Black Friday - The Morning After - Black Out

Saturday - November 28, 2009 @ 11:00am

This morning I decided to stop at Almaden Fashion Plaza - home of many large retail stores such as Bed, Bath & Beyond, Barnes & Noble, Ross, TJ Max, See's Candy, Costco and more. As we approached the stores ... they all appeared to be closed. Strange ... I looked around the parking lot and noticed the were pretty empty. Odd, I did not notice the empty lots as I was driving into the shopping center.

The morning after Black Friday ... the shopping center experienced a Black Out - power outage. More vehicles were leaving the shopping center than were entering. Those who were entering quickly discovered the stores were dark and forced to close their doors.

The stores were forced to close their doors for security reasons. The stores could not complete transactions with the buyers because they had no power ... and were working in the dark.

This black out experience reminds me of the challenge I face working in the dark with many San Jose Ca Homes for Sale …. Or are they for sale? They are listed on the MLS - lights are on and someone is home. My highly qualified, seriously motivated buyers just can't get in to shop and are expected to shop in the dark!

Just like retail stores ... if San Jose home Sellers want to sell your home ... then San Jose Home Sellers need to allow access to buyers who may want to buy your San Jose home.

I spent over one hour attempting to put together a buyers’ tour for tomorrow. I only have six properties to show.

I have direct access to two homes via a lockbox and/or can contact the sellers directly to schedule an appointment, if necessary.

This means that two-thirds of the properties I want to show my qualified buyers tomorrow are unaccessible.

Reality Check - If Agents are required to chase down an opportunity to show property .... Sellers are missing an opportunity to sell their home for the highest and best price. Like it or not, that is a fact.

One property I wanted to show tomorrow is a short sale. The property has been on the market 565 days. Yes folks, that’s correct … 565 days. Confidential remarks in the MLS reads: “Need new offer ASAP. Call Owner for appointment. No Lockbox. Two small pets to remain in backyard.”

I called the owner … no response. Come to find out after three calls to the listing agent, the sellers are out of town for the weekend. Perfect – consider that an MLS update may help the homeowners actually get another buyer into contract while the sellers are out of town. The sellers may actually avoid foreclosure if in fact, that is the Sellers goal.

After 565 days on the market, no lock box, by appointment only, I am still in the dark as to if the home is actually for sale or if I will get access tomorrow to show the property.

I am also in the dark regarding the "Two small pets to remain in the backyard." Is this negotiable OR will the new owners be expected to keep the two small pets in the backyard?

The naked truth about selling a San Jose Ca home is not listing it in the MLS.

Blossom Valley San Jose Short Sale Success!

Real Estate is about people, family and the relationships we build along the way. It's not about the house or the condo, it's about helping people reach their goals and dreams. That may sound cliche and yet it is true, for me.

I met the parents of my clients at a bank-owned open house February 21, 2009. After speaking with them for at least one hour they thanked me for my time and said they would have their son give me a call. About one week later, I received a call ..."My parents met you at an open house ...." The rest they say, is history.

We searched for five to six weeks ... I lost count of the number of offers we wrote ... however on April 20, 2009 we wrote an offer on a Blossom Valley San Jose home and short sale ... the offer was accepted. The home had been on the market 238 days at that point and three previous buyers "walked."

Rather than writing a book about all the things that went wrong and all the things the Listing Agent did not do ... which caused delays and resulted in three extensions from the bank ... the final extension was granted after the Notice of Default was filed ... this blog is about celebrating what did happen.
