Texas Grand

I received an email this week from a friend asking if I knew what "Grand Texas" is all about.

I had not heard anything about it... and I live and work in Tomball, TX.

I looked into it and found out that Grand Texas is currently in the development stage, however it's scheduled to open in the Spring of 2010!

Grand Texas Tomball is an adventure park to be located in Tomball, Texas, about 25 miles north
of downtown Houston, and about 7 miles southwest of The Woodlands.

Grand Texas will include rock climbing, a mechanical bull, giant arcade and other activities
based on Texas history and culture.

Grand Texas will include: pony rides, petting zoos, pig races, a peewee rodeo, canoeing, catch & release fishing, a reception hall reminiscent of the Texas State Governors Mansion, and much, much more.

HOW AWESOME! I am very excited. Support Grand Texas :) Go to the meeting scheduled for this week. See you there!

Tax Sale - Title Insurance

I've been working with a client the last week or so trying to find a title company that will close the sale of a property he bought at Tax Sale over a year ago. It's been interesting.... no one knows what I'm asking and they have to ask the UW and once the underwriter hears that it was purchases at a Tax Sale less than 2 years ago, they don't want to touch it.

FHA LOAN LIMIT INCREASES ANNOUNCED

HUD has officially announced its new loan limits. To see your areas limits, click here . Harris and Montgomery counties' new limit is $271,050, the old limit was $200,160.

FHA loans offer 97.75% financing. In addition, .75% of the purchase price must be paid by the borrower towards closing costs. FHA loans are not just for first time homebuyers and there are on income guidelines. In addition, there are down payment assistance programs that can be used with the loan. FHA also allows a 6% seller contribution for closing. FHA rates are fixed, but upfront and monthly mortgage insurance apply.

Lake Conroe includes the cities of Conroe, Montgomery and Willis

Conroe is located 40 miles north of Houston, Texas

Lake Conroe is a 21,000 acre lake. The lake has an average depth of 20.5 feet, and a maximum depth of 75 feet. The controlling authority of the lake is the San Jacinto River Authority. The City of Houston owns a two-thirds interest in the lake; the SJRA owns one-third. The lake extends about 21 miles in length and covers 20,118 acres with 5,000 acres in Sam Houston National Forest and capacity of 430,260 acre feet.

Lake Conroe is a man made lake built as an alternate water supply for the city of Houston by the City of Houston, the San Jacinto River Authority and the Texas Water Development Board in January 1970, the lake was completed January 1973 and it was filled on October 31, 1973.

I was out showing property today in Pasadena, Texas, and saw a few homes that need some work, but are listing at unbelieveable prices. What about 1800 sq for $82K or 2600 sq for $79K? They are not my listings, so I cannot advertise them here, but call me for more details.

A realtor is paid less than what everyone believes....

Do you know that a realtor does not make 6% of the sales price? When 2 different agents/brokers represent the parties in a real estate transaction (which is what happens most of the time), each side gets 3%. That 3% is then reduced in many ways.

Most large companies charge monthly, transaction, and franchise fees
Many agents pay a 30% or higher split to their broker unless they are 100% commission, then they pay large monthly fees (i.e. $1000 or more a month)
Many agents market their properties
Agents have to pay taxes on income also

A good example would be:

$190K home sold (average sales price in Houston, TX as of January 2008)

$5700 - 3% commission

$342 - franchise fee - 5%

$120 - transaction fee

$500 - monthly fee split in 2 (let's say the agent closes 2 deals a month and is 100% commission)

$200 - advertising

$4538 - net before taxes

$1362 - 30% for taxes

$3,176 - net commission

And the agent still has other expenses such as offices supplies and gas to drive around town showing homes. And the agent probably worked 40 to 80 hours to get this deal done.....

Application for Residential Homestead Exemption - Brazoria County

If you haven't applied for your homestead exemption, it's that time of the year again!!!!

Per the Texas application for residence homestead exemption, you may only apply for residence homestead exemptions on one property in a tax year. A homestead exemption may include up to 20 acres of land that you actually use in the residential use (occupancy) of your home.

To qualify for a homestead exemption, you must own and reside in your home on January 1 of the tax year. You must complete a form and return it to the appraisal office between January 1 and April 30. You can download the application from the appraisal district.

This process is FREE! There is no fee, if you receive a letter asking you to pay... disregard and send your form directly to your appraisal district.
