      <title>URGENCY, stolen from Real Estate! </title>
      <description>&lt;p&gt;Urgency makes people buy and sell Real Estate? Without urgency there is no market. Urgency is what had been missing for almost a year. Our government has been trying to stimulate the Real Estate market for years. The 2009 First Time Home Buyer Tax Credit did just that. It stimulated the Real Estate market by creating a sense of urgency for First Time Home Buyers. An incentive would be given for getting off the fence and getting into their first home. The benefit of the tax credit (to the housing market) was that the home had to close title by November 30, 2009 to qualify.&lt;/p&gt;
&lt;p&gt;Urgency was created! Not only do you have to purchase a home to receive the credit, you have a certain time frame. The last week of October, I received no less than a dozen phone calls from people who had never purchased a home, but now wanted to get in on this government program. Not everyone realizes that you can't purchase a home in the same timeframe that you can purchase a car. Cars and homes are not the same, this leads us to our next point.&lt;/p&gt;
&lt;p&gt;Is it wrong to believe that all good things come to an end? Cash for Clunkers originally was originally a $1 billion dollar idea that became $3 billion. Has anyone else realized that Cash for Clunkers was a temporary way to prop up sales for the auto industry? The effects of that program will be seen in the coming months of January and February when car sales will be terrible.&amp;nbsp; &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Real Estate has been missing urgency for the most part since September of 2008. The stock market took a beating because of the failure of large financial institutions that were leveraged in subprime loans and credit default swaps. The week beginning October 6, 2008 saw the Dow Jones Industrial Average drop over 1,874 points or 18%. People were starting to feel the pressure. If that wasn't enough, we had a Presidential election looming. More questions about who was going to lead our country, more uncertainty. Once the election was settled, there was the waiting until the inauguration and then the questions arose about the stimulus plan.&lt;/p&gt;
&lt;p&gt;There was no urgency for anyone to buy and sell for almost six months. On February 17, 2009 President Obama signed the America Recovery and Reinvestment Act of 2009. By March of 2009, people were not as fearful as they had been in October of the previous year. At that point the First Time Home Buyer Tax Credit began to create urgency for people. First Time Home Buyers had the first eleven months of 2009 to close on a home. As November 30&lt;sup&gt;th&lt;/sup&gt; approaches, people should be feeling some anxiety about waiting until the last minute. Everyone who has been paying attention knows that November 30, 2009 is the deadline. People felt the need to do something so they wouldn't miss out.&lt;/p&gt;
&lt;p&gt;Now, Urgency has been stolen! This past week Congress has been talking about extending the tax credit. People have been calling me, telling me that they extended the tax credit. Unfortunately, at press time for this article, there is nothing official, just rampant speculation. However, all this speculation is how urgency has been stolen. People in the marketplace are beginning to feel that all good things will last forever. Good things never expire and the house that they want to buy will be there three months from now. Buyers feel that they can pay less for the house in the future and still receive their tax credit. Buyers once again feel like they can have their cake and eat it too.&lt;/p&gt;
&lt;p&gt;The ideal situation would have been to let this tax credit expire. In January of next year, Congress could have come in and saved the day. January is typically a slow month in Real Estate and the talk about a new tax credit would be welcome news. Each RE/MAX agent is a specialist in his or her real estate market. RE/MAX associates average more sales per agents and hold more professional designations than any other sales people. Some quick math... if you make the top 100 list that puts you in the top 1.5% of all RE/MAX Agents in the state.&lt;/p&gt;
&lt;p&gt;Kudos to my office... RE/MAX Properties in Saddle River, NJ - We placed 5 agents in the top 100. There are only 29 agents in the whole office. Congratulations to Frank and Julie Cleary the owners of RE/MAX Properties.&lt;/p&gt;

      <title>Should I stay or Should I Sell? I Hear The Market Isn't That Great</title>
