Do You Need to Postpone Paying Your Santa Clara County Property Taxes This Year?

Do you need to postpone paying your Santa Clara County property taxes this year? Taxes are considered late and significant fines begin accruing immediately after 5:00 pm on December 10th.

If you are blind, disabled or 62 years of age or older, and if you have an annual income of $24,000 or less, you may have the option of having the State pay all or part of the property taxes on your home or mobile home.

However this option does not exempt you from paying eventually. Instead, this deferred payment is a lien on the property and becomes due upon sale, change of residence, or death. The filing period for property tax postponement is between May 15 and December 10 (less than 7 days from now).

Information and claim forms can be obtained by calling the State Controller's Office at 1-800-952-5661, or by visiting their website. (http://www.sco.ca.gov/)

You can also view and pay property taxes online via electronic check (for a fee of $15) or by credit card (for 2.5 percent of the balance). This can be done at http://payments.scctax.org/payment/jsp/currentSecured.jsp.

An Honest Gardener Named Jose Acosta Made My Thanksgiving Holiday

"Where did I put it?" For hours, I'd been searching the usual places I set my REALTOR® photo ID card and badge holder necklace which also holds my professional identification, debit and credit cards-my desk, my charging station, the car, and next to my bed. No luck.

I was supposed to be packing for our annual family reunion Thanksgiving trip to Disneyland but the mounting anxiety prevented me from moving forward. I kept fussing and double-checking the same places, and then looking in odd ones-my library book bag, the bathroom, the office.

Finally, I began retracing my steps from when I last remembered I had it the night before. I went back to my house in Santa Clara, no luck. I went to our neighbor's house around the corner, no luck. As I was sitting in front of their house in my car, forcing myself to praise God in advance for answering my prayer to find it before we had to leave in the next two hours, my phone rang.

"This is Jose Acosta of Acosta's Gardening Service. Is this Michelle Carr Crowe?" When I responded with a yes, he said the magic words I'd been praying to hear. "I found a wallet with your card and information in it." He kindly gave me his address and said I could come pick it up from his home that night. He performs the gardening service for a neighbor of ours and had found it in the street where I'd parked my car the night before. Although I had lots of useful info in it, my home address wasn't in there.

Jose Acosta's honesty in reporting he found my case, and especially his timeliness in calling me as soon as he'd gotten home from work, truly made my Thanksgiving holiday. His integrity saved me from further anxiety and wasted time, and allowed me to complete my packing in peace, and fully enjoy a long-anticipated family reunion in Disneyland.

This December 12^th, residents of San Francisco, San Mateo and Santa Clara Counties join Wreaths Across America to honor fallen soldiers with their annual laying of the wreaths ceremony. A non-profit organization honoring both active and fallen soldiers, Wreaths Across America started in 1992 and has grown to 350 participating locations. It first began at Arlington National Cemetary. If you haven't seen the moving sight of a cemetary adorned with wreaths of remembrance, click http://www.wreathsacrossamerica.org. Whether you celebrate Christmas, Hanukkah or no holiday at all this season, these veterans are deserving of your honor and remembrance.

In Silicon Valley, three different locations are participating: Golden Gate National Cemetary in San Bruno, Calif. (contact Col. Leo P. For Buyers, these are good points to keep in mind. Lots of people in the lower end of the markets are frustrated. Thanks for the new extended and expanded home credit, there should be some relief of the pressure to "just buy now." I recently learned of a buyer who kept making the same mistake - bidding just a bit too low to actually get the home (as in just $1-2K too little in several competitive bid situations.)

The one tip I'd add is Review and Learn after every offer; ask what did you do right, and what would you do different if you could?

There has been lots of talk about social media and blogging. Some feel blogging is a waste of time. Consider it one form of prospecting, rather like a small advertising sign that can keep working for you (and it's likely to get stolen, vandalized or confiscated by the authorities).

· Definition of Blogging

At its simplest form, blogging is stating your opinion in writing, (which may or may not include facts), in a public forum and broadcasting or making it available to the world.

As a successful freelance writer and journalist for several years, I think of blogging similar to an opinion or editorial column. The writer has a particular point of view and is writing to educate and/or convince others about a specific subject. It will usually include facts (some bloggers for get this), and the writer's INTERPRETATION of the facts or the APPLICATION of these facts to a subject.

· Why Blog? Business: Free exposure, free listing ads & crossover possibilities

Let's be honest, it's free advertising, as most places don't usually charge you to post the blogs. The main reason is hyper-local blogs are the darling of Google. Consistent, enlightening blogging about an area, event, issue, neighborhood, or niche market can get you to be Number 1 on Google in your targeted keywords.

I am a novice to blogging, yet by joining ActiveRain, becoming a RainMaker and following the guidelines of other helpful ActiveRain RainMakers, on October 27, I jumped to the first page of Google in 2 of my keyword targets: Cupertino homes for sale, Saratoga homes for sale, and the 2^nd page for my third target, San Jose homes for sale.

However, the key is staying up there.

· Why Blog? Personal: Integrating personality, hobbies & real-life

For many people, blogging is a great way to integrate their life mission and interests into their business. This is a fun way you can also legally write off some of your expenses relating to your hobby or interest, so if you are a dog-lover, cat-lover, green builder, scrapbook queen, stager, luxury home decorator, etc., blog about it. For fun, try to make it somehow connect to real estate. (Be sure to check with your tax accountant for write-off details).

