The spouse of an Oklahoma Realtor

As Thanksgiving in Oklahoma approaches. The Face Book poles, to me, indicate a split in our country's ideas about what Christmas should be about. But the Oklahoma Network seems to agree that Christmas in Oklahoma is about Christmas Trees and Merry Christmas, not Holiday trees and Happy Holidays. Being a Realtor, and the spouse of an Oklahoma Realtor, I catch myself holding back my thoughts about our country and the changes that I see. A lot of people indicate they will settle for a country being less than what its potential could be. They seem to have forgotten who formed our nation and the principals that made it possible to be super nation under God.

At least Thanksgiving hasn't taken any heat. What could anyone want to rename Thanksgiving to? Ungrateful Taker I guess.

The Oklahoma housing market has held up very well. The holidays doesn't make life any slower for my spouse. In fact, with business days limited with the holidays coming up, it can give a little extra time to those looking for a home, and inspire some to want to upgrade to help accommodate holiday company. It also means that Oklahoma title companies, appraisers, and lenders will have less time to play their role.

Anyway, back to being the spouse of Realtor. I wonder if it's anything like being the spouse of a Politician? Do Politician's spouses have to hold back their opinions on delicate issues. I would think they would. It must be really tough if they don't agree with their spouse. It would apply to the spouse of a business owner as well. Everyone has threshold with boundaries of speech. I'm still learning mine. I don't know what politically correct is.

I'm very thankful that for Nancy, and the effort she puts into putting up with me and taking care of her clients. There are many times when I miss her because she is working late with clients, inspectors, and appraisers. There are times when I am glad to help her with Real Estate just because I enjoy being with her, and I also enjoy seeing the new home owners smile, and hearing about the dreams coming true. I also bear witness to the unfortunate situations in Real Estate, when a house falls through on an inspection, or a client has a credit issue. Some clients need coaching and reminding of their obligations to ownership through the entire process up until they are handed the keys. Some listing Realtors can be a little behind the times and not operate professionally as expected. The same can be said for some of the lenders. There are many kinds of mistakes that can be make through the selling and buying process. A Realtor is the lubricant that keeps the wheels turning until everyone involved is satisfied. All the players work as a team on some transactions, and not as well on others. It's a tough act to follow.

After all she goes through, Nancy still has the strength to be a loving wife. She fixes food, does laundry, goes shopping, and everything else a man could ask for. That's what it's like for this spouse of an Oklahoma Realtor. I am very thankful for the title.

The Oklahoma City Housing Market is great, especially for buyers. Recently I became concerned about the amount of communication between our clients via email. A few days ago, when Nancy and I misinterpreted a conversation among ourselves, it suddenly became clear that email can be misleading and misunderstood, even if both parties are being very accurate. For one thing, you can be distracted by a matter at hand while writing or reading an email. People also sense a certain tone of an email that may not be accurate. Email, even though it can a lot of times be convenient, can take a lot longer to work through a question or a situation, than just picking up a phone and calling.

I am a licensed amateur radio operator. I have spent many hours with people all over the world talking. Getting pertinent facts in a short time is part of the hobby. Amateur radio is also used for emergencies and has to be carried out in a certain fashion to insure the best results. I have participated in some of the worst tornadoes in the Oklahoma using Amateur (Ham) radio. The tasks achieved could not have been performed using email.

If I can't have a face to go along with a conversation, I would much more prefer a voice. I'm thinking that lot of our clients are just afraid to pick up the phone and call. Maybe they don't want to bother us because they think we don't have time for them, or maybe they just fear talking to a Realtor.

I use email for my personal use quiet often, but it's usually just to stay in touch with someone. When I really want to obtain information quickly, or buy something, I will pick up the phone and call. A couple of minutes later, I will have a lot more clarity of my situation. Sometimes I get voice mail, but if I leave a good message with a reliable person or company, I will get a call back and that person will provide information just as fresh as when I left the message.

Much more ground can be covered by voice communication than email. It can be covered quickly with more accuracy. If your working with a Realtor via email and have never talked to them, pick up the phone, call them, and just say hello. Confirm you appreciate the information you have been receiving and do a quick recap of your situation. You will feel better about yourself and get to know your agent better.

We love our clients and want to the best job we can for them. We want to use the best tools available. I hope you can relate to what I've just written.

