The national recognition is starting to pile up for Olympia, the unpretentious capitol city of Washington.

The latest recognition came from the American Public Transportation Association, which awarded Olympia with the prize for best transit system for its size in the nation.

This came on top of Olympia's ranking by Kiplinger's Personal Finance Magazine as the sixth Best City in the Nation.

In 2008 Forbes ranked Olympia #8 on their Best Places for Business and Careers list.

Olympia's Evergreen State College is listed among the "best Buy Schools" in the 2010 edition of the Fiske Guide to Colleges, and Readers Digest has named Olympia's annual Procession of the Species as the top of its "can't resist" parades and processions list.

The most significant nod comes from Sperling's Best Places to Live, which ranked Olympia as the safest mid sized city in the nation, not just once, but these past two years in a row.

I'd like to award Olympia with my own personal recognition, naming it the most beautiful mid sized city in the nation.

Trader Joe's Grand Opening in Olympia

This is my 4th blog post about Trader Joe's. It started years back with activating people to petition Trader Joe's to open a store in Olympia, through the confirmation of a planned store, to the progress, and finally the grand opening. I really should stop writing about Trader Joe's, as people who google the store inadvertently come across my blogs and call me for information about opening times and the store phone number.

Being a big Trader Joe's fan, I couldn't miss the grand opening of the store today. I thought arriving 45 minutes before the doors were supposed to open, I would be one of the first shoppers, but apparently there are a whole lot of people more dedicated than I. Shoppers waiting in line were entertained with a live band, playing island music.

After the store finally opened its doors, shoppers clogged the aisles and all the shopping carts were quickly gone. I planned to just get a few of my favorite things and be on my merry way, but how can one rush through a store that's so nicely decorated with large murals of Olympia's beautiful sights and its shelves loaded with its popular goods.

The cheerful mood and colorful shirts of the store's crew took away from the long check-out lines and crowds. I'll wait a few days before I come back for more shopping and hope the crowds will have subsided by then. Olympia now has one attraction more and I hope the Trader Joe's store remains a big success.

Is Moving Up a Smart Move?

Are you playing with the thought of buying a bigger or better home? For some buyers even down-sizing to a smaller one story home may mean moving up the amount of the new mortgage payment. The following questions should help you figure out if it makes sense to move up.

1. Have you outgrown your home?

Your family might have expanded, your life style may have changed, or maybe you're running out of room for your furniture or collectibles.

2. Are there reasons why remodeling is not an option?

You may be able to adapt your home to your new needs by adding on or remodeling. If adding more room is not feasible, then moving to a larger home may be your best option.

3. Are you comfortable with the current housing market?

When the market is a hot seller's market, your home may sell quickly and for top dollar, but the new home you plan to move into will also be more expensive. By the same token, when it's a buyer's market you'll have a lot of inventory to choose from and you'll be able to negotiate a great price for your new home, but your current home will likely sit on the market for a while.

4. Have you built up equity in your home?

It usually takes a few years to build up equity by steadily paying down the principle of the loan and hopefully also by an increase in the market value of your home. Compare the mortgage balance with your home's current market value. Your Realtor can prepare a comparative market analysis to help you gauge how much your home should sell for.

5. Have you had a change in income?

If your financial situation has improved you may be able to afford the higher mortgage payments of a bigger home.

6. Are interest rates favorable?

Low mortgage interest rates keep your monthly payments low and make homes more affordable. Low interest rates also make it easier for buyers to afford your current home.

7. Have you outgrown your neighborhood?

Your neighborhood may have changed and no longer has the same feel it had when you first purchased your home, or you may want to live in a different school district or have a shorter commute to work.

Seabrook, WA - A different kind of beach resort

I've heard and read much about Seabrook and have finally made it a point to take a look for myself during a family vacation at Pacific Beach.

