Wells Fargo doesn't want to play nice with ....... Wells Fargo

Great post about the funny short sales we are "attempting" to get completed. Wells and Wells First and Second. This almost reminds me of "Who's on First". Nice post Ken, thanks.

We are currently in the process of completing a short sale with one of the lending industries giants, Wells Fargo. This is a tale of the beauricratic morass that gives rise to the to the question, "Too big to fail or too big to succeed?".

Take a nice one story house in a well known neighborhood that is up side down on the mortgage. The seller can no longer afford to make the payments on the property through a series of events and you are left with a short sale. This one seems to be the perfect candidate for working out a short sale transaction as the first and second mortgage are both with Wells Fargo Bank, reputedly one of the better lenders to deal with. I take the listing and over a reasonable period of time we are able to secure and offer ont he property that represents fair market value. So far so good.

The offer is signed and presented to Wells Fargo along with a complete short sale application and the file eventually moves through the gate keepers and onto a negotiator for both the first and second mortgages. So far so good.

The loan is Freddie Mac backed to their rules state the Wells Fargo 1st can only allow the Wells Fargo 2nd to get $3,000. This is Fredie Mac's rule. The Wells Fargo 1st offers to approve the deal if Wells Fargo 2nd will sign off. The negotiator for Wells Fargo 1st mortgage admits he is in communication Wells Fargo 2nd mortgage so we are thinking it will work out. Wrong! Wells Fargo 2nd mortgage wants more money. OK... If we come up with more money Wells Fargo 1st will insist on taking a note for 200% of what we come up with for the Wells Fargo 2nd. If we don't come up with the extra money Wells Fargo 2nd will not sign off. The seller is broke, Wells Fargo 2nd is demanding more cash... where's it coming from?

Welcome to short sales!!! Is it any wonder that Freddie Mac is losing billions? When Wells Fargo won't accept a deal proposed by Wells Fargo and then Wells Fargo insists more money in cash from unspecified sources? How much is Wells Fargo paying these people to chase their tales anyway?

When Wells Fargo can't work out a deal with Wells Fargo who are we to think we can? The losers in this kindergarden match? Freddie Mac (your tax dollars and mine), the seller, the buyer, Wells Fargo, the reputaion of the banking industry and pretty much everyone else. Nice going Wells Fargo!

Buying A Home: Your Needs And Wants & The Ben Franklin Close

Buying a Renton Home and how to decide what you want from what you need. Great info from my friend and Canadian Realtor Liz Moras. I do this with every buyer client, so get ahead of the game and do it too. It may be enlightening.

Buying A Home: Your Needs And Wants and The Ben Franklin Close.

O.k. so you've Decided to it's time to Buy a Home. Now what? How do you prioritize? You know you probably can't have it all - but you Want to!  It can be confusing and frustrating trying to separate your Needs from Your Wants. Especially when you Need your Wants!

It's important however to distinguish between the two. Reality dictates that the chances are you won't be able to have "Everything you Want".......but the hope is that we can get you everything you NEED and then some! But what's the Sum of the Some?

Ever heard of the Ben Franklin Close? Well this is a variation of it.  Take a piece of paper and divide it into two columns. On the one side write down - "Must Haves" - or "Non-negotiables" and on the Other Side write down "Wants but Not Essential".

Identify features you need and want. Is the location a non-negotiable? What about the square footage or bedrooms? Do you have to have a Garage or a Workshop? Or do you need to Have one level living?

Now lets flavor it up with the 'Wants'.....What would spice it up for you? What are the things you would like have if thy were available and you could afford them? Large lot - workshop? Or Fancy Ensuite or jacuzzi? View?

Remember, the time you take to think about these things now will prove invaluable.   Also remember that if you're purchasing with a Partner - you should both have your own lists - AND - then come together and jointly decide what your priorities are!

Later when you're trying to decide which home to purchase - and if there is more then one that you're considering - you can use the orginal version of the Ben Franklin close. This time you'll divide the page into two - and do Pro's and Con's.........it's effective this way too. And not so that a 'salesperson' can close you! But so you can identify the house for you! :-)

Oh and a Reminder - make sure that you've taken the time to have yourself pre-qualified - you want to know exactly how much you can afford and what it is that you choose to spend. Otherwise it doesn't really matter what your List says - if you find out later you can't afford it!

Take your lifestyle into account and the things that could enhance or detract from your daily enjoyment. Then add these preferences to your needs or wants shopping list.

FED Reserve Final Meeting of 2009 and Renton Mortgage Rates

The Federal Reserve's Relationship To Mortgage Rates and how it relates when you buy a Renton home.