      <description>&lt;p&gt;YES! Well actually it depends on your situation.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Scenarios of people who have to sell and should sell now.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Estate situation&lt;/strong&gt;: Someone passed away and now the estate is left with a property to sell. Waiting in this type of situation could be detrimental. First, the property should be gone through. There are personal items and family memories that should be passed from one generation to the next. After that, there will probably be other items. An estate or garage sale could be in order. Once that is done, my advice is to get the home cleaned out and ready for sale.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Divorce situation&lt;/strong&gt;: Families are always going through situations. Divorce is all too common. During a divorce proceeding it is common for the judge to order that the home be sold and the proceeds split. Keeping the home in good showing condition and making it accessible will go a long way towards getting the highest possible price.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Financial situation 1&lt;/strong&gt;: In this current economic climate, there are many people who are having difficulty paying their mortgages. Many people have taken advances on credit cards and personal loans to bridge the financial gap. Unfortunately, this can not last forever. If you notice this happening to you; it may be time to downsize to help reduce your overhead expenses. While you may feel that you'll get less for your home, you will also pay less for the next home that you buy.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Financial situation 2&lt;/strong&gt;: You are behind on your mortgage payments. If you've missed payments and don't think you will be able to catch up; now is the time to put your home on the market. Depending on your situation, you can sell your home if it is worth less than the outstanding mortgage amount. The bank would then take care of paying all your fees including Brokerage fee, attorney fee, transfer tax and possibly some other fees. Don't make foreclosure an option, there are people who can help you in your current situation.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Job Transfer&lt;/strong&gt;: Your company needs you in another location, outside of New Jersey. Perhaps you could keep your home here and rent it out. The reality is that it is very difficult being an absentee landlord. Transition is very difficult. If you have a family, being apart from them can cause its own set of challenges. Best scenario, put your home on the market, sell it and then move to your new location.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Reality for Buyers and Sellers&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;People are always buying and selling Real Estate, regardless of market conditions. Some of you may remember 18% mortgage rates. People bought homes when the rates were extremely high. Home prices go up, home prices come down.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Meet some people who are going to buy, no matter what the conditions. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Renters&lt;/strong&gt;: People who have been renting and up until now have been priced out of the market. With the $8,000 first time homebuyer tax credit, there is more incentive than ever.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;People outgrowing their current home&lt;/strong&gt;: People continue to have children and with children comes the need for more space. The thought process has always been... Should we renovate or move? With home prices at a much more reasonable level the move up buyer is alive and well.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Transferees&lt;/strong&gt;: Northern New Jersey and New York City are hot beds for business, believe it or not, there are companies that are still hiring and expanding. Folks are being brought in from around the world to work in our area. Guess what? They need housing.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Married Children living with their In-Laws&lt;/strong&gt;: In an effort to save money, some married couples have moved in with their In-Laws. While this may have seemed a good idea at the time, it can't last forever. If you are married, you know what I mean. These folks are out in droves looking to buy a home and be on their own, again.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is the moral of this column. There are always people buying and selling Real Estate, regardless of what the &quot;market&quot; is doing. Don't put off until tomorrow what you can do today. &lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;I just received my September issue of Realtor Magazine. The cover of the magazine states... Connections Made. Now What? 6 Realities of Doing Business on the Social Web. On the front cover are Facebook, Linked In and Twitter. It caught my attention so I jumped to page 18. I briefly scanned over the article and then noticed this sidebar. Sites you need to know. &lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As of December 1, 2009 home prices are guaranteed to increase by $8,000 for first time homebuyers. You must take possession of your new home by November 30, 2009 to qualify for the first time homebuyer tax credit. The train is leaving the station, be on it or pay more come December 1&lt;sup&gt;st&lt;/sup&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;August and September are the months to begin your home search&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;On average, it takes around 60 days from contract to closing. With this in mind, a first time homebuyer would need to be under contract by October 1&lt;sup&gt;st&lt;/sup&gt;. There are plenty of homes to choose from right now. Get started early, so you don't have to feel rushed.