As always, I try to convey an accurate portrait of our company and what it&amp;rsquo;s like to work with us while getting to know the potential new agent.&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;color: #ff0000;&quot;&gt;I always end up saying the same things&amp;hellip;&lt;/span&gt; &amp;ldquo;It&amp;rsquo;s our culture that makes us different&amp;rdquo; and &amp;ldquo;we&amp;rsquo;re like a family&amp;rdquo;, which sound sort of &lt;span style=&quot;color: #ff0000;&quot;&gt;cliche&amp;rsquo;ish&lt;/span&gt; ( I know this isn&amp;rsquo;t a word!)&lt;/p&gt;
&lt;p&gt;When I interview for our offices, I look at the person in front of me and try to visualize how they will &amp;ldquo;fit&amp;rdquo; within the office.  Most often, I end up apologizing for talking too much and going on too long (I do love my company!) instead of being a good interviewer and asking lots of the boring traditional questions.&lt;/p&gt;
&lt;p&gt;When I do get to the questions I like to ask, I&amp;rsquo;m usually able to bring to the top what the agent is really looking for in a brokerage, and what they need to succeed.  &lt;span style=&quot;color: #ff6600;&quot;&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;color: #ff6600;&quot;&gt;&lt;strong&gt;REALTORS are starting to get that it&amp;rsquo;s not all about us anymore.&lt;/strong&gt;&lt;/span&gt; People don&amp;rsquo;t care what million dollar clubs we belong to.  They&amp;rsquo;re not impressed with our image websites with pictures of our dogs and cats or our beautiful families.  People want the local info, the stuff they can&amp;rsquo;t find on Zillow or Trulia.&lt;/p&gt;
&lt;p&gt;They will gravitate to those agents who can provide them with this type of service.  We teach this everyday! &lt;p&gt;Last Sunday, our Government made a strategic decision to officially bail out Fannie Mae and Freddie Mac.    The decision is obviously great news for the two mortgage giants, and homebuyer-hopefuls should be just as excited &amp;ndash; you&amp;rsquo;re going to benefit, too!&lt;/p&gt;
&lt;p&gt;Although the bailout is a complicated issue, it is better than the alternative &amp;ndash; the failure of two companies that own or guarantee about $5 trillion in home loans!&lt;/p&gt;
&lt;p&gt;A complete failure of Fannie Mae and Freddie Mac could have lead to a catastrophic freeze in the mortgage market because of the lack of money to fund new loans.&lt;/p&gt;
&lt;p&gt;The bailout is positive news and is exactly what the housing industry needs right now.  The CEO&amp;rsquo;s of Fannie Mae and Freddie Mac are being replaced and the new heads will report to the recently formed Federal Housing Finance Agency &amp;ndash; which was created under our friend the Housing and Economic Recovery Act.&lt;/p&gt;
&lt;p&gt;There will be an injection of up to $100 billion into each of the two companies which should help lower mortgage rates and add stability to the economy.  Lower rates and added stability will entice banks to become more willing to write new purchase-money loans and refinance existing loans.&lt;/p&gt;
&lt;p&gt;Since the announcement, we have already seen a dramatic decrease in rates.  From September 5 to September 8, Conforming 30-year fixed rates dropped about a half percent!&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Buyers are coming out of the woodwork asking how much more they can afford at these lower rates.&amp;nbsp; With their buying power significantly increased, everyone is excited by the homes that are now in their price range.&lt;/p&gt;
&lt;p&gt;San Diego is a particularly fortunate place to be if you want to buy a new home.  A recent report by Global Insight, the global leader in economic and financial analysis, showed that San Diego homes are undervalued by more than 17 percent.  This is a dramatic drop from 2005; at that time our city was overvalued by more than 39 percent.&lt;/p&gt;
&lt;p&gt;The combination of lower rates, increased buying power and a newly affordable inventory of housing makes this a fantastic time to buy a home.&lt;/p&gt;
&lt;p&gt;The key will be for the rates to hold at these low levels.  Remember, lower mortgage rates alone will not solve the housing predicament.&lt;/p&gt;
&lt;p&gt;The highly unregulated, Wild West of loan guidelines we experienced a year or so ago helped get us into a mess and the market is still in a corrective period.  Reasonable rates, fair guidelines and a properly valued market are our way out.&lt;/p&gt;
&lt;p&gt;It is still hard to tell how all of this will be absorbed in the long run and there is no quick fix to the housing situation, but combined with other recently passed legislation, we are making fantastic progress.&lt;/p&gt;</description>

