Normally like my blog title says, I'm supposed to be helping families home. But, apparently if you sneeze just once, you may find that you have some great clients that will help you home. Saturday was not a good day for me. I was showing some homes to some great clients of mine, but when we walked in to a overly dusty room my nose started to twitch.

That is when it happened... I SNEEZED! Normally not a big deal, but Saturday it was. I threw my back sneezing and then fell to the ground in pain. I tried to get up on my own, but it just wasn't going to happen.

My clients were kind enough to help me up and they also realized that I was in no condition to drive. So, instead of me helping them home, they helped me home. Now, the last two days have not been fun and I am hoping by the end of the day I can walk again, because even laying here typing this hurts!

Please don't drink and show homes! Especially if you are the one driving

I was hold a brokers open the other evening and I was happy when I saw a car pull up that looked to be an agent with his clients. But, what started out as happy for me ended up actually turning in to anger.

You see I don't drink, never have and I have no problem with those who do. But, once you have had a drink, you better not get behind the wheel of a car, because now your drinking can affect me and those around you.

This home was a vacant home so I didn't mind letting the clients and their agent look around the property by themselves, but I would stay close if they needed me to answer any questions for them. But, when the agent told the clients to go ahead on their own, I was a little shocked. (I like to know what my clients are thinking)

So, now this agent is standing there wanting to talk about business, my company and even politics. (I didn't go there on that one) But, quickly I realized he had a slur to his speech and smelled of alcohol. That is when I noticed the flask in his inside jacket pocket. This agent was drunk and even worse he was driving clients around with him.

I took the couple outside to show them the special features of the neighborhood. (OK, really there weren't any, but I wanted to get the license plate of this car and turn this guy in before he killed someone. Too me this is giving agents a bad name, but it would have been even worse had he killed someone.

I did call the police and I don't know if they ever found him, but at least I feel better for having made that call. I just wish he had his name on the side of the vehicle or had given me a card. I wasn't thinking about getting a card when I smelled his breath, I was just thinking I need tog et this guy off the road. Would you have done the same?

Tigard Oregon real estate homes sales really can be broken down by neighborhood. The Mountainview neighborhood of Tigard, Oregon goes South from McDonald to Durham Road, East from Pacific Hwy to Hall Blvd, with the exception of the summerfield area in the southwest corner which is a 55 plus community. This part of Tigard, Oregon has no parks, but does have a couple schools with great playgrounds in them.

The real estate homes sales in Tigard are staying about the same from week to week, but the prices continue to fall. The Greenburg neighborhood of Tigard, Oregon goes east, starting at 121^stAve, to Hwy 217, and south, from Scholls Ferry to Pacific Highway (99w). This part of Tigard, Oregon is partially in Tigard School district and partially in the Beaverton School District. The only park in this area of Tigard is Englewood Park near Scholls Ferry road. However, it does connect to a much larger park on the Beaverton side of Scholls Ferry Road, called Greenway Park.

Knock, Knock, Knock and other things you don't expect to hear half way through an inspection

I have to say this ended up being on great inspection and it ended up with my buyer not asking for a thing to be repaired, well because the stuff was just things like light switches that were cracked and other little things that happen with time. They weren't ready to lose this house over the small stuff.

But, half way through this inspection, I heard something that I've never heard before during an inspection, especially one on a vacant home. Knock, Knock, Knock was the sound that came from the front door. I looked at the buyer and the inspector and asked if they were expecting anyone and neither were, so I decided to go answer the door and see who was there.

Much to my surprise, there was this young couple, maybe 25 years old standing there. I asked if I could help them. They said "Yes, we see from your car that you are a Realtor, that is your car right?" I said "Yes, it is, but how can I help?" They said "We have been driving around for an hour looking at homes and the one next door is one that peeks our interest a little and we would like to see it.

Now, I couldn't believe what I was hearing, I do have to admit I've dreamed of buyers finding me like this, but not in the middle of an inspection and not when I'm with another client of mine. I told them I was in the middle of an inspection and my client was here and I couldn't leave at this time. I said "We will be done in about an hour and if you want, I can take your number and give you a call and show you the home then. Would that be alright?"

