Rates Ticking Up
      In Freddie Mac's results of its Primary Mortgage Market Survey the 30-year fixed-rate mortgage averaged 5.42 percent for the week ending June 25, 2009, up from the previous week when it averaged 5.38 percent.
   Last year at this time, the 30-year fixed-rate mortgage averaged 6.45 percent.

president and chief economist. Existing home sales rose for the second consecutive month in May by 2.4 percent, slightly less than the market consensus forecast.

Responding to Appraisals That Miss The Mark

    What can be done if a home appraisal comes in dramatically lower than the agreed-upon sale price?
      Lenders will consider an appeal, but sellers must provide them with evidence.
      Start by examining the appraisal carefully for errors.
      If the appraiser missed one of the bathrooms, miscalculated the square footage, or didn't note the garage, the seller has grounds for an appeal.
      Furthermore, look at the comparables: Is the home used as a comparison in a different and more challenged school district? Is the comparable next door to something undesirable?
      If possible, pull some more realistic comps.

Existing-Home Sales Continue to Rise

    Existing-home sales - including single-family, townhomes, condominiums and co-ops - rose 2.4 percent to a seasonally adjusted annual rate of 4.77 million units in May from a downwardly revised level of 4.66 million units in April. Sales remained 3.6 percent below the 4.95 million-unit pace in May 2008.
     Lawrence Yun, NAR chief economist, expected an improvement in sales.
     "Historically low mortgage interest rates clearly drew buyers into the market, and housing remains very affordable even with a recent uptick in rates," Yun says.
     "First-time buyers also are being drawn off the sidelines by the $8,000 tax credit, which is helping to absorb inventory. "

How To Find Cash In a Second Home
    Second homes are a tougher sell during an economic slump when people are reluctant to buy first homes. Owners who discover their vacation homes have become a financial burden can find ways to generate income from their properties, say real estate professionals with experience in making second homes pay off.
      Here are some of their suggestions:
      1. An owner can rent out a property for two weeks without paying taxes on the income. If there is an annual cultural activity, like a film festival, it can provide a good opportunity to make significant money.
      2. Concentrate on renting properties profitably. An effective do-it-yourself Internet rental campaign can cost less than $500 and yield thousands in return. One option is to put an ad on VRBO.com which is the Web site for Vacation Rentals by Owner.
      3. Donate a week or two stay at your vacation home to charity and then take a tax deduction for the gift. VacationHomesforCharity.com will help identify the right value.
      4. Donate the whole property to charity. The owner can maintain a life estate which is the right to live in the house until death.
      5. Appeal property taxes. Municipalities are recognizing that some assessments are out of whack and will adjust them.

I have been working with homebuyers in the Charlotte area for a long time and I know that whether you've spent years saving and preparing to buy a home, or you're unsure if you can afford it, the questions surrounding home buying can feel endless. Sometimes other agents get caught up in all the exciting new incentives, rates, and opportunities - that they forget that not everyone who walks into their offices is an expert. I feel that part of my service to you as your Realtor is to help educate you, whether this is your first home or your fifteenth. Below are some basics, but feel free to contact me any time if you have any Charlotte area real estate questions.

Here are some tips to help you through first-time home buying:

Shop for mortgage rates and terms. A difference of even half a percentage point can mean a considerable savings over the life of a loan. For example, the difference in the monthly payment on a $100,000 mortgage at 8 percent vs. 7.5 percent is about $35 per month. Over 30 years, that's $12,600.

Prequalify for a loan. Also early on, you'll want to get prequalified for a mortgage loan, which determines how much you can afford. It allows you to move swiftly when you find the right home, especially when there are other interested buyers. It also indicates to the seller that you are serious about home buying and can afford to buy the property.

Outline what you want. The next step in home buying is to create a realistic idea of the property you'd like to buy. What features are most important to you? Make two lists: one of the items you can't live without and one of the features you would enjoy. Refine the lists as you house-hunt. It is also helpful to search online to see what is currently available on the market. Your real estate professional can then show you houses that meet your expectations.

