I started my career with one of the big three. They don't advertise nationally. The agents have to do it themselves. They taught branding and marketing. And I am grateful they did. I didn't work for them, they were my partner and support staff. I really found my legs in my second year. I had a name that I wanted my company to be know as. So I bought a website, and a domain name. It started from there. But, that wasn't enough, so I invented "The Resident Chef". I was a commercial chef for 24 years. I realized that I could make an impression and have some fun with it too. After all, kitchens sell houses so the theme had merritt.

Closing gifts could be high quality knife sets. Something that would be displayed in the new homeowners kitchen and would be a reminder of me everytime they were used. The classy block set was a conversation starter and there origin could be shared with their friends. Plus I have always found when I cook in others kitchens, finding a good knife is always a chore.

But, that wasn't enough. My better half wanted me to get a little more ambitious. She is a photographer and she felt, and I soon agreed, a cookbook with my recipes would be a gift that would stay in the home buyers kitchen for 20+ years. The book had to be durable, a hard cover. The recipes had to be meals that anyone could recreate. Comfort food with a few twists. Well, with limited printing, how was I going to do this cost effectively? Then one of my partners, you know, those people that make your support system. Your Title company, your mortgage broker, your home inspector, the handyman you recommend. I went to my support system and offered advertising in the cookbook. I got 8 sponsors for every printing. The funny thing, they all wanted to purchase a cookbook for themselves. It has been working out great, everyone wins. They are also in the homeowners kitchen for 20+ years.

After my fifth year in Real Estate I realized that I wasn't getting the repeat business that I was told to expect in this industry. I did a good job. All my clients seem to be pleased. But , I wasn't memorable enough to stay in the front of the clients mind. If you ask a person, do you know a Realtor? Everyone here in Florida can rattle off at least 10. Six months later, they can rattle off 10, but at least half will be different. You need to be in the first 3 they recall. And stay there. I wasn't doing a good job with this. So I expanded my branding, and put all past clients on a post card campaign. Nurture these relationships.

Branding should be an important part of your marketing. Now that I had my clients calling me "Chef" and not by name, I realized that my branding was working. Just a year after implementing my marketing campaign, I decided to take my brand and open my own office. That being the progression of having my own brokerage.

Branding is very important to keeping yourself apart from all the other professionals in your market. Like my brand, or hate my brand. The consumers will always remember it. And that's what I am counting on.

I am Looking To Buy the Perfect House. After traveling around Osceola County and now traveling to Polk County to find the perfect house, it occurred to me that the house hunt is being drawn out because my out of state buyers have not committed to moving to the Sunshine State. They want to move, but family and familiarity is hard to leave. Especially during the holiday season.

Let's get back to the perfect house. With all the inventory that is out there, and at great prices, the perfect house does not exist. Unless the house has been built by the buyer, for the buyer. Choosing the right home is about priorities. Some priorities carry more weight than others. Buyers need to limit if possible, but give more weight to the things that are most important, be it location, room sizes, or size of the closets. Every home has it's good points and bad. Location is usually the most prioritized.

Let's face it, a person could look forever. There will always be one cheaper and bigger. The hard fact is, priorities are set in the now. Priorities change in time. The craziest thing is, United States homeowners purchase a new home every 4.5 years.

One Way to Avoid Foreclosure, get an experienced Realtor to Short Sale Your home. Short Sales are used when the home value is below the outstanding loan balance. Below is answers to most questions.

There is usally debt forgiveness on your primary residence. Second mortgages vary.

The term Short Sale is because you are selling your home short of the balance, not short in the amount of time, many take up to 6 months and some beyond.

Short Sales in many cases won't harm your credit as bad as a foreclosure.

Commissions are a part of the Short Sale. If a homeowner cannot pay their mortgage, the commissions are paid by the mortgage company.

Only the mortgage company can approve a Short Sale contract.

You do not have to vacate while you are trying to Short Sale your home.

Putting your home for sale for a Short Sale does not stop the foreclosure process. Only the mortgage company can do so if they feel a sale is agreeable and pending.

