The journey of a thousand miles...

Last weekend was my first anniversary blogging on Active Rain. I took my first step here posting "A Sunday Kind of Morning" on November 23rd, 2008. I didn't have a party to celebrate or anything. Actually, I forgot about it until late last night.

A few weekends ago with Halloween approaching I was out doing my Saturday chores. I swung by the grocery store to pickup a few things when my eye caught the perfect autumn pumpkin to carve, just for me. I was putting the pumpion in the shopping cart when I caught myself pondering over my personal little milestone. It seemed ironic that I was already looking back over 12 months on Active Rain...

From: Off My Deck ~ 11/25/09...

I began my adventure here on AR not really knowing what it was exactly I was going to do. I had no big agenda and I seesawed on the point for quite a while, "Am I willing to go on this ride?" I was working a demanding corporate job and already committed to a lot of hours every week. My platter was more than full. "How was I going to make time for this?" In spite of the facts, knowing if I participated, it would change my life in some way, yet I jumped in.

Looking long and short, fast and slow, forward, backward...

Who'd a thunk. A year looked so far off when I began this journey, yet it seems like yesterday when I look back. My premise originally for trying this experiment was...

1. It was important to find a meaningful place to have an ongoing real estate centric conversation around contemporary marketing ideas and technology.

The times they are a changing. What fascinated me was seeing that early adopters of social media, the realtors I knew that were experimenting online and developing a good web presence, were doing much better than those that were not. I was very interested in what they were doing. What was working, what was not?

2. Communities are conversations and conversations are opportunity.

I've worked with realtors for many years and I'm well aware of the challenges we all face in this new economy and its current recession. If we are to survive and thrive, it behooves us to learn everything we can about it. We need to emerse ourselves in the whole "i" and "e" thing. In fact, if we're the least bit smart, we'll embrace a leadership role in this new frontier and explore the endless possibilities, sharing our findings along the way for the betterment of all.

A lot was accomplished this year...

We openly shared our findings and experiments. We brought value, built relationships, and shared our stories creating opportunity. We helped our clients, each other, and the industry demystify some of the 'new dynamic' and its technologies. We've grown to understand the necessity of participation and cooperation over competition. All of us, in our different roles, are interdependent. Real Estate has always been a relationship business, but a whole new model for conducting it is still emerging.

An important discovery for me this year was the realization that we can't afford to confuse attitude with intellect. It's critical not to make assumptions about what is and what is not. More valuable than ever, in this brave new world, is to keep asking questions. If we stay in the conversation the universe will reveal itself.

Surely, not all agree, yet sharing our diverse opinions and points of view all contribute to our remarkable dance with Shiva.

I'm grateful to be a part of it.

Big Clouds, Blue Sky...

Stormy fronts moved in yesterday afternoon, but the action really gets started just before the sun was about to set. We're looking west from my deck over Renton, Washington. I love the moody skies this time of year. The colors are great with the yellow and red leaves to these dark clouds highlighted with the sun low before it sets over the hills. Soon it will be shades of mostly gray...

Google Maps... Now with Real Estate

Google announced real estate on Google Maps this morning...

In Google Maps type a "city state" and/or a "zip code". Just to the right of the "Search Maps" button,

click "show search options" and select real estate in the drop down...

You can search homes for sale, rentals, and foreclosures. Filter your results by price range, bedrooms, and building square feet. This comes with all the usual Google Map functions like pop-up pictures with links to the listing source.

This will certainly bring a larger audience and exposure to your local real estate market...

Never under estimate the power of a tweet...

Taking our conversation online led to opportunity, collaboration, and friendship.

My good friend and co-worker Matt Sweet wrote a blog here on Active Rain last January about Vyew.com. We discovered this great web conferencing application back in September of 2008. Since then we use it regularly for meetings of every kind.

We hold marketing meetings and training sessions with our Ticor Reps across Washington and Oregon. We join in virtually for presentations and meetings with clients. It's also a great collaboration tool. Matt and I use it all the time when we're working on a project and are physically in different locations.