Visit properties. Now you're ready to visit houses. Ask your Realtor to help in your home buying process by arranging showings. Be sure to keep track of the properties you've seen--it is easy to get confused and forget things if you see too many similar homes in one day, or don't take good notes. Each time you venture out to see more properties, revisit your notes to immediately eliminate any that clearly do not meet your standards.

Know the features that help or hurt resale. Did you know that in some areas, a swimming pool actually detracts from a home's value and makes it harder to sell? In neighborhoods with two-car, attached garages, a single-car or detached garage may affect the home buying prospects and future value.

Rate the houses you tour. After touring each home, write down notes about what you liked and didn't like. Develop a rating system that will help narrow the home buying field. For example, pick the house you like best on day one and compare all other houses to it. When you find a better one, use the new favorite as the standard. Avoid trying to track more than four top choices at any given time since this can quickly become overwhelming.

Make an offer. Once you've pinpointed your dream house, it's time to get serious about the financial and contractual side of the purchase. Because you and the seller have different goals, rely on your agent's experience and expertise to bring order and calm to the process - and help both parties reach a favorable outcome.

Arrange for a home inspection. After your offer is accepted, set up a home inspection. It's common to find problems, including leaky roofs, cracked walls, insect infestations and foundation problems. Your real estate professional can help find a reputable inspector, and will negotiate to get you the most for your money once the inspector's report is final. If you negotiate repairs as part of the purchase, ask for a "walk through" before finalizing the home buying paperwork. Ask your real estate expert about home protection plans, which may save you money in the near future.

Close. Before your closing date, make sure you've made all necessary deposits and completed the paperwork - including mortgage, title, homeowner's insurance and any other paperwork required by local or state governments when home buying. Your agent will be there to help you complete that closing checklist and avoid any last-minute snags. You deserve to enjoy every moment of the home buying process.

Prepare for life in your new home. Before rolling out the welcome mat, consider some moving basics: arranging for an alarm company, turning on electricity, water and gas, cleaning or replacing the carpet, and notifying your local post office of your new address. The best time for renovations is often before you move in.

The mortgage loan application process is one of the biggest financial decisions you'll make in your life. Like any momentous decision, you need to do some prep work before you apply for a mortgage. Once you have done the background, you will find the whole mortgage process is a lot less stressful and mysterious.

Before applying for a loan, you should check the current interest rates, (at an all-time low at the posting of this entry!) review your credit report for accuracy, and begin shopping for a lender. When comparing mortgage lenders, consider such factors as lock-in policies, fees and loan options.

Interest Rates
In a turbulent economy, Interest rates are constantly in flux. It is even possible that the interest rates will change between the time you start your mortgage application and the time you are approved. Even with a changing economic landscape, a smart shopper will compare the rates offered by different lenders before they apply for a mortgage. Find the lowest, and get locked in...

Mortgage Application
After you've chosen a lender or broker, you'll fill out the mortgage application. It might seem that this is a never-ending mountain of paperwork to read, sign and turn in. But, all the information is necessary and you should be diligent in filling out every form. I also caution you to complete the application honestly and completely. If you inadvertently (or intentionally) put false information on your mortgage application, it could seriously hurt your chances of getting approved. Be honest with your broker and lender, and there will probably be very few problems they cannot help you surpass. (FYI : If you are denied a mortgage due to a falsified application, you might lose your down payment. So take your time when filling out the paperwork, and be sure to get all your questions answered by the mortgage lender.)

Providing Documents
During the mortgage loan application process, you will be asked to provide a variety of documents to the mortgage lender. Always ask the lender whether or not they need the original document or a duplicate. If they need the original, be sure to copy each document for your own records when you apply for a mortgage. You might be asked to turn over canceled checks, copies of leases, bank statements, and such. Make sure you note what you have turned over in your records, and again - KEEP COPIES OF EVERYTHING!

Approval with Conditions
In most cases, mortgage approval comes with certain conditions. These conditions may include a satisfactory appraisal, home inspection, etc. Ask your lender what conditions and requirements you need to meet, and be aggressive about completing them on time. The quicker you provide your lender with paperwork, the quicker they can turn your mortgage around...

