      <description>&lt;p&gt;I received an email this week from a friend asking if I knew what &quot;Grand&amp;nbsp; Texas&quot; is all about.&lt;/p&gt;
&lt;p&gt;I had not heard anything about it... and I live and work&amp;nbsp;in Tomball, TX.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I looked into it and found out that Grand Texas is currently in the development stage, however&amp;nbsp;it's scheduled to&amp;nbsp;open in the Spring of 2010!&lt;/p&gt;
&lt;p&gt;Grand Texas Tomball is an adventure park to be&amp;nbsp;located in Tomball, Texas, about 25 miles north&lt;br /&gt;of downtown Houston, and about&amp;nbsp;7 miles southwest of The Woodlands.&lt;br /&gt;&lt;br /&gt;Grand Texas will include&amp;nbsp;rock climbing, a mechanical bull, giant arcade and other activities&lt;br /&gt;based on Texas history and culture.&lt;br /&gt;&lt;br /&gt;Grand Texas&amp;nbsp;will include: pony rides, petting zoos,&amp;nbsp;pig races, a&amp;nbsp;peewee rodeo,&amp;nbsp;canoeing, catch &amp;amp; release fishing,&amp;nbsp;a reception hall&amp;nbsp;reminiscent of the Texas State Governors Mansion, and much, much more.&lt;br /&gt;&lt;br /&gt;HOW AWESOME!&amp;nbsp; I am very excited.&amp;nbsp; Support Grand Texas :)&amp;nbsp; Go to the meeting scheduled for this week.&amp;nbsp; See you there!&lt;/p&gt;

      <title>A realtor is paid less than what everyone believes....</title>
      <description>&lt;p&gt;Do you know that a realtor does not make&amp;nbsp;6% of the sales price?&amp;nbsp; When 2 different agents/brokers represent the parties in a real estate transaction (which is what happens most of the time), each side gets 3%.&amp;nbsp; That 3% is then reduced in many ways.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Most large companies charge monthly, transaction, and franchise&amp;nbsp;fees&lt;/li&gt;&lt;li&gt;Many agents pay a 30% or higher split to their broker unless they are 100% commission, then they pay large monthly fees (i.e. $1000 or more a month)&lt;/li&gt;&lt;li&gt;Many agents market their properties &lt;/li&gt;&lt;li&gt;Agents have to pay&amp;nbsp;taxes on income also&lt;br /&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;A good example would be:&lt;/p&gt;&lt;p&gt;$190K home sold (average sales price in Houston, TX as of January 2008)&lt;/p&gt;&lt;p&gt;$5700&amp;nbsp;&amp;nbsp;&amp;nbsp; -&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 3% commission&lt;/p&gt;&lt;p&gt;$342&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; franchise fee - 5%&lt;/p&gt;&lt;p&gt;$120&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; -&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; transaction fee&lt;/p&gt;&lt;p&gt;$500&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; monthly fee split in 2 (let&amp;#39;s say the agent closes 2 deals a month and is 100% commission)&lt;/p&gt;&lt;p&gt;$200&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; advertising&lt;/p&gt;&lt;p&gt;$4538&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; net before taxes&lt;/p&gt;&lt;p&gt;$1362&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;30% for taxes&lt;/p&gt;&lt;p&gt;$3,176&amp;nbsp;&amp;nbsp; -&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; net commission&lt;/p&gt;&lt;p&gt;And the agent still has other expenses such as offices supplies and gas to drive around town showing homes.&amp;nbsp; And the agent probably worked 40 to 80 hours to get this deal done.....&amp;nbsp;&lt;/p&gt;</description>
