      <title>Make $ With Commercial Referrals</title>
      <description>&lt;p&gt;This week our office was invited to attend the &amp;quot;Make $ With Commercial Referrals&amp;quot; by Lackman Commercial Group, sponsored by Equity Title and Heideman Capital Advisors.&lt;/p&gt;&lt;p&gt;The idea behind this seminar was that Residential Agents know people all around them who either own or would like to own some sort of commercial investment. In the seminar, there were speakers on the tax advantages, the lending products, the rate of return on RE Investments vs. other investments. It was extremely informative and I enjoyed it. I brought all of my agents with me as well. Being that there were some newly licensed associates there, some of the material may have been a bit beyond the learning curve at this point, but it is so irrelevant and do you know why......................................&lt;/p&gt;&lt;p&gt;ALL OF US THERE FROM THE SPEAKERS TO THE SPONSORS TO THE ATTENDEES WERE ALL NETWORKING TOGETHER! The Lackman Group was extending their hand to offer referral fees to residential agents, in addition to providing us with great commercial information while the sponsors and other speakers included several different aspects surrounding RE Investments and we were there to all see how we could be of help to EACH OTHER!&lt;/p&gt;&lt;p&gt;In training both new and seasoned agents that come to work with us, I stress the importance of this kind of networking opportunities. Know and mix with people &amp;quot;in the business&amp;quot; and you get &amp;quot;business&amp;quot;. It is critical. Especially in changing market times.       <description>&lt;p&gt;As a newbie, I have been popping around a noticed a couple of things. &lt;/p&gt;&lt;p&gt;First, how the heck are some of you getting soooo many comments when (no offense cuz I am enjoying your pages), but your not all that more fantastic of a blogger than I am! (LOL!)&lt;/p&gt;&lt;p&gt;Second, I was on Marc Blassi&amp;#39;s site and he has this great reader photo &amp;quot;widget&amp;quot; in his side column which I have tried to get for the last hour to NO success.&lt;/p&gt;&lt;p&gt;Third, I&amp;#39;m seeing great fun signature lines.&lt;/p&gt;&lt;p&gt;But, most importantly, there seems to be a whole fantastic group of you who are communicating frequently and having huge information exchanges. That is why me and the agents I work with have joined. For a massive informational exchange and exposure! So, please inform, do we add more associates, join more groups, etc.&lt;/p&gt;&lt;p&gt;Oh, and if you have any cool techie widget sharing knowledge, please indulge, can&amp;#39;t make a widget work on my page to save my life and I&amp;#39;d love to have that reader profile on my page so I can at least start making friends with the few of you who have dropped in for a visit to my page.&lt;/p&gt;&lt;p&gt;Happy Blogging! In his blog he shares one of his stories about looking at property for a BPO which often include foreclosed, abandoned properties. Blair also requested that his reader share their personal stories, which I did and am now going to share with you!&lt;/p&gt;&lt;p&gt;Here is mine, and I&amp;#39;d love to hear yours!&lt;/p&gt;&lt;p&gt;I too have had a long long history of working with investor clients and having to &amp;quot;preview&amp;quot; foreclosed properties and I totally relate to the &amp;quot;eerie&amp;quot; and &amp;quot;I gotta get the hell outta here&amp;quot; feeling you get in some of these homes.&lt;/p&gt;&lt;p&gt;One was a methlab, just trashed. The front window in the living room had been altered to have just a small square &amp;quot;drug/cash&amp;quot; exchange hole in it (no need to knock or come in). Needles everywhere, secret escape doors inside closets that led to the outside, the entire back yard was pieces of computers been taken apart (surely during a &amp;quot;tweaker high&amp;quot;) and a nice scribble on the wall that said, &amp;quot;whoever gets this house will die!&amp;quot; Every wall scribbled on by their tweaking guests! Lastly, what we thought was the a/c unit above was merely a shell housing misc. chemicals for backup (a druggies pantry if you will).&lt;/p&gt;&lt;p&gt;Another was a home that was supposedly &amp;quot;abandoned&amp;quot; (very nice home!) and going to foreclosure. Abandoned? Not quite. Little did I know while walking around the guy had gone on a &amp;quot;tweaker&amp;quot; binge after breaking up with a girl, had lost his mind and moved into the attic and had been living up there for quite sometime yet the house appeared &amp;quot;moved out of&amp;quot; (miscellaneous garbage and leftover &amp;quot;stuff&amp;quot;).&amp;nbsp; Apparently after the foreclosure sale he actually left the attic for good, but that is when we found all his stuff, letters, drugs, guitars, blankets, food, etc that he had been living in the attice. Long story longer, the investors do complete rehab and during a showing a woman opens the pantry and accidentally lets the pantry cabinet door close very hard when there was a &amp;quot;thud&amp;quot;. We reopen the pantry cabinet and out fell a cover to a secret cubby whole housing a sawed off shot gun and misc weapons! I learned so much and am enjoying utilizing this forum. NOW, they go and give us MORE tools...VOICEPAD...when, will it end? According to this site this spectacular event will have an enormous effect on the local economy as stated in this quote under the Superbowl FAQ&amp;#39;s:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;quot;What is the average economic impact of a Super Bowl to the local economy?