Making Changes to Your Application
If anything significant changes during your mortgage application process (changing jobs, marital status, etc.), tell your lender as soon as possible. On closing day, you will be certifying that no significant changes have occurred, so it's important to address changes as they arise.
Now keep in mind that everyone wants you to be approved for the mortgage loan as much as you do. Nobody is working against you in this process, everyone is working for you. It's in every one's interest to see the process through to successful completion. Be honest and helpful, and things will work out in the end.

The other day, I drove past two houses on the same street in Mint Hill that had "For Sale by Owner" signs out front.

I bet those signs will be there a very long time, especially in this market.

People who attempt to sell their own homes are usually doing so to save a Realtor's fee. In a seller's market, you may be successful in attempting to sell your own home. In a buyer's market, it's usually a recipe for failure--in in the high-demand area of Mint Hill. Without a Real Estate Agent, you won't have the ability to list your house in the Multiple Listing Service (MLS), meaning you don't have a broad reach and therefore have a much smaller pool of potential buyers to balance out the many homes on the market. Additionally, a Real Estate Agent does a lot that helps to sell a house, as quickly as possible, and at the best price.

Before you put that "For Sale by Owner" sign in your yard, consider whether you're up to these tasks:

· Doing the research to make sure your home is priced properly
· Write, schedule and run ads in local papers and real estate publications
· Produce attractive handouts for potential buyers
· Pre-screen callers to see if they're qualified buyers
· Run open houses
· Be available days, evenings and weekends to show your house
· Listen to critical comments about your home without being offended
· Negotiate offers and counter offers
· Know when to lower the price
· Qualify buyers
· Prepare proper disclosure paperwork
· Stay on top of the buyer's mortgage application and approval
· Be available to coordinate inspections and appraisals
· Gather all necessary buyer's and the seller's legal documents

First Time Home Buyers Charlotte North Carolina

As part of the American Recovery and Reinvestment Act of 2009, a.k.a. the Stimulus Bill or ARRA, first time home owners are now eligible for a tax credit of $8,000. This credit, alongside some fabulous opportunities in the market, makes it an incredibly keen time to buy. Homes in Mint Hill and Matthews are still showing excellent resale value, so buying now when the market is accommodating is a key. The staff of Jamison Realty has spent time looking over the ARRA, and has all the answers for the consumer.

The following list summarizes the eligibility requirements of this credit:

When - Home owners who purchase their house between January 1, 2009 and December 1, 2009 are eligible for the credit.

Who - The law states that the credit is available to first time home buyers. However, the law is a bit more flexible and allows anyone who has not owned a home for three years to qualify. For example, if you sold your home on May 24, 2006, you will have to close on your new home subsequent to May 24, 2009 to qualify. The closing date in this situation would make a significant difference on your wallet. It certainly makes purchasing a home in beautiful Mint Hill, NC a stunning investment!

How - You will receive the tax credit when you file your individual tax return. As part of this filing, you will need to complete Form 5405 which determines the amount of credit you will receive. The credit can be claimed on either your 2008 or 2009 tax return. If you already filed your 2008 tax return, you can amend the return to obtain the credit. And...you can buy up to the end of 2008 and still ask for the amendment. For example, say after months of looking you and your realtor finally find a home in Matthews, NC. By the time you have gone to closing with your new piece of Matthews' real estate, it is nearly Christmas. That is no problem, the ARRA bill provides for that and you can amend your 2009 return and receive the cash back. Or, you simply file it on 2009!

What - Everyone should understand that this is a credit to the tax payer, not a deduction. A tax credit is a dollar for dollar benefit to the tax payer. So a first time home buyer should be $8,000 wealthier as a result of this credit. A deduction merely decreases your taxable income. Furthermore, this tax credit does not have to be repaid to the government like the "credit" available to first time home buyers in 2008. If you have questions, the staff at Jamison Realty can provide the answers.

And - The credit shall be equal to 10% of the purchase price of the home, not to exceed $8,000. Since the median home and condominium price in Charlotte, North Carolina is significantly more than $80,000, most will receive the full $8,000 credit.

Also - Single taxpayers with incomes up to $75,000 and couples with income of up to $150,000 qualify for the full credit.

