&lt;p&gt;&lt;strong&gt;First-time home buyers have less than two months left to find and close on a home to qualify for the $8,000 Federal tax credit before the Nov. 30 deadline.&amp;nbsp;Those just beginning the process will have to beat the average time it takes to buy a home-a challenge smart buyers can meet even though it's taking longer today to close most transactions.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Two significant challenges first-time buyers face today include the potential for a lengthy process related to search and closing if not managed carefully at every step, and intensified competition. On average, first-time buyers search 12 weeks to find a home, while closing can take up to 60 days, depending on individual circumstances and local regulations. Additionally, the tax credit has proved to be extremely popular this year, since taking advantage of the first-time homebuyer's Federal tax credit and relevant state incentives is the most important reason motivating 10.8% of buyers today. In fact, approximately 1.14 million buyers have already filed for the credit. Many more are expected to file for the credit when income taxes are due April 2010.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Still, while time is short and competition high, historically high affordability is a major factor driving first-time home buyers today, a growing group accounting for one third of all purchases in July 2009. The National Association of REALTORS' affordability index in July 2009 was 36.0 percentage points higher than July 2008. Under these conditions the typical median-income family can allocate 15.8% of their gross income to mortgage payments, well below the traditional allowance of 25%. Interest rates, which play a major factor in affordability, remain low, at 5.22% in July for a 30-year fixed rate loan.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;REALTOR.com President Errol Samuelson explains, &quot;The national median home today costs approximately 174,100. After all it may be a more convient time for potential buyer's to view their home. I think it also draw's buyer's attention that there is life in the home and people living there care and enjoy their home.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; That being said, let's talk about keeping it low key, such as a tasteful spring wreath on the front door, maybe some container's of Crocus at the front steps or on the kitchen table. Anything we can do to bring the outdoors in and show the home as freshened for Spring with delicate touch of the impending holiday. No stuffed Bunnies or easter eggs hanging form the tree's. Maybe some wrapped easter candies in a festive bowl inviting potential buyer's to linger&amp;nbsp;while reading&amp;nbsp;about the home in the flyer's. Freshness and hospitality are the operative word's here and home and yard ready for Spring.&lt;br /&gt;I am also a big fan of getting the garden furniture out of the garage ASAP, minus pads of course in Ohio,&amp;nbsp;so buyer's can see we are ready to enjoy the back yard as soon as weather permits. &lt;p&gt;&lt;strong&gt;1.&amp;nbsp; Inventory&lt;/strong&gt; - In the spring, how many other sellers will have ended up doing the same&amp;nbsp;strategy ?&amp;nbsp; They may have been waiting a year or so until the market got better or perhaps just figured it was the best time to list their property.&amp;nbsp; So come March, April and May, there will be that&amp;nbsp;much more competition to potentially compete with !&amp;nbsp;&amp;nbsp; &lt;em&gt;By listing now, you avoid all that potential competition.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. Motivated Buyers&lt;/strong&gt; - Often many buyers will just wait until spring to start their search as well.&amp;nbsp; They will just be beginning the procoess.&amp;nbsp; Believe me the buyers that are out house hunting during the Thanksgiving and XMAS timeframes are serious and motivated.&amp;nbsp; &lt;em&gt;By listing now, you will potentially get one of these buyers to write a deal on your property !&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