Seabrook is a planned beach resort community just outside the town of Pacific Beach, Washington, that implements a new approach to urbanism that is actually an old approach. It's like stepping back in time when neighborhoods were connected with sidewalks, when parking was an afterthought because the automobile was not a focus and when the pace of life was slower. It's a place where homes are close together and have front porches where neighbors can meet and sit to watch the kids play in the street.

There are no cookie cutter homes here. Every house has a distinctive style, and each one is cuter than the next. It's an eclectic mix of Craftsman homes, Victorians, beach cottages and New England salt box style homes that blends together into a quaint charm with surprises around every corner where you'll discover park benches, pavilions, community fire pits, play grounds and even a lemonade stand.

If you've ever wished you could jump into a Kincaid painting, wished there really was a place like Disney land's Main-street, or fell in love with a charming European village, you'll love Seabrook. It's not sugar coated, fake or pretentious. It is a real and organic quality community that blends into surrounding nature as if it's been there for centuries, when in fact it is less than 5 years old.

The hub spots of the town are the cafe, the market and the park. The most common way to get to those places is by bike or foot. As a matter of fact, every new home sold comes with two bicycles.

Vacation home rentals start at around $250 a night, but the homes and cottages get booked up quickly and one has to reserve plenty of time in advance. I was surprised how inexpensive the rental fees were in comparison with the high purchase costs of the homes. Supply and demand have driven home prices mostly above $500,000. I've encountered a small vacant land lot priced at $249,000. At those prices home owners aren't buying there for investment purposes. There is no way to re-coup the purchase costs through rental fees. Buyers simply buy at Seabrook because they want to own a piece of the magic.

There are some re-sale homes available, and new homes are still being built. I'm excited to follow the progress of the town, as much is still in store for Seabrook. I can imagine that an art gallery, a pub and a community pool would be great additions for the town once it is built out.

Congratulations to Casey Roloff and his Seabrook Land Company team for realizing their vision of a new town. I wish there were more versions of Seabrook in Washington, as even without the beach, none of the attraction of a place like Seabrook is lost.

Olympia's Lakefair - a crowd pleaser

Every summer when lawn chairs start to line Capitol Way Boulevard, that's a sure indicator that Olympia's Capital Lakefair is in progress. The fair has been an Olympia staple for over 50 years and is still an immensely popular event bringing the community together and bringing visitors to Olympia.

My favorite event is the Grand Parade down Capitol Boulevard. It is lead off by a military color guard and includes imaginative floats, marching bands, drill teams, horse riders, classic cars and more. There's just something so typically American to a main street parade that makes me think of apply pie and Disney Land.

Some of the other events include boat races, a car show, kit car races, rides, games, amusements and food. This year's Lakefair was blessed with exceptionally good weather and attendance.

The crowning and closing Lakefair event each year is the firework show over Capitol Lake

and every year my kids and I agree "this year's fireworks were the best ever".

A Table for Olympia - how to bring a town together

Inspired by an annual event in Brussels, Belgium, Mathias Eichler, owner of the hippest store in Olympia, and community organizer, put together an innovative, yet simple community event in downtown Olympia called: A Table for Olympia

It took place early evening on Friday the 10th of July on Washington Street. The street was closed to traffic and one block-long line of tables was lovingly set with white table linens and vases with fresh summer flowers. The residents of Olympia were invited to come to town to share a pot luck dinner together, and plenty of people followed the invitation. The weather couldn't have been better. There was sunshine, live music and singing. Delicious Olympia artesian well water was served, people sampled each other's food, sat together, ate together and got to know each other.

I wouldn't be surprised to see this type of event being copied in other cities nearby. I only hope it will become an annual tradition in Olympia.

Power Poles ruin the Views and Street-scape of Olympia

With a city as pretty as Olympia and with such stunning views, why are utility poles still tolerated?

No modern city has above ground power lines any more, and you won't see them in new subdivisions. Why then does the Capitol City of the State of Washington still look like a throw-back to the fifties, or like a third world country town when it comes to the utility poles?