President Obama's Housing and Economic Recovery Act (HERA) has allowed Wells Fargo to be able to offer the HARP (Home Affordable Refinance Program). This program allows borrowers whose loans meet the following criteria to refinance thier loans regardless of their current credit score and value of their homes (to a maximum loan value of 105% of their home value).

The impact is huge as homeowners in Mint Hill and around the country who have seen the values of their homes fall, along with their credit scores, are still able to benefit from the historically low interest rates we are experiencing.

A good place to start looking for the best mortgage rates is the real estate section of your local paper. That will give you a benchmark of what local banks are offering.

If you have a good relationship with your bank, and particularly if it is a local bank rather than a national bank, you may want to approach your banker first if their rates are competitive. While they are limited to offering only mortgage programs available through their bank, they will know your banking history, which could facilitate approval for a mortgage.

If you don't have a particularly strong relationship with a bank, or your credit history is less than stellar, a mortgage broker may be the way to go because a broker has relationships with a number of lending institutions and can match you with a program that will best suit your needs. The broker facilitates the transaction in the same way a bank does, but simply has access to a pool of lenders.

When you decide to go for a mortgage, it's a good idea to talk to friends or family members who have recently gotten a mortgage. Your realtor may also be able to guide you toward or away from certain options.

Whether you decide to go with a banker or a broker, be sure you're working with a reputable firm. The Office of the Commissioner of Banks licenses and regulates the business activities of mortgage lenders and mortgage brokers in North Carolina. There you can confirm that they are in good professional standing by entering their license number. You may also want to check with your local Better Business Bureau to make sure there are no complaints filed against them.

Whichever way you choose to go, it can be an exciting but stressful time buying a home, so it is important to feel comfortable with the company and people you are dealing with.

The State of the Real Estate Investment Market

This year in real estate, we're seeing a buyer's market. There is an abundance of houses and buildings for sale. Most are under-valued compared to prior-year sales, because of the sluggish economy and the lending crunch.

Enter the investor. In spite of reports earlier this year that it would be a slow and chaotic year for the sale of investment properties, in the Charlotte area and many larger cities across the nation, this is proving not to be the case. Investors are finding the money and using creative financing to take advantage of conducive market conditions.

According to the article, "World's Best Places for Real Estate Buys" by Matt Woolsey in Forbes.com, many real estate investors that typically invest overseas are choosing to invest in the U.S. because its extended outlook appears stronger and safer than in many other countries. They are taking a long-range investment strategy, buoyed in confidence by the money President Obama is pumping into the economy and the current low priced real estate market. Even wise investors from other countries are coming here to purchase land and buildings, expecting to benefit in the long-term.

Charlotte has seen a boom in real estate investment in recent months. Assuming this continues, when the economy improves, these investors will be poised to reap the rewards of their foresight.

If you have been thinking of buying a house, but have put your dreams of home ownership on hold because of the shaky economy, it is the time to revisit that decision. There is no better time to buy, if you can manage it.

There are many reasons to consider purchasing now:

Real estate prices are the lowest they have been in many years, so you will get more house for your money. The property that may have been out of your range last year, may be within your budget. By investing now, when the market is low, you are more assured that the value will increase over time.
It is a buyer's market. Many homeowners are anxious to sell and will be more willing to negotiate on the price.
You may be able to purchase a foreclosure property at a very reasonable price. While it is possible to buy at 30% to 40% below market rate, many foreclosures go for about 5% below market rate. However, banks that hold the mortgage may make other concessions, such as waiving some of the closing costs, offering a better rate on a mortgage or allowing a reduced down payment.
Mortgage rates are very low. If you can lock in a 30-year mortgage now, you'll be guaranteed affordable payments for many years to come. If you have difficulty getting a mortgage from a large commercial bank, try a local bank. They are typically more inclined to invest in the local market.
If you are a first-time home purchaser or haven't owned a primary residence in 3 years, you can take a credit of 10% of your home, up to a maximum of $8000 if you purchase between January 1, 2009 and December 1, 2009.
Many people dream of a brand new house. The reality is, if you buy a house that needs some work, it is another way to get more house for your money. Just be careful that you know how extensive the work is and whether it's structural or cosmetic.