The Federal Open Market Committee meets today for the last time in 2009. It's a 2-day meeting and the Fed is expected to leave the Fed Funds Rate near 0.000 percent.

But that doesn't mean mortgage rates won't change. This is a simple (I hope) explanation of how this system works.

See, a major misperception among the public is that the Federal Reserve sets mortgage rates. That's false. Mortgage rates are based on the price of mortgage-backed bonds.

As an example, since 2000, the Fed Funds Rate and the 30-year fixed rate mortgage have been within 1 percent of each other at times, and as far apart as 5 percent at others.

If there was a direct relationship between the two, such a spread would be impossible.

The Federal Reserve doesn't set mortgage rates. Wall Street does. However, whenever the Fed adjourns from its meetings, mortgage rates are susceptible to change.

For home buyers and rate shoppers, this week's Fed meeting takes on added significance.

Over the last half-year, the Fed has used its post-meeting press releases to acknowledge an improving economy in which growth is tempered by job loss and tepid spending. In November, though, net job gains nearly went positive and Retail Sales data proved strong.

If the Fed gets more positive in its message tomorrow, mortgage rates will suffer. This is because Wall Street will use the Fed's position on the economy as a reason to buy stocks. Some of the cash to fuel those buys will come from the mortgage bond market.

As extra bond supply hits Wall Street, mortgage rates go up.

Similarly, if the Fed's message goes negative on the economy, investors are expected to sell their stock positions in favor of buying bonds. This makes rates go down.

So, the Federal Reserve doesn't make mortgage rates, but it does exert an influence on them. In other words, rate shoppers would be wise to watch for the FOMC's 2:15 PM adjournment. Even though the Fed Funds Rate is expected to remain unchanged, mortgage rates certainly are not.

Boeing 787 Dreamliner Takes Off and the Era of "Green" Flight Begins

Today, the Boeing 787 Dreamliner flew for the first time. Test flight was smooth, pilots reported it flew smooth and responded easily. Congratulations to all my friends and clients who helped design and build this great new aircraft.

In this day of environmentally friendly movement or "Green" everything, this aircraft is top of the list. Due to the composite structure it weighs much less than any other commercial airplane. In fact it should get 20% better fuel mileage. Fuel mileage is huge to airlines, because of the major cost of fuel. So besides being more enviromentally than other aircraft, it will save the airlines huge dollars per flight. Now, I don't want to be cynical, but it is the $$$$$$$$$$$$ cost savings that will drive the sales of this aircraft. There are 870 presales and will be more soon.

Boeing has been and remains to be a major economic force in Renton and the Puget Sound region around Seattle. The 787 Dreamliner is not only good for the environment and the local economy but it will mean steady employment and great quality of life (including wonderful family homes) for the people who build and support this aircraft. And quality of life is the most important feature of this new aircraft.

A Different Journey in a Different Place

Life well lived.

I was watching the morning show the other day ~ and there was a segment on Susie Mann jumping out of an airplane and feeling the thrill of skydiving for the first time. What makes her experience different from other inspirational stories is that Mann, 79, was diagnosed with terminal intestinal cancer last spring.

What's Susie doing with her diagnosis? She's taking the opportunity to live her life to the fullest! It made me think of that Tim McGraw song - Live Like You Were Dying...

The skydiving adventure is just one of a series of adventures to be checked off of this grandmother's "Bucket list." Check out HER blog.

The first adventure she completed from the list was hang gliding in Middletown, New York, in early August. Swimming with dolphins and riding a donkey through the Grand Canyon are next on the agenda...

Mann says she looks at her diagnosis as an opportunity. "I don't think I've ever been scared of the unknown. I think I take it as a challenge," she said.

"Dying is just another page of life, just a different journey in a different place," she added.

Recently I was at Active Rain's Gary Mcninch's wife Jesse Joy's Celebration of Life...and such a beautiful Celebration it was! It was an inspiration to hear Jesse's story and how she lived both her life and through her diagnosis......So much faith, spirit and courage ....It was a privilege to be privy to and pariticipate hearing of the Love Story - that was Gary & Jesse's....and of a Love that Never Ends.



These past 2 years I've been to many Celebrations, Funerals & Memorials.....and they've done much to have me pause and think about this life that I am living.

To be afraid and not let it stop us...in light of circumstances beyond our control - to not let it stop us from experiencing life to its fullest. Being brave is not so much about not feeling fear but being comfortable facing it because you have Faith...and Joy.

On the Loss of Gary McNinch's Dear Wife Jesse Joy...

My friend Liz Moras in Chilliwack BC has written about the death of my wife Jessie-Joy. It has been a 7 year struggle with cancer and a lifetime where Jessie was covered by the grace of God. Take a look at the rolling memorial on my facebook profile, I think you will be moved too.

