, unfortunately, I was only there in spirit. I had some sort of upset tummy, and really only partially listened to what was another awesome session on LinkedIn....one being held earlier in the day, and repeated again due to the interest in this other social media tool. So, I skipped out silently and walked back to the hotel to rest for a bit. I was woken by a call from my friend Connie and soon, Grey Goose and cranberry had made all right in the world! LOL! We slipped out to the Bonefish Grill where many of the attendees had headed for cocktails, conversation and dinner. I must say, two nights in Cary, NC, and I ate in the same restaurant both nights! Make me laugh!

Saturday morning had us round up the clan, and now it was The Return To Atlanta! Another great time spent talking real estate, and throwing around ideas about everything from a motorcoach to New Orleans next year for NAR to a visit to the great Peach Butt. (I'll let the photo speak for itself.)

Funny, before I left ATL for my first BARCamp, I had mentioned that I was going to such an event to a couple real estate people in ATL. They had never heard of such a thing! In fact, our crew of 4 were the only people FROM Atlanta!!! I guess we'll consider ourselves on the cutting edge then! But, it was everything I had hoped it would be, and maybe more. I met people I've been following on Twitter, such as @HobokenCondos (Walter Burns) and made some new friends like Ann Allen from Birmingham and Kathleen Herron from Sarasota.

I'm no longer a Camp virgin, and you can bet I'll be headed to more of them in the future! I'll be writing more about some of the sessions and sharing some of the great things I learned, for those of you that missed out!

But I suggest you get a REBARCamp on your "bucket list" of things to attend related to real estate! They are awesome!

Mary Norwood In Runoff For Mayor of Atlanta!

MARY NORWOOD IN RUNOFF FOR MAYOR OF ATLANTA!

Last night, Ray, Yasiel and myself were at the post election party for Mary Norwood For Mayor. It was a first for all of us, and quite an exciting time. Exciting to be part of such a historic moment in the history of Atlanta. It's come down to a runoff election on December 1 between Mary Norwood and former State Senator Kasim Reed. Historic in the sense that if she wins, Mary Norwood will be the first white Mayor in the City of Atlanta in 36 years! Some amazing stuff.

We had a chance to visit with supporters as well as be there during several live news breaks on the local tv channels. It was fun to see the night progress, both in excitement and in the people in attendance.

The election party was held at the Varsity Restaurant in Midtown Atlanta. Itself is a historic landmark, having been in Atlanta since 1928! Several rooms were reserved for the party, one of them being for press announcements and such. I choose to position myself here, to keep tabs on what was happening with the election.

We had every major local station there, as well as numerous newspaper reporters and raido stations!

If was fun to see the change when Mary arrived...

While Mary Norwood for Mayor was able to capture 46% of the vote, it was not enough to avoid a runoff. So she told supporters she would hit the ground running today, for the next 27 days till the runoff vote!

Morris Diggs of Fox5 News was one of the first reporters to speak with Mary while a crowd of supporters filled in behind her.

The Varsity Restaurant Midtown was decked out in Blue and White, the colors of Mary Norwoods campaign.

Mary Norwood In Runoff For Mayor of Atlanta and we will be out there talking to our neighbors, making sure they cast their vote!

Here's hoping for another victory party in 27 days!