I understand that placing these lines underground is a costly affair, but what's the alternative? Are we waiting until every home and business runs on alternative energy?

Not only would underground utility lines improve the look of Olympia's street scape and help give us unobstructed views, they would require less maintenance and fewer power outages in inclement weather.

Olympia is growing up and developing and should have the infrastructure to go with it.

How much nicer would this view be, if there were no utility lines ?

"New Urbanism" - a trend coming to a city near you.

Have you come across the term "New Urbanism"? Not sure what it means? It refers to the new concept that is actually an old concept, of living in close proximity to the city. Communities used to naturally develop around a city core, but then extended into suburban sprawl. With land getting sparser, traffic getting denser and the cost of gas going higher, the idea of living in the city is gaining popularity again. The city offers amenities that are easily reached by public transportation or by foot, smaller yards with low maintenance, and close proximity to neighbors. Since lots in the city are small and priced at top dollar, "urbanism" almost always means smaller homes and multi level building. The advantages of this are lower energy costs and less home maintenance. Other positive side effects are re-energized town centers with a vibrant economy, because going to town for dinner is only a short trip by bus, versus a 20 minute drive from the suburbs, and it means not having to worry about parking. New urban housing doesn't just have to mean town homes, condos and apartments.

These homes in Tumwater show what urban living can look like.
The "Overlook" homes come in several floor plan styles and are around 2000 sq. ft. They offer 3 bedrooms, 2 1/2 baths and a 2-car garage. The yard requires next to no maintenance and is landscaped with drought resistant plants. Olympia is a quirky town. You'll encounter cars with expressive bumper stickers, unique houses and interesting public art.

In Olympia it's okay to be expressive, unique and to stick out. Diversity is welcome and is encountered everywhere. That's what makes Olympia so welcoming and interesting. One example is this car that I keep seeing in different places across town. I can't help but smile whenever I come across it in a parking lot, or see it pass me on the street.

It literally screams "happy" and "fun". I just wonder how it holds up in a car wash.

Briggs Village - Olympia's Urban Village

The location of the Briggs Village master planned community is a prime spot close to all the conveniences. Residents can walk or bike to Pioneer Park and enjoy inner tubing on the Deschutes river, or walk their dog at Watershed Park. Children can walk to the various schools' sports fields and playgrounds or take a swim in Ward Lake across the street. The Briggs YMCA, attached to the community, offers two swimming pools, a weight room and youth activity center. As if two supermarkets just a few miles down either side of Yelm Highway weren't enough, Briggs Village will have its own new Thriftway supermarket built soon.

Located on over 130 acres, Briggs Village will consist of single family homes, condominiums, town homes, duplexes and a residence for seniors. The village will have a town square and a commercial and retail district, complete with shops and cafes. It will offer plenty of open spaces, walking trails and an arboretum. Upon completion, the community will be comprised of single family homes, town homes, condominiums, lofts, duplexes and senior living.

Several of the single family residences have been built and most of the streets have been put in. Due to a recent foreclosure of one of the local builders, the bank is now selling these fully developed building lots to individual buyers at prices starting around $69,000.

Olympia does not have an abundance of developed vacant land lots, so these parcels are a great opportunity to live close to town, good schools and all the amenities.

I'm excited about the Urban Village concept and look forward to watching it develop.

Olympia Trader Joe's Update

Signs are finally showing that Trader Joe's is actually coming to Olympia. No, I have not heard a ship's bell ringing yet, or seen a bunch of hip people in Hawaiian shirts, but I did recently notice the construction work under way.

The old "The Good Guys" store is being remodeled to make room for Olympia's Trader Joe's store on Black Lake Boulevard. It should open for business sometime in the third quarter of 2009.

With the boating supply store in the same building going out of business, it's good to see new businesses filling the empty spaces. My suggestion for filling the boating store space is a Panera bakery. In my opinion, Panera Bread and Trader Joe's go perfectly together.

