Paperless Transactions??

I've recently been doing some research on the possibility of doing a closing with little to no paper involved.

From what I understand, the forms are hosted online with log-in capabilities for all parties involved and some sort of e-signature program verifying the "signatures." This creates a much "cleaner" process with no messy faxing involved.

If you have any more information or live in a progressive area where this has already been implemented, please drop me a line. I'm very interested in bringing this to my area, but I'm not sure exactly where to start. Any info or suggestions would be greatly appreciated.

For Your Sake, For the Houses'

I am constantly dumbfounded by the number of expensive homes that are completely ruined by poor photography and lack of editing. These things are beautiful in person, yet let a run-of-the-mill agent/broker/assistant loose into one with a point-and-shoot, and the outcome is consistently less than stellar.

Now this is difficult for me because I don't want to outrightly insult my potential clients, but people have to start realizing that this matters, artistically and in a business sense.

Houses are works of art and should be treated as such. Just as an artist works in oil or clay, a homebuilder works in brick or stucco.

Also, as a real estate agent, your listings are your product. If your product doesn't sell, you don't get paid. Why continue to leave your livelihood up to chance? Make those million dollar listings look like million dollar listings!

Shirts and shoes required... please?

I worked for 6 years as an agent's assistant, making flyers, running errands, etc. My boss got a new listing and sent me to take pictures. I arrive and notice a chain link fence around the entire property. I look around and see that no one else within sight has one. I also notice that there's a truck in the driveway. I knock to see if anyone's home. No one answers, so I let myself in. About half way through measuring and photographing the interior, I look through the back door and see a pair of feet propped up. I'm a little startled because this person obviously doesn't realize I'm in his house. I quickly gather my equipment and exit out the front. I walk around the side of the house to see if I can get this person's attention and let him know why I'm there and what I'm doing. As I peer around to the back, I see a deck... on the deck I see a leaning lounge-type chair... in the chair I see a man... a NAKED man.

I leave... quickly. I pull into a parking lot around the corner and call my boss.

"John... it's Ryan. This new listing you have... there was a man sunbathing in the back yard... and I think he might've been naked."

"Oh Ryan, I'm so sorry. I forgot to tell you... that man is a nudist."

I get back to the office. My bosses laugh... hard.

Luckily for me...

1. He didn't see me.

2. The angle I had didn't allow me to see anything I wouldn't be able to see at a friendly trip to the beach.

Now I am a independent real estate photographer, and I ALWAYS make voice contact with the seller before arriving at the property.