&lt;p&gt;&lt;strong&gt;Single-Family Detached Home Prices&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;bull;The median price for all homes in North San Diego County &amp;ndash; single-family&lt;br /&gt; detached and single-family attached &amp;ndash; was &lt;strong&gt;$418,000 in June 2008&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;median-priced&lt;/strong&gt; single-family detached (SFD) home in North San Diego&lt;br /&gt; County fell 4.85 percent to $490,000 in June 2008 from $515,000 in May 2008.&lt;/p&gt;
&lt;p&gt;&amp;bull;SFD median prices in &lt;strong&gt;Non-North County&lt;/strong&gt; zip codes fell 3.75 percent to $385,000&lt;br /&gt; in June 2008 from $400,000 in May 2008.&lt;/p&gt;
&lt;p&gt;&amp;bull;June 2008 median SFD prices in &lt;strong&gt;North San Diego County&lt;/strong&gt; decreased 26.5 percent&lt;br /&gt; year over from $667,000 in June 2007. Median price declined 28.34 percent in&lt;br /&gt; Non-North County from $537,250 in June 2007.&lt;/p&gt;
&lt;p&gt;&amp;bull;The &lt;strong&gt;countywide median&lt;/strong&gt; SFD price decreased to $418,000 in June 2008 from&lt;br /&gt; $435,000 in May 2008, a 30 percent decrease from June 2007.&lt;/p&gt;

If you&amp;rsquo;re still sitting on the fence wondering what to do, you&amp;rsquo;re probably going to miss a great buying opportunity. If you&amp;rsquo;re waiting to get into a home and think you can time the bottom, &lt;strong&gt;talk to my ex-stockbroker&lt;/strong&gt;.&lt;/p&gt;

      <title>Skyrocketing Gas Prices In San Diego Impact Realtors</title>
      <description>&lt;p&gt;I had to &lt;strong&gt;stop for gas&lt;/strong&gt; yesterday on my way home, having milked my gas tank down to 3 miles remaining. Since I was driving my &lt;strong&gt;Mercury Mountaineer SUV&lt;/strong&gt;, I paused to think as I looked at the $4.47 price per gallon. I did a quick calculation in my head&amp;hellip;$4.47 times 21 gallons, gee that&amp;rsquo;s over $90 bucks! And that didn&amp;rsquo;t include the quick drive-thru car wash I was going to get and desperately needed.&lt;/p&gt;
&lt;p&gt;After the pump stopped filling up, at $97.43 (I guess my tank holds a little more than 21 gallons) and I added the $10 car wash, my stop cost me &lt;strong&gt;$107.43 cents!&lt;/strong&gt; As I pulled out of the wash, looking down at my &amp;ldquo;miles remaining&amp;rdquo; guage, my vehicle told me I could go another 311 miles until the next day that I would be totally depressed. That works out to about a whole lotta cents per mile. At these costs, thoughts of getting a bigger better and newer SUV evaporated and were replaced with the thought of that itty bitty car, what&amp;rsquo;s it called, the &lt;a href=&quot;http://www.smartusa.com/&quot; title=&quot;See The Little Smart Cars&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;&amp;ldquo;smart-car&amp;rdquo;&lt;/strong&gt;&lt;/a&gt;.&lt;/p&gt;

And then I wondered&amp;hellip;how would I feel about my REALTOR if he showed up to meet me at a property driving one of these things?&lt;/p&gt;