The summer is almost over and we don't see a big recession in Warr Acres Oklahoma. In fact, as we look around the Oklahoma City and Edmond area, there is lots of business and growth. The Greater Oklahoma City area seems to be doing well in a lot of areas. In fact the State of Oklahoma is going forward and not allowing fear to overcome her.

As Oklahoma City area Realtors, we have seen a new Golden Corral open it's doors in Warr Acres. Previously, a Taco Bell opened near the same location. Both of these restaurants are in front of a new hotel that is under construction.

AAA should have their new Call Service Center opened by the end of the year near north May and the Kilpatrick Turnpike, and I-40 is in the middle of a total rebuild. Bricktown is growing like crazy and the riverboats are running back and forth up the Oklahoma River.

As the time for the first time buyer incentive runs out, we have seen a lot of homes sold. This has helped a lot of families that wanted to move up to a larger home see their dream come true. It has helped many individuals get their first home. Purchasing them at really good prices, after several years and the economy becomes stronger, they will have gained some equity to help them move forward with even more property.

We hope that you are able to see the brighter side of the economy as it contiues to grow.

The more Oklahoma City Home sales transactions Nancy and I have experience, the more I believe For Sale by Owners should seriously consider using a Realtor.

With all of the delayed closings due to FHA and VA guide lines, it's difficult to close with both parties having a realtor. Oklahoma Realtors have to work more closely than ever to overcome the red tape that has gotten longer as the Mortgage Companies have taken more heat from the underwriters and our Federal Government. The appraisers are scrutinizing very hard and the inspectors have taken their job to a new level.

First time home buyers be thankful

Maybe Oklahoma Real Estate could have been helped even more, had the sellers received the first time buyer tax credit to sell their homes. The moneys could have been stipulated for bringing roofs, HVAC, foundation problems, carpet/tile, countertops, and plumbing up to standards that meet FHA guidelines. It could also be used to pay buyer closing cost. The result would boost the business of Oklahoma licensed contractor and put more money back into the businesses of the Greater Oklahoma City area.

Some first time buyers like the idea of getting the free money to buy a home, but expect the seller to pay closing cost and repairs that are needed post inspection. I have no problem with this if you are fortunate enough to find a house the is perfect for your needs without needing any improvements or repairs. You might even find a home that the seller would do anything to make it what you dreamed of.

Hello people.
This money was originally set aside to help a resident of the United States buy a home. Please don't forget what it's for. If your eligible for the money, that either means you have been paying rent for 3 years or living somewhere for free.
The National Association of Realtors fought hard to get the industry started with the First Time Home Buyer tax credit. I believe it's helping the industry, but I think a lot of it my be used for a new boat, or maybe a vacation in Hawaii.I know a lot of Americans that think it's a waste of money, and that it's not helping. The issue is often associated with the money spent toward the automobile makers.

If you're a first time home buyer taking advantage of buying a home with the tax payer's dollar, just remember this money was meant to be used to help you get into a home by providing money for your down payment and closing costs. So, try to be thankful you have this money to help you make an investment and buy your dream home.

Oklahoma City Homes for sale

You can look at the statistics for Oklahoma County and see a drop in the housing market. What you don't see is the selection of inventory going down hill. Smaller homes such as those needed for a lot of first time buyers that want to take advantage of the First Time Buyer Tax Credit are hard to find. As you search for a home you will find a lot of houses on the market, but the really nice ones, that don't need a lot of work and will pass the inspections and appraisals of the Mortgage Companies are really hard to find.

I believe this depletion of quality homes will inspire more of those wanting to sell and upgrade to a larger home. With the First Time Home Buyer Tax relief, ambitious lenders that will guide first time buyers through credit repair, and offer some of the best interest rates we have seen in a long time, it has suddenly turned into a good time to sell.
If you have taken care of your home and are waiting until the market picks up, it's time to start looking at the numbers.
If you want to buy a home, and have been waiting for a better opportunity, you should consider getting qualified with a lender and finding a Realtor who has experience with the latest assistance in home buying.

Warr Acres, in Oklahoma City reports 49 single family residental homes sold in December, 2008. The average price per home was $105,902. These numbers are actually up from 45 homes at the average price of $90,506 in December of 2007.

December 2006, 59 homes sold, average price $97,636

December 2007, 45 homes sold, average price $90,506

December 2008, 49 homes sold, average price $105,902

The numbers do not go along with the general information we receive about the Nation's economyand indicate an upswing in home value and the market.

Oklahoma foreclosures and disclosures.