After the post, Matt did a few tweets and included one to drive some traffic to his new blog entry. Meri Walker, The Virtual Meeting Coach, happened to see that tweet and followed the link to Matt's blog. Long story short, she was fascinated about why a couple of 'title' guys up in the Pacific Northwest would use this web app and called Matt.

One thing led to another and soon we were collaborating on a 3 part web interview with Meri Walker (theVirtualMeetinCoach), and her friend Tom Carroll (RadioNLP) aka: The Learning Guy. We all had a wonderful time putting these shows together and learned alot from each other. Through this project we shared visions of the future, humanity, technology, and possibility.

Since then we've realized many more ways to collaborate and have enjoyed numerous other people joining in with us who share their endeavors, their passion, friendship, and business opportunites.

Vyew.com as I see it is a very efficient way to save time and money. As a Realtor, it's a great way to conference with out of town buyers that want a property presentation.

We met with Meri Walker in Ashland, Oregon 10/21/2009. She spent some time coaching our sales and marketing staff about holding virtual meetings. Meri's written a great little book titled, "The Coach's Short List." It's a wonderful tutorial on how to plan and manage successful virtual meetings.

None of this would have happened if Matt had decided not to write his blog about Vyew.com and follow up with a tweet.

Social Media Marketing SEO and ROI with pictures...

By spending just a couple of extra minutes to tweak your picutres, you'll increase your blogging SEO and ROI.

Most readers will quickly eye scan the pictures on your blog post before reading and they will spend about 70% of their visit time looking at them. Regardless if they read your entire post or not the reader will remember how the picture made them feel longer than the details of what you talked about.

Well I admit, every season here is my favorite, but for different reasons...

This is from my condo deck in Renton, WA 98055 yesterday around 6:00 PM. In a couple of weeks, when all the leaves have fallen I'll have a great view of the valley below.

I've been running a lot of experiments with pictures lately. I've been exploring the added 'Google Juice' you can create with them. I'm now hosting most of my photo's on Flickr.com and embed the code in my blogs to present them...

I also use the photo as a hyperlink to another location that is mine, or gives the reader added content somewhere else. Google Alerts and StepRep are reporting back to me very quickly that they have found the pictures on Flickr and offer up their descriptions with a link back to the source. Soon after that I get alerts that my blog post has been found and lets me know where, when, and the first couple of sentences of my first paragraph.

In these two picture samples notice that there is a descripiton below the picture, and the hover (or title) text spells out to the search engines what we're looking at and precisely where it is... This is a very important reinforcement of the local where you live and work.

When the search engines crawl this blog post to index it they will find a lot more here than what you see. Search engines do not know what a picture is, other than it is a picture. Yet pictures are very powerful and by using "ALT" text, a good photo "Description" and "Title" (mouse over), "SRC" (link to photo on Flickr) and "Href" (hyperlink) I am working in concert with the search engines to help them index me more dynamically.

It's not just that I wrote about something and here's the link to it. The pictures themselves and the information they carry, (along with the text in your well written blog), are all working together and handing the search engine the information it uses to index and rank your content. The Alerts and StepRep find the pictures via my blog post and as content on Flickr.

This helps to take some of the quess work out of the indexing process by helping it to organize your information relevant to the way people search. It creates synergy for your posting because there are now multiple well defined reference points that reinforce your post. By spending just a couple of extra minutes to tweak your picutres, you'll increase your blogging SEO and ROI.

You sing the perfect song... and I'll make the noise.

As adults, our willingness to jump right into something new is often held with a somewhat skeptic eye. We look before we leap. We make a lot of decisions very quickly when confronted with a new opportunity. Most of them based on why we shouldn't. There in lies our challenge.

Social Media is all about our willingness to participate. It's about joining in online communities, making conversation, opening up and sharing. Bringing value, building trust, and paying forward.

I had the privilege of meeting Mandalynn for the first time this past Saturday, October 11, 2009. She's one of the best Social Networking Masters I've encountered in a long time.

Mandalynn waltzes into my condo about 7:00 PM and makes my aquaintance. Asks 50+ questions and immediately notices I have a piano, three guitars, three computers, and a whole lot of other interesting stuff for a 3 going on 4 year old.

