Sail The San Francisco Bay

My Rotary Club, Rotary Club of Novato Sunrise, recently took a sunset sail in the San Francisco Bay.

We sailed from the dock at the Bay Model in Sausalito, sailed past the Golden Gate Bridge, around the Marin Headland and then cruised back.

The weather was perfect, warm, low wind, clear sky, the bay is as blue as it can be. Gentle breeze and we sailed into the sun setting against that magnificant bridge. The day after the Chinese Moon Festival brought an incredible full moon, rising behind Mt. Tam... The city Sparkled under the moonlight...

A perfect evening with a group of wonderful friend!

Guideline for Mowing Grass on Marin County Open Space District

Heading into the High Fire Season in Marin County, this seems to be a good time to reintroduce the guideline on how to mow the grass in Marin County, especially the properties that are next to Open Space.

The guideline was established by the the Marin County Department of Parks and Open Space.

This letter is especially critical at this time of year when fire risk is increasing; especially since Marin county is agian, facing a very dry summer season.

The information below can be found on Marin County website Wildfire Safety Information as well.

Excerpt from Marin County Open Space District:

GUIDELINES FOR MOWING GRASS ON MARIN COUNTY OPEN SPACE DISTRICT LAND ADJACENT TO YOUR HOME

It is extremely important that your clearance work does not start a fire and that you follow the guidelines below:

Confirm that the property you want to mow is owned by the Marin County Open Space District, not your neighbor or another agency. Information on lot lines and property ownership is available at the County Assessor-Recorder's Office (499-7215, or go to http://www.co.marin.ca.us/depts/AR/main/index.cfm) and the County Community Development Agency (499-6269, or go to http://www.co.marin.ca.us/depts/CD/main/index.cfm).

Mow only grass. If you wish to cut brush or trees on Open Space District lands, you will need a permit; please call the District field office at 415-507-2816.
Never mow under high fire hazard RED FLAG conditions; call 415-499-7191 for current conditions.
In the heat of summer, mow early in the morning or during the evening when it is cooler and less likely that you could start a fire. Use extra caution with power mowers or other spark-producing tools.
Keep a 5-pound "ABC" fire extinguisher AND a fully charged garden hose at the work site while mowing or other work is taking place.
Do not use metal mowing heads on power scythes (weed whips) as they can spark from contact with rocks.
Make sure spark arrestors are in place and functioning.
Do not lay power tools in dry grass where hot metals may ignite flammable vegetation.
Re-fuel tools away from vegetation -- on paved surfaces or cleared areas. Store gasoline away from site.
If possible, have someone spot you (keep a close watch) while you are working to watch for problems.
Watch for hikers and other open space visitors; cease work until they are clear from the work area.

He used his own difficult background growing up as a backdrop and remidnes us how fortunate we all are - look at what he has accomplished from where he was!

It will be awfully difficult for anybody to use hardship as an excuse for not achieving the most they can!

How fortunate those Students at Wakefield High are! Checkk out their Senior Class President, his confidence and smooth delilvery! :-)

Novato, Marin Real Estate Market Statistics, 09/02/2009

A semi uneventful but very busy week for the office, with one wonder property on the market - a deliberally priced low REO single family home next to Novato High School, lots of unfinished, unpermitted work. The property commanded 23 offers in a few short days with several over asking, all cash offers. Novato realtors are buzzing about this kind of trend for REO offers (other than one extremely low priced short sale home on Leland Drive a while back, none generated as much activity as this house).

An experienced and knowledgable local Realtor is ultra important in guiding you through this new real estate maze - Check with your Realtor on how to spot, evaluate and make strategic offers in the current market!

As you can see from the statistics below, percentage wise, there is not a lot of change within a week. Howeve, the numbers give a good feeling about the market, although unusual, being somewhat stable.

Novato, and for that matter, Marin county real estate are seeing an encouraging trend of more buyers out looking for homes. As is the aboe case in mind - there will be 22 ready and willing buyers (many with all cash) for a bargain and yes, they jump on one when they see it!

% pending and Days on Market (DOM) continue to be skewed by the lingering short sale homes that have been in contract for a long time while waiting for lenders approval. Ask Sylvia to research background of the properties you are interested in!

Fabulous Mt. Burdell provides a gorgeous backdrop for City of Novato in the magnificant Marin County, San Francisco North Bay, CA.