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Timeline to purchase a home in New Jersey&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Financing - 1&lt;sup&gt; &lt;/sup&gt;day to 1 week&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Before the home search begins, make sure that you have all your ducks in a row. First item is to be pre-approved from a reputable mortgage company. In this difficult credit market it makes sense to have a pre-approval in hand. A pre-approval means that you have spoken with a mortgage person, submitted all necessary documents and have had your credit report pulled. This lets the home seller know that you have been thoroughly screened and that you are ready to purchase. The only items that you are waiting for are the home and the appraisal value.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Finding the home - 1 day to 2 months.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Each home search is unique. There are people who can look at 5 homes and make an instant decision. Other folks want to make sure that they have seen every home available. Only you and your Realtor know for sure how long this process will take you.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Negotiating the contract - 1 day to 2 weeks&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Once you have picked the home that you want to purchase you will write up an offer. This process can take as little as one day. &lt;strong&gt;(If you pay full price and agree to whatever terms the seller wants). &lt;/strong&gt;The reality of today's market is that everybody wants to negotiate. Typically buyers want to make an offer below the asking price. There are a couple of issues here:&lt;/p&gt;
&lt;ol type=&quot;1&quot;&gt;
&lt;li&gt;Getting in touch with the seller and/or the sellers agent. There are plenty of Real Estate agents who spend their summers &quot;Down the Shore&quot;. There is also the possibility that the owner is on vacation and not accessible. In a negotiation, you don't want to appear too anxious. Patience is important in order to get the price that you want. If you wait until the last minute you will not have this advantage. &lt;/li&gt;
&lt;li&gt;Attorney Review Process - In New Jersey, once the contract is signed by both buyer and seller the status is changed to Attorney Review in Process. The buyers and sellers attorneys contact each other to finalize the contract. This process typically takes three business days. The process can be sped up or can take weeks, it all depends on communication. Some attorneys may be in court and not available. Other times buyers and sellers aren't easy to get a hold of. During this status either party can cancel the contract for any reason. Sellers have been known to cancel the contract if they receive a better offer.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Under Contract, Inspection Contingencies - 1 day to 2 weeks&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;After the attorneys have finalized the contract, all the contingency timelines will begin. You will want to have the home inspected for structural issues, termites and radon. If the home you are buying has septic, oil and/or well water, you will want to have those checked as well. During this time you will have to set appointments with inspectors. As we get closer to the tax credit deadline, people will become very busy. If there are issues with the home and you are not comfortable with going forward with the purchase you will need to start the process over and all the time invested in this particular process will be lost.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mortgage Processing, Appraisal&amp;nbsp; 30 - 90 days &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;At the conclusion of the inspections, the appraisal is ordered. There have been many new laws passed regarding Appraisals. Unfortunately, this has slowed down the process. Having the appraisal done and the filing of the report can take anywhere from three days to one month. Once the appraisal has been entered, the final underwriting of the mortgage takes place. Depending on how backed up the pipeline is, there can be delays in this stage.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&quot;Lack of preparation on your part, does not constitute an emergency on our part.&quot;&lt;/strong&gt;&lt;/p&gt;

      <title>Memories of my Childhood Home - Jason Crouch Asked For It</title>