We go from one thing to another throughout the condo and investigate absolutely everything.

Suddenly she declares, "it's music time!" We improvise at the piano for awhile and take turns singing and playing. She's fascinated with my son Jeff playing the guitar and wants to play. It cracks me up because the guitar is as tall as she is.

Mandalynn sits on the floor holding it like a sitar and strums the open strings with a pick. We sing a rousting round of: The itsy-bitsy spider Climbed up the water spout... None of us adults could remember all the lyrics.

Then with absolute seriousness she has a great idea and declares...

"You sing the perfect song
and I'll make the noise."

Is that not a perfect demonstration of Social Media Marketing or what?

Jump right in, have no fear, and take it on. No worries about doing it wrong, no fear of making mistakes, and no concerns if you're doing it right. Just total enthusiastic participation with joy, transparency, and authority! "Everyone's enrolled, of course!"

Who can I help today?...

I was reminiscing yesterday about a couple of great guys I use to work with, John Wickwire and Hung Nguyen. Even though they came from opposite sides of the planet they shared many similar traits and values.

John grew up in Ephrata and the Moses Lake area of eastern Washington. The son of a Judge, he had a passion for the law. John served in Vietnam and attended Gonzaga University in Spokane, Washington, and the University of Washington, in Seattle.

Hung was from South Vietnam and served his country as a judge. Because he worked with the Americans during the war he had to escape the country after the fall of Saigon and came to America.

John and Hung both gained followings that were legendary in our industry. Both were well known for their expertise, their creative abilities to solve problems, and their authentic and witty personalities. Both embraced life and always had a sincere hello and a genuine smile for you.

Like many great people we work with, we only really know them mostly from work. I knew their families through conversation. They talked about them all the time with great fondness.

Their office doors were always open and you were always welcome. You’d find them at their desks heaped with reports, documents, notes, maps, and stacks of files working out title issues. Most realtors and lenders don’t realize what goes on in a title plant. Especially now when almost everything is available online, through our computers and networks, databases, and digital documents we often assume that the answers are just a click of the mouse a way. Not so.

Yes it was about the deal, but both were a lesson in ‘give and you shall receive'...
What John and Hung gave was certainly way more valuable than the premium collected. Each served the real estate community, the consumer, and their fellow employees beyond compare. Both dedicated around 30 years each to the industry. I was privileged to have worked with them both.

They were great examples of turning problems into opportunity. I couldn’t begin to count the title challenges they solved over the years, and I loved hearing the ‘war stories’ as we call them.

They were creative solution providers. Both loved taking on the challenge and gave it their all. Yet, both were absolutely hilarious when it came time for fun, a get together with a couple of beers. This is when the really good stories came out.

At Hung’s memorial service his son told a very endearing story about his father. Hung would go out on the back deck of his home for his morning coffee and a smoke. His son often heard him say, “I wonder, who can I help today?”

If you stop in at the Pike Place Bar & Grill, Seattle, as you enter walk around the bar to your left, just around the corner, you’ll find a bronze memorial plaque reserving the stool for John, their favorite customer.

Thanks guys... I haven’t forgotten why we do this... “I wonder, who can I help today?”

Social Media, old school...

This past couple of months life has been a race with not only a busy work schedule but even busier weekends. One of my oldest friends, Dave Hoskin, called me last week. His voicemail was funny, "I know your really busy and you probably can't go, and you're probably working, but I'm headed up to the Seattle Antiquarian Book Fair this Saturday and thought you'd like to go." I laughed thinking how typical that message was.

Dave and I have been friends for about 40 years. We met when I just started College. We were both in music. Dave is an excellent drummer and percussionist and we've played in bands together, musical stage shows, jazz band, parades, gig'd around a lot and even played in Concert Bands at the park in the summertime, years ago. Dave works for the Auburn School District and is very active playing around the area in different venues. He also teaches drum lessons.