Foreclosures in Osceola County Florida still lead the way in the home sales market. November had 356 home sales. 257 were distress properties, Foreclosures and Pre-Foreclosures. There were 78 Short Sales sold, and 179 Bank Owned Properties. Osceola County is Kissimmee and Saint Cloud, Florida.

The interesting trend is the relationship of list price to the sold price. In August I ran the numbers and 92% of Bank Owned Properties sold at or above list price with 181 homes sold. The amount of homes sold is about the same, but last month 86% sold at list price or above. (About 95% of those were above list price.)

This can be contributed to a decrease in buyers bidding on these homes, or possibly Banks wanting to move more homes. The majority of the homes that sold for less than list price were only discounted less than $10,000.

Distressed properties are listed below appraised value. So even if a buyer is paying over list price in most cases are still getting a great deal. Most buyers when buying distressed properties understand that they are really not negotiating with the selling bank on the price. So trying to beat them on the price is futile. Buyers are competing with other buyers to purchase these properties. The homes that are selling below list price are home that are not getting much action because the bank miss priced the home, or the home has more damage than the bank thought when it was appraised. These issues come to light after a home inspector uncovers issues. So the bank will reduce the sale price if they agree with a home inspectors findings.

So always, always have a distressed home inspected so all repairs are documented and you know what your purchasing. This is your way out of a contract if problems were not visible when your offer was made.

The majority of buyers are first time home buyers taking advantage of the $8,000 extended tax credit. They are about 60%. There are also a large amount of foreign and domestic investors. This is a great time to buy a home.

Sometimes The Question is Tougher Than the Answer.

Why are some Real Estate Professionals finding Success, and Others are Leaving the Industry? I believe it's the inability to change. The Real Estate industry has changed greatly since I entered the profession seven years ago. Also in the last year. I was taught that the industry runs in cycles and every trend will repeat itself. So, if you hold out long enough, your comfort zone will return in time. That's what the seasoned veterans always repeated.

I feel that some of that philosophy is true, but the core of the industry is changing as the world around us changes. The federal government is now looking at bailing out newspapers. Weather you feel it's about controlling propaganda or the theory of "Too Big To Fail", the fact is, print media is dead. Reports vary, over 55% of American households to 90% of American household have computers in my research. Why read a newspaper? Who has the time. With a computer you enter a topic and instantaneously you have the information. This has been the most dramatic change in the Real Estate Industry.

It's up to almost 90% of potential home buyers start their home search on line. They also search their Realtors online. If Real Estate is your profession, and you don't have a web presence, you will not last long in this industry.

A large part of the industry here in Kissimmee and Saint Cloud Florida are distressed properties. No, that does not mean homes that are falling down. It means Short Sales and Bank Owned Properties. Two out of every three homes sold are currently Bank Owned Properties. 42% of active listings are Short Sales. 8% of active listings in the county are Bank Owned Properties. That's down from around 30%.

These are the trends that will be in this market place for the next few years. Consumers, you know, the people who 90% of them search the Internet for their next home or investment are looking for a rock bottom deal. If you are not there to provide information at their convenience, you of no use.

Why is Purchasing a Bank Owned Property in Kissimmee and Saint Cloud, Florida in December a good idea? There are many reasons, First, interest rates are not going to get lower and will eventually start to increase. Next Inventories are starting to build, so there are many homes to choose from. But more importantly, December is traditionally to lowest home sale month of the year. What this means is, there will be less competition because of the limited buyers. Why buy Bank Owned Properties?

Bank Owned Properties are out selling all other inventory by 66% here in Kissimmee/ Saint Cloud, Florida. Although Short Sales out number all listings by about 66%. Currently, banks are not approving all short sales at the contract price. They are trying to get over market value. Bank Owned properties are at market value. Short Sales can take up to 6 months to negotiate, Bank Owned properties in about 1 week.

Most short sales are offered at a price that the market will bare. In a declining market, waiting 6 months, the bank is at the advantage, not the consumer. Bank Owned properties are usually offered just below current market value.

Not all Short Sales take 6 months. But the majority are taking at least that long.