      <description>&lt;p&gt;Jason Crouch has this great idea for a contest. So here is my entry.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Early Years&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When I was six months old (January of 1972) my parents decided to move out of Brooklyn and move the Poliandro family&amp;nbsp;to Long Island. The idea was that the city was no place to raise children and they wanted some land. They bought a raised ranch on 5 acres of property at the top of a hill. 286 Long Island Avenue in Holtsville, NY to be exact. It was a busy road, but we&lt;img title=&quot;Brooklyn&quot; src=&quot;http://activerain.com/image_store/uploads/5/0/6/1/4/ar124833464941605.jpg&quot; height=&quot;250&quot; alt=&quot;Brooklyn&quot; width=&quot;191&quot; style=&quot;FLOAT: right;&quot; /&gt; were so far above&amp;nbsp;it that it didn't matter. My brother was born at the end of 1972 and the family of four was complete.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The late 70s&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Now that I watch all the specials on the 70s; I see them talking about&amp;nbsp;Studio 54 and the&amp;nbsp;like. My memories of the late 70s were cashing in $2 bills and Kennedy half dollars so I could play video games at the local deli. Needless to say, there is no longer a deli in that spot. I went to Waverly Avenue Elementary school and still remember the school song. In 6th grade I was the spelling bee champion. My name was on a plaque 20 years ago when you first walked into the&amp;nbsp;school. I'm sure&amp;nbsp;it has been thrown away by now.&lt;/p&gt;

&lt;p&gt;My memories are not as much about the house; although I do remember the big back yard and the fact that we had two kitchens and a walk out basement. The house was basically divided by the staircase in the center of the house. This came in handy as my parents went through a bitter divorce&amp;nbsp;and my brother lived downstairs with my Dad and I lived upstairs with my mom. This process took up the majority of the 80s from 1981 until my parents officially divorced in 1988.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;They say that when kids are going through stress at home, sometimes they put on weight.&lt;/p&gt;
&lt;p&gt;Here is a picture of me from 7th grade. (You have to admit, the picture is funny)&lt;/p&gt;

&lt;p&gt;In 1985, I&amp;nbsp;convinced my Mom to move out of the house with me. We rented a home&amp;nbsp;at 103 Webster Avenue in Lake Ronkonkoma.&lt;/p&gt;
&lt;p&gt;This move was good for my psyche as I lost a ton of weight that summer. Here is a picture with my brother at&amp;nbsp;my 16th birthday party. Ironically, I thought I was fat then. As you get older&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Real Estate Factor&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sign of the Real Estate Times. My Dad bought out my Mom by paying her $110,000 for her half of the home (which they had purchased in 1971 for $65,000). He certainly overpaid, but it was a victory for him to keep the house. In all the chaos from the divorce each attorney received at least $50,000 each. The&amp;nbsp;mortgage on the home&amp;nbsp;was $332.50 per month. My Dad struggled and struggled as the Real Estate market was in the tank.&amp;nbsp;Finally after two years of not being able to make the payments on the house he was faced with foreclosure. He played the cards until the very last day. He was able to secure a buyer for the property for $125,000 the day before the Sheriff's sale.&lt;/p&gt;
&lt;p&gt;The investor who bought it was a genius. He subdivided the property, sold off the 4 acres as buildable lots for $250,000 and left the house with an acre to go into foreclosure. He made a quick $125,000 profit and was only involved for a short period of time. My Dad on the other hand, was forced into bankruptcy and it took him 10 years before he could get even a credit card.&lt;/p&gt;
&lt;p&gt;There is tremendous irony in this story. Had my Dad been able to hold on another 10 years, he would have been able to sell the five acres for at least a half a million dollars and could have retired to Florida. Sometimes all that we need is right in front of us. I sometimes wonder, all they had to do was stay married, cut the grass and pay off their house. My parents could have lived the American Dream. Instead, my Dad was forced to play the foreclosure hand.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sorry my story isn't all happy, happy. Lemonade is currently being made with the lemons of my childhood. I have three children and a lovely wife.&amp;nbsp;&amp;nbsp;Remember, every experience in your life happens for a reason. I&amp;nbsp;have tremendous empathy for people going through divorce and/or facing a potential foreclosure. &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My story doesn't end there. There is a much more redemptive part; I'll wait for Jason to ask for &quot;The Rest of the Story&quot;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Sarah Palin has taken a break from politics and now she is concerned with helping Realtors become Certified Distressed Property Experts. There are about 10,000 Realtors who have the CDPE&amp;nbsp;designation. We just graduated another hundred or so in the New Jersey area. So maybe my teacher wasn't exactly Sarah Palin; it was a great lady from Florida.&lt;/p&gt;