&lt;br /&gt;&lt;/strong&gt;The average economic impact of the Super Bowl on a host city is $300-400 million.&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Already hotels are booked, restaurants are blocking out the 4 days surrounding the event and now locals are placing their own residences up for rent during this time. A perfect day is sure to be had for those coming to our Valley for this event. It was quite early, but I was already up and of course, diving into my new blogging efforts, so I said, &amp;quot;Sure!&amp;quot;. My husband and I jumped in the car and took Tatum South to Lincoln through Paradise Valley and being that it is Saturday and early we had very little traffic so we were able to crawl the course with no complaints from other drivers. Being that we are both natives to the Valley we talked as we passed old homes on the mountain that we remember ever since we were kids passing on Sunday drives with our parents and mingled in were these soaring homes resiting on the mountains, but looking more like they were a part of the mountain than an obstruction to it. We wound around Tatum and went East on Lincoln, looking at the old La Posada (where great memories have been had) and saw the new structures being put up (I am still not convinced I&amp;#39;m thrilled with this new addition to the area), but still the new combined with the old seems to be working just fine. So many homes being reconstructed and older ones on those huge lots make you wonder the stories&amp;nbsp;that unfolded from the families that lived there.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img src=&quot;http://activerain.com/image_store/uploads/5/4/2/9/0/ar118565674409245.jpg&quot; height=&quot;63&quot; alt=&quot; &quot; width=&quot;136&quot; /&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;After breakfast I jumped in the car with my Mom as we headed to the Antique Stores and we took the route of Scottsdale Road, which I do drive daily, yet it is so lovely. Leaving Hilton Village we passed historic McCormick Ranch Lake (where I grew up/Chaparral High&amp;nbsp;86), commented on the old Chart House, approached Gainey Village and looked on as the landscapers on Doubletree were working away to make a new corner monument and floral arrangement. Just as beautiful of an area as I remember as a kid. The city of Scottsdale is like living in a permanent vacation locale. This is good news for the agents who want to make a career in real estate, not so great news for those who got their license and were able to just coast on the abundance of opportunities. Your brokerage can put your listings in ad and doing branding for the company, but the best billboard in the industry is YOU! How do you do this? Get out there and start talking to people, everyone, reminding you are in the business and you are a valueable resource to them in all aspects of the industry.       <description>After meeting with a representative of US Airways Magazine, we were talking about current market conditions and how we agreed we were steady, but not in a &amp;quot;slump&amp;quot; as so many articles were reporting. As we continued our discussion we began listing all of the activities coming up over the next season&amp;nbsp;and realizing the potential for another huge wave of interest to develop within our beautiful Valley of the Sun. People from all over the country will be coming to visit our lovely state for events such as the Phoenix International Grand Prix, The Fiesta Bowl, Parada Del Sol, Barrett-Jackson, The Phoenix Open, Spring Training...and, hmmmm, there was one more...hold on...let me get my notes....OH YES! The Superbowl in our amazing new stadium and urban development surrounding it are sure to create quite a &amp;quot;buzzzzz&amp;quot; from all of our out of state visitors. So, with this in mind above and beyond the already amazing benefits to being a resident of Arizona, imagine the interest in living here that will begin to flourish this coming season! I am finding that the more I learn about this computer, the internet and all the capabilities I become more fascinated.&amp;nbsp; After the blogging seminar I went to sponsored by Todd Shwartz with 1st Class Funding and Greg Cotcher with Go Crazy Marketing and presented by Dave Barnhart with Business Blogging Pros (how&amp;#39;s that for giving credit! LOL!)...I got home that night and was trying to watch a movie with my husband (Premonition)(which is already confusing) and found myself daydreaming about the potentials of blogging.&amp;nbsp; When I would tune back into the movie, I wasn&amp;#39;t even sure if we were still on the same disc or if he had put in another movie! Anyway, I&amp;#39;m very thrilled to be here and look forward to learning more, getting to know you and hopefully sharing stories of successes and accomplishments for many years to come!