One of the passions we've shared for years is literature, both fiction and non-fiction. We can easily spend hours talking about the books we've read and our favorite authors. We haven't been able to do that for quite some time. We trade voicemail and email for months, talk on the phone ocassionally and as it turns out, get together but a few times a year. I took him up on his offer to spend the day at the Seattle Antiquarian Book Fair.

We met at my office in the morning and headed up to the Seattle Center Exhibition Hall. What a great day! Hanging out with an old friend and sharing our passion for books all day. Kind of like meeting people online before you see them in the physical world, entering the Book Fair was like slipping into a different reality. Book collectors from all over were assembled in one place. It was kind of like going to RE BARCamp for Antiquarian Book Lovers. They were all in their element and enthusiastically savoring the whole experience.

One of the dealers came all the way from London, England and there were participants from New York, Massachusetts, Maine, San Diego, and several from all over Washington and Oregon. An amazing collection of books, lots of first editions and many were personally autographed by authors like Hemingway, Henry Miller, Tom Robbins, Jack London, Joseph Heller, Saul Bellow, etc. Of course the one's I'd love to own were like $5,000 to $15,000 each... (hmmm, so tempting.)

The day went by so fast and before we knew it was closing time. What a wonderful day time traveling with a friend. A great experience and wonderful conversation, so good for the soul. My thoughts were flooded with the memories of reading so many of the books I looked at and thinking about how they shaped me. A cool snapshot of life through a lense looking backwards in time.

The More Important More Important Theory...

I kind of do several things at a time, but really I know I juggle them. It's not really true multitasking. I'm not doing two or three or more things simultaneously. It's more like I have a cluster of things going on and I jump from one to another, back and forth, randomly selecting which one to nudge next towards the finish line.

In the Title world I learned these skills very well in customer service. The phone would ring off the hook (as they use to say) and every client that called (especially Friday afternoons) was getting ready for a listing appointment that very day or the next and needed help with a profile, map, documents, comps, easements, height restictions, water rights, green belts, the owner of a vacant lot in back of their hopeful listing, CCR's, a homebook, demographics, running out a metes and bounds legal description, etc. These projects of course were all urgent and everyone needed them NOW!

We busted booty to get it all done on time (and often the quickest way to get it to them was to fax it, how quaint in today's world). It was maddening, stressful, exciting, and a great big adrenalin rush all at the same time. To survive, you quickly learned how to start all these projects, deal with countless interruptions, quickly gauge how involved each assignment would be, and as they rapidly stacked up you'd shuffle those projects like a Las Vegas card dealer works a deck of cards. All the while assessing who and what is more important more important. Don't get me wrong, of course every client was my most important. Right?

But all projects don't get finished at the same time. Somebody's project is going to slide over the finish line first, then 2, 3, 4, 5... That's just the way it is.

My brother Steve (also from the corporate world) aptly coined it:

The More Important, More Important Theory.

At any given point in time without warning (and several times a day at that) this is more important than that!

I stumbled on to this study in the New York Times Technology section. The article Gauging Your Distraction is about how drivers over estimate their ability to multitask behind the wheel.

They demonstrate it through a really cool little game... it's simple and fun to play... take a look.

The multitasking challenges remind me of what those days were like back in customer service and now with social media and internet apps I alt tab my way through the day. It only takes about 15 minutes at my desk and I have 2 or 3 browers open on my laptop with anywhere from 4 to 7 tabs going, mean while on my PC (also on my desk), TweetDeck is running in the background along with Outlook, dictionary.com, picnik.com, Gmail and others...

RE BARCamp Bellevue may have been deemed a "mini" but the day was "BIG" with ideas and meaningful conversation...

By the way... If you're ever going to have an event in the Northwest... The Meydenbauer Center in Bellevue, Washington is certainly the place! The Crème de la Crème... But beyond the place, the event was even bigger, in a 'mini' kind of way. AND... this was the third Bar Camp in the Seattle area in 2009.

Nothing wrong with big, that's not my point. But some of us wanted to take another look, mix it up, and experiment. We're still searching. After all, there's no one expert or team of experts that know it all. We're a work in progress. Also, there's several ways to perceive this whole new frontier of social media, and I'll share a little of mine...