The pictures were taken in the summer, around the very desirable Partridge Knolls neighborhood, overlooking San Marin, showing the 'golden' state. During the raining season, the hills turns fresh and than jade, provides a refreshing look throughout the county. Mt. Burdell, being one of the 'younger' hills in Marin County, has oak trees dotted in various places, provides a lively and beautiful picture of the hills.

Novato, Marin Real Estate Market Overview, August 19, 2009

Can't believe summer slips by so quickly! I last posted Novato Statistics on April 1, 2009 and now is the later part of August. Students are back in school and we are heading into fall.

During the past four months, with housing prices dropped 20%-30% and certain condos at 50% drop (the ones with problementic HOAs), stimulus plan, attraction of the 'up to $8,000 credit back', interest rate staying low, regular sellers holding onto their properties unless they have to sell; the supply remains low and demand has heightened. All these contribute a shift in the percentage of houses under contract, moving most price ranges into the 'sellers' market, meaning % of houses under contract is great than 40%.

The only decrease in percent of pendings are the 700-800K range (inbetween starter homes and luxury homes) and the super luxury range (over $1.5M) in Novato.

Novato, and for that matter, Marin county real estate are seeing an encouraging trend of more buyers are out looking for homes, and they are Serious and Anxious buyers. Most are the traditional buyers with solid downpayments, steady jobs; some are seasoned investors, all cash buyers, some are first time investors, and many first time buyers are also taking advantage of the soft market, low housing prices; and not surprisingly, all are looking for that great bargains and many are getting them.

% pending are also skewed by the many short sale homes that have been in contract for a long time while waiting for lenders approval, but what great bargains the buyers can get with time in hand and plenty of patience. I often encourage my clients to look for short sales if they can wait, beats jumping back into that multiple offers situation with REO, bank owned homes. All my buyers clients are getting the best deals now because both of us have the patience to strategize, look, wait and bargain for the best property to purchase.

Novato Schools in Session and Duke is Happy at Dogbone Dog Park

Novato public schools are back in session, and Duke, our beloved Laborator / Pointer mix is very happy that he gets to go to Dogbone Meadows Dog Park to see his best friend, Hunter, again. Since Dogbone Dog Park is in the opposite direction of my house in Partridge Knolls, San Marin Area, to my work, Frank Howard Allen Realtors, Duke only gets to go there after I drop my younger son off at the local school which is just a block away from the park. This means Duke has not been there for quite sometime :-(

The park is very popular, lots of dogs and their humen go there to hang out with their buddies. The place can get overwhelming for Duke and I late afternoons after work. I love going there in the mornings where things are calm, and there are only a few familiar dogs and very responsible dog owners. We enjoy seeing each other and catching up. And Duke! He is in heaven! You can not find a happier dog (o.k. maybe the other dogs at Dogbone Dog Park).

See the following for info about the very premier Dogbone Dog Park, Duke and his best friend, Hunter! I still need to take some pictures later in the day when the sky is blue and bright.

The dog park is right accross from Novato Chase luxury homes, is probably the best dog park in Marin County, or maybe even California. Due to the great location and the natural surroundings, there are talks of starting the first community garden in Novato next to the dog park.

Built by dog loving volunteers (or shall we say, slaves of dogs), the property is around 1 acre, with tracks for dogs and human alike, toys and exercise stations (the hoops, loops, bridges, jumps, tubs, etc) for dogs only. The volunteers planted trees for shade, put down benches and , water fountains, , porchesThe backdrop is Open Space, part ofO'Hare Park, great hiking, horseback riding trails.

This is a morning with unusual heavy fog from West Marin, a beautiful background for the dog park.

Duke (black with white spots, rescued from 2nd Chance Rescue) and Hunter (Golden, dapper with his red bandana - he has a whole collection of those) love to come here in the morning - Duke, after dropping his brother off at local high school, and Hunter, after dragging his mom for his daily 2 hour walk and play (can't say Hunter does not have a GREAT life, even Duke is envious of him!) - Hunter will chase the tennis ball and Duke will run along Hunter.

Makes Happy Dogs and Happy people when their dogs are tired the rest of, the day!

Sing Praises to 101 Freeway Widening Project in Central Marin

I hesitate to jump on the bandwagon to sing praises to the improved 101 traffic in Marin County since they opened the lanes on a stretch of San Rafael in first quarter, 2009.

It amazes me to see people who hardly drive on 101 filming the traffice at 6:00AM while reporting how great the traffic is ;-)

As a Realtor, commuting during traffic hours is not the norm as I have the priviledge to schedule appointments away from traffic hours and that is what I normally do.