I myself am an avid fan and have religiously watched it for years and often find my life running parallel to Carrie Bradshaw. WHAT!! &amp;ldquo;Really Carrie! shouldn&amp;rsquo;t you do the right thing by saving for that apartment instead of doing the fun thing and buying those HOT SHOES!!&amp;rdquo; If you remember or didn&amp;rsquo;t see it, &amp;ldquo;Big&amp;rdquo; gave her a check for the down payment but she ripped it up and eventually received a check from her best friend, Charlotte, and all was good. You have to love sisterhood! Then her significant other, Aidan, stepped in to buy the other apartment and began to remodel.&lt;/p&gt;
&lt;p&gt;If you&amp;rsquo;re single, in a big, popular city&amp;hellip;New York, Chicago, San Diego, Los Angeles, San Francisco. Are you financially able to buy real estate if you do not have a significant other, spouse, friend, if you have children, or not?? Well, reality is, rentals have increased in price, especially the HOT places.&lt;/p&gt;
&lt;p&gt;In San Diego County, you look for a rental in the HOT places that fit your budget, you go check it out, and it turns out to be a dump. Owners who want to rent have the upper hand right now because lenders have such difficult criteria to purchase a home, so most return and give up to renting. Oh, but it&amp;rsquo;s such a great market to purchase bank owned property right now, so this is said!&lt;/p&gt;
&lt;p&gt;Well, most of us love our shoes or whatever. So it&amp;rsquo;s a toss up. Should we buy shoes that make us look fashionable and HOT, or should we save and buy an apartment&amp;hellip;.out here in San Diego, it&amp;rsquo;s called a &amp;ldquo;home&amp;rdquo; or &amp;ldquo;condo&amp;rdquo;. Well, I must tell you&amp;hellip;I&amp;rsquo;m all about looking hot and sexy and I would go for the shoes, but dreams of owning a home prevails.&lt;/p&gt;
&lt;p&gt;Bottom line. If you&amp;rsquo;re an independent contractor and you have tons of write offs in order to fore-go paying high taxes (in compliance with the IRS I must add), you are pretty much unable to qualify for a loan to purchase a home, unless you want to buy one that is built to apartment specifications, or a tear down or shack somewhere in an unsafe neighborhood. Hello! Single mom or women in these neighborhoods? No thank you. I&amp;rsquo;d rather buy the Jimmy Choo or Milano Bilanek shoes!!! By the way, this message is for the median income or lower income buyer/renter, not the buyers or sellers out there that make $80K/year or more&amp;hellip;whatever lenders are looking for now.&lt;/p&gt;
&lt;p&gt;If you have a significant other and one makes a salary of approximately $40K/year, but the other is an independent contractor and has write offs to avoid taxes, you&amp;rsquo;ll probably have to rent. Then we have the owners and landlords taking advantage of the tough stipulations lenders require to buy a home at this time, so the rents have increased, even if it&amp;rsquo;s a dump on the coast. So, if the rents are high, how can we save for that 3% or more down payment for that dream home?&lt;/p&gt;

&lt;p&gt;A bubble is a periodic rapid increase in real estate values that sustains itself until such time as the market will not support further prices increases. &lt;span style=&quot;color: #808000;&quot;&gt;Bubbles are invariably followed by severe price decreases over a relatively short period of time.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2)&lt;/strong&gt; &lt;strong&gt;Does San Diego&amp;rsquo;s market rise and fall reflect this definition of a real&lt;br /&gt; estate bubble? Explain.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;Yes and no.&lt;/span&gt;&lt;/strong&gt; &lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;Over a five year period from 2003 through 2007, San Diego real estate values soared to record levels,&lt;/span&gt;&lt;/strong&gt; followed by significant price adjustments in certain areas of the county. Inland San Diego County and the South Bay reflect this definition of a bubble; however Coastal areas from Downtown North have not exhibited a decline as severe.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3) &lt;/strong&gt;&lt;strong&gt;What led to the rise in San Diego&amp;rsquo;s market, and what triggered the&lt;br /&gt; beginning of the downturn?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;Many factors led to the rise. Location, demand, low interest rates coupled with a lack of sound underwriting practices by lenders and the expectation of future profits by investor oriented individuals.&lt;/span&gt;&lt;/strong&gt; What triggered the beginning of the downturn was demand was satisfied and supply began to rise, subprime mortgage money became much harder to obtain, and negative financial news began to dominate the headlines causing loss of consumer confidence in the housing market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4) What stage of the market cycle is San Diego now in? &lt;/strong&gt;&lt;img src=&quot;http://www.hotonsandiego.com/wp-content/uploads/2008/06/quote6-06-08.jpg&quot; align=&quot;right&quot; alt=&quot;&quot; /&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;color: #808000;&quot;&gt;&lt;strong&gt;We believe San Diego is at or approaching the bottom of the cycle. &lt;/strong&gt;&lt;/span&gt;A recent Wall Street Journal article states that the boom made housing unaffordable for many families, especially first time homebuyers. Recent statistics reveal that the affordability index has now risen from a low of 14% to over 33%. In April of 2008, single family home sales are a mere 3.55% below the April 2007 levels and indications are that this turnaround will soon result in sales exceeding comparable 2007 levels. (See attached chart 2004-2008 SFD Closed Through MLS.)&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;color: #000000;&quot;&gt;&lt;strong&gt;5) What makes San Diego&amp;rsquo;s real estate market unique when compared to other&lt;br /&gt; markets that saw rapid rises and then declines in home prices: such as Las&lt;br /&gt; Vegas and Miami?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;San Diego is unique.  We live in a paradise with perfect weather and geographical boundaries that naturally limit our growth&lt;/span&gt;,&lt;/strong&gt; thus making San Diego even more coveted. Our economy here is sound, not dependent on any one industry or huge employer. Every year we have a net gain of people moving here from all over the world, and buying real estate. Although we have standing inventory of condo&amp;rsquo;s and new homes, this nventory doesn&amp;rsquo;t compare with the numbers in Miami or Las Vegas.&lt;/p&gt;