· Getting Started on ActiveRain

Easy! Just go to http://activerain.com/blogsview/1135403/how-to-get-started-on-activerain and you will see a series of links about ActiveRain as well as the links to get started, complete your profile, etc.

Organic

Blog away and track your progress, if any. A good way to test your results after posting your blog is to do a Google search that includes the tags or key words you used to see where it ranks in page results (page 2 is better than page 10). The best starting point for rapid success is to choose a particular Localism neighborhood. For example, I chose the Lynbrook High Homes neighborhood within the city of San Jose. I already had a strong advantage in that unique market due to years of sales there. However, that doesn't guarantee high Google results on organic general searches.

If possible try to find an area not already dominated by a 100,000+ points ActiveRain RainMaker. That way you can more easily achieve one of the top two "Featured" Localism experts for that city.

· Writing Your First Blog

Introduce yourself, your experience, your specialties, your goals and be willing to ask for help.

· 5 Do's of Blogging

•1) Use your own content!

•2) If you use anyone else's content, ASK FOR PERMISSION FIRST and be sure to quote sources - RE-BLOG (post the entire blog on your site) if it's so good you want to copy it

•3) Keep it short - 500 words maximum, 200-250 words is actually better. Think of how large a typical screen view is and make your goal to fit within the initial screen without needing to scroll down to continue. (Twitter can do it in 140 characters.)

•4) Links & Graphics: Include at least 2 links to sources of interest pertinent to the story, in addition to your own website and blog plus at least 2 graphics (images, tables, polls, photos and sidebars).

•5) Be consistent. Whenever possible, blog daily. If you do any area market reports (as I do), publish it consistently on the same day of the week; if it's a daily report, publish it at the same time each day. This makes it easier for others to follow you and begin looking for your posts.

· 5 Don'ts of Blogging

•1) Don't cheat, copy or use others' blogs

•2) Don't curse or use bad language

•3) Don't forget the Golden Rule - When you disagree, be respectful - think debate, not smackdown

•4) Don't just rant, no one will have the patience to read it

•5) Don't forget to spellcheck, add links and images

· Examples of a Perfect Blog

Blog the maximum amount of daily and weekly points allowed (see the following list at the end of this article).

Reporting spam gets you extra points (~10 points per incident)! Comment on others' blogs. Be helpful. Re-blogging with at least a ~50-word introduction is worth 25 points.

Obtaining an outside blog through ActiveRain is another tool that helps with increasing your Google and search engine rankings. The good thing about the outside blog is once set up, you just need to click the "outside blog" box when you're posting for it to be published there also.

Closing Thoughts

I am not a techie. I love what technology can do, but it's always a struggle for me to learn new technology (and there sure are lots of opportunities to learn more every day!) The most important thought I hope you gain from this Webinar (which was my first as a presenter) is: you don't have to be perfect or a techie to get great SEO, Google and increased Internet presence results by becoming an ActiveRain RainMaker. Lots of people have better graphics, more cool tools, WAY more points...yet even someone like me can succeed with this program, and I believe you can, too.

It's Raining Blogs...I Mean Meteors...Tips for Watching God's Show tonight at 1:00 am!

Tonight and tomorrow night, God and nature are putting on a free show, the Leonid meteor shower. Like me, try to take a nap during the day so you can stay up to see the fun.

Created by Comet Tempel-Tuttle, the Leonids are an annual event, usually seen in late fall. (Note: Some earlier Internet postings incorrectly attributed it to the Comet Swift-Tuttle.) Each time the Leonid meteor shower passes through the inner solar system it sprinkles debris, (mostly ice and rock), varying in size from as large as a standard marble to as small as a grain of sand.

"We're predicting 20 to 30 meteors per hour over the Americas, and as many as 200 to 300 per hour over Asia," said Bill Cooke of NASA's Meteoroid Environment Office.

According to experts like Cooke, the best time to watch will be from 1:00 am PST through dawn each day. The good news is this year it occurs close to the New Moon phase, enhancing visibility.

Meteor showers are named by the constellation from which meteors appear to fall, a spot in the sky astronomers call the radiant; for example, the Perseid meteor shower's origin appears to be located near the Perseus constellation, the Leonid's near Leo (aka the Lion).

This year's Leonids are reputed to be especially interesting due to its various colored hues, ranging from the usual white or silver to aquamarine or blue.

Tips for viewing:

•1) Take at least a 1 hour nap during the day.

•2) Go to the bathroom before you leave for your stargazing destination.

•3) Find a safe, dark place to watch, one not subject to an onslaught of headlights.

•4) Dress warmly with several layers, as well as gloves, hat and overcoat.

•5) Bring a bottle of water, and a thermos of hot chocolate, coffee, tea or soup, plus a small snack.

•6) Bring a blanket (preferably with a waterproof layer on one side to put on the ground) or a comfy reclining camp chair, PLUS a blanket to snuggle under.

•7) Sit or lay back and relax your eyes to maximize your peripheral vision.

•8) ENJOY!

For maximum enjoyment, allow at least one hours for viewing; the first 15 minutes will be spent acclimating your eyes to the darkness, then give yourself at least 30 minutes to view. If meteors are falling at 20 per hour, that's about 1 every 3 minutes; at 30 per hour, that's 1 every 2 minutes. Assuming you may miss about 20 percent due to looking in the wrong direction or closing your eyes, that means you may see as few as 8 or as many as 15 in 30 minutes.