I feel that for reliability, I have to wait until I actually have the chance to drive during traffic hours regularly before reporting with confidence about the improvement, if any.

Well, my younger son signed up for classes at Cal. The classes start at 8:10am / 9:10am; and I have the priviledge of driving him to UC during traffice hours every morning for the last two weeks.

So far, I am very impressed by how much traffic has improved.

During the height of construction period, it took me up to 1 hour to inch from North Novato to just befroe Central San Rafael. This includes finding all local detours (which many don't know) to avoid the heavies 101 traffic depending on how each stretch of traffic is moving at the time.

And now, I can be on the Richmond bridge in just over 20 minutes and be in the middle of Cal campus (which includes driving through the famously painful Unversity Avenue) in abuot 35 minutes.

O.K. I have to admit that I took advantage of the car pool lane with my younger son in the car. However, I was able to observe the heavier part of traffic when I drove by. There are still stretches where the traffic slows down but the stretch is much shorter - just before St. Pablo and right after that exit. The traffic, although slower, is not that bad. The cars still move along nicely isntead of the agonizing stop and go.

In addition, I also surveyed my clients who commute to the city for work. The reports are a resounding YES! on how much better the traffic is now. A client told me the improvement is anywhere from 30 to 45 minutes driving the 101 stretch in Marin county. I am pleased to hear that.

So, my overall report on the 101 widening project in Central Marin, although slow in coming, is - Yes, A Great Improvement!

It has been 1 and 1/2 months since I last (06/06/09) posted Marin REO proeprties - taking care of my clients tends to get in the way of posting online. However, never hestiate to email me if you need current info.

The Marin housing market is heating up again, as evident in the new 'sellers' market. Lack of supply and increasing demand play a big role in that - Economics 101, I am sure. This can be attributed to a few reasons: Continuing interest in first time homebuyers taking advantage of the up to $8,000 tax credit from the government, interest rates stay historicacl low, including the new friendly Jumbo ($729,000 in Marin county), consumer believing the market has hit the bottom (as evident by many multiple offers), the lenders are required to hold of for an additional 90 days before starting the foreclosure process - allowing distressed homeowners the opportunity to work out their loans with the lenders - we have heard quite a few successful loan modifications), short sales are getting easier to approve, less stress for buyers, and much more.

And 1 and 1/2 months later, the famous, but accurate remark of: "The Bottom of the Market is Hindsight" Don't be the one who missed out on the opportunity.

Novato July 4th Parade

I have never be 'IN' the Novato July 4th parade before. A few times I was there, I was a bystander, watching for my then young sons marching down Old Town Grant Avenue as part of Novato Summer Music Institute Marching Band. It was fun watching them, but I had never be IN one before.

Yesterday, I got the taste of actually being in the Parade while riding the truck with the Penguin Empire Robotics Team (San Marin High School Robotics Club). I have to say that it was a lot of fun riding with the students, pretending that I was helping (they knew exactul what to do). and waving to the bystanders (now that I am in it, might as well enjoy the parade!)

The parade drew record entries and recrod crowds presumably the difficutl economy kept a lot of people home during the summer; but being in Marin for the summer can not be considered a hardship, I have to say.

There were over 200 entries; including the perennial entry of tleet of antique tanks and military vehicles (a private collection), basset hound parade (yes, hundreds of them and their proud owners), MY personal favorite Pini Hardware Plunger Brigade, this year, with an automatic toilet built by Penguin Empire adviser Mike Sousa (I think Pini Hardware did the garbage can routine one year), many student groups - the Novato Summer Institute, Five Charming Lads from San Marin, San Marin Jazz Choir, Marin Summer Theater, Novato Unified School District, Various Novato schools and Novato School Fuel thanking Novato for passing Measure A+ for Kids campaign, dace clubs, Taken do clubs, anti-tax protesters, archers, musketeers, Coast Guard Strike Team, and much more.

It's also fun to see so many friends and neighbors out there watching and enjoying the parade. Novato, a town of 50K+ population, a lay-back and very friendly town can seem so small and personal where we seem to know and care about everybody!