Vacations are revitalizing - My trip to Italy

I make it a priority to get away for a vacation at least once a year. Hard work needs to be balanced with play time and relax time. I'm currently on my vacation in Italy and can't describe how nice it is to not have to answer the phone, or a constant stream of emails. I haven't seen a transaction folder in close to two weeks and instead spend my time studying restaurant menus in a quest to discover the perfect pasta al dente. Finding the time to get away is often difficult, because when we're busy we don't want to miss out on transactions, and when things are slow there is so much to catch up on. I'm here to tell you, transaction and business can wait. The sunrise over the mountain won't wait for nobody and the steaming hot bowl of Gnocci won't wait either.

Borrowers with loans that are at least 60 days delinquent where the loan is considered one day delinquent on the day following the next payment due date.
Borrowers who are not currently in bankruptcy, or have not been discharged from Chapter 7 bankruptcy since the loan was originated.
Borrowers whose mortgages have originated on or before January 1, 2009.
Home owners who occupy the home they're delinquent on as a primary residence.
Owners of single family 1-4 unit properties.
First lien loans must have an unpaid principal balance of equal of less than $729,750 for a one unit residence, $934,200 for a two unit residence, $1,129,250 for a three unit residence and $1,403,400 for a four unit residence.

What does the process look like?

After eligibility is determined, the lender will calculate an affordable payment by looking at the borrower's income and debt. The lender will then determine the best strategy of achieving affordability through either interest rate reduction, mortgage term extension, and, or debt forgiveness. The lender will then verify that the modification will achieve a positive economic scenario for the investor. A modification offer will be drafted that will state the new payments and terms of the loan.

What is the first thing a delinquent borrower should do?

Contact your lender and ask for a loan modification application.

Keep in mind that this program is new and that guidelines and requirements may change. Even if you don't think you qualify for the program, don't count yourself out. Lenders may make exceptions.

Olympia's Procession of the Species 2009 Photo Journal

Every year since 1995, in correlation with Olympia's Arts Walk and in commemoration of Earth Day, the Procession of the Species parade makes its way through downtown Olympia to delight the thousands of spectators and visitors who line the streets, hang from lamp posts and perch on windows. Although it rained throughout the morning, the sun came out just in time to highlight the parade, making the bright colorful costumes appear even more brilliant. Each year the parade seems to get better, and this year's procession topped it all. I love the sheer excitement and delight on the faces of the children. This creative and inclusive event typifies Olympia for me.

Homes First - providing low income housing

"Homes First" , a little-known local nonprofit organization has been helping to create affordable housing in Thurston County since 1990.

I've recently had the opportunity of hosting a "Homes First" presentation (thank you to Jeanne Marie Thomas) at a Womenade fundraising meeting at my home, and was astounded at what "Home First" has accomplished in our community.

The organization is acquiring, renovating and preserving affordable rental housing for low income families and individuals and people with special needs. The properties are either purchased, leased, and sometimes gifted to the organization, who, in turn, rents them to needy applicants at low rates. The income from rents goes right back to maintaining the properties, help fund additional projects and keep the organization staffed.

The rents alone are not nearly enough to keep this valuable program running. The generous assistance of city, county and federal sources, as well as private donations, are essential to guaranteeing the success of this organization.

There are currently over 40 low income rental units that are owned and managed by "Homes First". These units are completely integrated into residential neighborhoods, and I was surprised to learn that there is a "Homes First" owned property just a couple of blocks from my home.

Thanks to the generous ladies of Womenade, I was able to hand over a donation of $300.00 to"Homes First". This worthy organization has accomplished a great deal, but depends on financial and volunteer support. Throughout Europe there is no unified Association of Realtors, and most European counties don't have an MLS system. In Germany many sellers list with multiple real estate brokers and often reserve the right to sell the home privately as well.

How would you like to list under these circumstances?

