Mortgages, Getting the Best Rate.</strong></p> <p>As a Utah County Home Buyer, it only makes sense to try and get the lowest rate possible when obtaining a Home Loan.  After all, the rate is the primary factor in determining your house payment.  But how do you get a low rate when applying for a home loan?  This is the primary question that most home buyers want to know.  I would like to explain some important ideas that you need to keep in mind.</p> <p><strong>Credit Score</strong></p> <p>One of the primary factors in helping to determine your interest rate is your credit score and financial history.  In other words the best interest rates are usually reserved for those with the highest credit score.  So if you credit score is not very high the chance of getting a lower interest rate is not very good.  It is very important,  that,  prior to applying  for a home loan, you pay all of your bills on time and that you do carry some line of credit so you can show the lenders that you pay your bills.</p> <p><strong>Type of Loan</strong></p> <p>Recently, I am sure you have noticed that the Utah County Home Loan market has taken a dramatic change.  There are not nearly as many programs available as there used to be.  Most banks require that the home buyer contribute more down payment.  They feel that with the higher down payment, the buyer will be less likely to default on their loan.  But there are still a few loan programs available, so make sure that your loan officer takes you through all the types of loans that you have available to you based on your financial situation.</p> <p><strong>Yield Spread Premium</strong></p> <p>The one factor that most home buyers are not familiar with is Yield Spread Premium.  Yield Spread premium is usually disclosed to the home buyer in the good-faith estimate as being between 0% and 4%.  The loan officer doesn't have to tell you the exact percentage, mainly because he/she does not know for sure, because rates are constantly changing.  Most states are now required to disclose the final Yield Spread Premium on the closing documents.  Make sure you understand this concept thoroughly prior to going to closing, because you could be real surprised if you don't.  Avoid any problems at closing by having your loan officer explain this program in detail during the transaction.  Yield Spread Premium is where most loan officers make the bulk of their commission.  The balance comes from the Loan Origination fee.  Most important, is become informed, ask many questions of your loan officer throughout the entire process.</p> <p>Purchasing a home can be a wonderful experience, if you are not prepared prior to entering the process it can be a bad a one.  Make sure you keep your credit in good standing, save up Hulme Realtor, Loan Officer Utah Homes (AMP Mortgage Xpress - Utah Select Realty) Sun, 06 Dec 2009 11:48:40 -0600 http://activerain.com/blogsview/1371029/utah-county-home-loans-and-mortgages-getting-the-best-rate http://activerain.com/blogsview/1369748/utah-home-buyers-private-mortgage-insurance-pmi-early-exit Utah Home Buyers - Private Mortgage Insurance (PMI) Early Exit <p><strong>Utah Home Buyers - Private Mortgage Insurance (PMI) - Early Exit</strong></p> <p>Private Mortgage Insurance (PMI) is the safety net of the lender.  PMI benefits lenders because it guarantees payment on the balance of loans not covered by the sale of foreclosed properties.</p> <p>If a borrower makes a down payment of 20% of the cost of the home, the lender can generally trust that he will make his mortgage payments faithfully to protect a large investment. In this case, the lender comes out ahead if the borrower is forced to foreclose on his house, because the lender loans 80% of the cost of the house, but will probably recover 100% of the cost of the house. But, if the borrower makes a smaller down-payment, such as 3%, 5% or 10%, and borrows the rest, and then defaults on his loan, the lender loses money.</p> <p>If a house is purchased with a conventional mortgage and a down payment of less than 20 percent, PMI is almost always a requirement. The insurance benefits the lender, but the borrower pays for it. An initial premium is included in the closing costs, and a monthly amount in the house payment.</p> <p>The PMI cost varies depending upon the size of the mortgage and the percentage of the down payment. If the down payment is more than 15 percent but less than 20 percent, the borrower will generally pay about 0.32 percent of the loan amount annually in PMI premiums. That totals about $40 a month for a $150,000 mortgage.</p> <p>But PMI is not fool-proof. Utah County Homeowners can sometimes eliminate private mortgage insurance by refinancing their loans -- even if they continue to owe more than 80 percent of the value of the house. And there are new laws that require lenders to remove PMI if a mortgage does not exceed 80% of the value of a home. But, this new law only applies to loans recorded after July 29, 1999. If a borrower has a loan that was recorded before July 29, 1999 and thinks he might like to cancel the mortgage insurance after a few years, he could, depending on the conditions and whether the insurer allows cancellation.