I have had a lot of prospects in the past few months that were only interested in foreclosures. I have the utmost respect for the type of home a buyer is interested in, but think the general public has a lot to learn about the definition of foreclosure and what the word often means in home buying.

The word foreclosure is basically a legal term that dates back to at least 1713. It has nothing to do with being a happy home owner and in fact, is simply an unfortunate action evicting a home owner. The mind set of potential home buyers is that foreclosure is an abbreviation for a really good deal.

If you are looking for a foreclosure as your next home or an investment, you might be interested knowing some of the things that we have encountered in buying a foreclosed property.

First of all, financial establishments that have foreclosed property don't have to provide a disclosure in the state of Oklahoma. This means that if there is anything wrong with the property, it does not have to be documented on paper. It's like you taking possession of a car that you have never driven and putting it on the market to be sold as is.

The next obstacle is getting a mortgage company or bank to loan you the money to buy a home that has been repossessed. Your lending company probably will want their investment to be worth more than what you are borrowing so that if you can't make payments, they will at least get their money back. It's simply security. Usually a large down payment is required to get the loan off the ground.

Another drawback is repairs and insurance. Insurance companies won't insure a dwelling that has potential to deteriorate due to poor maintenance. Mortgaged homes must be insured. Many foreclosed homes have sat empty for several months or even years. The previous owners probably didn't put a lot of effort into leaving the home in great condition. A buyer will have to repair all structural, roofing, plumbing, and mechanical problems to make the home habitable. This can be expensive and time consuming, even if you are going to do some of the work yourself.

These are just a few things that come to mind. We look at many homes each month that are not foreclosures. Our clients generally want a home that is move-in ready. Clients know they don't want to spend their time and money making a home a nice place to live. They want a nice home that can hold its value.

There are some really nice homes on the market. A lot of sellers have taken very good care of their homes and kept them maintained and up to date. It has paid off and these are the homes that are selling quickly. They have been a growing investment and a great place to live. Buying a foreclosure can be a good investment, but you might want to consider buying a pickup and some tools before making your purchase.

Top 5 Oklahoma City Area Holiday Lighting Displays. Is my guitar in tune? Are we finished with our shopping and Christmas Cards? I wonder what Nancy is getting me? I can't Goggle the answerer to that.

Uh oh! I went from work, to thinking about relaxing and enjoying the season in one paragraph. It's time to enjoy the season. The Season with a reason to celebrate. The biggest event in the year.

The Real Estate Market is unpredictable. Nancy and I have been working really hard this year with the ups and downs of Oklahoma Real Estate. However we know we are fortunate to live in Oklahoma where the market remains in good shape. Our Broker, Paradigm AdvantEdge has been great to work with and we wish the Office Staff and all the Oklahoma City and Edmond area Associates a very Merry Christmas. Many Realtors have dropped out and started other jobs, mostly due to the rumors that the media has started about the economy and the fear it puts into buyers. A lot of family's wanting to sell and get different homes have been discouraged by the poison of the media as well.

We have enjoyed, and are thankful for the clients that have given us an opportunity to be their personal Realtor. We wish them a very Happy and Merry Oklahoma Christmas.

Shopping mostly locally, we completed the task early this year. It has confused me a little, because I have been known to wait until the last week to do Christmas inventory. It seems like everyone in the Greater Oklahoma City area started early also. There were Christmas sales before Thanksgiving was here.

Do yourself a favor and set aside some time to spend with your family and reflect on what has happened in your life the past year. Get out and see some Christmas lights or go to a Christmas program. Christmas 2008 is going to be a great time, with the New Year 2009 to look forward to.

Credit and debt, the big picture

Do to the all too familiar word "bailout" it seems every type of business wants a piece of the action or they fear they will suffer. If they are currently not running their business correctly, they probably won't correctly run their business in the near future.

Credit card companies are worried that they are not going to get a big enough piece of the pie. Even though many bank owned credit cards are receiving money from the bailout program, they are still concerned they are not getting enough and recently have begun slicing credit limits. This practice seems to be across the board even when the card holders have not been late on payments and have a very low balance.

I have heard news reports, and know some of these consumers personally, that have had their limits lowered. This in turn can cause them to have their credit maxed out when the week before they may have only been at 30%. Because this puts them over or maxes out the new limit that the card company put into place, it then causes the card holders to receive a lower credit score.

Then because they have a lower credit score, caused by the credit card companies in the first place, the credit card companies are raising the interest rate on the cards that were already too high. This results in making it harder to get a good rate on a home mortgage.