Oh, not to forget about the Penguin Empire Team - the students did great and the crowd were awed by the awesome robot whenever we stop. The students remotely controlled the robot, drove it down the ramp, performed a couple of routines (unfortunately, due to the crowd, we were not able to show the full potential of the robot) and drove it back up the float. The crowds were quite enthusiastic about the robot and the team :-)

Words of Wisdom from Abraham Lincoln

I always learn great things from my Rotary Club's (Rotary Club of Novato Sunrise) meeting - words of wisdom, kind deeds, great none-profit organizations, wonderful things people do for others all out of the goodness of their hearts; the down to earth approach, the selflessness in all, the good wills, the hope, and the future.

This past Tuesday was no exception.

While presenting 'Thought of the Day'; our past president, Bill Bell, recited the following, which I think is so true in today's environment, and thought it'd be beneficial for ALL of US to listen to the timeless wisdom again!

Abraham Lincoln, when establishing the Republican Party said:

"You cannot help the poor by destroying the rich.

You cannot strengthen the weak by weakening the strong.

You cannot bring about prosperity by discouraging thrift.

You cannot lift the wage earner up by pulling the wage payer down.

You cannot further the brotherhood of man by inciting class hatred.

You cannot build character and courage by taking away people's initiative and independence.

You cannot help people permanently by doing for them what they could and should do for themselves"

There was much holding up of Abraham Lincoln in the recent Presidential election. Perhaps all should reflect on Lincoln's words going forward as government policies and directions are debated and implemented.

It has been close to four months since I last (02/20/09) posted Marin REO proeprties - taking care of my clients tends to get in the way of posting online. However, never hestiate to email me if you need current info.

Many homes went into escrow since March for quite a few reasons: Obama Stimulus plan gave optimism in the market as a whole; first time homebuyers taking advantage of the up to $8,000 tax credit from the government, interest rate was the lowest (4.875% for 1 pt., 30 year conforming... although inching up) for a long time, consumers believe the market has hit the bottom (as evident by many multiple offers recently), lenders are open to loan modifications (we have heard quite a few successful loan modifications), short sales are getting easier to approve, less stress for buyers, and much more.

The most famous, but oh, so accurate line is: "The Bottom of the Market is hindsight" - You only find out you have reached (actually, passed) the bottom of the market is when you look back. Don't be the one who missed out on the opportunity.

Novato Real Estate Market Overview. April 01, 2009

Millworks Novato (going strong with a lot of interest -check with Sylvia to see)

Novato Real Estate Market started to pick up after the gloomy winter - Yes! (by the way, is there such a thing as gloomy winter in Marin? - we are so spoiled, when there are more than a drizzle and a little bit of wind, we complaint about the weather and then secretly congratulate ourselves for being in such a wonderful place - there is a premium there :-))

Thanks to the press, both prnt and online and yes, the Obama Stimulus plan, the buzz out there is this is a great time to BUY in Marin county. Finally, we have affordable prices (o.k. affordable is a relative term), but more affordable houses here in Marin.

The condo/townhome cotinue to pick up pace, as well as the below $500K single family homes. These are the ones that went thru the worst downturn and were the ones who led the short sale / foreclosure pact, but are now being recognized as the best purchases in town.

Many former renters find it costs them less to own than to rent; in the mean time, they are able to enjoy the write offs from owning a home.

That buzz drives the market right above it to go up. 'Starter' homes up to $700,000 saw across board increases in % Pending. Being able to sell the condos and entry level homes means they can also move upward.

This allows the $500K - $700K homes to see the biggest surge in % pending.

The $800K and up range still lag behind - many are waiting for lenders to come up with the policy for Super Jumbo (between $625K and $729K) pricing structore. Other move up buyers have their homes on market, are relunctant to 'buy contingenty upon sale' are hoping to sell and move into upper end houses here in Novato.

Overall inventory starts to climb, as we expect it to be in Spring. Homes for sale went up 25 homes, from 305 to 330 in a month (March to April). With the slower release of foreclosures, the inventory is not growing as much as we thought it would.

Make Sure You are not waiting for the 'bottom' of the market. Remember, that is always hindside, by the time you look back, the bottom has already came and went.

California Issues New Construction Tax Credit for Qualified Homebuyers

In order to stimulate purchases of newly constructed homes as well as encouraging home ownership; the State of California has issued a (up to) $10,000 tax credit for homebuyers of new contruction properties.

Here are the details of the plan:

1) This credit only applies to new homes that will be used as a primary residence and is limited to the first 10,000 new home purchases.

2) The credit is for $10,000 or 5% of the home's price, whichever is less.

3) There is no down payment requirement to receive the $10,000 tax credit.

