Real Estate Auction Myths - Part 9

We are getting close to finishing this series of real estate auction myths. I hope that you are enjoying reading the content, learning about auctions, and hopefully seeing that there are many benefits to selling real estate at auction.

Myth 9 - If I sell my property at auction I will have to give it away.

This is a very common myth and leads to some great discussion regarding market value as well as the different types of real estate auctions.

First let's talk about market value. There are many ways to talk about the value of something. We have book value, appraised value, replacement value, etc.

Market value is defined as: Something is worth what someone is willing to pay for it on a given day.

As a professional real estate auctioneer, it is my job to market a property and bring all potential buyers to that property on that given day. In the end, the competitive bidding process will ensure that the buyer who was willing to pay the most is given the opportunity to do so.

If we line up 10 people and ask them the value of the stapler sitting on the desk in front of you, we are going to get ten different answers. At the end of the day, the value of that stapler is whatever buyer number 9 made buyer number 10 bid in order to secure the purchase.

Now let's talk about the different ways to sell. There are many variations, but the 3 basic ways to sell are;

Absolute: The property sells regardless of price.

Minimum Published Bid: The property sells at or above a published number.

Undisclosed Reserve: The property sells subject to owner confirmation and the reserve is not known.

There is a lot more we can talk about here, but it is safe to say that when you sell your property at auction, you are not giving it away.

Real Estate Auctions - When is the right time to sell?

When is the best time to have an auction? This is a common question that I get as a professional real estate auctioneer in the Kansas City metropolitan area.

The short answer is, as soon as you are ready.

In reality there are many factors to consider when someone is making a decision to sell real estate at auction.

One of the first questions that I will ask a potential seller is, what is your reason for selling? There are many reasons to sell, and if a seller is not motivated by time, then I would say now is not the time to sell your property, whether it be at auction or otherwise.

If time is important, then being able to eliminate your cost to hold or free up cash to invest or use elsewhere, are two great reasons to see if the timed defined solution of selling real estate at auction is right for you.

In the past two months we have had excellent participation at our real estate auctions in the metro area.

Have you ever had a moment of clarity that you wish you didn't get? My moment was when I realized that I have been neglecting my active rain blog. Don't get me wrong, I enjoy blogging, but it has been a hectic year with a 17 month old son and a 12 week old daughter to keep up with, let alone blogging.

After receiving more then one request to finish this 10 part series, I decided to take a few minutes and recommit.

This 10 part series will hopefully help dispel some of the most common myths about real estate auctions that I have encountered as a professional Real Estate Auctioneer.

Myth 8 - All auction companies are the same, and all auctions are run the same.

This myth is one that usually comes up when someone has been to a bad auction run by a company that is less then professional.

Make sure that you read the terms and conditions of each auction and make sure that you call the auction company to make sure that you understand their use of specific terminology.

In addition to licensure and continuing education within the real estate industry, it is important to work with auctioneers who are leaders in their industry. Several questions to ask a prospective auctioneer or auction company are:

Are you actively involved in the National Auctioneers Association? Do you have additional certifications such as Certified Auctioneers Institute, Accredited Auctioneer of Real Estate, Auction Technology Specialist, etc?

Do you serve on committees to help your association and industry improve?

In addition to serving on the technology committee for the National Auctioneers Association, I also serve as a member of the MLS board and teach a designation program for the National Auctioneers Association.

It is my opinion that we should never stop learning, and never stop striving to be the best that we can be. This is the only way that we can ensure that we are always on the cutting edge, and suited to help our clients in their time of need.

Wishing Everyone a Prosperous 2008

2007 was the busiest year of my life. With the birth of our first child as well as moving our office and opening our auction center in Kansas City, we have had our hands very full. With all of these blessings, I have been less then active on my active rain blogging for a few months.

I would like to take this time to reflect on a good year, commit to more active blogging, and wish everyone a prosperous and happy 2008.

10 Myths About Real Estate Auctions - Part 7 of 10

This 10 part series will hopefully help dispel some of the most common myths about real estate auctions that I have encountered as a professional Real Estate Auctioneer. Please visit my Auction Blog to read the other auction myths.

Myth 7 - I Won't Know If I am The Winning Bidder on Auction Day.

Typically the results of an auction are known on the day of the auction. In some cases there might need to be confirmation from the seller who is not available at the time of the auction. In this case a professional auction company will disclose to the bidders that notification of acceptance will be given within a specific time period.

If the property is being sold at absolute auction then there is no need for seller confirmation and the high bidder will know that they are the winning bidder on auction day.

Kansas City Auctioneer Receives 2007 Kansas State Champion Auctioneer Title

Kansas City, MO - Add fast-talking auctioneers to the funnel cakes and Ferris Wheels enjoyed by fair goers at this year's Kansas State Fair. Kansas City Auctioneer Robert Mayo was honored at this year's fair as the 2007 Kansas State Champion Auctioneer. Robert competed against his fellow auctioneers on September 12^th for the coveted title.

Contestants were judged on their bid calling skills, including rhythm, voice quality, and clarity. Competitors were also judged on their responses during an interview round. As Kansas' Champion Auctioneer, Robert will compete next year in the International Auctioneers Championship (IAC) in Nashville. The IAC winners in the male and female division are considered by the industry to be the world's best auctioneers.

The Kansas City based auctioneer co-owns Mayo Auction & Realty and specializes in real estate auctions. Robert resides in Belton, MO with his wife, Aileen, and their son, Lincoln.

If you have one or more firearm that you would like to sell or consign, call us today. We pay cash for guns, coins, collections and items of value.
All Firearms (Does not apply to relics or antiques): Payment is due day of auction. All applicable gun laws will be observed. All buyers will fill out 4473, show ID, and FBI background check will be performed before possession of firearm will be transferred to the buyer. If the buyer is unable to take possession of the firearm due to failure to pass background check an 18% restocking fee will be assessed. (If you cannot pass the background check, please do not bid on firearms).
Handguns: Out of state residents must have handgun transferred to a FFL (Federal Firearm Licensee) in their state of residence and buyer must take possession from them. They are fairly easy to find (most gun shops will do this for you) and most charge a nominal fee for this service. A shipping and handling fee will be assessed to send the handgun to the FFL. For Kansas residents, if you use our recommend FFL they will charge $15 per handgun to do the transfer and there will be no shipping and handling fee.
Online bidders: Firearms cannot be shipped to private parties. Firearms must be shipped to FFL and then buyer can take possession from them. They are fairly easy to find (most gun shops will do this for you) and most charge a nominal fee for this service.

Auctioneers Conference and Show in San Diego California

Every year we look forward to taking a trip somewhere different and spending time learning, relaxing, making new friends and visiting with old friends. The event each year that allows us to do this is The National Auctioneers Association annual Conference & Show. This year the National Auctioneers Association is holding their annual conference and show in beautiful San Diego California.

We are looking forward to spending time in classes that will cover a variety of topics related to the auction industry. Some of the classes that I enjoy the most include selling real estate at auction, benefit and fundraising auctions, technology and specialty auctions. Every year I learn something new that allows me to better serve my clients, and their needs.

We are also looking forward to spending time with friends who we talk to throughout the year, but only get a chance to see at this conference.

In a few years the annual conference will actually be in Kansas City, which will give us an opportunity to host a great group of auctioneers and show them all what a great city this is. Who knows, maybe we will even eat a little BBQ.

A Good Reason To Stop Blogging.

My participation here on active rain has diminished since last week, and for a very good reason.

On June 27th at 1:04pm my Wife Aileen gave birth to our first child, Lincoln Robert Mayo. He was 9 pounds and is already ruling the Mayo household.
