      <title>I Passed My Broker's Exam!</title>
      <description>I just want everyone to know!&amp;nbsp; I am super excited!&amp;nbsp; I passed on the first try!&amp;nbsp; Yay!</description>

      <title>Disclosure of License</title>
      <description>&lt;p&gt;Quick question, when does a licensee have to disclose that they have a license?&amp;nbsp; I&amp;#39;m not talking about Realtors, that is clearly defined.&amp;nbsp; But when does a person who has a real estate license have to tell another licensee that they have an active real estate license?&lt;/p&gt;&lt;p&gt;Scenario:&amp;nbsp; I was showing properties to a Buyer who had contacted me about three properties they wanted to see in one neighborhood.&amp;nbsp; I asked if they were working with a Realtor and she said no.&amp;nbsp; I met her at the properties and showed her all three.&amp;nbsp; I emailed her information on those listings and continued to update her thru the next week.&amp;nbsp; She called me again and asked if she could look at all three again with her mother.&amp;nbsp; I met them on a Sunday and showed all three properties to them.&amp;nbsp; All along I discussed financing options and the marekt and possible offer amounts for each.&amp;nbsp; At the third property, after neing in the house for 15 minutes, the mother informs me that she has an active license and that she will be representing her daughter in a contract. She then says that she is not a Realtor and does not have lockbox or MLS access.&amp;nbsp; When shoudl she have disclosed to me that she has a license?&amp;nbsp; I am not concerned about the agency issues, those have already been addressed.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;UPDATE!!!:&amp;nbsp; &lt;/strong&gt;I was able to talk to the state association attorney today at a seminar I had to attend.&amp;nbsp; He said that our state laws says that Licensees are not allowed to misrepresent any material fact about themselves or defects in regards to a transaction.&amp;nbsp; He thinks that this scenario falls under that. What he says it comes down to is would the knowlege of her license have effected the way I treated her or her daughter in regards to showing the property.&amp;nbsp; I would have acted differently had I known she had a real estate license.&amp;nbsp; I wouldn&amp;#39;t have shown her daughter any listings as a Buyer&amp;#39;s Agent.&amp;nbsp; He believes that the local DPOR will be very interested to hear this complaint.&amp;nbsp; He also has issues with her saying that she had &amp;quot;just&amp;quot;&amp;nbsp;been licensed.&amp;nbsp; Clearly she had been licensed for a year and a half.&amp;nbsp; This is again a misrepresentation.&amp;nbsp; He also said that I would have had a problem finding this in the state licensing statutes.&amp;nbsp; It is hidden in the middle of some legalese.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I will be filing the complaint tomorrow and I will&amp;nbsp;update you with the&amp;nbsp;outcome.&amp;nbsp; I&amp;nbsp;really do appreciate all&amp;nbsp;of your comments!&amp;nbsp; &amp;nbsp; &lt;/p&gt;</description>