Now, they said "NO, we will find someone else" WOW! OK. At first I thought this was the greatest gift of the day, but I quickly found out that even if I could have shown the home at that moment, these aren't the type of clients I would work with in the first place. You see I value my time and my clients time. Clearly this young couple didn't, they wanted me to drop my present client and what I was doing to help them this second.

In this business we need to set boundaries for ourselves and this couple wanted me to cross one. I wasn't going to do that and I feel sorry for the agent that does get them as clients because they clearly aren't going to be able to work with anyone else but this client or they will lose them to someone else who does have the time to show them homes at the drop of a hat.

I respect my buyers and I expect them to respect me in return. When I am with them, they are the only clients I have. But, when they want to see something or need a question asked, all I ask is they respect my time as well and understand that they may not get an answer at that exact moment, I may not be available.

This Friday starting at around 5:30 at the city hall, the events start and I do say events because there is so much more than just the lighting of the holiday Christmas tree planned. (They can call it what they want, but to my family and I it is a Christmas tree)

There are events for all ages and at the end of the night there is even a presentation of "Its a wonderful life" This part does cost, but only $5 plus a new toy for "Tualatin Valley Fire Departments Toy and Joy drive" (But, I'm guessing it will be well worth it)

If you have kids ages 5-14 and they aren't excited, tell them that Radio Disney will be on hand and I'm guessing if it is like past events I've went to with them there, they will be giving away some pretty cool prizes!

Now, though the night ends eventually, wouldn't it be nice to wake up and have breakfast with Santa? (Mom, you don't have to cook) For only $5, Washington Square will be having it's annual breakfast with Santa and this is an event that I know your kids will enjoy. My family and I have been going for 6 years now and don't want to miss it. (You do have to buy tickets in advance, so read about it here)

So, come meet us Friday night at the tree lighting ceremony and then come sit down and have breakfast with Santa and say hi to my family and I.

I sure hope you have insurance, because I'm about to volunteer! I won't lie, I'm not the biggest handyman in the world. OK, I'm not handy at all, I'm so-so with cars, but give me a hammer or a saw and someone may just get hurt.

But, I needed to give back and today I volunteered anyway and in a couple weeks I will be helping a family with their Habitat for Humanity home. I'm just hoping they have insurance, because I'm pretty sure someone is going to get hurt.

For those of you who have done this before is their such things as a supervisor position? Where the only person who could get hurt is me with a giant paper cut while holding up the blue prints for everyone to look at?

I'm going to give this a shot, but I will warn this nice family that I'm one of those that does his own home repairs and then has my general contractor come back two days later and fix my repairs at an additional cost.

I do think Habitat for Humanity is a great program and it gives a lot of people who would have a chance at home ownership a chance at the American dream with just a little sweat equity and a lot of help from friends and family. Maybe, just maybe I will learn something from this other than "Ouch, that hurts"

Bank owned, disclosures, and just out right lies (What is a material fact)

If you are a buyer and have ever looked at a bank owned property, then you know that the properties are sold as-is. But, in Oregon we have disclosure laws that says as a seller you have to disclose any known material defects that may affect the value of the property. But, the banks don't have to give a disclosure. But, here is where I think these banks and sometimes their agents are using this law in a very unfair practice.

When you have a property that is for sale, sometimes you have a fail sale because of an inspection. During that inspection a material fact that came up and would affect the value of that property really should be addressed or told to the next buyer, especially when they ask. But, for some reason these banks and their agents feel they can hide these facts and hope the new buyer won't get an inspection.

I've witnessed one agent that when asked directly about a certain item that they knew was a problem out right lie and say they didn't know anything about that. How do I know? The previous buyer had send me an email with the other agents comments about the defective item and said the bank was not willing to repair it even if it meant the loan not going through. My buyer almost spent $400 on an inspection just to find out that their loan wouldn't go through either because this other agent lied about the furnace.

This is just one of the reasons I tell my buyer that even though the property is being sold as-is, it is very important to get an inspection. My question is, should a listing agent that now knows a material fact about a property be required to share that information with a potential buyer, especially if they are asked directly about that item?

If you are a buyer, make sure if you are buying a property that is sold as-is, you still need to get an inspection, because even if sold as-is, you will want to know what potential problems you are walking into.