Consumer confidence in San Diego County, like most places is driven by our economy at large; and therefore still remains somewhat weak. The factors that will start to turn consumer confidence will be the stabilization of home prices, job stability, and overall &amp;ldquo;good news&amp;rdquo;.&lt;/p&gt;

      <title>Escondido Real Estate Prices Lure Buyers Not Newspapers</title>

&lt;p&gt;Today I got up and read the headline in the business section of the local Sunday paper, headline reading &lt;span style=&quot;color: #808000;&quot;&gt;&lt;em&gt;&lt;strong&gt;&amp;ldquo;Real Estate Crisis About To Get Worse&amp;rdquo;&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;. The story went on and on about how the number of foreclosures are expected to rise and continue to rise throughout 2008. &lt;strong&gt;&lt;em&gt;&lt;span style=&quot;color: #808000;&quot;&gt;The story continued on two additional pages&lt;/span&gt;&lt;/em&gt; &lt;/strong&gt;and the secondary headline on the next page read &lt;em&gt;&lt;strong&gt;&amp;ldquo;Crisis&amp;rdquo;&lt;/strong&gt;&lt;/em&gt; continued from page one. The author talks about real estate agents being at odds with &amp;ldquo;analysts&amp;rdquo;.&lt;/p&gt;
&lt;p&gt;Further, I was confused by the quote attributed to their &amp;ldquo;analyst&amp;rdquo; that went as follows; &lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;&amp;ldquo;I am more wondering when is this thing going to blow up, and you&amp;rsquo;re already talking about light at the end of the tunnel&amp;rdquo;&lt;/span&gt;&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;&lt;span style=&quot;color: #808000;&quot;&gt;&lt;strong&gt; Huh?&lt;/strong&gt;&lt;/span&gt; (No, I did not misquote or mistype, this is actually what was printed). &amp;nbsp; The quote was attributed to &amp;ldquo;an investor and former real estate broker&amp;rdquo; (actually still a real estate broker&amp;hellip;I looked him up). But just as I was trying to find the meaning of this utterance, &lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;I realized what this was; just another opinion from someone who is probably not active in today&amp;rsquo;s market standing on the sideline barking negative information.&lt;/span&gt;&lt;/strong&gt; Oh yeah, and the newspaper&amp;rsquo;s attempt to sell more papers.&lt;/p&gt;
&lt;p&gt;I&amp;rsquo;m feeling less and less sorry for my local paper, &lt;strong&gt;&lt;span style=&quot;color: #808000;&quot;&gt;as they are quickly being put out of their misery by the internet.&lt;/span&gt;&lt;/strong&gt; What was once three sections and maybe 15-20 pages of real estate advertisements has shrunk to practically nothing. Why? &lt;span style=&quot;color: #000000;&quot;&gt;It&amp;rsquo;s an old school medium that is frantically trying to turn all of their former print advertisers into advertisers on their internet portal.&lt;/span&gt; For years and years, many great local real estate brokers paid lots of money for what is essentially &amp;ldquo;presence&amp;rdquo; advertising in local papers, and are now being assaulted on an almost daily basis with three month old news and random predictions.&lt;/p&gt;

&lt;p&gt;We&amp;rsquo;ve all determined that putting our listings online where we can display dozens of photos, virtual tours, satellite images, school information, walkscores along with just about anything else you can think of that runs 24/7 all over the world at a fraction of the cost&amp;hellip;is more valuable than one picture (sometimes blurry) and very small for a one day run with a declining readership in a limited area.&lt;/p&gt;
&lt;p&gt;Today I helped my wife (who is a local Escondido Realtor) hold an open house in Brookside.&amp;nbsp; &lt;span style=&quot;color: #808000;&quot;&gt;&lt;strong&gt;We had over twenty five people show up for it&lt;/strong&gt;&lt;/span&gt;, and by the way she did not advertise it in the local fishwrap.&amp;nbsp; We met several nice people, including three different couples looking to buy in Brookside since prices have come down and made it an incredible value.&amp;nbsp; One couple owns another home in Vista that they intend to keep as an investment property, and move into the Escondido home.&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;color: #808000;&quot;&gt;&lt;strong&gt;The market is the market.&amp;nbsp; And today&amp;rsquo;s buyer has an incredible opportunity.&amp;nbsp; &lt;/strong&gt;&lt;/span&gt;Prices have dropped significantly and interest rates are still at historic lows.&amp;nbsp; Bank owned homes that need to disappear from their books are selling like wildfire, some with multiple offers over asking price, and&amp;nbsp;many to investor buyers who know San Diego County real estate will rebound.&lt;/p&gt;