4) There are no maximum income limitations so any buyer purchasing a new home can qualify.

5) The $10,000 tax credit is just that, a credit, not a loan, so if the home remains your primary residence for two years, you do not have to pay any portion of the tax credit back. If you sell the home in less than two years, then it has to be paid back at time of sale.

6) The new home cannot be located outside of the United States and it cannot be inherited property or a gift.

Millworks Novato Grand Opening Brings a New Dimension to Town!

A controversial project due to the sheer size, the location and what it is and what it is not (a bit vague? Ask me!), Millworks Novato had it's grand opening today (April 25th). What a pleasant surprise the development is!

As a Novato resident and a Realtor; although I missed the design, approval phases of the project; I, as many Novatans, have watched with great interest and concerns in the progress of the building. Today, I got to tour Millworks with my friend, Barbara. We came away quite impressed!

Millworks - According to the developer, Millworks Novato is "Nestled among the North Bay's rolling hills landscape, charming Old Town Novato is the home to Millworks, and environmentally sustainable and pedestrian-friendly new home community".

Millworks Novato

The building, sits atop the coming-soon Whole Foods, located at the east end of Old Town Novato, consists of 124 flats and townhomes. The homes are designed to be a combination of 1 bedroom/1 bath, 2 bedrooms/2 baths flats and 2 bedrooms/2 baths plus Den Flats.

Amentities - Other than a few larger units on selected locations; first and second floors are mostly for Whole Foods and parking for Whole Foods and third floor is mostly for residents parking. In addition, there is a library, a fitness center and a social room for gatherings.

'Roof Garden - Living Roof' on 4th Floor

Roof Garden - One of the Millworks' most unique design is the rooftop garden on the 4th floor where the interior units all have patios on the ‘Roof Garden'. This Living Roof - centrally located with open sky courts - have living gardens and flag stone patiors, gives the 4th floor residents a sense of being on the ground floor which is a very appealing, surprising feature!

Views Galore - For outdoor lovers, the floor to ceiling windows brings tons of sunshine and the breathtaking surrounding Novato hill views inside. I can only imagine how beautiful the night time views will be with the twinkling lights from the distance.

Kitchen and Living Room

The Interiors - Millworks have open floor plan where kitchen opens into living and dining rooms (area - depending on plan). Kitchens have granite slab counter tops, break fast bar, Bosch stainless steel, Energy Star appliances, Kohler sinks and faucets. Bathrooms have Kohler faucets, Marble slab counters and surrounds on bathtubs. Dual flush toilets conserve water. All units are equipped with air conditioners (although I always say that we really don't need that in Novato - the breeze from the ocean cools down most hot days by night). Schlage hardware, recessed lighting, sustainable flooring, cable ready.

Green Features at Millworks

Building and Living Green - Millworks is also designed with ‘Building Green' in mind as Sustainable is a big concern for environmental minded Marin Residents. The building is designed with

Money Saving features such as emergency efficiencies while determining the direction of the building (South facing), insulation grades, dual paned windows, doors, Energy Star appliances..
Preserving Health - such Cabinet doors are free of formaldehyde, none-toxic and low VOC Materials are used throughout
Environmentally Sustainable- Pre-engineered lumber, waste recycling during construction, Build-in recycling centers, sustainable flooring's and cross ventilation windows are some example of the environmentally friendly design.

The Units and Pricing - One Bedroom / One Bath unit (812 sf to 883sf) starts from the low $400,000s; Two Bedroom / Two Baths Flats (1260 sf to 1360 sf) starts from the mid $400,000s and the Two Bedrooms, Two Bath plus Den Falts (1452 sf to $1595sf) starts from the high $500,000.

HOA Fees - HOA fees ranging from $393 to $494 monthly. An interesting chart provided by Millworks compares HOA fee to the average single-family detached homowner's regular maintenance cost per year, and of course, Millworks HOA seems more reasonable according to the chart - email me if you are interested!

Keep in mind the price includes standard features, and any and all upgrades will be additional costs to the buyers.

As a baby boomer and looking forward, I thought this will be a great place to retire - low to no maintenance, single story (elevator up/down), walk to town, new, green building, etc. Having a Whole Foods downstirs works well also. However, as a young, single professional living in Chicago many years ago, I also enjoyed staying in downtown highrise for the amentities it provides (Millworks is not close to the 45th floor I was on before).

Releases - The current plan the developer has is to release 10 homes at a time while gauging the interest ,control inventory and proper pricing.