I appreciate this Liz, I'm still a little too tender to put this on paper. I thank everyone for their prayers for Jessie. She passed away (which is the right term in this case) with a smile on her face and no pain. And I know it was a straight shot to heaven. Now she is dancing and rejoicing.

Friendships, Love and Loss - something we all live through ~ it's as inescapable as time, and yet...you can never really prepare yourself.   I first read about Jesse-Joy's story in Gary's McNinch's Post....
I Got a STAR on AR, and Didn't Write A Word??? Where Gary shared........the story of his wife Jessie-Joy's fight with cancer... Its a miraculous story of love and faith triumphing one day at a time....



One of my favorite people on Active Rain, I had the privilege of meeting Gary Mcninch and his charming wife Jesse for the first time in Orlando this past February. I shared a post about our visit........in Testimony of Love and Faith........Gary Mcninch's Story.......

"From the beginning I was moved and touched by Gary's gentle and cheerful spirit......only later was I to learn what chiseled that..."

Gary and I have since chatted and commiserated a few times, we both used to work for KW and we'd share anecdotes and laughs about Real Estate and the Pacific Northwest....but mostly we talked about family...We talked about Jesse's Treatments, progress, and challenges...

Sadly ~ two days ago Gary called with the news that Jesse had passed away... I didn't know Jesse well.......only from our one meeting in Florida - but Gary spoke of her so lovingly and over the last few days I've had a chance to read many a tributes to her on Gary's page on Facebook...

I just read a tribute post about Jesse -Joy on Facebook - I think it might have been from her niece........she says:

"It's rare that I can remember the first time I met someone. Rarer still when I met them at the age of five. It was New Year's Eve, the first year my parents let me stay up until midnight, if I remember correctly-She talked to me like a grown-up. She dyed my hair, let me get my ears double pierced and took me to see the Phantom of the Opera. She could drive from Seattle to here in 2.5 hours instead of the four it took everyone else. She borrowed my roller skates when I was only seven, and they fit her tiny feet and we went roller-skating together. How many grown-ups do that? Over three decades and three generations, she charmed every one of us.

Jessie lived years beyond the doctors' expectations. That fits her personality and force of will so well that I have a hard time believing she is gone. I have never been one for those fuzzy, childish, earthly-minded views of heaven, but today I find myself wondering if there are roller skates up there."


"Watching Gary and Jesse holding hands......patient and caring, loving and .....honouring........being privy to how continued to trust in the Lord's blessing and healing....the evening still plays in my mind."......only now.......its Jesus Holding Jessie...

Thank you Gary and Jessie - for allowing me to share in your world.......if only for a little while.....

The Breast Cancer site is having trouble getting enough people to click on their site daily to meet their quota of donating at least one free mammogram a day to an underprivileged woman. It takes less than a minute to go to their site and click on 'donating a mammogram' for free (pink window in the middle).

This doesn't cost you a thing. Their corporate sponsors/advertisers use the number of daily visits to donate mammogram in exchange for advertising.

A Simple Explanation Of The Federal Reserve Statement (September 23, 2009 Edition)

The Federal Open Market Committee voted to leave the Fed Funds Rate within its target range of 0.000-0.250 percent.

It also reiterated plans to support the mortgage market to the tune of $1.5 trillion.

In its press release, the FOMC noted that the U.S. economy is "picking up following its severe downturn" and that financial markets have "improved further".

It's the second consecutive post-FOMC statement in which the Fed appears somewhat optimistic -- a signal that the recession will end soon, or has already ended.

That said, the economy still has some soft spots and the Fed made a point to single them out. Each poses a distinct threat to economic recovery.

Ongoing job losses
Sluggish income growth
Tight credit conditions

Also in its statement, the Fed confirmed its plan to hold the Fed Funds Rate near zero percent "for an extended period" and to honor its $1.25 trillion commitment to the mortgage bond market.

However, the FOMC changed its timeframe on the mortgage-backed bond buys, extending its deadline to March 2010. This move should help the Fed keep mortgage rates from rising too high as the economic expansion takes hold.

Market reaction to the Fed's press release is positive. After an early day sell-off that drove rates higher by about a quarter-percent, most of the pressure is easing. Pricing is worse on the day overall, but well off its lows.

Three years ago, I heard the phrase, “I wish I was a real estate agent” at almost every close. Clients thought real estate agents lived the charmed life. They didn’t see what went on behind the scenes.

But, more and more of my present and past clients are now saying, “I don’t know how you can stand being an agent, sales are so tough now.” I’m not going to argue with them, they are tough, but the tough deal with it and thrive!