1. We're all in this together no matter what level we're on. This is the world we actually live in now... We're going to be subject to it's ultimate whims and rules soon enough. Some know a lot about it, some know very little... We don't need to know the same stuff nor judge each other for the differences... No one knows all of it... But those with compassion do share it. All of us deal everyday with 'what we don't know we don't know.' Get over it. We can help each other.

2. We're still in it all together no matter what. In my book, no one is 'the' expert. We're on an amazing journey and frontier and what's important is the discovery and the sharing. There are a lot of people doing some absolutely really cool stuff and getting amazing results. The real truth to me comes out when (you check the ego) be honest and transparent, "I don't know what or how exactly I did that and why it happened, but I will share with you what I did. Maybe you can help me understand it.

We are fortunate for those brave bold and experimental people who do spend their time, take the risks, and try a bazillion things to find out what they do and share it (while so many of us whine about how we don't have time and offer 1000 excuses for not).

RE BARCamp's are not about who claims to know it all, no one does. It's not about creating a showcase for stars. It's about doing it from where ever you start and sharing your conversation. It's not a political arena, no one owns it. You don't need a degree other than a 'Masters in the School of Trying'... It's about exploring and sharing your field notes. And that's what we all really really need right now.

Every RE Bar Camp that I have been to is different (thank goodness). I didn't attend them to repeat the same experience. I came to participate with the new now... What fascinates me is what will we talk about next, who will show up for this event and why will they, and who will be brave enough to take time out to show up for the very first time not knowing what the heck they're getting themselves in to...

RE BAR Bellevue was a success... and different than any other. No better, no worse. It was...

I love the amazing number of forward thinking people that show up and sincerely want to get something and accomplish that by unselfishly giving something...

I can’t believe it's already one week ago today I woke up in Cannon Beach, Oregon on a sunny beautiful Friday morning. I was on the Oregon coast last Thursday and Friday for a couple of great social media marketing workshops with real estate professionals in Tillamook and Seaside.

When we finished in Tillamook Thursday afternoon we headed up coastal Highway 101 to Cannon Beach. I was working both days with my good friend Julie Olsen, Ticor Title - Marketing Director for Clatsop and Tillamook Counties. Like all great sales reps I've worked with through the years, she knows only one speed... pedal to the medal!

I was really working to keep her truck in site...

I pulled into the hotel after dark and didn't know what my view would be in the morning. I was delighted to see Haystack Rock. It's 235 feet tall and the third largest free standing monolith right off my deck. This picture with my cellphone doesn't do it justice.

While I was waking up and having my morning coffee a new friend showed up and quietly hungout with me for over 20 minutes.

Both two hour sessions were great fun and we shared a lot of lively conversation about social media marketing. I love that kind of 'frontier in the air feeling' I get when I do these events.

I'm reminded how much life has changed. It matters less where we live, on the web we all have equal opportunity.

Driving home, my head was full of ideas. I was already reminicing over the events and people I talked with and listening to the remastered Beatles albums... Help!, Abbey Road, and Sgt. Pepper's... (there's another blog!)...

Heading north into Astoria, a little over 4 hours to my place in Renton, Washington... That's the south portion of the Astoria Bridge over the Columbia River.

Keeping your online presence manageable and in step - part 2 of 3

It’s important that we aren’t just blowing our own horn all the time. When we participate through conversation in communities like Active Rain we’re not only creating relationship with each other, we’re building a rapport with the search engines. Our relevance on line is greatly influenced by others chiming in about us.

In part one... keeping-your-online-presence-manageable-and-in-step-part-1

we talked about the ubiquitous way of social media marketing. Here in part two we’ll continue this line of inquiry and talk about how the dynamics of group can bolster your ranking.

There’s power in numbers!

Simply put, search engines like Google are robots that crawl the web to find all public content. Remember the search engine isn’t ‘the’ content but the device that finds and organizes it.