Tax Credit - And don't forget the Federal First Time Homebuyer Up to $8,000 Tax Credit as well as the California State Up to $10,000 Tax Credit for purchasing new contrustions Make sure you take advantage of that!

Kentfield House Earned a Red Hot 'Most Sustainable Renovation' Award from Met Home

According to Kentfield Architect, Sarah Robinson, an Alumni of the Frank Lloyd Wright School of Architecture; that Being Green is not just to tear down and build from scratch but it's about "Seeing the untapped potential that already exists." She said:"For us, sustainability is not just about making green consumer choices, but is a lifestyle of resourcefulness that honors inherent value and respects the natural world."

Sarah Robinson, was thrilled, when her house, nestled in the native redwood and oak woodlands of Mount Tamalpais in Kenfield, Marin County, California, earned the 'Most Sustainable Renovation' Award from the prestigious Metropolitan Home Magazine. www.Methome.com

Robinson's 1963 fixed-upper home incorporated the following winning features:

1) Retain and Expand upon the original mid-century contemporaries design. Robinson's usage of rich wood, glass, American clay plaster and copper echoed the 'sensual surfaces' from the outdoors. She also retained the original custom mahogany paneling and cabinetry.

2) Resourcefulness- Adding 1200sf space (office, family room, extra bedroom) blow the building allows Robins the retain the original footprint of the building. Large dormer captures light and provides views of outdoors

3) Usage of Reflective Surfaces Such as stainless steel, high gloss woods, glass cabinets, white ceilings makes the most of the natural light that streams into the space.

4) Reused 80% of the original building material and incorporated with recycled materials from other sources - including reuse of the redwood framing from the attic for additional trim, exterior siding and new kitchen dormer. She also bought the seconds from a local tile manufacturer (Heath Ceramics in Sausalito).

5) Incorporated the outside environment to be the primary decorative feature for the home by using 'floor-to-ceiling glass', adding skylights and creating a large dormer to bring the outside in.

6) Usage of Energy-Efficient Mechanical Systems Suchas soy-based form insulation, Eco-friendly American clay plaster, no-VOC paint and double-paned windows.

Footnote - I was contemplating about what to write for the RED HOT contest and my presentation to my Rotary Club about LEED and Local Green Buildings, when the Marin IJ Article about Local Architect, Sarah Robinson's winning design caught my eyes. This is an excellent, timely example of how to creat a "RED HOT" Eco-Friendly, Sustainable Home while thinking Creatively Outside of the Box.

The idea of not having to build an eCO-friendly building from scratch, using recycled, reused, local materials to avoid the commonly expensive GREEN features, which is the main concern in a heathy economy and a huge hinderance in the current dismal economy while creating stunning buildings in the process makes this RED HOT for me!

Novato Real Estate Market Analysis, March 4, 2009

A comparison of Novato Real Estate Market between March 4, 2009 and November, 2008. A lot has happened since November, 08, and the market reflects some of that.

Novato Real Estate Market statistics stays pretty flat with a few big gain in percent pending - under $500K starter single family homes had a gain of 10% to a strong sellers market at 51% pending; the midrange, properties between $700K and $800k enjoyed an 8% increase in pending. The total now reach 27%, moving towards the right direction.

The Biggest gais are the over $1,25M market - One thing to keep in mind is that due to the very small volume of the homes avaialbe, a house or two sale makes a huge difference percentage wise.

The ratio is held steady by dwindling inventory - overall inventory dropped by another 20%, from 370 to 305. This can be attributed to several reasons -

* The normal beginning of the year brings slower new inventories

* The bail out plan gives many home owners hope and they decided to refinance or negotiate for a 'loan modification' Whether they will get their loans modified is irrelevant for this moment. The reality is it brings down the available homes market.

* Sellers are holidng onto their properties for the right moment - either the prices go up or when they HAVE to sell. This also limits the inventory.

This is a great time to buy, with bargains abound, whether it's in Novato, San Rafael or Southern Marin. Bank owned homes or sellers with plenty of equity are pricing homes low to attract multiple offers.

Make Sure You do not spend TOO MUCH time waiting for the right price and when you finally buy, you already missed the bottom of the market.

Just Remember, The Bottom of the Hill is all hindsight - You don't know it's here and when you discover it's the bottom, you have already missed it!

Time to Lower Your Marin County Property Tax Bill - Get a Reassessment Now!