&lt;p&gt;I have been doing short sales for a number of years and was a little skeptical about becoming &quot;certified&quot; for something I have been doing. The training was a&amp;nbsp;pleasant surprise. The documents that they provide will definitely compliment my current package. More than once, I was shaking my head in agreement with my teacher. During the lunch break on the second day&amp;nbsp;while speaking to a negotiator, I was able to get the name of the man's supervisor that I was speaking with. Based on what I was taught, he was happy to give it to me.&lt;/p&gt;

      <title>USDA - More than just grading Meat! </title>
      <description>&lt;p&gt;&quot;USDA&quot; is more than grading meat and providing nutritional information. The United States Department of Agriculture through Section 502 Direct Loan Program is providing assistance to people impacted by the recession. The Federal government has put aside almost $1 billion dollars for this program. That is billion with a B! &lt;p&gt;Currently the biggest issue we are facing in the Real Estate market is getting loans closed. Previously our issue was with pricing; buyers were offering too little and sellers were demanding too much. Over the last three months or so there has been an upward spike in activity. Clearly buyers and sellers are more able to agree upon the value of a given property. Now the focus is getting the mortgage company to provide the money for the buyer to purchase the home. As Real Estate activity dropped, companies scaled back their staff and were letting people go. Now that there are more loan requests, my experience has been that mortgage companies are backed up and under staffed; making it more difficult for them to produce on time.&lt;/p&gt;
&lt;p&gt;Fortunately, in a time where the money supply has tightened, I was introduced to a program that can help people. This is especially beneficial to first time home buyers who can also take advantage of the up to $8,000 tax credit. Scott Scarpelli from FIF Corp (201) 841-5897 introduced me to this great program. Here are some highlights as he explained them to me.&lt;/p&gt;
&lt;p&gt;100% Financing/No Down Payment to Qualified Borrowers&lt;/p&gt;
&lt;p&gt;If appraised value is higher than purchase price; you can use difference for closing costs and pre-paid expenses&lt;/p&gt;
&lt;p&gt;No monthly mortgage insurance&lt;/p&gt;
&lt;p&gt;Seller can pay up to 6% toward closing costs and pre-paid expenses&amp;nbsp;&lt;/p&gt;
&lt;p&gt;No cash reserve requirements&lt;/p&gt;

      <title>Interest rates don't matter!</title>
      <description>&lt;p&gt;Just&amp;nbsp;recently interest rates for 30 year fixed mortgages spiked up about one percent. What's the big deal about one percent?&lt;/p&gt;
&lt;p&gt;Let's take a look at a first time homebuyer and what that does to their purchasing power.&lt;/p&gt;
&lt;p&gt;Recently people were qualifying for rates at or below 5%. A $300,000 mortgage at 5% interest on a 30 year fixed loan had monthly principal and interest payments of approximately $1,600.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The same family will only be able to finance approximately $270,000 at 6% to keep their payments the same. A 1% change in interest rates cost this family $30,000 in purchasing power. Where do you think that is going to come from? The buyers can look at less expensive homes or more realistically this will affect the sellers. If the cost of money goes up, typically home prices will have to come down. We have been in a unique period of time lately. Home prices have come down and the cost of money has decreased as well. A Perfect Storm if you will.&lt;/p&gt;
&lt;p&gt;Going forward, the case can be made that we really didn't have much more downside to go in mortgage rates. Consensus is that rates will be increasing, we just don't know when. A concern is that this &quot;stimulus&quot; is just temporary. What will happen a year from now if confidence hasn't been restored and interest rates continue to climb? Not to mention the very real threat of inflation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;People are sitting on the fence, waiting for &quot;the bottom&quot;. There is a flaw in that strategy if you are getting a mortgage. The $300,000 home we are talking about would have to drop 10% or $30,000 for a person to be able to afford it when rates go up just one percent from 5-6%. &amp;nbsp;The tendency is to forget that the cost of the money you borrow is as important as the amount you pay for a home. The point I am trying to make here is that home prices may or may not go down. Interest rates will probably rise in the future.&lt;/p&gt;
&lt;p&gt;Opportunities are great in this market. These opportunities are only for people who are ready to act. Last month I wrote of a home that was &lt;a href=&quot;http://salanddawn.activerain.com/post/1064408/-950-000-home-sells-for-395-000-&quot; title=&quot;Wyckoff Foreclosure sells for $395k&quot; target=&quot;_blank&quot;&gt;originally listed for $950,000 and sold for $395,000 in Wyckoff, NJ&lt;/a&gt;. The opportunity was out there for every buyer in the price range, but only one family was able to capitalize. Ironically enough, now that the property has been sold, plenty of people are interested in a &quot;deal&quot; like that.&lt;/p&gt;