I certainly never did live the charmed life like many of them thought at the time, I have worked hard for every sale and I’ve been lucky worked hard and every year has been better than the previous one.

I think a lot has come from my blogging and my clients are now getting to see more of the internal workings of our business and now know we do a lot more than just put a sign in the yard and wait for a commission check. Maybe for some it was that way in 2005-2006, but I wasn’t one of those agents and I promise those agents are no longer in the business, they didn’t know what to do when the market changed.

I’m glad my clients see the value of my services now, but what could I have done before blogging to show my value? I can see now that if I have clients that find me in any other way, other than through the web, I will need to show that value.

Ben Bernanke Leaves Clues About The Future Of Mortgage Rates

On the 1-year anniversary of the Lehman Brothers collapse (CAN YOU BELIEVE IT HAS ALREADY BEEN A YEAR), Fed Chairman Ben Bernanke said Tuesday that the "recession is very likely over at this point".

His comments were supported by a Retail Sales report for August that was much better-than-expected.

Equities improved on the day, mortgage markets worsened, and Renton home affordability suffered.

The days of ultra-low Renton mortgage rates may be coming to an end.

Since last September, mortgage bonds markets have been in Rally Mode. As the Financial Crisis of 2008 worsened, investors fled the relatively risky world of stocks and moved dollars into safer investments like cash and bonds -- including the mortgage-backed kind.

Risk aversion is common when market uncertainty exists but last year's aversion was so strong that, by late-November, it had forced mortgage rates down to an all-time low.

Since November, however, rates have been on the rise. Stronger economic data and a NATIONAL general feeling of optimism have helped stock markets recover and some of those gains are coming at the expense of low mortgage rates.

Therefore, if you're wondering what mortgage rates might do going forward, listen to the words of the Federal Reserve Chairman. If he sees economic recovery ahead, it's probably going to happen.

It should spell higher mortgage rates into 2010. In fact my guess is rates will be in the middle 6's by next summer. And my personal opinion is that the economic slowdown-recession-depression or whatever you want to call it in the Puget Sound is not over. It is going to be another year or two and many local families are going to struggle. Our area entered the depression late and we may be the last to come out of it.

Give us your thoughts about the local economy and we will talk about the Renton Real Estate economy. The old adage, as most are, is true "Real Estate is Local".

Renton 98055 is mostly downtown and the closely surrounding hills to the east. Note that the average year built is 1977 but in the core areas the homes are mostly built around 1920 through the 1950's. Renton tended to expand in an easterly direction which was more rural and unincorporated.

We won't know until 2009 is over but at the halfway mark homes are selling on average at $18 a square foot less than last year. If you purchased a home here back in 2004 or you'd still be ahead of the game by $17 a square foot.

The sweet spot here is the 59% of homes that are assessed between $280,000 and $379,999. There were 126 sales out of the 2,406 in this niche selling on average at $279,906, or around 90% of the assessed value. I like using this comparison because even though assessed value by the county has little to do with the actual market value, it's a base line. The same rules apply to all. You can get a pretty good thumbnail sketch of values in an area and compare your listing to the inventory.

Half Way Thru 2009, How Accurately Did the Economists Predict It? And NO ONE thought the Stimulus Plan would spend SO MUCH MONEY!

At the start of the year, the "experts" made a lot of predictions about the U.S. economy and what to expect in 2009.

And nobody predicted just how big the government's stimulus package would be.

Now, on June 30, with the year officially half-over, it's as good a time as any to remember that people are much better at interpreting the past than predicting the future. Economists can make educated guesses about the future, but they're guesses nonetheless.

It's like watching the Weather Channel. A meterologist can look at the data and say it's going to rain next week, but the forecast is never 100%. As Gary Keller, founder of Keller Williams Realty, said last fall, "real estate is local and saying that real estate in one place is the same as another is the same as saying the weather is the same everywhere."

So far this year, mortgage rates have been up and down, credit availability has been higher and lower, and home prices have varied immensely from neighborhood to neighborhood.

There's another 6 months until 2010 and there's no reason to expect the current volatility and uncertainty to change. Yesterday, a new client asked me what I thought would happen in our Renton housing market in the next year or so and my answer was "more of the same"...... still flat with rates up and down and another load of adjustable rate mortgages coming due this fall to increase our distressed housing supply."

The world is unpredictable and so is the U.S. economy. Therefore, consider making your personal finance decisions based on the information at hand today instead of on an educated guess about the future. Remember we only have 3 months to find the right home and get an offer written if you are using the "first time home buyer $8000 tax credit." Do not hesitate on this one.

After all, the weatherman's been wrong before.