Property value in Marin County have suffered from the current housing crisis; homeowners who bought their homes during the past few years have seen their share of property value decline.

Depending on the location and types of the homes, the price drop might result in current market value to be much lower than their homes' taxable (assessed) value. Marn Homeowners whose property value is lower than the current market value should ask for a reassessment from Marin County Tax Assessors.

If successful, the property tax bases for these homes will be lower resulting in lowered property tax payment for their Marin Homes.

Proposition 13 allows homeowners to keep their property tax to no more than 2% annual increase during the time when property values are going up until the property changes hand.

On the other hand, Proposition 8 protects homeowners when the property value drops below the current market value. Proposition 8 allows homeowners to request for reassessment of their properties when the market value of their home is less than the assessed value of the home. This results in a lower property tax which is in sync with the current lower market value.

To request a reassessment of your property value, you will need to provide Marin County Tax Assessor's office with the value of three current comparable properties that are sold around 01/2009 (no later than 03/2009).

Fill out the 'Request for Informal Review of January 1, 2009 Reassessment' and follow the very simple direction. Your request has to be in before 12/31/09.

‘Commons At Mt. Burdell’ Commons Collaborative Meeting with San Marin Neighbors - 7PM, March 2nd, Novato, Marin

The following announcement was sent by San Marin Improvement Association, inviting residents to participate in a meeting with ‘Commons Collaborative', concerning the ‘Commons at Mt. Burdell' Project.

Time: 7pm, Monday, March 2nd

Location: All Saints Church, 2 San Marin Drive, Novato.

Meeting Objective: The proposed Commons at Mt. Burdell mixed-use development would eventually add approximately 750,000 square feet to an existing the 710,300 square foot Fireman's Fund site (3 four-story office buildings).

Phase 1 of new development would convert existing surface parking on the east side of the site to a 170 room hotel with a sports club and spa, first-floor retail space with 150 apartments above, and parking structures.

The Commons at Mt. Burdell site is located on the northwest corner of the Atherton San Marin off ramp from Highway 101. A SMART (Sonoma Marin Area Rail Transit) train station is planned adjacent to the east end of the site. Environmental credentials for the proposed development are significantly enhanced by the carbon neutral design, including onsite wastewater treatment, biodigesters to convert restaurant waste into fuel, photovoltaic panels, composting, and other green building features.

American Assets, Inc, (AA) the owner and developer, is just beginning the official City land use approval process. During the past year American Assets has met with a variety of local stakeholder groups.

Beginning in July 2008, representatives of numerous community groups formed the Commons Collaborative to work with the developer, AA, and the City, to ensure that the Commons maximizes advanced green design and affordable housing opportunities in this extraordinary smart growth location. How the Stimulus Benefits “Green” (And How You Can Position Yourself to Benefit as Well)

We are all excited about the effects of the Stimulus Bill has on the housing industry, it's even better when it promotes GREEN and creates jobs along the way.

You may think there is too much "pork" in the recently signed stimulus bill. Or perhaps too much spending or too may tax cuts. Its passage may offend your Keynesian or Monetarist economic views, and may, you believe, lead to the very demise of capitalism itself (OK, that may be going too far). You may not think we need a stimulus at all-that we should let the free market recover on its own. Whatever your political and economic viewpoint, if you believe our country's energy policy needs a fundamental change, and that energy efficiency and renewable energy can simultaneously stimulate the economy and help the planet, chances are you are excited about the green provisions of the bill.

To say the stimulus is big is an understatement. It is huge, colossal, gargantuan even. It is the largest spending bill the world has ever seen, which is a frightening proposition to say the least. However, if you can get past the staggering debt created by the bill, you'll find unprecedented subsidies for the energy sector. Here is an abbreviated summary of some of the energy-related provisions that can impact your real estate business:

$6.3 billion for energy efficiency in multifamily housing getting federal assistance, such as HUD-sponsored low-income housing

$5 billion to weatherize more than 1 million homes owned by "modest-income" families

$4.5 billion to increase the energy efficiency of federal buildings

Tax credits are now available for home improvements:

must be "placed in service" from January 1, 2009 through December 31, 2010

must be for taxpayers principal residence

maximum amount is $1,500 in 2009 & 2010 for most home improvements (geothermal heat pumps, solar water heaters, solar panels, fuel cells, and windmills are not subject to this cap)

for record keeping, save your receipts and the Manufacturer Certification Statement³, OR for windows, you can save the ENERGY STAR label from your new windows

Dear Diary, My Passion is ..... The Children, The School, The Education, Our Future...