</p> <p>The most common method used to avoid paying private mortgage insurance is for a borrower to get a "piggyback loan" - a second mortgage that allows him to make a 20 percent down payment. For example, a borrower can pay 10 percent down; get a first mortgage of 80 percent, and a second mortgage of 10 percent. The piggyback loan is always at a higher rate. The borrower is not paying for PMI, but is still making a monthly payment, probably for roughly the same amount as PMI. A piggyback loan also has an income tax advantage because it allows the borrower to deduct the interest from his taxable income. However, he can't deduct the cost of PMI.</p> <p>For Utah County homeowners who owe between 80 and 83 percent of the house's value, the best way to avoid PMI when refinancing the loan is to find a lender that won't immediately sell the mortgage on the secondary market. Generally, to eliminate PMI, a homeowner must have a spotless mortgage payment history and be able to fit a certain profile of borrower. Examples of good candidates include:</p> <p> </p> <p>·         A homeowner who is refinancing a mortgage and has had no late payments in the last year or two.</p> <p>·         Someone who is barely over the 80-percent PMI threshold. Utah Home Loans <p><strong>Utah County Short Sale</strong></p> <p>Utah County Short Sales continue to take center stage in today's real estate market.  But, so many of my buyers really don't understand the consequences of pursuing them versus looking for the Utah County Home of their Dreams!  I will try and explain what a Utah County Short Sale is:</p> <p><strong>What is a Utah County Short Sale?</strong></p> <p>With the present Utah County Real Estate market in turmoil and many home owners are having a hard time trying to sell their home, because they owe more than it is worth.  I keep getting the question from my buyers about what is a Short Sale and how does it work?  Well I will try and address that question here.  I hope I am accurate, I am sure I will hear about it if I am not.</p> <p><strong>What happens in a Utah County Short Sale?</strong></p> <p>A Utah County Short Sale occurs when a property sells for a price that is insufficient to pay back the loans secured by the property (or any other liens against the property, such as delinquent property taxes, Homeowners/Condominium Association fees, etc.), as well as standard sales closing costs.  In order to complete such a sale, the Seller must either:</p> <p>•·         Come to the closing with sufficient cash from other sources to cover these shortfalls,</p> <p>•·          The seller's lender must agree to forgive all or a portion of the amounts the Seller is "Short" or make other arrangements for repayment (such as execution of a promissory note).  This second alternative is commonly known as a Short Sale.  The Seller's lenders will generally not allow the Seller to receive any proceeds or otherwise obtain any monetary benefit as part of a Short sale.</p> <p> </p> <p><strong>Is a Utah County Short Sale a "Better Deal" than other properties?</strong></p> <p>Buying a Utah County property through a Short Sale may be a "good deal," but that is not always the case.  First, there is no assurance that a Seller will obtain approval of the sale from the lender.  Each lender has its own requirements to qualify.  Most lenders will not allow the Seller to pay for repairs or to provide repair credits.  As such, your best, and perhaps only, opportunity to purchase a Short Sale property will be on an "As-Is with Right to Inspect" basis (which allows you to inspect the property and cancel the contract if repairs exceed an agreed upon amount).  Also, lenders will typically limit or not allow closing costs and other credits to be given to a buyer on a Short Sale.  While you may consider purchasing a property that is subject to Short Sale approval, there may be other properties available through a traditional transaction which you may find better satisfies your goals.</p> <p><strong>How long will it take to get a Utah County Short Sale approved?</strong></p> <p>Every Utah County Short Sale situation is different and depends upon many different factors such as the Seller's individual circumstances, the nature of the loan(s) and other liens against the property, and the Seller's lender criteria and staffing.  Many lenders will not even begin to review a Seller's request until a contract for sale has been executed, which may further delay the process.  In addition, many lenders will require the Seller to provide detailed financial information and may also perform appraisals of the property to determine whether it is in fact worth less than the outstanding mortgage.  While some lenders are able to review Short Sale requests quicker than others, many lenders can take several weeks or more. </p> <p><strong>What should I include in my contract for a Utah County Short Sale property</strong>?</p> <p>Because the Utah County Short Sale approval process may take several weeks or longer, it is important that you include your offer to purchase provision that limit the time that the Seller may have to obtain approval for a Short Sale, as well as other protections that address when the time periods provided under the contract will begin, and what the seller may or may not do should other offers be presented before the contract has been approved by the Seller's lender(s).</p> <p>If these protections are not in your contract for a Utah County Short Sale property, you may be tied up in a contract for a significant period of time or may lose out on the ability to purchase the property because the owner submits other offers to their lender(s) for approval which may be accepted.</p> <p><a