I'm getting really tired of large, supposedly organized businesses and corporations asking for help, while the consumer is getting stepped on and expected to pay for the help.

Joe the Plumber wouldn't run a business expecting his customers to bail him out with money that has been paid as taxes. He would expect the money to defend his country and help the veterans who have done so. He would like to see help improve the schools where his children attend. Funds to fix roads and bridges would be nice also. Maybe Joe would like to see more parks and wildlife refuges. How about more control of the credit card companies?

If we are going to bail anyone out, let's start by helping the little businesses that are the backbone of America. Better yet, let's start with the people and the communities where these little businesses operate. Speak up and let you thoughts be known. Don't let unattached politicians decide the fate of the nation without hearing from you and the people you know. The wheel that squeaks the loudest gets the oil. At this time, America can't be heard at all for the squeaking at our Capital.

Low interest rates, Oklahoma Real Estate available

Low interest rates here to stay? That's what the six o'clock news is saying. I started to blog last Thursday when the rate dropped so consumers in the Oklahoma City area and Edmond housing market could take advantage of the lowest rate I've seen in a while. But by the next day the rate had gone up about one percent. Anyway, it would be a good idea if your thinking about buying a home to contact a local Mortgage company and get approved. Then while your shopping for a new home, your Mortgage agent could lock you into a really great rate. You can smile when you make an offer on your new home, knowing that you got a good rate and a good buy on your home.

Also if you been thinking about selling your home, you might want to think about getting it ready to put on the market. If rates are good, it's going to bring more buyers out in the market. Before your home goes on the MLS, you should have it in the best shape as possible.

Living in Oklahoma City, I was happyto see the Google search phrase (mls search) bring up an OklahomaMLS.something on the top of the string. If I was a home buyer, it might have manipulated me to an avenue of buying a home. However, out of the first page of results, there wasn't any links that took me closer to an actual search of the Oklahoma City and Edmond area. Some of the links had Oklahoma Metropolitan listings advertised, yet there were no actual live searches.

I refined my search by adding Oklahoma and got better results. It's a long trip for Internet users who don't know a lot about searching for Real Estate. There are many capture pages and misleading highlights to lure them into an organization that will put the potential buyers in a system that does not require talking to a Realtor until all the personal information demands are met.

Unless you are experienced enough to buy your home without a Realtor, or have been a Realtor lately in the state you are buying your home, you will want to use a Realtor's service. Buying Agents do not charge for their service and are paid for their work by the Listing Agent's commission.

If your buying a home, I recommend that you contact a Realtor today and take advantage of the service they provide. Find one that communicates well with you, and you will help you move forward, and release you from spending a lot of time on the Internet.

One day while attending an open house a potential buyer came in to look around. When asked how she found the home, she stated that she receives listings from an agent and this particular home was on her list. She told us about signing up on justlisted.*.*?, and how she received many different listings. We congratulated her on having a dependable Realtor that sent her listings for review. She then stated that her buying agent was a friend and that she didn't want to bother her with searching for her new home.

This information is for buyers looking for new homes on the Internet. There are a lot of lead capture sites that come up when you start searching the Internet for a home. These companies capture your information and forward it to selected Realtors in your area for a fee. The lady mentioned above had a Realtor working and paying for her home search and she had no intention of using him or her for purchasing her new home.

It's good to have a friend that's a Realtor to help you with the buying process. I'm sure her friend would have been more than happy to set up a listing search. Especially since she was going to be involved in the process.

That is why communication between clients and Realtors is so important. If you are receiving listings from a Realtor that you don't know due to an approach as the one above, take a moment and get to know them. If you do not have any intention of letting the Realtor help you buy your home, you are using their service, time, and money with no benefit to the person sending you information that may lead you to your dream home. If you are open to them helping you, please communicate at least via email to let them know if they are sending you the type of inventory you are interested in. If they are not, please let them know so they can change your search.

Marketing companies for Oklahoma Realtors

This blog is not about Oklahoma City or Edmond area homes and real estate. It's about the companies that feed off of Realtors income. I'm sure your services function very well and are effective for some of my associates in the cyber world, but please don't insinuate that I don't know what I'm doing when I want to cancel a search phrase or a product with you.

I was recently sold a search phrase with a set up fee while driving to a closing. The sales person had found my contact information on Activerain and offered a sponsored link on a top search engine. I placed the ad and monitored my results for a month. According to the Marketing Company I had 33 clicks.