      <description>&lt;p&gt;Twice a year, the street in front of our office is filled with tens of thousands of people. Every May and October, the City of Escondido holds it&amp;rsquo;s Street Faire, the second largest in all of California!&lt;/p&gt;
&lt;p&gt;Our office at Windermere Exclusive Properties is located at the center of it all in the heart of downtown, and our agents participate along with our sister company CW Mortgage. Braving near 100 degree temperatures, over 600 vendors, lots of live entertainment and all types of food adorn the downtown streets.&lt;/p&gt;

      <title>Another Neighborhood Garage Sale In Brookside?</title>
      <description>&lt;p&gt;&lt;strong&gt;Gee whiz&amp;hellip;we&amp;rsquo;re having another community garage sale here in Brookside&lt;/strong&gt;. Excuse me if I don&amp;rsquo;t seem too excited, it&amp;rsquo;s just that this has been going on twice a year each of the four years I&amp;rsquo;ve lived here. &lt;img src=&quot;http://www.hotonsandiego.com/wp-content/uploads/2008/04/brookside.jpg&quot; vspace=&quot;10&quot; hspace=&quot;10&quot; align=&quot;left&quot; alt=&quot;&quot; /&gt;&lt;/p&gt; &lt;p&gt;&lt;strong&gt;  The first year we did this in Brookside, I thought it was a great idea &lt;/strong&gt;(even though the founder and coordinator of this event is another local REALTOR team), but as the years have gone by and we are now on garage sale #9,&amp;nbsp; I&amp;rsquo;m thinking this isn&amp;rsquo;t the greatest thing for our neighborhood.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;You see, Brookside is a relatively small gated community of about 260 homes in North Escondido.&lt;/strong&gt; When I bought my house here in 2003, brand new and all mine to put my personal stamp on, I was incredibly happy that we had the gates&amp;hellip;&lt;strong&gt;not just anyone could enter our beautiful oasis.&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;&lt;strong&gt;It isn&amp;rsquo;t because I&amp;rsquo;m jealous of the benefits or recognition our fellow REALTOR gets out of this&lt;/strong&gt;;&amp;nbsp; it&amp;rsquo;s more because of the concern I have from all the traffic and disorganized chaos that occurs for six hours on our quiet streets. &lt;img src=&quot;http://www.hotonsandiego.com/wp-content/uploads/2008/04/garage-sale.JPG&quot; vspace=&quot;10&quot; hspace=&quot;10&quot; align=&quot;right&quot; alt=&quot;&quot; /&gt;&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Even though it&amp;rsquo;s advertised in local newspapers to start at 8am,&lt;/strong&gt; the professional G&amp;rsquo;salers are patrolling our streets with their pickups, flat-bed trucks, station wagons and anything else they can cram used items into while looking to get &amp;ldquo;first dibs&amp;rdquo; when the garage doors start ascending!&lt;/p&gt; &lt;p&gt;On many occasions in years past, when I had to get up early on my Saturday morning to dig up some useless items that have taking up space in my garage, I&amp;rsquo;ve practically been assaulted by these mad dogs on a mission for the latest used sofa. &lt;strong&gt;But what bugs me the most is that these folks get lots of time to peer into my garage or back yard and see what other &amp;ldquo;goodies&amp;rdquo; I may have&amp;hellip;.and this makes me uncomfortable. Call me paranoid, but you should see some of these folks.&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;My brother lives in another gated community in Rancho Bernardo, and I asked him what he thought about our Real Estate team sponsoring a garage sale in his gated neighborhood. He told me &lt;strong&gt;he would use another REALTOR to sell his home if I did!&lt;/strong&gt;&lt;/p&gt; &lt;p align=&quot;left&quot;&gt;As a former block captain I have heard about events that I don&amp;rsquo;t want going on in here.  &lt;strong&gt;I think tomorrow I&amp;rsquo;m going to go around to all the neighbors and distribute our flyers and inform people they need to read my blog. &lt;/strong&gt; I&amp;rsquo;m going to boycott the garage sale and keep my place buttoned up tight!
