1. Search for the Right Agent - Not all agents are created equal!
An experienced agent is "Priceless". A great Realtor® will handle the details and lead your team to a stress free experience.

2. Needs versus's Wants
Location, size, school district, rooms, layout, yard, subdivision, ect.

My personal rule these should be listed in priority. This will determine your price range and will narrow your search down.

3.Research the Raleigh Market

To have an idea of how the market is moving ask your agent for market reports. Search local tax records. Don't be afraid to ask for numbers and statistics a A great Realtor® will have the data at hand.

4.Get Pre Approved

This is a great time to buy. Interest rates are at historical lows. There are a variety of programs for buyers. Find out how much you qualify for, and most importantly how much down payment and closing costs will you need to purchase.

Early this afternoon I received a call from it went a little something like this:

ME (Rebecca Savitski): This is Rebecca how can I help you?

Caller: Um yeah we are looking for this subdivision in Granville County we saw on the web, can you give us directions.

ME (Rebecca Savitski): What subdivision are you looking for?

Caller: We found you on Google and read about your sale? And are interested in this subdivision umm its umm..........

ME (Rebecca Savitski): Okay, lets narrow this down give me an idea of what you are looking for so that I can help you with directions for the subdivision and show you the available properties.

Caller: Thats not necessary we are meeting our Agent at the property, thanks anyway?

Click: Was this a joke? Was someone playing a practical joke to see if I could convert this into a sale? Be honest who is behind this!!!!!

ME (Rebecca Savitski): This is Rebecca how can I help you?

Caller: I am in front of this home can you show it to me?

ME (Rebecca Savitski): Ok which home? Who are you?

Caller: 555 Main Street Wake Forest?

ME (Rebecca Savitski): Can I have your name and number I am pulling into the office to gather the necessary information, I will call you back in a few minutes.

Caller: No problem, I will stay here and wait for you to call back.

In the meantime I pull up the address (it doesn't exist) I pull up by street (the street doesn't exist). I call the number back I get this message: "The number you are dialing is no longer in service"

Very freaky day. I am hoping its all just someone being funny but am being very very very careful.

Raleigh area buyers - the list price is just a thought!

The list price really doesn't mean too much these days. Its a starting point. It gives you an idea of how much the seller would like to sell for, but it doesn't really mean that much anymore.

Lets face it with 18 months of inventory buyers can afford to shop around for the best value. With multiple homes in a neighborhood buyers can make offers on multiple properties until an offer is accepted.

Everyday I examine my "Hot Sheet" (data collected from the Triangle MLS with closed sales, new listings, pending sales, expired sales and change of price) and noticed a few things.

Not that long ago in the Raleigh area sellers were able to receive 97%-100% of their asking price. Even when other parts of the country where experiencing soft markets Raleigh area sellers were still able to receive close to list price. Today buyers are being aggressive. The few buyers that are in the market for a home realize they have buying power.

Today I noticed 3 homes closed on Trades.

1 home was listed at $849,000 and sold for $750,000 (Inside the Beltline)

It doesn't matter the price range see a few examples from closing reported on 1/2/2009 these sales are new and resales throughtout Raleigh, Cary and Wake Forest. This information is not scientific I haven't analyzed it, I did not pick out specific sales just random sales to point out the trends I am noticing and experiencing.

One of my Builders has been breaking ground for the past week. He's starting a spec home his 1st spec home in 18 months.

Being Mr. Mom

Over the Thanksgiving dinner he realized "enough is enough"

In order to get the economy he could not sit around and wait. He needed to build, He needed to focus on what he is great at, it was time for him to build again. Against the advise of main stream, it was time to draw plans, talk to his Real Estate Advisor and to start producing.

After analysing the data and preparing the financials he is building a 2600 square foot transitional country home. The home is located on Graham Sherron Road in Wake Forest NC 27587, and will be listed in a few weeks.

His theory on building a Spec Home in Wake Forest in early 2009, its his duty to keep the economy moving. Instead of buying a flat screen tv he has decided to focus on Real Estate.

I admit I don't always keep myself safe. I am the first to admit this. So here is my Scary Safety Story....

This week I went to a listing to meet the seller, take interior pictures, and then the seller and I were heading to another piece of land I was to list.

I take the pictures, lock the front door, and then wait for the seller at the end of the driveway in my car.

A moment later

A White Mustang pulls into the cul de sac -
Stops infront of the home
A middle aged man, clean cut gets out of the car and starts snapping pics.
Then he grabs a flier.
At this point seeing an opportunity - I get out of my car- Introduce myself and asked if he would like to see the inside.
- This is were I screwed up - I knew little more than his name was Michael
I tried to qualify him in the house
- Rebecca --"I see you have Illinoise plates are you moving from Illinoise?"
- Buyer-- "It's a rental, I am moving from Abileen Texas"
- Rebedcca --"Isn't George Strait from Abileen?"
- Buyer--"I don't know who George Strait is" -----RED FLAG - Everyone in Texas knows King George....
At this point the seller shakes the buyers hand and waits for me to finish the quick tour.
The tour was quick - the buyer was not interested in any of the details. RED FLAG
The buyer quickly walked out of the house, I locked up and the seller and I were heading to the other property.
On our way out of the subdivision the seller stops me and says that he has a bad feeling about that guy and his heading back to the house to double lock, turn on the alarm ect.
Everything was ok and we went about our business.

At about 7pm I get a call from my seller who is frantic. The neighborhood had been burgalarized in the middle of the day by professional crooks.

The Youngsville Police Department was looking for my buyer - he fit the description perfectly. The bad part is this guy could have robbed my seller because of my stupidity, but on the bright side my seller and I were able to identify this guy - plus we noticed the 2nd car with the other bad guys.

Also, later found out that my buyer - was a career criminal -- he could have killed me and my seller. I really dodged a bullet on this one--lesson learned. Lesson Learned

I think, I am going to start finger printing, collecting hair samples, run background checks on all potential buyers!!