I received several calls in a two week period from different marketing companies wanting to sell me search phrases as sponsored ads. The more I thought about it, the clearer it became. These marketing companies search for a particular product service company. First of all, they find these companies on the internet by searching. Then they test phrases that are working well with search engines for the type of product that these companies offer. Then the search phrase marketing companies start calling the Businesses in each area. If you purchase such phrase, you pay for the sponsored ad for years, while it forces your original web link farther down the search engine list.These sales people are very skilled. My hat goes off to you at your selling abilities. Also like I said at the beginning, some Businesses need you. Just don't tell me what I need to do, and that I have to explain why I don't want to purchase anything. Would you want me to insist that you belong in a certain house, then make you explain why you shouldn't live their if it wasn't the home for you?

Preceding my resent post regarding Oklahoma City custom home building, Nancy and I got in the truck one day recently when the weather was just so good you couldn't stay inside. We drove through Canyon Lakes, which was another blog. After that we drove a little further north of the Kilpatrick Turnpike on Council. I believe it was just a few blocks north of 150th we pulled through the gates of Stone Manor Lakes. I got out and took a few photos to been seen on the Manchester Homes blog. We drove down the street looking for activity. The homes and lot size were impressive. We met the Building Superintendent, who was able to help us with any questions that came up.

We started out looking at home that had not been completed. There was tile going down as we looked looked at one houe. Then we were taken to the model home. Wow. This was a great home. It had a nice sized yard and a lot of living space. To me, the coolest thing was having two master suites with sitting areas located on opposite ends of the home. This 5012 square foot house was priced amazingly.

Just a few minutes from the Kilpatrick Turnpike, this is and will be a very distinguished addition to live in. Low traffic, and homes big enough to raise a family in. The Stone Manor Lakes are located in Deer Creek Schools with access to all parts of the City via the Kilpatrick Turnpike.

The Oklahoma City and Edmond areas are bursting with new homes and additions. Some families want to build a custom home to fit their own needs, styles, and tastes.

I started writing a step by step process as a guide help someone to custom build. I was going for a simple step by step document. Something like Custom Build Your Home for Dummies. I didn't like the idea of referring clients to dummies. Besides, there already is a book with a similar name for $13.59.

As I started writing the procedure out, it soon became clear that there are so many variables that it was somewhat mind boggling. The bottom line is it depends on each prospect's circumstances, the cooperation of the Builder, and the location. It's not a difficult process and is done one step at a time.

You can either have an architect design your dream home, or start looking at new homes on the market. If you go with an architect, it will most likely cost more, and be hard to visualize the finished home until completion. It will have to fit on the lot of your choice and meet Home Owner's Association guidelines.

Builders are already building new homes that you will probably like a lot without changing much. Find some homes that you really like and think about what you might want changed. This way you will have seen the finished home, lacking only the magic of your own modifications. Most builders don't have a problem with design changes as long as they are structurally sound. If the changes are minor it may not even cost any more. Some upgrades can be left off to save you money that you can use for a larger kitchen, dining room, or study. On the changes that are more extreme, the Builder will be able to give price quotes.

Some builders want a large deposit if you custom build your home in a way that varies from their original plan. Builders have to be careful not to build a home that can't be sold if you for some reason don't qualify at the time of the closing, or act of God changes the final outcome. If you start working with a builder with a house they have already started, and your changes are minor, the larger deposit is usually not necessary.

My simple solution for custom building your own home, is find a Realtor that can guide you through the process. A Realtor that works well with builders, and is qualified to give you a comparative market analysis for the area that you want to build in. If you own your current home, you will probably want to use a Realtor to sell it anyway.

The highest price on the market in Warr Acres is $249,900 with the lowest current listing at $59,900. 46 homes have sold in Warr this year ranging from $39,900 to 290,000. There are currently 6 pending contracts. Again these numbers are not an exact figure, but reflect the current information from the local MLS system.

Project to Make Curbs More Visible A new project in Warr Acres aims to help older drivers by making dark street corners easier to see and navigate. The first curbs to be painted were at the corner of N.W 46th Street and N. Meridian Avenue. It all began when resident Marian Edgman called city hall with her painting idea and was given the phone number of Warr Acres Beautification Committee Chairperson Jan Blake. Ms. Blake said she talked to Street Department Supervisor Bill Robertson about the possibility of the city painting the curbs. "He said there is no money in the budget for the project, so we decided to do it ourselves," she said.