Charlotte's Economy: Is it really as bad as we think?

It is undeniable that the economy is in a downturn. The word "recession" is becoming more and more applicable to the situation, but is Charlotte's economy really as bad? Is it bad at all?

It is if you listen to the media reports it is. But I believe Charlotte's economy is not in a dire situation... and further, the more the media drowns us with negative reports, the worse things seem, and will in turn become.

Here are the facts: houses are being foreclosed, banks are laying off workers, and the stock market tumbles daily. We are certainly facing some tough times. However, in reality the real cause of the negative feelings is daily negative media accounts scaring people from spending the money they normally would on the things they want and need. While some of us have lost our jobs, or faced decreased incomes, many have not. Yet we are all holding on tight to our wallets, running scared, and making things worse.

Money magazine recently compared 2008 with 1932. In 1932, the GDP was -13 percent versus 1.6 percent in 2008; unemployment was 23.6 percent compared with 6.1 percent; inflation was -9.9 percent compared with today's 4.2 percent.

The nation is a long way from the recession of the 1930s-and the reason it took so long for the experts to consider this downturn a "recession" is because we are still experiencing positive growth. And in Charlotte, we are considerably better off than much of the rest of the country. Charlotte still boasts a strong and growing community, new and thriving business and a high quality of life.

The housing market has seen a price decline of nearly 17 percent over the past year country-wide, but in Charlotte our decline totals only 3 percent. Admittedly not a "boom," but not something we haven't seen before, and not something from which we can't recover.

Here are some other positives about Charlotte:

--> The cost of living in Charlotte is 7 percent less than the national average.
--> Approximately 40,000 people moved to Mecklenburg County this past year.
--> More people are employed in Charlotte today than were employed a year ago, with an increase of 12,000 new jobs in Charlotte in 2008.
--> Each week an average of 10 new companies seek information about the city from the Chamber of Commerce, and the Chamber staff hosts four visits by companies looking for more info about our area.
--> Charlotte continues have a strong banking community, and surrounding industries. In the beginning of 2008, Charlotte was the nation's #2 banking center, and it still is.

I believe we should be focusing on these positives-and celebrating the community in which we live. I believe that Charlotte is strong and will make it through the nation's recession faster, and stronger-and in the meantime will be the growing and prosperous city that it is.

The housing market had become victim to the current economic woes, and Charlotte, while isolated, is not immune. We have seen the increasing surplus of foreclosures, and many sellers are lowering prices in hopes of getting houses sold.

And what is happening? Houses are being sold! The housing market is an extraordinary thing. Sometimes it goes a little crazy--but it always comes back to reality, and that is what is happening now. In most cases, housing prices are reflecting the appropriate values of homes. That isn't to say that some people aren't losing their investments, it is just to say that many houses were previously sold for over their real value

When I sell a house I always want to get top dollar. But I also know that I have to price a house appropriately to get it sold. It has to be right for the neighborhood, the market, the seller and the house. Choosing the right price to list a home at is something that I take very seriously. There are so many more factors involved than just what the seller wants to get out of it!

The other thing that I have to do is find the right incentives to attract a buyer's attention, and make the sale more enticing. People by on price, they buy on value, they buy because they find a house that can be a home. But sometimes it really helps seal the deal if a house can be sold at its appropriate value (and not under-value a neighborhood) and some tantalizing extras are added in.

People will never buy a house they don't like because it comes with a brand new washing machine, but it may help differentiate one house from another in the final decision phase. Especially as we trudge through a slowed housing market, incentives do help make a sale into a bigger or nicer home more amenable to some buyers-and it helps the sellers get the house sold.

Here are a few of the incentives that may draw in new home buyers:

$7500 Rebate for 1^st time homebuyers. (government incentive)
Gift Cards/Certificates for local stores, (i.e. gas, grocery, home improvement)
Landscaping Services
Housekeeping Services
Lowering Mortgage Points (Seller pays)
HOA fees
House Upgrades (Counter-tops, Carpets, etc.)