Search engines have three component parts. First the spider reads the public page and follows the internal links. Then second, it collects, organizes, and indexes what it finds. Third, it sifts through what it has indexed and compares everything to everything else to formulate the (super secret black box) guidelines of ranking so it can decide how relevant your content is to the topic. With all that content on the web, these three things can take a while and until it’s in the index it’s not searchable.

This is where a program like StepRep comes into play. Like a spider, StepRep continuously searches the net for content that includes us, is about us, or was created by us. With a little first hand feedback to its findings we proactively speed up the indexing process. We’re influencing the robot. We also affirm that the content was indeed us and by this we help reinforce our reputation, authority, and our digital footprint.

Speaking of authority, one of the truly important features in StepRep is the ability to trust others and to be trusted. What are we doing? We’re creating an affiliated association of people (colleagues, clients, contractors, servicers) that are declaring that you are who you say you are and they trust what you say. This is a reciprocal relationship for everyone who participates.

Use the Trust Network area of StepRep to build your network. Notice the right hand column is where you add experts to your trusted list and where you invite others to join you. This relatedness gets very large very quickly. Everyone is the center of their own trust group and by associating with you they share their acquired authority with you via those who trust them. StepRep is providing you with a very dynamic source of linkage and it’s making sure the search engines know about it.

Here on the Rain we blog and comment back and forth with each other all the time. We know we get a lot of ‘Google Juice’ from it. StepRep works well and in concert with this kind of participation.

Again, it’s important that we aren’t just blowing our own horn all the time. Part of the search engine algorithm for ranking has a lot to do with our associations and groups. Your StepRep affiliations are your supporters and tell the index that you are the bona fide genuine sincere source in this conversation and they hold you in high regard. That’s big time added weight!

The road to ubiquity...

Keeping your online presence manageable and in step - part 1 of 3

In social media we use the term ubiquity to describe a philosophy of online involvement. We accomplish visibility and opportunity by participating in a wide array of communities and conversation. This (we’re everywhere) method by its very nature creates havoc when it comes to keeping your online presence manageable and in step.

The objective is to have the search engines consider us an authority and serve up our conversation as the relevant content it offers when people are online searching a subject for answers. If we’re successful, they will find us and we’ve created opportunity.

The ubiquitous way is a great ideal, but in reality it can be a challenge to manage and monitor. One of my favorite tools for this is StepRep.

StepRep let’s me know what where and when content that includes me is picked up in the search engine index. I set it up so I get alerts on my BlackBerry and I also get an Executive Report once a day around 5:30 PM that includes my stats and ranking over the past 24 hours. It’s somewhat like ‘Google Alerts’ but more user friendly and it includes some really handy features.

Why is this important? I’m saving a tremendous amount of time by letting StepRep auto-search the web to collect targeted findings that include me. Without help, I wouldn’t know the effectiveness of my online efforts.

I can influence and categorize what it finds.

Notice in the example above that StepRep, based on the predetermined search term “René Fabre” + “marketing” + “Ticor”, found a new entry in the Google Index and it includes a brief synopses with a link back to its source. This is really handy for verification and you can set up as many search terms as you want.

Now I can quickly sort through the findings and categorize these results about me as positive, negative, neutral, my content, or not relevant. What a fabulous tool. I can’t rewrite entries in the index, but now I can influence them.

What we’re doing is assisting Google to index us more precisely. We’re talking to the index and giving it our opinion about its findings that include us to refine how we relate to searches and content.

This is powerful, especially for those who have common names. For example, if your name is John Smith, there are a billion indexed conversations about everything out there on the web that include your name. By identifying an indexed entry as Not Relevant you’re telling Google that content is by a different John Smith.

I can also help the index discern what content is My Content and promote it, Tweet it, and/or publish to Facebook. If I don’t like a finding I can’t delete it, but I can influence its ranking downward by selecting Negative. If it’s a Positive I can vote it up. Which is saying, yes I want people to find this. Neutral just simply means its content, includes a mention, but it neither helps nor hurts my online reputation.

StepRep is free. All you need is a Google account to log on. To get the best results make sure your StepRep profile (like your Google profile) is complete and lists all of your online locations. A great tool for keeping your online presence manageable and in step.