When I saw this contest, I thought, what IS my passion? What have I been spending time on? What do I love to do? Is it my family? Is it Real Estate? Or is it something else?

My family, Real Estate; they are all my passion but those are a giving, a no brainer - My family is #1; my kids, my husband, even my dog, Duke, that's family, and that's what I live for.

Real Estate is not far behind, it's what I chose to do and decided to stay in as a living. Fortunately I have a choice in deciding what I want to do for a living; I have decided that I love real estate, the people, what it stands for, the sense of accomplishment after I help my clients. I have a great passion for Real Estate, no doubt about that either!

But outside of the obvious, what is my passion - Hands down, the children, the schools, the education - In short, Our Future!

One good thing about Real Estate as my career is although I feel like I am working 24x7,. I am able to somewhat schedule my time to do something I feel it's important and Education is number on my list.

My father was a famous professor in Taiwan. It was right after WWII and there was not much there. My father came to the states, got a master's degree in Physics and, although his friends asked him to stay in the States to teach, he decided to go back home and basically build the department of Physics from Ground Up (I mean, I remember skating on the newly poured concrect and thought it was a novelty since the building was HUGE, partially due to my young age - yes, I was young once :-); also due to the fact that we just did not have such a 'BIG' building back then - a whole two stories high!) in a local college (now a famous university - National Cheng Kung University) from ground up.

My father was passionate in education and dedicated his whole life to teaching and researching. We did not have much, but I know he made great influence in a lot of his student's life and he lived a full, satisfying life!

I was influenced by my father early on. In addition, growing up in Taiwan, we (the whole country) have always see Education as Number One in the priority list. We know that we don't have much and without good education, there is no future and there is jus no two ways around it!

If I could have another choice in career, I would have become a teacher because that's when you can make the most difference in somebody's life and being a good teacher can be a very rewarding life in itself. Instead, I become a Realtor, and dedicated part of my life volunteering at local schools.

I am very involved in the local middle and high school. My kids are avid musicians, and naturally, I am very involved in music boosters. I am more of a doer, staying in the background, rather than being in the foreground.

It's extremely satisfying to be there watching your kids grow, learn, enjoy what they do and making friends, while making great friends ourselves along the way - the best way to meet caring, wonderful local people is to be involved; that's where those people gather - they are out there helping and volunteering. I served on music boosters since the kids are in 6^th grade and he is now a sophomore in college, so we shall say, 8 years and going on?

I get to watch performances, go to festivals, local events, fundraising, charitable events, enjoyed Jazz, Classical, Rock, Choir, Band, Musical Theater, Show choir, Katrina Benefit, Frankie Poulos Foundation, Madrigal Feast, Rock and Blues by the Lake, Marin Home Show, School Art Show Case, to name a few. I sell snacks, sell Ads, develop programs, help with BBQ, setting up and tearing down risers, drive the kids to and from, and so on,

While doing that, I got involved in school's site leadership team, which is a combination of administrator, teacher, staff, students and parents elected to serve on the team. This is the place to learn first hand about the schools direction, problems and solutions, budgetary issues and feedbacks and suggestions on a high level.

Seeing the needs for better communication with the parents, students, community and better Public Relationship; and blessed with a technical background (I managed large IT projects prior to the Real Estate career), I volunteered to be the school's eNews editor and San Marin High School Website Admin; keeping everybody informed and involved. Another great satisfaction!

Seeing the need of bringing high tech education into the Marin school system, I also helped mentor the newly formed Robotics Team which won first Rookies' team and Second Place overall in the First Robotics Contest at the U.C. Davis Regional competition,.

On a larger scale, I am actively involved with Novato School Fuel - the foundation for public education to raise money for Novato Public Schools. Walking the prescient for Parcel Tax A+ for Kids and hosting phone bank at Frank Howard Allen Realtors also become part of my volunteer work for a while there.

Hearing how I was involved with local schools, my Rotary club asked me to be the Youth Director (O.K. that's because the real Youth Director got promoted to work for Marin County Education so she does not have the time). That gives me a whole other dimension of being involved with our youth in Novato.

The satisfaction of knowing I am making differences in our public school systems, in our children's life and contributed to their happiness, their growth, advancements and welfare; knowing that by giving a small part of me, I could be making a difference in somebody's future; and with many other caring volunteers, collectively making a big difference in our country's future is what makes me continue to volunteer.