Buyers can only buy homes from the listing agents the homes are listed with and will end up looking at homes with various agents. Because the real estate market in Europe is less dynamic than in the U.S., it's not uncommon for homes to be listed for a year or more before they sell. Selling homes is also a lot more discreet. Signage, yardarms, directionals and flyer boxes are all but unheard of. Many homes for sale have no signs at all, while a few might have a small sign in a window.

Lockboxes? Open Houses? - Unheard of!

If this sounds difficult for the agents, it's no walk in the woods for buyers either. Many agents will require that buyers sign an agreement to pay the agent commission if they buy the home, before they give out any substantial information on a listing. Buyers will be charged between 3% and 4% commission, plus the tax on the commission. In addition they will have to pay a notary 1% of the purchase price to handle the sale documentation.

While american consumers think that the requirements to become a Realtor are a too low, in many countries one only needs a business license to be a real estate agent - no state licensing, no schooling, no testing.

By keeping the real estate market fairly open, yet regulated and by encouraging cooperation and client service, the U.S. has created a real estate business environment that is well balanced, dynamic and easy for all parties involved.

The Simple Truth of Service - an Inspiration

Service is a word we use a lot in the real estate industry. My efforts as a Realtor do not produce a tangible commodity, so the work I do can be labeled as providing a service.

The Merriam-Webster dictionary defines "service" as a "contribution to the welfare of others".

One could certainly argue that finding someone a roof over their head is a contribution to their well-being, but, in my opinion, true service goes a bit deeper. It's a mindset of giving and consideration. It's not a coincidence that religious ceremonies are called "service", or that our military members who are willing to risk their lives and sacrifice comforts are "in the service". Without some altruistic efforts from the heart, claiming service is just "lip service".

Watch this amazing story about a store bagger and how he took the call to service at heart, and in the process changed his environment and the people he came in contact with.

Johnny's idea was clever, but how can we, as Realtors make such a difference? It really doesn't matter what the profession is, people who make others feel special are remembered and cherished. Paying attention to the little things, going out of our way to help, remembering birthdays and anniversaries, staying in touch with cards or phone calls...those are just a few easy things that will have a positive impact on others.

Tumwater Brew House - An Original Landmark

What do these structures have in common?

You'll probably note the brick facade and the verdigris copper pyramid hip type roof. People from the greater Olympia area will quickly recognize that these structures all resemble the Old Brew House.

These buildings are all located in the small city of Tumwater, and if you drive around Tumwater and pay attention, you'll discover many more buildings with the same style. They all pay homage to the original historic Tumwater landmark: The Old Brew House.

The Brew Houses is a five-story Italianate building, constructed from Chehalis brick and Tenino sandstone. The Old Brewhouse is the oldest industrial property in the South Puget Sound region. It was the home of the famous Olympia Brewing Company and is listed on the National Historic Register.

Since the Olympia Brewing Company closed its doors, the property has gone through several owners and is currently owned by Well B Ng LLC, All American Bottled Water Corporation.

The structure is in a sad state of disrepair and is unsafe for occupation.

I became enchanted with the building on my first visit to Olympia years before I moved here. It reminded me of the many dilapidated castles and villas one can find in Italy. Situated on the shores of where the Deschutes River flows into Capitol Lake, the iconic Brew House is visible to thousands of drivers on Interstate 5 every day.

The Brew House is a significant landmark and is on the list of "Washington State's Ten Most Endangered Historic Properties".

I can visualize a dozen uses for a structure of this iconic stature. Its close proximity to the freeway, to the cities of Olympia and Tumwater, as well as its position on the lake abutting Tumwater Falls Park, could make this a top destination point for tourists and locals alike. It could be used as a convention center, a spa retreat, as hotel, an apartment building, or a mixed shopping and dining venue.

The cities of Tumwater and Olympia have a great opportunity and a special duty to preserve this historic gem. In return the restored Brew House would enrich the region with a unique attraction and an economic opportunity. With no preservation program and no plans for its future, the old building will decay and eventually disappear. The only thing left to remind us of its existence would be the buildings that echo its design.