As a Real Estate Professional for over 7 years it still amazes me how much influence co-workers have on perspective buyers and sellers of Real Estate. In completely unrelated fields. But time and again I see buyers remorse, and value objections from sellers because of individuals seeking advise from others at work about what Real Estate tasks they are about to par take.

Ethics and morality govern what a Real Estate Professional advises and not commissions. A professional builds a career and client base by using education and experience. Finding a professional is the chore, not the purchase or sale of a particular property.

If a buyer or seller spends time hiring a professional, and they partner with that professional and trust that professional, they will always make the correct decision every time.

Elementary economics is being manipulate in the local housing market here in Kissimmee and Saint Cloud , Florida. Supply and Demand. It appears that the supply is being controlled by the banks. As the market has stabilized, inventories are declining. Bank Owned homes under $200,000 have been priced between $68 and $82 a square foot. In this past week, the trend has been to price these distressed properties at $100 a square foot. If there are buyers, and the inventories are drying up, these prices are bound to raise. Inventories are being manipulated.

There are many families in homes that they have stopped paying their mortgage for 10 months or more, and the foreclosure process hasn't even been started. Traditionally, 3 missed payments triggers a foreclosure filed. The delay, the lenders are saying they have too much inventory to start the process.

The only cynical answer I can come up with is lenders are being subsidized by our government for mortgage non payment.

Short sales have also slowed way down in the negotiating. Lenders, with large REO inventories are not trying to negotiate a settlement in lieu of foreclosure. Just more delays.

Government intervention will stretch this "Housing Crisis" past the time for normal recovery.

Short Sales and Your Credit Report.

Currently, a short sale impacts your credit by decreasing it about 140 pts I'm told. A foreclosure up to 400 points. But what has change is how a short sale is being view on your credit report. Lenders are treating a short sale as they threat a foreclosure in your ability to obtain and retain your credit. I have seen them close credit cards and reduce credit limits as well as inflating interest rates.

So why should a homeowner continue to do short sales and not just let their homes go into foreclosure? If the home is your primary residence, and you short sale it, you have no further obligation to the creditor. If you are foreclosed on, the creditor can come back at you for the deficient amount after the creditor disposes the property up to 2 years.

I feel that in the future, with the amount of short sales, foreclosures, and bad credit card dept, in order for lenders to stay in business, the system will undergo an overhaul. But only time will tell.

I am hearing buyers ask "What Should I offer?" every day on Bank Owned Properties. What you need to remember is that the Bank wants to sell. They are listing the homes below appraised value. But how can you be sure? Every bank orders Broker Price Opinions, BPO's on their inventory monthly. They want to know if the market is trending one one or the other. Then they price accordingly. They know that there are first time home buyers out there trying to spend there $8,000 of Obama dollars. They also know that the foreign investor is in the market because the dollar is weak. They also know the domestic investors have been waiting for years to get in this position for their portfolios.

So, the ten million dollar question isn't what the bank will take, it's am I going to be high enough to out bid the other buyers? I have looked at the trend for August on sold properties and the majority of Bank Owned Properties are selling over asking price. So, when looking to buy a Bank Owned Foreclosed Property, forget what it's listed at, and understand what it's worth. They are all good deals!

Property Taxes in Florida

Out of state home buyers are continuing to ask, how much are the taxes on a particular property. Florida is different than most states. Properties are assessed on the last sale price. So if a home is being sold as a bank owned property, the sale price is greatly reduced from the last sale pricing most cases. If a home sold in the past for $450,000, the taxes will be over $5,000 a year. If that home currently sells for $250,000, the taxes will be reduced almost 50% the next year.

We also have homestead exception. This allows a resident to deduct $50,000 from the assessed tax value. In Florida, the tax assessment for Florida Residents can only increase to a maximum of 3% a year from year to year. Non residents are capped at 5%.

These are the current laws. They may change some what because of the amount of foreclosure sales effecting the overall tax roll income for the state. But they have not done anything about it yet.

Use the current taxes as a guide, not the rule when concidering a purchase.