&lt;p&gt;If you are a seller, this is an appropriate time to be thinking about preserving equity. Based on the past couple of years, I'm sure there are sellers that wish they had sold their homes three years ago. Unfortunately, that ship has sailed. We have worked with sellers who sold their home in 2008 and were glad they didn't wait until 2009.&lt;/p&gt;
&lt;p&gt;How long will this current cycle continue? No one knows for sure. History always repeats itself. Coming out of the last housing crisis in the late 1980s home prices were flat for almost 10 years. Are you as a seller, willing to put your life on hold for that long? Hoping to squeeze out every last drop of equity that you can? Folks who have owned their homes for quite some time still stand to make a tidy profit on the sale of their home. Could you wait it out and maybe get more? That answer in a future post.&amp;nbsp;&lt;/p&gt;

      <title>$950,000 home sells for $395,000 </title>
      <description>&lt;p&gt;$950,000 home sells for $395,000&lt;br /&gt;Wyckoff, NJ&lt;/p&gt;
&lt;p&gt;In this market - it's possible! A home in Wyckoff, NJ was originally listed for $955,500 in March of 2006. I showed the property around that time and it was clearly overpriced. I had shown the property to clients who said that they would have purchased it if the price were more like $799,000. Prices have certainly come down in the last 3 years, but not 50%.&lt;/p&gt;
&lt;p&gt;This property closed the last week of April 2009 for $395,000. The purchasers got a great opportunity on the house.&lt;/p&gt;
&lt;p&gt;Everyone buyer wants to know how to get a great deal on a house. What's the secret? Where are these opportunities? Before you go and spend money on a &quot;foreclosure&quot; website, listen to this; the property we're speaking about should have been a short sale in 2006. (If you are unfamiliar with short sales, read my previous columns or visit shortsaleguy.org) Simply, the property was overpriced for 2006 market conditions. Since the homeowners couldn't sell, the property went into foreclosure in October of 2006. This property then showed up on all the websites that peddle &quot;foreclosure&quot; properties. The homeowners eventually left and the property was sold at auction to the mortgage holder in November of 2008, a full two years after it was first tagged as a &quot;foreclosure&quot; property.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once the bank took possession of the property, they had to secure, winterize and clean it out. In order to sell the property in a reasonable period of time, the bank had to hire a Realtor to market it. Please note: they didn't call an 800 number nor did they go to a &quot;we buy foreclosure&quot; website. Truth is, anyone who really needs to sell a property will hire a realtor to give it the best chance of selling.&lt;/p&gt;
&lt;p&gt;As a disclaimer, I do subscribe to some of these &quot;foreclosure&quot; services. The amount of misinformation is astounding. The reason why a subscription is necessary is because I have clients who &quot;find&quot; properties on these sites. They then ask me to find out more information about the property.&amp;nbsp; It is great to be living in the information age. Twitter and Facebook are transforming how we keep in touch with each other. Technology has changed the Real Estate landscape as well. Fifteen years ago, if you wanted to buy a home, you drove to the town that you wanted to live in and called a local Realtor. They brought the &quot;book,&quot; a print out of all the listings. Today, buyers can take a virtual visit to hundreds of homes in their local area or across the country. The &quot;book&quot; is online; we are in information overload. Availability of information is wonderful, but understanding the data and derive relevancy is something else.&lt;/p&gt;
&lt;p&gt;A big mistake buyers make in trying to secure a great opportunity is that they're not ready. Timing is everything. When you see an opportunity, it is important to seize it. Are you ready? A bank will not entertain contingency offers.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you have to sell your home first, you have a contingency. Having all of your ducks in a row is important. A good down payment, nothing to sell and being ready to close immediately with make a bank look favorably on your offer.&lt;/p&gt;
&lt;p&gt;Great opportunities are available every day. Your best chance to get one is to build a relationship with a Realtor who is full-time and is active in the market. Please don't call someone up and say, &quot;If you have any good deals, email them to me&quot;. If you don't have a relationship with them, why would they send them to you? Common sense tells us that the people that want to work with us will get the first call when something good comes along. This is the benefit for you the buyer, to have a great relationship with one Realtor. Good Realtors have expertise that you can't get from searching websites. In the end, relationships rule the world. Get yours started with a Realtor today.&lt;/p&gt;
